Melbourne developer Gamuda Land however have gone in a different direction at their new St Kilda apartment development, Fareham, deliberately maintaining flexibility and offering prospective purchasers the ability to customise even at this stage of construction.

There’s no shying away from the fact that the Bri​sbane property market is the best performing market in the country.

New apartments are being snapped up, and enquiry is at an all-time high across Apartments.com.au throughout the state, with demand strong across every development, location, and price point.

The imbalance between limited supply and rising demand has seen prices climb significantly in recent years — pushing Brisbane up the capital city rankings for median dwelling value, now sitting just behind Sydney.

While every suburb is experiencing growth, some untapped pockets are showing even stronger potential. That’s according to Place Bulimba agent Ally Edmonds, who sees real opportunity in Bris​bane’s inner eastern suburbs, where supply is unlikely to increase dramatically.

“Brisb​ane is going through a prolonged growth cycle across almost every market,” Edmonds says.

“History shows that suburbs with low supply continue to see long-term capital growth, outperforming the rest of the market. That’s exactly what we’re seeing in these smaller suburbs within the East Brisb​ane growth corridor.”

Edmonds points to suburbs such as Bulimba, <a href="https://www.apartments.com.au/developments/cannon-hill-qld-4170">Cannon Hill</a>, and Murarrie, all of which sit close to the city but remain undersupplied.

Values are tracking strongly, according to property data analytics firm Cotality — and it’s the unit sector that’s doing the heavy lifting.

While Bulim​ba is the headline suburb of the east thanks to its riverfront positioning, prime location, and thriving retail and family-home market, the surrounding suburbs are benefitting from the spillover effect.

In the past three months, dwelling values in Bulim​ba have lifted 4.3 per cent, with growth of 1.7 per cent in Murarrie and one per cent in Can​​non Hill. At a unit level (apartments and townhouses), growth has been even stronger.

Mur​arrie leads the way, with unit values up 5.3 per cent, outpacing Bulim​ba (3.5 per cent) and C​a​n​non Hill (3.3 per cent). Mur​arrie also presents a value opportunity, with a median unit price of $863,000 — some $165,000 less than Buli​mba.

Edmonds is currently selling the third and final stage of <a href="https://www.apartments.com.au/new-apartments/park-hill-village-collection-murarrie-19-governor-terrace-murarrie-qld-4172">Park Hill Village Collection</a> in Murarrie, the only new apartment development on the market in the area.

“I think it can be difficult for prospective home buyers to trust developers a lot of the time, but the vast majority spend years on a development. We’ve spent four years getting to this stage of launching the project, and it will be another two years building it. Ferny Gr​ove took 12 years and Coorp​aroo took 11. “I sensed early on that the building would foster a strong sense of community, and that feeling came to life during one of the purchaser events — everyone had the chance to meet their future neighbours, but it felt more like a gathering of old friends coming together.

Having met with future residents and purchasers, Drescher has developed an understanding of how the residential amenities and rooftop communal spaces will be used and is working with Cult and Chapter Group on furniture selections to suit.

At ground level, an internal laneway connects Smith Street to the residents’ lobby, inspired by the local arcades in Melbourne’s CBD, with Cult’s future corner showroom to be located behind the existing brick facade, with large windows opening onto both Smith Street and Leicester Street.

Limited apartments remain, ranging from $720,000 to over $4 million. Three yet-to-be-released sub-penthouses will launch to market in spring.

It was in 2018 when diversified developer <a data-end="192" data-start="152" rel="noopener" target="_new">Citinova</a> decided to look beyond the Melbourne CBD for their next residential development opportunity.

They were searching for a suburb with little to no new apartment supply—positioning what they would create as a rare opportunity in a location where such offerings had not previously existed.

Their search led them to Greensborough, 17 kilometres northeast of the Melbourne CBD, where it had been years since a new residential development had launched.

Citinova acquired a prime 1,633 sqm site on Poulter Avenue, on the edge of the Greensborough Town Centre and just a stone’s throw from Greensborough Station.

They recently completed Albero, a boutique collection of just 45 one-, two-, and three-bedroom apartments. The final few residences are now selling.

Albero stands out thanks to its scale and setting: a mid-rise development nestled among established parklands and within walking distance to the upgraded Greensborough Station, the Main Street retail precinct, and Greensborough Plaza.

Citinova collaborated with Point Architects, InvoDesign, and interiors studio Biasol to deliver Albero, with a design focus inspired by the surrounding natural environment and colour palettes drawn from the Australian bushland.

Apartments feature large balconies, flexible floorplans, and energy-efficient inclusions such as double-glazed windows and rainwater harvesting—elements that align with increasing interest in sustainability.

Shared terraces and upper-level outdoor zones extend the living environment and foster passive interaction between residents, while ground-level landscaping enhances the project’s leafy surroundings.

Greensborough itself is a well-established suburb, now experiencing renewed interest due to its upgraded infrastructure, abundant green space, and steady demographic growth.

The suburb has been identified as a high-priority precinct by the Victorian Government and is forecast to see a 7% population increase by 2027.

Accessibility remains one of Greensborough’s key advantages. Following recent transport upgrades, residents can now walk to the nearby train station and reach Melbourne’s city centre in under 40 minutes. A new pedestrian bridge connects the development to Para Road and the Plenty River Trail, improving walkability and local amenity.

Road connections via Greensborough Road and the Metropolitan Ring Road further enhance mobility to surrounding suburbs, including the airport and inner Melbourne.

The suburb also boasts strong community infrastructure, with multiple schools, healthcare services, and sporting facilities nearby. Public open spaces such as Kalparrin Gardens, Poulter Reserve, and the Plenty River corridor offer a rare mix of urban convenience and natural beauty.
