Gold Coast developer&nbsp;<a href="https://www.apartments.com.au/developers/big-projects">Big Projects</a> has secured approval for its second Mermaid Beach project.

The developer, currently selling <a href="https://www.apartments.com.au/new-apartments/the-frederick-mermaid-beach-2265-gold-coast-highway-mermaid-beach-qld-4218">The Frederick in Nobby Beach</a>, has secured approval for its next project just 1.5 kilomnetres up the road.

The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

Big Projects secures approval for Glenelg Residences in Mermaid Beach

Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for <a href="https://www.apartments.com.au/new-apartments/flourish-viver-87-griffith-street-coolangatta-qld-4225">Flourish Viveré</a>, a new $350 million project in Coolangatta.

The move comes after the group’s $27 million acquisition of the 2,029 sqm site on the corner of Griffith and Warner Street, last year.

They will develop 194 apartments across a 26-storey tower, which will become Sherpa’s largest project to date.

Viveré will be the next chapter in the Flourish story, following closely behind Amargo, Oasis, and the Avenues in Palm Beach, as well as Symphony in Brisbane, all designed to deliver affordable housing in lifestyle-rich locations, giving locals a real chance to secure a residence close to the beachfront.

The HAL Architect-designed project will offer a diverse range of residences, from one-, two, and three- bedroom apartments to the premium Canopy range to luxury penthouses.

S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

Drawing on the Japanese concept of wabi-sabi (beauty in imperfection) and the Scandinavian principle of hygge (comfort and cosiness), it creates serene, uncluttered and sustainable living environments.

These design principles are expressed throughout the Josling Street development, both in its exterior form and across the 40 one-, two- and three-bedroom residences within.

Builder-developer ALAND has drawn back the curtain on its first city-focused new apartment development.

Why Northland Group’s Central Quarter apartment development ticks every box

Developments plans continue to pour in in the Sydney CBD.

While there's been skyscrapers sought and approved across the city in recent months, the latest plans are more boutique.&nbsp;

SLD Development has filed for a $30 million mixed-use building on a near-800 sqm site at 768-772 George Street, on the corner of Rawson Place, in Haymarket.

The adaptive reuse plans will see the heritage-listed GIO Building, built in the 1930s, redeveloped and incorporated into the new structure. It was designed in the "Inter-War Chicagoesque style", and has been subject to extensive internal alterations over time.

<a href="https://www.apartments.com.au/architects/dickson-rothschild">Dickson Rothschild</a>&nbsp;has designed the new building, which will rise as high at 14 storeys. There will be an 83-room hotel across the first seven levels, behind the retained heritage facade, and a rooftop bar for hotel guest.

Above the hotel will be an additional six-storey structure, with 30 one-, two-, and three-bedroom apartments.

The ground floor would be activated by two food and drink premises, supported by shared building services including a loading dock, plant, waste facilities, and end-of-trip amenities located in the basement.

According to the Urban Design Report, the design strategy centres on reinstating the heritage building’s prominence at this corner location, improving the public interface along George and Barlow Streets, and introducing finer-grained ground-level activation.&nbsp;

The new upper form is set back to respect the existing street wall, while providing a scale transition to taller nearby developments envisaged under the Central Precinct Renewal and Haymarket–Chinatown Public Domain plans.

The George and Barlow Street elevations, identified as the most significant heritage elements, would be retained, while less-significant facades to Parker Lane and the northern boundary would be adapted to suit the new program.

SLD Development was founded in 2015 and has developments in Killara, Kogarah, Sutherland, and Castle Hill.&nbsp;

They noted on their website that the Haymarket development is "set to redefine luxury living in the heart of Sydney."

"This prestigious project will feature an exquisite blend of a luxury hotel and premium residential apartments, offering unparalleled comfort and sophistication. Ideally located on George Street, this development enjoys high pedestrian exposure and provides seamless access to the best of the city."

The latest plans joins several major announcements in the last few months. Lendlease has sought to <a href="https://www.apartments.com.au/news/nsw/lendlease-buys-approved-liverpool-st-hyde-park-development-site-on-sydney-cbd-fringe">develop around 200 apartments on Hyde Park</a>, while Charter Hall has been given approval to develop <a href="https://www.apartments.com.au/news/nsw/city-of-sydney-backs-charter-hall-s-925m-hyde-park-tower">its Hyde Park tower</a>.

First look: Apartment and hotel plans proposed for Haymarket’s heritage-listed GIO Building

The NSW Government will take the lead in rezoning the Burwood North Metro Precinct, that could deliver around 15,000 new homes near the future Sydney Metro station, creating new housing and job opportunities close to transport and services. 
 
The new Burwood North Metro Station provides a once-in-a-generation opportunity to create a thriving inner-west precinct near a world class metro line, just four stations away from the Sydney CBD. 
 
Centred around the new Burwood North Metro Station, the rezoning will deliver a new precinct supported by major public transport links and open space, while rejuvenating another part of the Parramatta Road corridor. 
 
The current Burwood train station and Parramatta Road bus links are also nearby, along with strong local schools and shopping precincts, with the Parramatta River a short distance away. 
 
Burwood Council and Canada Bay Council have both progressed individual masterplans to deliver homes in their Local Government Areas. The NSW Government will build upon the Councils’ plans as well as identify further opportunities for residential growth to better respond to the future Sydney Metro station. 
 
The rezoning is being progressed through the State Significant Rezoning Pathway, which was introduced by the Minns Government to fast-track major rezoning proposals. The State Significant Rezoning Policy, introduced in September 2024, fast tracks the rezoning of key precincts, and existing planning proposals delayed in the planning system. 
 
