Toorak downsizer drops $5.65 million on Abadeen's The Parker on Caulfield Park

A Toorak downsizer has spent $5.65 million on two adjoining apartments at Abadeen’s The Parker in Caulfield North, which will be combined to create one of the largest residences in the boutique parkfront development.
The buyer secured apartments 4.01 and 4.02, which will be amalgamated into a single sub-penthouse with around 16 metres of direct frontage to the 28-hectare Caulfield Park.
The deal was completed in time for the purchaser to take advantage of the full off-the-plan stamp duty concession and represents the latest multi-million-dollar sale at the 24-residence development.
It follows the $6.25 million sale of another sub-penthouse shortly after The Parker was released to the market. That residence, also purchased by a local downsizer, sold at around $23,000 per sqm.
The latest buyer is making the move from Toorak to Caulfield North, continuing a trend of downsizers moving out of large homes in Melbourne's established suburbs in favour of larger-format apartments without compromising significantly on internal space.
The strong response to the larger apartments has vindicated Abadeen's decision to rethink the original plans for the Balaclava Road site.
Abadeen Managing Director Andrew Leoncelli said the developer had moved away from the smaller apartment product originally envisaged for the project in favour of fewer, larger residences.
“We took what was originally conceived as a smaller apartment product and transformed it into something exceptional, larger homes of enduring quality and understated luxury,” Leoncelli said.
Now under construction at 219 Balaclava Road, The Parker will comprise just 24 one to four-bedroom apartments, around 70 per cent of which will directly overlook Caulfield Park.
Melbourne architecture and interiors practice Powell & Glenn designed The Parker around its position opposite one of Melbourne's largest established parks, while Acre is responsible for the landscaping.
Sculptural columns reference the mature trees of Caulfield Park, while extensive glazing and large terraces have been used to maximise the outlook across the greenery.
“Caulfield Park isn’t a typical recreational space, it has a generosity and nuance in its layering of trees and light,” Powell & Glenn Principal Ed Glenn said.
“Our aim was to create a building that feels grounded and connected, with spaces that open to the park and unfold with light. The architecture provides a sense of refuge and prospect, balancing intimate privacy with expansive views.”
The interiors continue the focus on natural materials, with Powell & Glenn specifying stone, concrete, timber and brass throughout. Private terraces have been designed as extensions of the internal living spaces rather than separate outdoor areas.
Residents will also have access to a day spa, co-working space and landscaped communal areas.
The Parker is Abadeen's fifth Melbourne project and follows the sell-out of Malea in Malvern East and Grandview, Prahran East Village, which is already 80 per cent sold well ahead of its mid-2027 completion.
The development sits directly opposite Caulfield Park's walking tracks, sporting facilities and playgrounds, while the surrounding pocket of Caulfield North offers established retail and dining and tram and train connections to the Melbourne CBD.
