Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/graya">Graya</a> has secured a prime Newstead site from fellow developer Fraser, subsequently lodging plans for The Silo, a major mixed-use residential project in Newstead designed around a new public laneway linking the James Street precinct with the wider Gasworks and Newstead neighbourhood.

Proposed for the corner of Chester and Morse streets, the <a href="https://www.apartments.com.au/architects/bureauproberts">Bureau^Proberts</a>-designed project places its strongest emphasis at ground level, where retail, landscaping and a new cobblestone pedestrian connection would open the site to the surrounding neighbourhood. The design team describes The Silo as “more than a residential building”, positioning the development as an extension of Newstead’s public realm rather than a standalone apartment tower.

“A new cobblestone laneway and landscaped connection between James Street and Gasworks unlock a missing pedestrian link, improving walkability and stitching together two of Brisbane’s significant urban destinations,” Bureau Proberts said in its Urban Design Report.

The Silo is planned as a mixed-use development incorporating apartments alongside a bar and centre activities including food and drink outlets, indoor sport and recreation, office and retail uses.

Architecturally, Bureau Proberts has conceived the building as a collection of vertically expressed, stepping forms rather than a single uniform tower. The composition rises from an articulated podium before being broken by a triple-height landscaped recreation level, with the upper section becoming more compact before terminating in a landscaped rooftop garden.

The project's name and architectural language draw directly from Newstead's industrial history. Patterned off-form concrete is proposed as the principal façade material, complemented by slender metal rod balustrades and extensive planting. The cylindrical and vertically ribbed elements give the building its silo-like expression, while curved balconies and planted edges introduce a softer subtropical layer.

“The Silo reinterprets its robust forms, scale and materiality through a contemporary subtropical architectural expression, creating a building that acknowledges its industrial legacy, while responding to the way the precinct is occupied today,” Bureau^Proberts said.

The recreation level is one of the defining breaks in the tower. Plans include a lap pool, mature subtropical planting and shared resident facilities within an elevated communal garden. Landscaping continues through the podium and onto the rooftop, where a further garden forms what the architects describe as a “subtropical crown” to the building.

At street level, the development has been designed to establish a more permeable block. Retail and hospitality tenancies address the public realm, while landscaped pedestrian spaces lead into the new laneway connection. Renders in the design report show the proposed “Silo Lane” as a substantial opening through the podium, framed by cylindrical concrete forms with cascading planting above.

The Silo continues Graya's move into larger apartment developments after building its reputation across high-end residential projects in Brisbane and the Gold Coast.

<a href="https://www.apartments.com.au/developers/wickton">Wickton</a>’s completed Linacre Rise development in Hampton is giving Bayside downsizers the opportunity to move into a spacious apartment near the beach, with the developer covering stamp duty for a limited time.

The 27-residence development has been designed for buyers who want to simplify their living arrangements without giving up the space, warmth and quality associated with a long-term family home. Most apartments have already been secured by Bayside locals, leaving a select collection of two and three-bedroom residences and penthouses available.

Two-bedroom apartments are priced from $1.275 million, three-bedroom residences from $2.25 million and penthouses from $3.375 million, with the completed homes available to inspect and move into now.

Its setting gives residents access to the beach, local cafés, shops and Hampton Train Station while retaining the feel of an established residential neighbourhood.

Architecture and interiors by <a href="https://www.apartments.com.au/architects/ewert-leaf">Ewert Leaf</a> draw on the warmth and permanence of traditional brickwork, with the building integrated into terraced landscaping by <a href="https://www.apartments.com.au/landscape-architect/john-patrick-landscape-architects">John Patrick</a>. Ground-floor apartments are elevated above the street and include private garden courtyards, while several upper-level residences have generous balconies and outlooks toward the bay.

Inside, the residences favour natural materials and generous proportions. Herringbone-pattern European oak flooring, natural stone benchtops, premium joinery and Swiss V-ZUG appliances are among the key inclusions, while integrated storage has been incorporated across kitchens, bathrooms, studies and living areas.

The kitchens have been planned as practical spaces for both everyday use and entertaining, with substantial island benches, detailed cabinetry and adjoining dining and living zones. A Linacre Rise purchaser said the completed apartment had delivered the space, outlook and construction quality they had been seeking.

“The unit is very light, has views to die for over the bay, all construction materials and fittings are premium quality, we have secure parking for three cars, EV charging at very competitive rates, the neighbours are friendly and there is just a lovely ambiance about the place,” the purchaser said.

Environmental features include solar panels, shared electric vehicle charging stations, rainwater harvesting for toilet flushing and landscape irrigation, double-glazed windows and water-efficient fixtures and appliances.

The development was built by Balmain &amp; Co, with Wickton managing the broader development process through its in-house team.

For downsizers, the project’s completed status removes much of the uncertainty associated with buying off the plan. Purchasers can inspect the finished apartments, understand their outlook and proportions, and move in without waiting for construction to conclude.

