"More than just a beautiful building": How Sydney House aims to elevate its residents' lifestyle

Whether it's the harbourfront at Circular Quay with views of the Opera House and Harbour Bridge, or the southern end near Chinatown and Central Station, no two streets are the same. Each pocket offers something different—particularly for the growing number of people calling the city centre home.
The latest addition to Sydney’s new apartment pipeline is Sydney House, a joint venture between First Sponsor and ICD Property. The project will redevelop the historic City Tattersalls building, a landmark site near the corner of Pitt and Market Streets since it was designed by architects Sherin and Hennessy and constructed in 1891 by Paddington builder Archibald Truehope.
Sydney House presents a new chapter for the location, with construction well advanced to create a 55-level mixed-use tower comprising 241 premium apartments positioned above a new 135-room boutique hotel. BVN Architecture has led the design of the tower, which will rise above the retained heritage podium. That podium, to be carefully restored by FJC Studio, will house a collection of high-end hospitality venues once complete.
A central CBD location amid a precinct revival
Sydney House is positioned in one of the city’s most walkable and connected locations, within minutes of major employment hubs, public transport, and retail landmarks including the Queen Victoria Building, Pitt Street Mall and the Strand Arcade.
Pitt Street Mall is consistently named in the top 10 most expensive retail strips in the world, further reinforcing the precinct's significance as a premier commercial and lifestyle destination in the Sydney CBD.
The project is also situated just a few minutes’ walk from Gadigal Metro Station and Martin Place, placing residents within reach of the wider Sydney metro network, including Barangaroo and North Sydney.
The broader Pitt, King and Castlereagh Streets corridor is currently undergoing significant revitalisation, with improved public realm, increased pedestrian activity, and a shift toward mixed-use living and working. Sydney House is set to be one of the few high-rise residential buildings delivered within this historic part of the city.
Amenity and culture at the doorstep
The development is surrounded by some of Sydney’s most prominent cultural and lifestyle institutions. Hyde Park, the Royal Botanic Gardens and Circular Quay are all within walking distance, along with major theatres, dining precincts and luxury retail brands.
Residents will have direct access to some of the city’s most iconic streetscapes, as well as close proximity to key venues including the Sydney Opera House, Art Gallery of New South Wales and the State Theatre.

Sydney House will deliver 241 residences—across one-, two- and three-bedroom layouts—positioned above a 135-room boutique hotel that will be owned and operated by First Sponsor. The hotel includes a restored heritage bar and restaurant space at street level, designed to activate the corner of Pitt and King Streets.
The project has been designed to provide hotel-style amenities to residents, with services such as concierge, wellness spaces and meeting rooms available throughout the lower podium and shared zones. This co-location model reflects a broader global trend of integrating branded residential living within luxury hospitality settings.
With construction underway, Sydney House is expected to be completed in Q4 2027.
