Office and apartment buyers at The Eighth, the Domain Precinct mixed-use development by Projects by&nbsp;Crema, are set to take possession of their properties in December.

The 18-level Elenberg Fraser and Kennon-designed building next to the new Anzac Station comprises eight half-floor strata offices, hospitality tenancies and 36 owner-occupier apartments ranging from 128 sqm to 750 sqm.

The Eighth has been a long journey for&nbsp;Crema, having initially launched the project in 2019 before COVID hit in 2020.

I always say a good developer is a transparent developer, in good times or bad, and&nbsp;Crema&nbsp;certainly falls into the bracket of a good developer. He was honest in his assessment of what occurred when COVID hit, frequently updating his buyers as to the next steps with the project.

"In the early stages of the pandemic, we really had no read on the economic outlook. As such we were reluctant to start construction not knowing what impact COVID would have on the project,"&nbsp;Crema&nbsp;recalls. “The pause in time enabled us to take stock, refine some of the design (including designing out an subterranean automatic car stacking system for a conventional ramped basement), and communicate a revised program to our collective group of purchasers”.

"After resetting a new construction start date 8 months behind our original development program, we went back to purchasers and gave them the option to back out of their contracts and take their deposits if they wished,"&nbsp;Crema&nbsp;says.&nbsp;

That level of transparency, and ultimately human interaction which often developers don't have directly with their purchasers, helped&nbsp;Crema&nbsp;retain almost every single buyer. They were happy to wait, because they believed in both the quality of the product that was being built, and&nbsp;Crema's ability to deliver it.

Now the project, near the St Kilda Road precinct on the eastern side of South Melbourne, is all but complete, barring the fitout of the penthouse which will be finished toward the end of Q1 2024.

Crema&nbsp;says The Eighth has offered something for everyone. Speaking on the buyer demographic,&nbsp;Crema&nbsp;says the mix of buyer profiles has been really interesting.

High-end developer <a href="/developers/orchard-piper">Orchard Piper</a> has appointed Cobild to construct their mixed-use apartment and office building Toorak Village, after securing a number of sales at the premium project on the corner of Mathoura and Toorak Road.

The $120 million development, designed by Kerry Hill Architects, has already seen over $60 million in office and apartment sales.

Works have commenced on site at&nbsp;109 Mathoura Road and 420-426 Toorak Road, where the 400 sqm penthouse has already sold for $12.5 million.

Kay &amp; Burton Director Andrew Sahhar said the project is receiving continued interest with Stonnington locals who are looking to secure a coveted and rare opportunity on one of the most recognisable corners of the Village.

“In a market plagued with scarcity, there are limited offerings for buyers in the area, with a very restricted supply outlook," Sahhar says.

Mustera Property Group engaged the Singapore based architecture firm WOHA to design the residences. WOHA Co-founder and lead architect, Richard Hassell, was born in Perth.

Forbes Residences presents as four organically shaped towers, connected via a series of sky gardens. Fresh air and light weave throughout every level, creating naturally lit and ventilated lift lobbies.

Residents can find an array of dining, entertainment and boutique shopping options on Ardross Street and Kintail Road, nearby to the South of Perth Yacht Club, Applecross foreshore, Applecross Tennis Club and an abundance of walking and cycling paths.

When the Jacarandas are in bloom, the building will be covered in a canopy of vibrant purple flowers. The leafy greenery that characterises Applecross will flow seamlessly through the building via a series of sky gardens and vertical trellises.

“We sought to express the building as a landscape, with residences akin to villas within that landscape, and a façade inspired by limestone formations around the swan river,” said Hassell.

An elegant entrance sets the tone for the shared spaces throughout the building. Bold finishes and premium materials reflect the integrity of the design vision, with every space radiating light and luxury and a style that is unique to Forbes.

With dual aspects, cross flow ventilation and only four dwellings per floor, residents are afforded a level of privacy on par with the area’s most luxurious homes.

