Raptis ticks off yet another Gold Coast development, The Sterling in Broadbeach

Few developers have played as significant a role in shaping the Gold Coast apartment market as Raptis, and nearly five decades after first developing in the city, the veteran developer has added another completed tower to its extensive portfolio.
Raptis has completed The Sterling in Broadbeach, one of only a handful of new apartment developments in the tightly held suburb to reach completion in 2026.
The milestone is particularly significant in a market where construction costs and broader delivery challenges have pushed completion dates on a number of projects further out, leaving completed new apartment stock increasingly difficult to find across Broadbeach.
The Sterling, at 6-8 George Avenue, reached completion in August, bringing another Raptis development to one of the Gold Coast's most active new apartment markets and allowing buyers to move straight into the finished building.
It is also the second major completion for Raptis this year, following the delivery of Pearl Main Beach, the 84-apartment development on Main Beach Parade.
The two completions continue a remarkable run for the family-owned developer, whose contribution to the Gold Coast skyline stretches back almost 50 years and includes some of the city's most recognisable developments, including the Towers of Chevron Renaissance and Hilton Hotel and Residences.
At The Sterling, Raptis has taken a lower-density approach than many of the larger towers coming through the Broadbeach pipeline.
There are just four residences across each typical floor of the 24-storey building, allowing for larger apartment formats aimed predominantly at owner-occupiers and downsizers.
Each apartment incorporates a separate study or media room alongside the main living spaces, while 2.7-metre ceilings and floor-to-ceiling double glazing have been used to maximise natural light and the views across the ocean, hinterland and Broadbeach skyline.
The residences are split across three collections.
The Cityscape collection comprises two-bedroom, two-bathroom apartments spanning 115 sqm, incorporating a walk-in butler's pantry and separate multipurpose room.
Panorama steps up to three-bedroom apartments spanning 161 sqm, while the Seascape sub-penthouse collection offers three bedrooms and three bathrooms across 196 sqm, along with a separate laundry and expansive outlooks across the coast, hinterland and city.
Completion has also opened the full Club Sterling amenity offering to residents.
The dedicated residents' level has been designed around a resort-style lap pool surrounded by landscaped gardens, shaded lounge areas and an alfresco barbecue space.
A separate wellness hub incorporates a gym, Pilates and yoga studio, sauna and steam rooms, while residents also have access to bookable dining and lounge spaces, co-working facilities and meeting rooms.
Inside the apartments, Raptis has focused on open-plan living areas connecting directly to large balconies, with kitchens featuring stone benchtops, integrated European appliances and walk-in butler's pantries.
Full-height glazing draws natural light through the living spaces while making the most of the building's coastal, hinterland and city outlooks.
Architecture was led by Archidiom, with the building designed around natural light, flowing forms and a climate-responsive approach suited to its coastal location.
The George Avenue position puts residents between the beach and the heart of Broadbeach's retail, dining and entertainment precinct.
Kurrawa Beach is around a four-minute walk from the building, with Kurrawa Park around three minutes away. Pacific Fair and The Oasis are also within walking distance.
With construction now complete, The Sterling represents an increasingly rare proposition in Broadbeach: brand-new apartment stock that buyers can inspect, purchase and move into immediately.
Completed two and three-bedroom residences are now selling from $1.695 million, with display apartments open within the finished building.
