Rosella, the only new apartment development in Melbourne's&nbsp;<a href="/developments/murrumbeena-vic-3163">Murrumbeena</a>, is gathering significant traction in both its sales and construction.

Over half of the 70 apartments have already sold in the Rosella Street project by <a href="/developers/damgar-group">Damgar Property Group</a> which is slated for completion in late 2025.

The idea was to mirror the curves of the underpasses at Hughesdale Station, while also using different materials and tones to differentiate the ground-level podium, which will be home to several commercial tenancies, with the residential component above.

The curved facade informs the interiors of each apartment, with visually appealing curved interior walls, a feature more commonly found in higher-end apartment developments.

Owner-occupiers looking for a new apartment in Brisbane's inner suburbs have taken to Chermside's Estilo on the Park, the newest development by the family run developer builder, Gardner Vaughan Group.

The new development on Kittyhawk Drive,&nbsp;flanked by the expansive 73-hectare Seventh Brigade Park and one of the largest Westfield shopping centres in the southern hemisphere, was a hit with first home buyers earlier this year, who made up over half of the enquiry on Apartments.com.au. They were drawn to the apartments that offered over 100 sqm on title, with two bedrooms and two bathrooms.

Over 95 per cent of enquiry has come from owner-occupiers. More recently that demographic has shifted to the rightsizers and downsizers who have identified the three and four-bedroom apartments that range in size from 182 sqm to 280 sqm.

The boom has been reflected in enquiry data collected by MatterFact, the data product from&nbsp;<a href="/" target="">Apartments.com.au</a>. The data shows that the average price per square metre has skyrocketed over the last three years, increasing between 35 to 50 percent in most cases.

In 2022, the average price per square metre for two-bedroom apartments was $8,200. This figure jumped to $9,900 in 2023 and currently sits closer to $11,000 in 2024.

Three-bedroom apartments saw a similar increase, rising from $8,900 in 2022 to $11,200 in 2023, and further to $13,200 in 2024.
