KTQ unveils new Kirra Lane precinct behind Kirra Beach as Casilia takes shape

KTQ Group has revealed the next stage of its decade-long Kirra Point masterplan, with a new hospitality, retail and wellness precinct set to take shape immediately behind Kirra Beach.

Kirra Lane will become the connective piece between the different parts of the precinct, linking the beachfront with the 1,700 sqm Kirra Point Health Club, a future 91-room boutique hotel and Casilia, the final residential release within Kirra Point.

Rather than a traditional retail strip, KTQ is planning a walkable laneway environment with restaurants, bars, cafes, independent retailers and lifestyle operators designed to keep people within the precinct throughout the day.

The idea is to create a more complete neighbourhood around Kirra Point, giving locals and residents somewhere to move between the beach, wellness, dining and retail without having to leave the immediate area.

KTQ Group's Jeremy Holmes said the intent was to work with Kirra's existing identity rather than introduce something disconnected from the suburb.

“Kirra already has a very strong sense of place. It's relaxed and unpretentious, and there are rituals and relationships here that have developed over generations,” Holmes said.

“We don't want Kirra Lane to feel like something that could have been built in any coastal suburb. It should feel distinctly Kirra.”

The laneway will include shaded and weather-protected areas as well as places to sit and gather, with its positioning behind the beach intended to encourage pedestrian movement between the sand and the precinct.

Around 600 car spaces will be located underground across Kirra Point, including more than 200 allocated to the retail component, allowing the above-ground areas to remain largely pedestrian focused.

One of the major anchors will be the 1,700 sqm Kirra Point Health Club.

The wellness facility will connect directly into Kirra Lane and form part of a broader strategy to have the precinct operate from early morning through to evening, rather than relying solely on restaurant and retail trade.

It will be joined by a future six-storey independent hotel comprising 91 rooms, a rooftop swimming pool and restaurant.

The hotel, which will have interiors by Alexander &CO, will open directly onto Kirra Lane and is expected to provide another source of activity for the precinct's retailers and hospitality operators throughout the week.

The unveiling of Kirra Lane also provides greater detail around the lifestyle proposition being created for buyers in Casilia.

Now under construction, Casilia is the final residential building planned within Kirra Point and will comprise just 87 apartments.

The project includes two and three-bedroom apartments and two penthouses, with residences oriented toward a mix of Pacific Ocean, Kirra Beach, Gold Coast coastline and hinterland views.

Casilia buyers will effectively sit above the new hospitality and wellness precinct while retaining a separate layer of private resident amenity.

A north-facing rooftop exclusively for residents will include a heated resort-style swimming pool, mineral spa, sun lounges and residents' cantina overlooking Kirra Beach.

Little Boat Projects and O'Neil Architecture are behind the architecture and interiors, which have been conceived with warmer materials, curved forms and a more textured palette than the conventional light coastal aesthetic.

For KTQ, the combination of Casilia, the health club, hotel and Kirra Lane represents the culmination of its long-term approach to Kirra Point, creating a precinct that extends beyond residential development alone.

The positioning is particularly relevant as the southern Gold Coast continues to attract buyers looking beyond the more established and increasingly expensive coastal markets further south.

Kirra's north-facing beachfront, proximity to Gold Coast Airport and comparatively lower level of congestion have become increasingly important parts of its appeal.

Casilia is currently selling from $1.87 million, with residences priced up to $7.15 million alongside the project's two penthouses.

Keenan Byrne Director Tim Keenan, who sold out Miles Residences, the first stage of Kirra Point which also incorporated the revitalization of the landmark Kirra Beach Hotel, is handling the sales again for KTQ.

Construction is underway ahead of an anticipated mid-2029 completion, by which point Kirra Lane is expected to introduce a substantially different ground-level experience to the wider Kirra Point precinct.