The remaining selection includes north-oriented balconies, corner configurations and penthouses with elevated bay views. The developer-paid stamp duty initiative is available for a limited time, with potential savings of up to $200,000 depending on the residence purchased.

Luxury apartment buyers have long prioritised design, space and finishes, but increasingly they're placing equal importance on something less tangible: how easily they can live without relying on a car.

At <a>Richmond Square</a>, <a href="https://www.apartments.com.au/developers/fortis">Fortis</a> believes that convenience begins beyond the apartment itself, with the mixed-use precinct earning a near-perfect Walk Score of 99.

The development has been planned around the idea that some of the most valuable amenities aren't contained within a building, they're the restaurants, cafés, parks, transport connections and daily conveniences that can all be reached on foot.

Located just behind Swan Street and Church Street, <a href="https://www.apartments.com.au/new-apartments/richmond-square-1-wiltshire-street-richmond-vic-3121">Richmond Square</a> places residents within one of Melbo​u​rne's most established lifestyle precincts while offering a quieter residential setting removed from the busiest thoroughfares. East Richmond Station is moments away, trams run along both Swan and Church Streets, and the MCG, Melb​​ourne Park, Yarra River trails and the CBD are all within walking distance. For Fortis, that combination of location and scale was what made the site unique.

"The opportunity at Wiltshire Street was particularly compelling because the site sits slightly removed from the activity of Swan and Church Streets while remaining only moments from everything that makes the area desirable."

Rather than developing a standalone apartment building, Fortis consolidated 15 individual properties to create one of the larger development parcels assembled on Mel​b​ourne's city fringe in recent years. That allowed the team to deliver a genuine mixed-use precinct comprising 107 residences across Wiltshire House and Carmine House, premium office space, hospitality venues, retail, wellness offerings and a future 57-room hotel.

"The scale of the site allowed Fortis to think beyond a standalone apartment building," the developer said.

Interest has been strongest from established owner-occupiers, particularly downsizers from Richmond and Melb​ourne's inner east who want to remain close to familiar restaurants, workplaces, family and social networks while moving into a more secure, lower-maintenance home. The project is also attracting Mornington Peninsula and interstate buyers seeking a Melb​ourne residence they can lock up and leave between visits.

Many are looking for generous living spaces, room to entertain, quality finishes and confidence in the project team, but location remains one of the biggest deciding factors.

"For many buyers, Richmond Square provides a way to simplify the practical side of home ownership without reducing the quality of their lifestyle," the sales team said.

Award-winning architecture practice SJB and interior designers Hecker Guthrie have created spacious two and three-bedroom apartments and penthouses that prioritise generous living areas, natural light, bespoke joinery and private terraces. Walker Corporation is doubling down on Maroochydore following the successful sales campaign at its first residential project in the emerging CBD.

The national developer has filed plans for <a href="https://www.apartments.com.au/new-apartments/celeste-30-sunshine-coast-parade-maroochydore-qld-4558">Celeste</a>, a new 29-storey apartment tower at Lot 30 Sunshine Coast Parade, just metres from its under-construction SOL by Walker development.

The plans, prepared by Plus Studio, would see 208 apartments delivered across a 100-metre tower on the 2,376 sqm site, which fronts Sunshine Coast Parade, First Avenue and Future Way within the Maroochydore Priority Development Area.

The proposed apartment mix comprises 36 one-bedroom apartments, 48 two-bedroom apartments, 72 two-bedroom apartments with an additional multipurpose space, and 48 three-bedroom apartments.

The upper levels would be capped by two four-bedroom sub-penthouses and two four-bedroom penthouses, taking the total apartment count to 208. The preliminary yield study also provides 262 car spaces, 114 resident bicycle spaces and storage for each apartment.

It represents Walker's next major residential move in the new Maroochydore CBD after the success of SOL by Walker, its $220 million two-tower project nearby.

SOL launched to market in early 2025 and has since seen strong demand, particularly from local owner-occupiers. By February this year, Walker said the first SOL tower was nearing sell-out, with a strong waitlist also emerging for its recently released penthouse collection.

Construction is already underway on SOL, with the first tower expected to be completed in late 2027 and the second to follow in early 2028.

Celeste would take a different form to the twin 19-storey buildings at SOL.

Plus Studio has designed a single 100-metre tower above an activated podium, with the architecture responding to the site's prominent position and three street frontages.

The podium would incorporate commercial tenancies and public art, with sweeping façade elements wrapping the street edges. The scalloped concrete podium has been inspired by the patterns created in sand at low tide, while extensive landscaping would continue vertically through the tower.

The ground level plans show three commercial tenancies addressing Sunshine Coast Parade alongside the residential lobby and landscaped public realm. The podium would then accommodate several levels of car parking before the residential tower rises above.

Plus Studio said the tower had been designed to maximise views from each apartment, taking in the Maroochy River, Sunshine Coast hinterland, Cotton Tree and Maroochydore Beach and ocean.

Those views have also shaped one of the project's key features, with Walker proposing to put the primary resident amenity on Level 29 rather than lower within the building.

