Consolidated Properties Group has officially started construction on its $500 million Gloriette apartment development at Yeerongpilly, continuing the developer's transformation of the major riverside precinct in Brisbane's inner south.

Queensland Deputy Premier Jarrod Bleijie joined Consolidated Properties Group Chairman and CEO Don O'Rorke and Hutchies Director Jack Hutchinson to turn the first sod on the 25-storey tower, which will comprise 181 apartments.

Gloriette is the latest stage of the 12-hectare Yeerongpilly Green masterplan, which CPG has been developing in partnership with the Queensland Government and Economic Development Queensland for around a decade.

CPG has already delivered more than $170 million of development across the precinct, including its civil infrastructure, townhouses and the YG Riverside Village, anchored by Woolworths and Goodlife Health Clubs.

The next phase comes as Yeerongpilly takes on an increasingly important role ahead of the Brisbane 2032 Olympic and Paralympic Games. The riverside precinct will be home to the future Olympic tennis venue and is close to the upgraded Yeerongpilly station.

Designed by Rothelowman, Gloriette will rise from a 4,323 sqm site on King Arthur Terrace and comprise a mix of two and three-bedroom apartments.

The building's position will give apartments views across two reaches of the Brisbane River, the Indooroopilly and Brisbane golf courses, the CBD skyline and Mt Coot-tha.

CPG will formally launch Gloriette to the market in October, with Colliers appointed to handle sales.

O'Rorke said starting construction represented the next major step in the delivery of Yeerongpilly Green.

“Gloriette represents the next chapter for Yeerongpilly Green and a defining addition to Brisbane’s inner southern riverfront,” O'Rorke said.

“This project brings together everything people love about this part of the city, river views, abundant green space, connectivity and everyday convenience, in a highly liveable and beautifully designed building.

“With Hutchies now on site and construction underway, we’re pleased to confirm that Gloriette will be released to the market from October with the opening of a dedicated display suite in a heritage-listed Queenslander opposite the site.”

CPG has sought to retain a significant amount of open space around the tower, with more than 2,000 sqm of landscaped gardens to wrap the building.

Its reduced building footprint will also create privately owned, publicly accessible parkland, adding further open space to the wider Yeerongpilly Green precinct.

The Gloriette name draws from classical European architecture and refers to a garden pavilion traditionally found within palace landscapes.

CPG Head of Residential James MacGinley said the project had been designed particularly with downsizers and owner-occupiers in mind.

“The views from Gloriette will be unlike anything else in Brisbane. Elevated northern aspects taking in two reaches of the Brisbane River, Indooroopilly and Brisbane golf courses, the city skyline and Mt Coot-tha are exceptionally rare,” MacGinley said.

“We expect buyers will immediately recognise the uniqueness of this opportunity.

“The generous apartment sizes will also appeal to people looking to downsize without compromise, offering luxury, spacious, light-filled apartment living without the intensity of inner-city congestion.”

MacGinley said the project could also contribute to Brisbane's broader housing supply by encouraging downsizers out of established family homes.

“Importantly, developments like Gloriette also play a role in addressing Brisbane’s housing needs, with the potential to free up as many as 181 houses for local families as residents transition into high-quality apartment living.”

Gloriette will feature a collection of rooftop resident amenities, while residents will also have access to the growing amenity already established at YG Riverside Village, which includes Woolworths, Goodlife Health Clubs, a medical centre and a growing collection of food and beverage operators.

Hutchies Director Jack Hutchinson said the builder was now focused on delivering the project for CPG.

“Hutchies has a long history of delivering high-quality residential projects across South East Queensland, and we’re pleased to bring that experience to Gloriette,” Hutchinson said.

“From today, our focus is on safely and efficiently delivering a building that will stand the test of time and contribute positively to the Yeerongpilly Green community.”

Colliers Director of Residential Andrew Scriven said there had already been strong interest ahead of the October launch, particularly from the local owner-occupier market.

“Gloriette offers a rare opportunity to secure a high-end riverside home within a major lifestyle precinct,” Scriven said.

“We expect strong demand from local downsizers, professionals and owner-occupiers who value space, amenity and connection but don’t want to compromise on outlook or quality.”

The sales campaign will officially launch in October alongside the opening of a dedicated Gloriette display suite in a heritage-listed Queenslander opposite the development site.
