Fortis unveils garden-centred Rosemont apartment development in New Farm

More than 1,800 sqm of formal gardens will sit at the centre of Fortis' latest Brisbane apartment project, Rosemont, in the heart of New Farm.

There are 73 residences on offer, a diverse mix of two- and three-bedroom apartments and penthouse, that will rise from a prime 5,727 sqm site on the corner of Moreton Street and Bowen Terrace, one of the largest amalgamated blocks in the tightly-held riverfront suburb.

Designed by DKO with landscaping by LatStudios, Rosemont is anchored by a substantial central garden, shaping outlooks from the residences and creating a landscaped core around which Rosemont is arranged.

Inside, the apartments will be offered with a choice of two interior palettes. One takes a lighter approach, while the other uses deeper tones, with both incorporating timber, stone and detailed joinery.

The communal amenity extends the project's emphasis on landscaping and wellness, with a swimming pool and spa, hot and cold plunge pools and a gymnasium. A private dining room, library and residents' lounge will provide additional shared spaces.

Rosemont is around two kilometres from the Brisbane CBD and sits near several of New Farm's established amenities, including Merthyr Village, New Farm Park and the Brisbane River.

The project represents a sizeable new residential offering for New Farm, where opportunities to deliver new apartment projects of scale remain limited.

It also represents the next step in Fortis' growing commitment to Brisbane, with the Sydney-based development manager steadily building its presence across the city's tightly held inner-ring markets.

Fortis made its Brisbane residential debut with River House by Fortis, its riverfront project in Kangaroo Point, establishing the development manager in the Queensland capital after building a significant portfolio across Sydney and Melbourne.

Its Brisbane pipeline has since expanded, most recently with the launch of Lynsford by Fortis, while Rosemont takes the group into New Farm and further establishes its focus on premium owner-occupier-led projects in established inner-city locations.

The growing pipeline signals Brisbane is becoming an increasingly important market for Fortis, with the development manager targeting sites where scarcity, established amenity and proximity to the city can support the type of higher-end residential projects it has become known for in Sydney.

Public sales at Rosemont will commence next week, with residences priced from $2.5 million.