The rooftop would feature a 284.9 sqm pool area with an infinity edge, along with a cold pool, spa, sauna, 93.2 sqm gym, sunset lounge, BBQ and dining areas, pool deck and private dining space. Cabanas and day beds are also shown across the recreation level.

The two penthouses would extend across the upper levels and each feature private terraces and plunge pools.

Celeste further reinforces Walker's commitment to the transformation of Maroochydore City Centre.

Walker is one of the key partners delivering the new CBD alongside Sunshine Coast Council and SunCentral Maroochydore, with the broader 62-hectare Priority Development Area occupying the former Horton Park Golf Course and surrounding land.

The precinct is ultimately expected to accommodate at least 4,000 new homes as Maroochydore evolves into the Sunshine Coast's principal commercial and residential centre.

When SOL secured approval in February 2025, Walker Managing Director and CEO David Gallant described it as the "first of many residential projects" the company planned for the Maroochydore City Centre.

Celeste now provides the clearest indication yet of what comes next.

The site sits immediately within the new CBD, with the design report identifying Sunshine Plaza and surrounding parkland within walking distance and Maroochydore Beach around a five-minute drive away.

For Walker, the timing of the application comes as its first residential bet on the new CBD appears to have been vindicated.

SOL has progressed from planning approval to construction while its first release has approached sell-out, giving Walker confidence to push ahead with another 208 apartments and take its residential pipeline in the Maroochydore City Centre to around 450 dwellings across the two projects.

Celeste remains subject to planning approval, with the architectural material describing the scheme as a preliminary yield study that may change through the assessment process.

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

It’s been almost two years since the Living Away from Home Allowance (LAFHA) was reformed by the government, essentially limiting access to tax concessions to employees maintaining a home in Australia.
Since then, high-end rental properties in Sydney’s CBD have struggled to command the premium prices they had been achieving prior to the legislative changes.
Properties priced over $1,500 per week have had much higher vacancy rates since the reform, resulting in many owners having to lower their rental offer to secure tenants.
I recently came across a stunning penthouse in the northern CBD that was vacant for almost five months. In the end, the owners had to reduce their original asking price by more than 40% – from $2,400 per week down to $1,500 per week. We’ve also seen various instances of existing tenants wanting to renegotiate their current rental price so they are not paying over the current market average.
Two bedroom apartments located in the northern end of the city with fantastic views that used to achieve rental income of $1,200-$1,400 per week now have to consider offers of around $1,000 per week to keep vacancies to a minimum.
The good news is there is still a huge premium on one bedroom properties in the city, with some furnished apartments leasing for as much as $975 per week. And, inner city properties priced in the $500-$1,000 per week rental bracket seem completely unaffected by the reform – this buoyant segment of the market continues to be leased within days.
Rental properties on the eastern outskirts of the city particularly between <a href="/news">Woolloomooloo</a> through to <a href="/news">Vaucluse </a>also continue to thrive.
Landlords must be competitive and keep their properties presented at a high standard in order to secure tenants at the best rental price. It is important to remember, however, that meeting the market is essential. On average, properties priced over $2,000 per week have had to consider offers 10-20% lower than what they had previously been getting. In these instances, you are often more likely to benefit from accepting lower rent for a short period, than having the property vacant for a few weeks or in some cases a few months.

Sydney’s high-end properties struggle to command top rental prices

All experts surveyed by a rates comparison website have predicted that interest rates will stay on hold tomorrow.
In a survey conducted by <a href="https://www.finder.com.au/" target="_blank">Finder.com.au</a>, 18 expert respondents believed the Reserve Bank of Australia (RBA) will keep the overnight cash rate at its record low of 2.50 for July.
Of the respondents, 11 predicted that rates will rise in the next 12 months. Six experts – from Commonwealth Bank, Commsec, AMP, HSBC, St George Bank and Urbis – stated that interest rates could begin picking up before the end of the year.
The cash rate will stay on hold for this year, rising in the second half of next year, according to experts from Heritage Bank, RAMS, AAP and Westpac.
With almost all predicting an eventual rise, treasurer of ING Direct Michael Wills was the only respondent who argued that the cash rate could either increase or decrease at its next move, believing there were convincing cases for each scenario.
Analysis and research firm BIS Shrapnel, who did not participate in the survey, expect rates to stay on hold until an increase in 2015, anticipating a subsequent decrease in demand for off the plan properties.
“The expected tightening in interest rate policy is forecast to have an impact on off-the-plan purchasers,” wrote BIS Shrapnel in a statement last month.
“The first rises in interest rates are anticipated around the middle of 2015, with interest rates expected to reach their peak towards the end of 2016, thereby dampening demand over the subsequent years, and causing both new apartment approvals to decline and prices to weaken.”
According to Michelle Hutchison, Money Expert at Finder, borrowers must begin planning for a future rate rise.
“It looks like we have well and truly hit the bottom of the cash rate cycle and interest rates are set to climb within the next 12 months, with only one of the 18 experts in our survey (ING Direct) was unsure of which direction the next rate move will be,” said Hutchison.
“According to the Australian Bureau of Statistics, over 70% of households have some form of debt such as a home loan, credit card, personal or business loans or unpaid bills. So regardless of whether the next cash rate rise will be this year or next, it’s likely that most households across Australia will be hit hard and need to start planning ahead before it’s too late.”
Using ABS Housing Finance data, the comparison website has found Australians are increasing their debt levels in the housing market. The average home loan size has increased by 64% since 2004 to $314,000. The average size of fixed home loans has increased by 97% over the last decade, to $327,000.
For first home buyers, the average loan size has risen by 50% to $301,000.
“With average home loan sizes among the highest we’ve ever seen, it’s a real concern that many borrowers will struggle with bigger interest rates," said Hutchison.
“If the cash rate reaches average levels of the past decade of about 5 percent and home loan interest rates follow to an average of about 7 percent, that would cost the average home loan of $318,000 an extra $345 per month or over $4,000 in a year."
“Everything you can do now to pay down your debts as much as possible will reduce the impact of rising interest rates in the near future,” she said.

