Environmental features include solar panels, shared electric vehicle charging stations, rainwater harvesting for toilet flushing and landscape irrigation, double-glazed windows and water-efficient fixtures and appliances.

The development was built by Balmain &amp; Co, with Wickton managing the broader development process through its in-house team.

For downsizers, the project’s completed status removes much of the uncertainty associated with buying off the plan. Purchasers can inspect the finished apartments, understand their outlook and proportions, and move in without waiting for construction to conclude.

Luxury apartment buyers have long prioritised design, space and finishes, but increasingly they're placing equal importance on something less tangible: how easily they can live without relying on a car.

At <a>Richmond Square</a>, <a href="https://www.apartments.com.au/developers/fortis">Fortis</a> believes that convenience begins beyond the apartment itself, with the mixed-use precinct earning a near-perfect Walk Score of 99.

The development has been planned around the idea that some of the most valuable amenities aren't contained within a building, they're the restaurants, cafés, parks, transport connections and daily conveniences that can all be reached on foot.

Located just behind Swan Street and Church Street, <a href="https://www.apartments.com.au/new-apartments/richmond-square-1-wiltshire-street-richmond-vic-3121">Richmond Square</a> places residents within one of Melbo​u​rne's most established lifestyle precincts while offering a quieter residential setting removed from the busiest thoroughfares. Rather than developing a standalone apartment building, Fortis consolidated 15 individual properties to create one of the larger development parcels assembled on Mel​b​ourne's city fringe in recent years. That allowed the team to deliver a genuine mixed-use precinct comprising 107 residences across Wiltshire House and Carmine House, premium office space, hospitality venues, retail, wellness offerings and a future 57-room hotel.

The project is also attracting Mornington Peninsula and interstate buyers seeking a Melb​ourne residence they can lock up and leave between visits.

Walker Corporation is doubling down on Maroochydore following the successful sales campaign at its first residential project in the emerging CBD.

The national developer has filed plans for <a href="https://www.apartments.com.au/new-apartments/celeste-30-sunshine-coast-parade-maroochydore-qld-4558">Celeste</a>, a new 29-storey apartment tower at Lot 30 Sunshine Coast Parade, just metres from its under-construction SOL by Walker development.

The plans, prepared by Plus Studio, would see 208 apartments delivered across a 100-metre tower on the 2,376 sqm site, which fronts Sunshine Coast Parade, First Avenue and Future Way within the Maroochydore Priority Development Area.

The proposed apartment mix comprises 36 one-bedroom apartments, 48 two-bedroom apartments, 72 two-bedroom apartments with an additional multipurpose space, and 48 three-bedroom apartments.

The upper levels would be capped by two four-bedroom sub-penthouses and two four-bedroom penthouses, taking the total apartment count to 208. The preliminary yield study also provides 262 car spaces, 114 resident bicycle spaces and storage for each apartment.

It represents Walker's next major residential move in the new Maroochydore CBD after the success of SOL by Walker, its $220 million two-tower project nearby.

SOL launched to market in early 2025 and has since seen strong demand, particularly from local owner-occupiers. By February this year, Walker said the first SOL tower was nearing sell-out, with a strong waitlist also emerging for its recently released penthouse collection.

Construction is already underway on SOL, with the first tower expected to be completed in late 2027 and the second to follow in early 2028.

Celeste would take a different form to the twin 19-storey buildings at SOL.

Plus Studio has designed a single 100-metre tower above an activated podium, with the architecture responding to the site's prominent position and three street frontages.

The podium would incorporate commercial tenancies and public art, with sweeping façade elements wrapping the street edges. The scalloped concrete podium has been inspired by the patterns created in sand at low tide, while extensive landscaping would continue vertically through the tower.

The ground level plans show three commercial tenancies addressing Sunshine Coast Parade alongside the residential lobby and landscaped public realm. The podium would then accommodate several levels of car parking before the residential tower rises above.

Plus Studio said the tower had been designed to maximise views from each apartment, taking in the Maroochy River, Sunshine Coast hinterland, Cotton Tree and Maroochydore Beach and ocean.

Those views have also shaped one of the project's key features, with Walker proposing to put the primary resident amenity on Level 29 rather than lower within the building.

The rooftop would feature a 284.9 sqm pool area with an infinity edge, along with a cold pool, spa, sauna, 93.2 sqm gym, sunset lounge, BBQ and dining areas, pool deck and private dining space. Cabanas and day beds are also shown across the recreation level.

The two penthouses would extend across the upper levels and each feature private terraces and plunge pools.

Celeste further reinforces Walker's commitment to the transformation of Maroochydore City Centre.

Walker is one of the key partners delivering the new CBD alongside Sunshine Coast Council and SunCentral Maroochydore, with the broader 62-hectare Priority Development Area occupying the former Horton Park Golf Course and surrounding land.

The precinct is ultimately expected to accommodate at least 4,000 new homes as Maroochydore evolves into the Sunshine Coast's principal commercial and residential centre.

When SOL secured approval in February 2025, Walker Managing Director and CEO David Gallant described it as the "first of many residential projects" the company planned for the Maroochydore City Centre.

Celeste now provides the clearest indication yet of what comes next.

The site sits immediately within the new CBD, with the design report identifying Sunshine Plaza and surrounding parkland within walking distance and Maroochydore Beach around a five-minute drive away.

