Five of Queensland’s best-known residential developers have been selected to deliver nearly 2,200 homes across Northshore Hamilton, accelerating the transformation of the Brisbane riverfront precinct in the lead-up to the 2032 Olympic and Paralympic Games.

GRAYA, Joe Adsett Developments, Greyburn, Lancini and Red & Co will each take on separate sites across 6.1 hectares of the Northshore Hamilton Priority Development Area, combining residential development with around 21,600 sqm of new retail, commercial and community space.

The announcement represents one of the most significant private development commitments to Northshore to date, with the five sites set to deliver apartments ranging from one to four bedrooms, alongside a new hotel, supermarkets, dining, services and public space.

Among the largest proposals is a mixed-use precinct from GRAYA, which is planning approximately 435 homes, a 50-room hotel and a mix of retail and commercial space.

The project adds another major development to the pipeline of the Brisbane-based builder-developer, which has increasingly moved from its roots in high-end homes into larger apartment and mixed-use projects.

GRAYA CEO and Co-Founder Rob Gray said the company saw the site as an opportunity to create a major new riverfront precinct.

“Our ambition is to deliver a subtropical, architecturally led precinct on the river, designed for the Queensland climate and built to contribute to Northshore for decades to come,” Gray said.

Lancini Property Group has secured arguably the most significant mixed-use component of the five-site release.

Its plans include around 484 homes alongside a 15,000 sqm shopping and commercial hub anchored by a full-line supermarket, with the potential for medical, childcare, education, business and community facilities.

Lancini Property Group Executive Chairman Laurence Lancini and CEO Tomas Lancini said the project was intended to create a new central hub for the growing Northshore community.

“Lancini Property Group and James Group see the growth of Northshore Hamilton as one of Brisbane's great opportunities to create a truly master-planned development and create an active hub where a growing community can shop, dine and access everyday conveniences and services.”

Red & Co will develop approximately 440 homes across another staged two-tower project, supported by specialty retail and commercial space.

Development Manager Ben Woolhouse said the group saw Northshore as a long-term opportunity to contribute to one of Brisbane's most important urban renewal precincts.

“We see this as a unique opportunity to deliver an exceptional destination that brings the precinct's vision to life and creates enduring economic, social and community value for Queensland,” Woolhouse said.

Greyburn will take a lower-rise approach, planning approximately 402 apartments across four medium-rise buildings with ground-floor retail.

The five projects collectively form the next major stage of Northshore Hamilton, the former industrial and port precinct that has gradually been transitioning into a new residential and mixed-use community along the Brisbane River.

The State Government, through Economic Development Queensland, is investing $154 million in enabling works across the precinct, including new roads, sewer and water infrastructure intended to prepare the land for development.

The level of interest in the sites was significant, with EDQ receiving 18 proposals across the five opportunities during an eight-week campaign.

Construction on the first residential projects is expected to begin in 2028 once the enabling infrastructure works are completed, with the first residents anticipated to move in from 2031, subject to planning approvals.

The timing puts the development of Northshore firmly within Brisbane's broader transformation ahead of the 2032 Olympic and Paralympic Games.

Northshore has long been earmarked as one of the city's major growth precincts, but the selection of five active Queensland developers gives the next stage of the precinct considerably more certainty.

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the program would open previously industrial riverfront land to housing, jobs and community uses.

“This is the beginning of a major river-lution of Brisbane’s northside, transforming previously industrial land into something special and a place to call home for thousands of Queenslanders,” Bleijie said.

“Through partnership with some of the industry’s finest and brightest, we’re unlocking land, building the homes Queenslanders need and delivering major urban renewal ahead of 2032 and beyond.”