An interesting article last week comparedthe returns from property and shares over 10 and 20 year periods respectively to December 2013. 
<div>Of course, <a href="https://www.smh.com.au/business/the-economy/property-vs-shares-which-did-better-20140619-3afda" target="_blank">the conclusions </a>usually depend on the preconceptions and prejudices of those making them, but let's take a quick squiz anyway...</div>
Equities
First and foremost, what the research shows is that a diversified, dividend-rich portfolio of shares continues to be a wonderful investment for those with a considered and long-term outlook.
Gross returns of 8.7% over the last 20 years imply that an unlevered $100,000 portfolio of shares in 1993 could have been worth a little more than $500,000 by December 2013, a fabulous performance by anyone's measure which easily outperformed the rate of inflation or returns from fixed income products.
Over the last 10 years, despite the global share markets crash during the financial crisis, gross returns inclusive of dividends from Australian shares recorded an even stronger 9.2% per annum, implying that you could have turned $100,000 into somewhere just shy of $250,000 over the decade to December 2013, with dividends having been reinvested.
The returns continue to be forever volatile, of course, but over a long time horizon a diversified portfolio of productive, profitable, industrial companies should deliver outstanding dividend income and capital appreciation.
Property
The returns on residential investment property were recorded as having "lagged" at only 6.1% per annum over the past 10 years.
As noted above, I don't usually bother too much with reading the conclusions of the commentators, because they invariably reflect the prejudices of those making them, on both sides of the property versus shares fence.
It's certainly the case that that residential property prices are likely to experience lower capital returns in the future than they have in times past, since we have already experienced the structural shift to lower inflation and equivalently lower interest rates, as well as having undergone a demographic shift towards a greater preponderance of dual income households.
My chart below shows that dwelling prices have acted in markedly different fashion by capital city over the last decade:

Stretch the figures back 20 years, and Australian residential property has returned an astounding 9.9% return per annum, a huge compounding annual return and the sorts of figures, one supposes, which allow people like me to be pontificating on matters of the world via the blogosphere rather than doing anything more productive with my time.
Over 20 years, property has been the strongest performing asset class by a sizeable margin, and a huge margin when leverage is taken into account.
Comparisons?
To a certain extent, there must be limited value in comparing returns on the two asset classes since they serve very different purposes and are as quintessentially different as chalk and cheese.
The main advantages of investment property may seem to be (a) the greater leverage used by average investors, and (b) that average punters appear more inclined to hold investments through downturns due to the lack of daily quoted dwelling prices.
Note, however, how these perceived benefits can also be disadvantages in disguise for the unwary.
In other words, those who 'get it wrong' can be burned savagely by these twin characteristics of real estate by (a) borrowing too much, and (b) holding on to a heavily leveraged asset which experiences a long, slow deflation in price or market value.

Example?
I'm not sure how much value there is in including a stylised example here, since property investors tend to be more focused than diversified and thus returns are heavily dependent on correct asset selection.
For example, I'm extremely grateful to be a property owner in <a href="https://www.dailymail.co.uk/news/article-2660654/The-house-gained-800-000-three-years-Huge-increase-price-home-South-West-London-latest-example-capitals-booming-property-market" target="_blank">south-west London, where prices are continuing to appreciate in a near-parabolic fashion</a>, but one suspects you'd have found few young owners of a sunny disposition in regional UK real estate over the past eight years.
In any event, where a capital growth rate of 6% per annum on a property is experienced over a 10 year period - which well-located capital cities properties have often achieved during the last couple of decades - this would have broadly turned a $500,000 house into a $900,000 house over that 10 year time horizon.
Assuming an initial investment comprising a 10% deposit of $50,000 plus, say, $25,000 of closing costs including stamp duty, transfer and legal fees, a compounding annual 6% capital growth created equity of an outlandish $450,000.
That is to say, mortgage debt remaining at $450,000, a property valued at $900,000 and correspondingly, equity of $450,000:

In other words, ignoring for the sake of simplicity any holding costs (due to low gross yields well located residential property may generate negative a cash flow in its early years before generating a positive income later in the life of the investment), you may have recouped your initial investment of $75,000 some six times over in a decade, a level of return on investment of closer to 20% per annum on the initial cash outlay.
That is to say, a rate of return that has simply not been achievable in another asset class with an equivalent level of risk for the average investor.
How has this ever been so? 
The main reason is that residential property mortgages have a unique triumvirate of conditions attached, as I discussed in greater detail in my piece <a href="https://petewargent.blogspot.com.au/2013/05/the-basic-characteristics-of-property" target="_blank">"The basic characteristics of property as an investment" here</a>:
<ol>
<li>Loan terms of up to 30 years...or even longer;</li>
<li>Low borrowing rates;</li>
<li>Low required deposits.</li>
</ol>
Will there be a property downturn in the next decade? 
There will. In this era of lower inflation, dwelling prices will actually fall in value in nominal terms far more often than than they have done in decades gone by.
Indeed, we have already seen this happen in the past decade, with prices falling in nominal terms in several calendar years.
Due to the high level of transaction costs, investment property should ideally therefore be held over a period of more than two decades, in my opinion. 
I only can wish that I had a dollar for every time someone asked me about their property's lack of 'performance' over its first year or two...
Summary
In summary, two very different asset classes that are nigh on impossibly difficult to compare in any meaningful manner.
It is possible to use significant leverage in the share market too, but unfortunately very few investors manage to achieve this with the requisite level of skill.
In the last decade, in theory you could have made a motza by leveraging heavily into the share market, but in reality, most - at the risk of committing the cardinal sin of verbing my nouns  - would have been margin-called out during the 2008 crash.

Smart equities investors who kept their powder dry borrowed against the homes at low mortgage rates in 2009 to pick up parcels of shares in wonderful companies such as Wesfarmers (WES) and Commonwealth Bank (CBA) when they were trading at incredibly cheap Price/Earnings (PE) ratios and the market was "on sale".
In this way, share market returns can also begin to escalate massively, but for various reasons it seems to be the case that only a select few manage to pull this strategy off with any real panache.
The truth is that equities are a wonderful asset class for those who learn to treat shares as an income asset and derive their benefit from the ever-increasing tax-advantaged dividends with franking credits. 
Instead, most seem to ask: "Which shares are going to go up soon?" focusing exclusively on price action and indulge themselves in the endless and fruitless conjecture of market commentary, which is somehow miraculously to divine which direction the market will move in next.

Property or shares - which is a better investment?

There is certainly a strong argument against the way in which data is delivered in Australia, given the choice is to bundle data collected as this paints a worse positioning – such as “Sydney house prices” where this data is totally irrelevant.
If all the Sydney house price data were to be broken down into the 18 regions (which should happen) then the data would hardly raise an eyebrow given it would identify minimal changes. Having said that, it would not create a headline as profound as “Sydney house prices” which further explains why defective data is often the preferred weapon of choice in mainstream media.
Last week I wrote <a href="/expert-insights/we-need-to-consider-different-interest-rates-for-different-sectors-of-the-market">why the Reserve Bank of Australia (RBA) should be trialling different cash rates</a> across Australia given we have some demographic markets booming and others in serious decline. Which gets one thinking on how the RBA managed before we had today’s available technology to produce such amazing data.
RP Data produced this week one of the most amazing data releases that the Australian real estate industry has ever before seen - a quarterly assessment of realised gross profit based on dwelling re-sales over the March quarter of 2014, released June 2014.
“Over the first quarter of 2014 RP Data recorded 64,518 residential property re-sales nationally. The gross value of the losses associated with these loss making re-sales totalled $381.1 million. Conversely, 90.2% of all March 2014 quarter re-sales recorded a gross profit relative to their original purchase price. The gross profit from these re-sales equated to $12.2 billion.”

“Lifestyle regions continue to show the largest proportion of loss making re-sales, particularly within the unit markets as opposed to the detached housing markets. Queensland’s Wide Bay region has recorded the largest proportion of loss making re-sales with 30.6% of all March 2014 quarter re-sales transacting at a price lower than what the home was purchased for. It is important to note that while loss making re-sales remain a high proportion of the market, in many of these regions the proportion of these sales is now trending lower.”
It would be fascinating to see what would happen if an area such as Wide Bay had a much lower cash rate that would further entice buyer interest?

