Niecon to launch Reflections on the Broadwater

Longstanding Gold Coast developer Niecon Group is returning to one of the city's waterfront markets with plans to launch a $168 million apartment development at Biggera Waters this month.

The third-generation family developer, whose five-decade Gold Coast portfolio includes The Oracle at Broadbeach, Aqua at Labrador and more recently Ventura Residences at Mermaid Beach, will deliver 90 apartments in the 14-level Reflections on the Broadwater.

The project will rise from a 2,288 sqm waterfront site and represents a considerably more boutique proposition than some of the large-scale developments that established the Niecon name on the Gold Coast.

There will be 68 two-bedroom apartments and 22 three-bedroom apartments with multi-purpose rooms, ranging from 109 sqm to 184 sqm.

Niecon Managing Director William Nikiforides, the third generation of the family to lead the business, said the development had been designed around its position overlooking the Broadwater.

“The Broadwater does all the talking and we believe with our new development we will honour this special part of the Gold Coast,” Nikiforides said.

Niecon has brought in Brisbane-based Kris Kowalski Architects to design the building, while Tom Mark Henry is handling the interiors.

The residences will have Miele-appointed kitchens, engineered stone surfaces and timber flooring, along with wool-blend carpet, zoned ducted air-conditioning and double-glazed windows.

Several of the apartments will also feature walk-in pantries, while every residence will have a large balcony and secure parking.

A major focus of Reflections will be its resident amenity, which has been split across two elevated areas to maximise views over the Broadwater and toward the Gold Coast skyline.

The Wellness Terrace will feature a heated resort-style pool overlooking the water, hot and cold plunge pools, sauna, gym, Zen garden and yoga lawn.

A separate Residents' Lounge will include a library and fireplace, work-from-home space, catering kitchen, dining room and entertainment lounge, opening to an outdoor terrace with barbecue facilities.

The project will also be pet-friendly and include a resident car wash bay, bicycle storage and an on-site caretaker and building manager.

Nikiforides said Niecon had deliberately sought to create a lower-density waterfront community rather than maximise the number of apartments on the site.

“It will be a community with room to breathe as every amenity space is positioned to capture panoramic views across the Broadwater, the northern Gold Coast and surrounding city skyline,” he said.

Reflections represents another chapter for one of the Gold Coast's longest-standing development families.

Founded in 1969, Niecon has delivered more than 23 residential and commercial projects with a combined value of $2.14 billion, including several developments that played a role in the transformation of Broadbeach and Labrador.

Unlike a number of developers operating in the current Gold Coast apartment market, Niecon will also build Reflections itself, retaining control of the project from development through construction and settlement.

“Reflections is the next chapter, a project shaped by our family's experience that has been crafted by a contemporary vision,” Nikiforides said.

Reflections on the Broadwater will officially launch to the market in September, with completion targeted for late 2028.