NSW is in need of bold housing solutions. Sydney is the second least affordable city in the world, with house prices having significantly outstripped wage growth over the last two decades. 
 
A key focus of the state-led rezoning will be to deliver precinct-wide infrastructure that will enable essential services and amenities to be delivered alongside the new housing. 
 
The Department of Planning, Housing and Infrastructure will now work with both councils and the relevant state government agencies to progress the rezoning, with a draft masterplan expected to be exhibited in the first half of 2026. This will be followed by a final precinct masterplan, at which stage development applications can be lodged under the new planning controls. 
 
This new site builds on the NSW Government’s earlier announcements of state-led and state-assessed rezoning projects. To date, 25 projects have been progressed as state rezonings, with the potential to enable the delivery of an estimated 60,000 homes and 68,000 jobs.

The Urban Development Institute of Australia (UDIA) NSW, says the NSW Government’s decision to lead the rezoning of Burwood is an essential move to unlocking much needed housing supply, accelerating the planning system, and ensuring coordinated infrastructure delivery.&nbsp;

“The NSW rezoning process is currently one of the slowest in the country. Any action that helps to speed this up, particularly in well-located areas like Burwood North, should be welcomed,” said UDIA NSW CEO, Stuart Ayres.&nbsp;

“New homes start with rezoned land. That’s why we’re encouraged to see the NSW Government stepping in to lead the process at Burwood North. The more the State can be involved in finalising these complex rezonings, especially where boundaries are shared, the better the outcomes for everyone."

Reputable builder-developer TOGA is reviving its mixed-use masterplan precinct in Sydney's Five Dock.

The&nbsp;new State Significant Development Application and rezoning proposal is for nearly 700 dwellings across four buildings on the prime Parramatta Road site.

There will be three shoptop housing towers ranging from 14 to 28 storeys, and one eight-storey build-to-rent (BTR) building with co-living units and co-working space. There will be 50 affordable housing units. The masterplan will also include ground-level retail anchored by a full-line supermarket

Architecture firm Bates Smart has been engaged to draw up the plans.

They said their vision is for a "sustainable and permeable mixed-use precinct that builds on the urban design principles established in the recently rezoned Kings Bay Precinct."

The project spans a consolidated 18,500 sqm site fronting Parramatta and Queens Roads. TOGA’s concept integrates residential, retail, and community uses with substantial public realm upgrades.&nbsp;

A new 2,090 sqm public park, widened road frontages, a through-site pedestrian and cycle link, and a new local street are proposed as part of the transformation of the Kings Bay Precinct, an area identified under the Parramatta Road Corridor Urban Transformation Strategy (PRCUTS) for high-density redevelopment

The scheme includes:

The submission follows the refusal of a previous scheme, known as Five Dock Village, that proposed over 1,000 homes across four towers. The 2024 rejection by Canada Bay Council cited excessive height, bulk, and non-alignment with PRCUTS objectives.

In contrast, the current approach focuses on design excellence and planning alignment, facilitated by a concurrent rezoning and SSD pathway under the Housing Delivery Authority. TOGA will pursue a streamlined design review process via the State Design Review Panel, waiving a competitive design competition while ensuring architectural quality through oversight and review

“The revised scheme responds to council and state feedback and delivers a more integrated outcome,” the scoping report notes, highlighting the project’s focus on active ground-level uses, walkability, and local character.

The site falls within the Kings Bay Precinct, an emerging redevelopment zone along Parramatta Road that includes projects such as 129-155 Parramatta Road and 53-75 Queens Road. It sits less than a kilometre from the future Five Dock Metro Station, currently under construction as part of the Sydney Metro West line, strengthening the project’s public transport connectivity and alignment with NSW’s 30-minute city goal

The development is also expected to make a significant contribution to the NSW Government’s housing targets, with the Canada Bay LGA required to deliver 5,000 new homes by 2029.&nbsp;

The proposal supports key pillars of the NSW Housing Strategy and National Housing Accord, with a mix of tenures, affordable housing, and timely delivery potential.

TOGA to push on with Five Dock mixed-use masterplan

The timing couldn’t be better for the upcoming launch of <a href="https://www.apartments.com.au/new-apartments/sydney-house-194-204-pitt-street-sydney-nsw-2000">Sydney House</a>, the newest mixed-use tower in the heart of Sydney’s CBD.

Joint venture partners—Singapore-listed <a href="https://www.apartments.com.au/developers/first-sponsor">First Sponsor</a> and Melbourne-based lifestyle developer&nbsp;<a href="https://www.apartments.com.au/developers/icd-property">ICD Property</a>, chose to bide their time before launching the project, a redevelopment of the landmark City Tattersalls Building on Pitt Street.

They opted to wait until the complex build was well underway, a project that involves retaining the heritage-listed podium while constructing a soaring 55-storey glass tower above.

Their patience, aimed at instilling market confidence in the project’s delivery, has clearly paid off.

According to Charter Keck Cramer's H2 2024 State of the Market Report, the Sydney apartment market faces a significant supply-demand imbalance with continued population growth paired with limited new supply. The report highlights the post-pandemic impact on the apartment supply pipeline, with many planned projects placed on hold or discontinued, due to the broader construction environment.

A recent research report published by CBRE in June 2025 suggests that Australia’s population growth is set to experience continued growth of up to 15 per cent by 2030 supporting the requirement for new housing solutions.