Again,  we see Sydney listed on its own despite it having approximately 18 regions, so I don’t exactly understand why Sydney is not broken down into regions. If you are searching to buy a home nobody types in Sydney as their keyword search. It would be even easier to break this data down further by postcode results which would then deliver exacting data results.
Just in the last week we have seen Darling Square in Sydney sell out, which is an amazing result given it is a 40 storey tower so 357 apartments selling in just a few hours is unprecedented.
Then again, just a few months ago the first stage of the Barangaroo development also sold 159 apartments in a few hours – and it should be remembered these all sold at the asking price. One must wonder, just what effect the House of Representatives inquiry into foreign investment of Australian residential real estate played in these sales as it continues to unveil massive loopholes. Already it has been revealed that the Foreign Investment Review Board has failed to police those properties purchased by temporary residents who must sell within three months of departing Australia. Like hello, why would you sell when there is no watchdog?
Then a senior Bureau of Statistics official revealed this week they read trade magazines and newspapers to keep on top of the amount of foreign investment in Australia’s residential property. The sad reality is that the government has absolutely no idea what is happening here, although every sale in Australia attracts stamp duty, so they are yet to work out how to collate this data even though the answer sits directly in front of them – our data dummies.
Given this is happening via many loopholes, there is absolutely nothing the Australian government can do until they pass legislation which puts an end to these practices. In the meantime the inquiry continues and, as many of us predicted well before, foreign investors have clearly outsmarted the Australian government. If proven correct, one can safely assume there will be a buying spree if, and when, the government decides to act on this.
NSW and Victorian governments recording record stamp duty receipts obviously flew well under their radars – although not for property observers.
The data is clearly there although for some strange reason when it comes to analysing data we are seeing plenty of dummies.

Australians are treated like dummies when it comes to data

Country Garden Australia secured 296 sales today when the Ryde Garden development went on sale.
The six hour purchasing spree for the project in Sydney’s North Ryde secured around $186 million in sales.
Buyers secured one, two and three bedroom apartments starting at $488,000. The two bedders were priced from $688,000, and three bedroom apartments priced from $888,000.
There were five sales of the project’s three bedroom sky-homes, boasting views across Sydney, for between $1.3 million and $1.7 million.
"These sales were a record for the area," agents advised. 
<a href="https://www.cpmrealty.com.au/Buying/Search/Detail.aspx?id=3626&amp;wlid=5ad6e8b1-b411-435b-a832-4cc784d50cce" target="_blank" style="line-height: 1.3em;">They are for sale through CPM Realty agent Sam Elbanna</a> and JLL with a 2017 completion date, subject to final council approval.
JLL and CPM said that the results had exceeded expectations. 
Bates Smart Architects designed 830 apartments for Country Garden’s first Australian project, over three buildings on a site 50 metres from North Ryde train station. There will be a 2,100 square metre central park. Each tower is set to have its own rooftop garden.
The Hong Kong-listed development company, Country Garden bought their first Australian development site in late 2013 at North Ryde.
Wanting to become a major developer in Australia for the long term, the group has a preference for suburban sites which could sustain large garden areas.
“Up to 20% of the buyers were former Country Garden customers,” the company’s general manager, sales and marketing, Nicholas Hum, told the Australian Financial Review.

Strong off the plan sales at Country Garden's Ryde Garden project

News Limited's Lachlan Murdoch and wife Sarah sold their Bronte trophy property yesterday afternoon, ahead of today's 12.30pm scheduled auction.
The contemporary Bronte Road house was initially listed in 2009 with hopes of $13.5 million.
But Fairfax Media report it sold for a little over $10 million.
There has been no official sale price indication on Lachlan Murdoch's website, <a href="https://www.realestate.com.au/property-house-nsw-bronte-117070459" target="_blank">realestate.com.au</a>. Title Tattle recalls it was an unsolicited bid in April 2005 that secured the $7.75 million house above Bronte Beach as the Murdochs’ base for their return to Australia from New York.
It was bought from Graham Ford, the Bronte Surf Club president, who built it in 2001.
Lachlan Murdoch, the co-chair of News Corp and 21st Century Fox, and his wife Sarah first listed it in 2009 and then 2011.
Agents Ken Jacobs and Darren Curtis of Christie's International had the prestige listing for June 28 auction.
Le Manoir, Lachlan and Sarah Murdoch's $23 million Georgian estate in Bellevue Hill, will soon become the couple's permanent base. 
In the meantime the Murdoch couple continue their lease on Coolong, the Vaucluse beachfront residence of expats Ivan and Marina Ritossa.
The last big Bronte property play was in 2012 when Seumas Dawes, the London-based Australian merchant banker, who sits on the latest Sunday Times Richest 1000 list, and is the chairman of the investment committee at Pepper Investment Management, bought the neighbouring Bronte property.
<a href="/news/a-cut-above-the-rest-the-era-of-sydney-mega-mansions-far-from-over-title-tattle">Title Tattle reported</a> at the time that Dawes had poured some of his then £90 net worth into a serious Bronte acquisition. He now sits in equal 739th place with a £124 million net worth on the recent Sunday Times Richest 1000 list. 
The funds manager and his wife Rosemary had initially spent $12.3 million for a large, modern three-storey residence in 2006. It was a modern five-bedroom residence on the ocean side of Bronte Road overlooking the beach and ocean.