Collaborating with WOHA is acclaimed local studio MJA. The MJA team has challenged typical design constraints to create a collection of expansive residences that radiate light and luxury.

With four considered design schemes for residences, MJA’s Be Bold, Be Brave, Be Careful or Be Graceful options create a unique finish across each residence, featuring rich timbers, dramatic black marble, charcoal-hued cabinetry, tiles and fixtures.

Each residence comes fully equipped with kitchen appliances, including fridge and freezer, induction cooktop, built-in rangehood, as well as being fitted out with custom cabinetry.

“We set about to defy the limitations of apartment living, placing lifestyle at the forefront of our design brief,” said Nick Zborowski, Mustera Property Group’s Director.

The shared spaces within Forbes Residences are comparable to a luxe private club or exclusive resort. The podium, overflowing with lush landscaping, features an infinity edge pool that appears to flow seamlessly into the river, and a barbecue deck for alfresco entertaining. Inside amenity include a private gym, a residents’ lounge, dining room and aperitif bar.

Construction is estimated to be complete by late 2023.

Forbes Residences starts to take shape in Perth's Applecross

Top Spring Australia put ceremonial shovels to the ground last week on its $580 million St Leonards project, The Newlands.&nbsp;

The 1.26-hectare master-planned community is revolutionising urban living in a bushland setting by putting leading biophilic design principles at its core.&nbsp;

The major milestone follows several months of demolition and clearance work on the Canberra Avenue site, making way for 4.5-star iCIRT-rated builder DASCO to commence construction on stage one of The Newlands.&nbsp;

Ma said The Newlands delivers&nbsp;a rare opportunity for urban renewal and housing diversity with 330 homes across five low and medium-rise buildings, just five kilometres from the CBD and a short walk through bushland trails to the shores of Sydney Harbour.

Top Spring Australia Development Director, Jeff Curnow, said The Newlands reflected a rare opportunity to fulfil a community-driven design approach embracing the tree canopy of the century-old Newlands Park, with half of the site dedicated to green and open spaces.&nbsp;

“It’s a remarkable design achievement by Bates Smart that 90 per cent of apartments and terrace homes have direct landscape outlooks,’’ Curnow said.&nbsp;

“Newlands Park, with its open spaces and towering trees, will provide residents with both a tranquil escape and a permanent green canopy to view from their apartments.&nbsp;

“The ‘tree-change’ lifestyle also connects within the development’s central 5,700 sqm green spine, communal landscaped gardens and 1,500 sqm of communal rooftop amenity.’’&nbsp;

The project is achieving strong sales from buyers keen for an alternative to high-rise living, recording $165 million in sales in the past six months, bringing the total value of sales to more than $215 million.&nbsp;

Demand has led Top Spring Australia to fast-track the release of the Glade collection, a boutique nine-level building of one, two and three-bedroom apartments situated beside the community’s tranquil green spine, future pocket park and nature pathways.&nbsp;

The Bates Smart-designed project has achieved a 6.5 NatHERS rating across the site. Sustainability features include energy-efficient appliances, water fitments and lighting, 100KW of solar panels to contribute to power in common areas and 30 EV communal recharging stations with infrastructure in place for chargers on each car space.&nbsp;

&nbsp;

Other resident services include communal wellness spaces with gym facilities, saunas and pool, private dining area with city skyline views, electric vehicles and e-bikes for exclusive use by residents, refrigerated parcel lockers for grocery deliveries, and a digital concierge to connect services such as cleaners, personal trainers, and dog walkers.

Premium finishes such as timber flooring and 60mm natural stone kitchen benchtops are standard, with buyers able to choose from a range of luxurious upgrades and light or dark colour palettes. &nbsp;

The Newlands is being marketed by Colliers International, with prices starting at $870,000 for a one-bedroom apartment, $1.465 million for two-bedroom apartments, and $2.43 million for three-bedroom apartments.&nbsp;

The first stage of The Newlands is due for completion in late 2025.&nbsp;