Then in 2012, the Dawes couple splashed out with the $16.5 million purchase of the neighbouring house, which they've bulldozed to expand their garden and garaging in grounds prepared by Formed Gardens.
The new works, which include gym and cabana, improve the neighbouring contemporary houses's north eastern aspect in unquestionably one of the most expensive coastal suburbs on the exclusive <a href="/news"></a>strip known as The Cutting.
Rosemary Seaton, the wife of merchant banker Seumas Dawes, recently sold her <a href="https://www.mcgrath.com.au/buy/house-waverley-nsw-2024/202047/?searchID=40389687" target="_blank">Luigi Rosselli-designed Waverley</a> house for $3.8 million which settled earlier this month.
Seaton had paid $3.9 million in 2009 for the five-bedroom residence which was bought by Fiona Ford, who recently sold her nearby semi.
Luigi Rosselli had designed the property for the Yong family who sold it to Seaton in 2009.

Lachlan and Sarah Murdoch secure pre-auction Bronte trophy house sale

Why will one lender approve one loan and another lender decline the same loan? And what do you do when you can’t tick the lenders boxes?
I have been meeting with various lenders risk assessment and the credit teams behind them and for the first time in many years, the credit pendulum is swinging ever so slightly away from conservative lending and back to a responsible but slightly more aggressive lending outlook.
Now not everyone is comfortable with this and recently top NAB exec Joseph Healy, head of the NAB's business banking and Asia operations, was quoted in The Australian taking a swipe at the bank's competitors for “aggressive” tactics designed to gain market share. 
While not mentioning names, Healy hit out at one competitors tactics: “One particular institution has been very aggressive, and that aggression is evident in the market share and the growth they've seen."
This change in lending policies is opening up some fantastic opportunities for investors, if you know how to access it.
I often speak about how to improve your prospects of securing a loan when you approach the major lenders. I base my presentations around the 'four C’s of credit': character, capacity, collateral and conditions.
This change in lending policies as the pendulum moves away from collateral is opening up some fantastic opportunities for investors but brings more sharply in focus the capacity of the borrower to afford the loan repayment, their capacity is now the highlight.
In the past granny flats or small developments were often in the too hard basket with lenders devaluing the end product so as to reduce their risk but in actuality putting these options out of the reach of all but the most cashed up investor. So some lender are now instructing their valuer to consider the actual construction costs of the granny flat. This small change is putting the possibility of adding a granny flat onto a property within the reach of most investors.
For first home buyers the 95% loan to value ratio loans are also starting to become available again for those who can qualify.
So, how can this be responsible lending with even APRA warning last year that they had concerns about high LVR lending and loosening lending standards?
In APRA Insight they pointed out: “Sustained low interest rate environment poses further risks to lending standards. It is important for ADIs to ensure that new borrowers are able to service debt and afford higher repayments when interest rates rise from current record low levels. APRA expects ADIs' serviceability assessments to test borrowers' capacity to meet higher repayments through adequate interest rate buffers and floors, applied to new and existing loan commitments.”
So even APRA give us the answer: capacity, as lenders relax their lending criteria on the back of the record low interest rate APRA is encouraging lenders to test borrowers at higher interest rates than would be typical
What does this mean in practical term? Previously lenders would build a buffer into the interest rates offered of between 1.5-2% when testing serviceability. This meant that in terms of being able to afford loan repayments borrowers would have to undergo large rates rises before the interest rate increases would begin to hurt household budgets. What APRA is now encouraging lenders to do is to set a floor, a lowest limit for testing of interest rates. With one lender this has meant that regardless of interest rate reductions all their loans are tested with a hypothetical interest rate of 8% which is nearly 3% higher than the actual interest rate offered by the lender on their discounted variable interest rates.
What is interesting though is that while we have seen the easing off of lending standards, particularly with collateral and character we are only just starting to see these harsher testing interest rate criteria filter through.
But be warned though, we have seen one lender move this month to move the testing interest rate on their fixed interest rates to a higher level than previously, most likely on the back of pressure from APRA.
So now is a great time to review you property portfolio and to review your borrowing capacity before the new APRA regime begins to really take hold.

Changing lending policies are opening up fantastic opportunities for some investors

It was a rare moment of unscripted truth in Australian politics, which summed up decades of national policy.
The Premier was responding to United Nations report on the health of the Great Barrier Reef, warning that it could be listed as a World Heritage site <a href="https://whc.unesco.org/en/danger/" target="_blank">“in danger”</a> unless Australia stepped up its protection of the reef, particularly from increased port development. (The World Heritage Committee is due to discuss it again at a meeting <a href="https://theconversation.com/australia-courting-danger-with-the-great-barrier-reef-20411" target="_blank">in June this year</a>.)
Newman was not just articulating Liberal National Party policy; keeping Australia in the coal business has also been core to Labor’s economic policy for many decades, going back to the “no regrets” approach of <a href="https://apo.org.au/commentary/our-lost-history-climate-change" target="_blank">the Hawke/Keating years</a>.

It’s not hard to see why the bipartisan consensus on coal persists. Coal is the <a href="https://www.dfat.gov.au/tradematters/qld" target="_blank">biggest export earner for Queensland</a> and <a href="https://www.dfat.gov.au/tradematters/nsw" target="_blank">New South Wales</a>, and our second biggest nationally, worth <a href="https://www.dfat.gov.au/publications/trade/trade-at-a-glance-2013/trade_performance_at_a_glance/part03_australias_trade_and_economic_statistics" target="_blank">A$41 billion in 2012</a>.
So here’s the surprising part. Over the past year, Newman has been asking Queenslanders to come up with a 30-year vision for the state, “<a href="https://www.youtube.com/watch?v=nM1rYlhjGVg" target="_blank">beyond politics, and beyond the next 10 elections</a>. It will be a genuine reflection of our collective aspirations for the future.”
Nearly 80,000 people have had their say – and in the draft plan currently under review by the state government, coal doesn’t rate a mention.
By the people, for the people
The Queensland government’s <a href="https://queenslandplan.qld.gov.au/">Queensland Plan</a> is significant because it’s among the most extensive public consultation processes ever undertaken by an Australian or state government. A leading American planning consultant and adviser to the Premier, <a href="https://www.nxtconsulting.com/team">Steven Ames</a>, describes the effort being made to hear views from across the state as a “virtuous circle”:
"Bottom line, the more engaged the public, and the more aware the government of public perceptions, the more effective and long-lasting outcomes that can be expected." – Ames, correspondence with the author.
Launched early last year, there have been major summits in Mackay and Brisbane, dozens of workshops and <a href="https://queenslandplan.qld.gov.au/journey/">hundreds of meetings across the state</a>, as well as online surveys and discussions, all feeding into a <a href="https://queenslandplan.qld.gov.au/journey/public-review-working-draft/assets/qld-plan-working-draft.pdf">draft 30-year plan</a>. The final plan will be <a href="https://queenslandplan.qld.gov.au/next-steps/">released in mid-2014</a>.
Subtitled “Our working draft created by Queenslanders, for Queensland”, the <a href="https://queenslandplan.qld.gov.au/journey/public-review-working-draft/assets/qld-plan-working-draft.pdf">44-page draft plan</a> distills all that community consultation into nine key subjects: education, community, regions, economy, health and well-being, environment, people, infrastructure, and governance.
More thorough than any public opinion poll, the draft Queensland Plan shows that Queenslanders want regional development and livable communities, but importantly they want these to be innovative, sustainable, and supportive of emerging industries.
Surprisingly, “coal” is nowhere to be found in the draft Queensland Plan. Instead, people have expressed a clear preference for developing agriculture, ecotourism, education, research and development, and alternative energy.
Among the top 35 goals outlined are that “We protect the environment” and “We invest in and adopt sustainable and renewable solutions”. Asked “What does success look like?” in achieving that latter goal, Queenslanders have said “Renewable energy will be the norm.”

Envisaging a different future
For so many people from such a coal-reliant state to envisage a generational shift away from coal is remarkable.

But it mirrors some other shifts in public sentiment and behaviour, in which ordinary Australians have moved ahead of politicians – sometimes catching federal and state governments off-guard.
Even a few years ago, who would have confidently predicted the recent trends in rooftop solar power? Certainly not major power companies like AGL, which have <a href="https://reneweconomy.com.au/2014/massive-losses-hit-energyaustralia-as-demand-falls-solar-soars-67443" target="_blank">reported hits to their profits</a> as more Australians try to control their rising power bills by going solar. Between March 2011 and the end of 2013, the proportion of Australian homes with solar panels more than doubled <a href="https://www.theaustralian.com.au/business/latest/three-million-sleep-under-solar-rooftops/story-e6frg90f-1226852425006" target="_blank">from 7.5% in March 2011 to 16%</a>, representing more than 3 million people.
However, imagining a future without significant coal export revenues will be harder for political leaders from both major parties.
For instance, even while the Gillard government was introducing a carbon tax, it went to great lengths to reassure its heartland about the future for coal, with Climate Change Minister <a href="https://www.climatechange.gov.au/ministers/hon-greg-combet-am-mp/media-release/gillard-government-supports-coal-mining-jobs" target="_blank">Greg Combet declaring in 2011</a>: “I can assure coal miners that their industry has a bright future under a carbon price.”
Will politicians listen?
Campbell Newman has shown himself to be a commendably unorthodox political leader in conceiving and championing such an inclusive, forward-thinking process as the Queensland Plan.

So now the question is whether both sides of politics will heed the sentiment so strongly articulated in this bold 30-year community vision for Australia’s leading coal state.
Ultimately, it is a vision that neither the Liberal National Party nor Labor can ignore.
The alternative, as the people have rightly identified, leaves us dependent on the hope that Asia’s major coal consumers will never clean up their own industries. It’s <a href="https://www.smithschool.ox.ac.uk/research/stranded-assets/Stranded%20Down%20Under%20Report.pdf">a risky strategy</a>, as <a href="https://reneweconomy.com.au/2013/iea-casts-doubt-future-queensland-mega-coal-mines-51236">more analysts</a> are warning, particularly as our region’s economic powerhouse and main Australian market, China, has announced its own <a href="https://www.bna.com/china-outlines-environmental-n17179882762/">“war on pollution”</a> – much of it generated by burning coal.