For Walker, the timing of the application comes as its first residential bet on the new CBD appears to have been vindicated.

SOL has progressed from planning approval to construction while its first release has approached sell-out, giving Walker confidence to push ahead with another 208 apartments and take its residential pipeline in the Maroochydore City Centre to around 450 dwellings across the two projects.

Celeste remains subject to planning approval, with the architectural material describing the scheme as a preliminary yield study that may change through the assessment process.

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

Apartment buyers in New South Wales are set to gain a decade of insurance-backed protection against major building defects, after the NSW Parliament passed the Fair Trading and Building Legislation Amendment Bill 2026.&nbsp;

The Bill establishes decennial defect insurance, known in the market as Latent Defects Insurance (LDI), as an alternative to the existing two-year strata building bond. It cleared the Legislative Council with amendments on Tuesday evening (August 4, 2026), with the Legislative Assembly agreeing to those amendments shortly after.

Under the reform, eligible developers can satisfy their statutory bond obligation by taking out an approved decennial-style policy that gives owners 10 years of cover for major structural defects from completion, claimable directly, without first having to pursue developers or builders through costly legal action.&nbsp;

The change forms the final tranche of amendments arising from the 2021 statutory review of the Strata Schemes Management Act 2015 and related legislation.

Resilience Insurance, which originated the cover in Australia and has delivered it in NSW since 2022, welcomed the passage and credited the NSW Government for delivering it.

“This is protection apartment buyers have needed for a long time, and the credit for delivering it belongs to the NSW Government,”&nbsp;said Corey Nugent, CEO of Resilience Insurance.

“Minister Chanthivong and his team have shown real leadership in replacing an outdated two-year bond with cover that matches the lifespan of the buildings people are buying into. Reform like this is what good, evidence-based regulation looks like.”

Resilience has delivered LDI in NSW since 2022, protecting thousands of apartments, giving the State, and now the country, real-world evidence of how decade-long, no-fault protection works in practice.

The reform also places NSW within a wider national shift.

NSW is the third jurisdiction to put decennial cover into law. The ACT legislated for it in 2024, with the scheme taking effect in late 2025, and Victoria passed its own framework on 17 June. Between them, the three cover the majority of Australia's apartment market.

The reform commences once the legislation is proclaimed, which is expected in the coming weeks. From that point, developers of Class 2 residential apartment buildings can meet their statutory obligation with an approved decennial policy in place of the bond.

Buyers who purchased into projects that took out the cover early are among the first in the country to take keys to apartments carrying decade-long structural protection.

“With the legislation passed, the focus now turns to making it work for buyers,”&nbsp;Nugent said.

“There are already thousands of apartments in NSW covered by this insurance, bought by developers who moved early. The question every buyer should be asking in a display suite is a simple one: does this building come with 10-year defect cover, and who stands behind it?&nbsp;

“We look forward to working with the Government and the Building Commission in coming weeks as the framework moves to implementation, and to sharing what we have learned over the past four years so the protection reaches owners as smoothly and quickly as possible.”

Other states are working through their own reform programs. Western Australia has indicated that decennial cover is within consideration a later stage of its reform sequence, and Queensland has been examining the settings as it looks at the development pipeline ahead of the 2032 Olympics.

NSW parliament passes 10-year defect insurance laws for new apartment buyers

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

With your financial details and a sizeable deposit in hand, you head to your mortgage broker to get pre-approval before you start your search.
Something that you may not have known is that the deposit you have is about to shrink by somewhere between $5,000- $25,000 and there’s nothing you can do to avoid this.
When buying a property there are a number of professionals that you have to engage as well as services and fees that are required to be paid during the transaction. Some of the essential costs involved are listed below. All fees vary due to property, state or territory and your personal circumstances.

Transfer Duty </li>
</ul>
Transfer duty is a government fee that must be paid on dutiable transactions for property. This varies between states and the type of property purchased and may be reduced by government grants. Fees range from $1,000 to $25,000 plus.

Lenders Mortgage Insurance </li>
</ul>
This protects the lender in the unfortunate event that you default on your home loan. This will vary due to the structure of your loan and your deposit. Fees range considerably, so allow 3% of your loan amount.

Expenses during the settlement of the property, these include body corporate, rates and valuation shortfalls amongst others. Fees range considerably, so allow up to 3% of your purchase price.

Don't get caught unaware: Essential purchase costs can eat into your deposit

Much of the money in property is made on the "way in" to the deal - in other words, when you purchase.
Buying a property for a discount provides a buffer should you be required to sell in the future. Knowing how to negotiate carefully with the real estate agent or vendor so that you can secure yourself the best deal is important.
As a first time buyer you're likely inexperienced with property negotiation - so it makes sense to consider a buyer's advocate, or buyer's agent, for this step. If that's something you're keen on, you can <a href="/expert-insights/buying/select-your-buyers-agent-wisely-what-you-need-to-consider">read our guide here on choosing one</a>. If, however, you are not electing to use an expert for this stage then you need to arm yourself with as much information as possible.
Many experts will explain that it's largely about coming up with your "ending" figure, or the amount you are willing to pay, and then working from a "starting" figure to this point.
For instance, if you are buying a property that you want to spend $700,000 on, and the vendor is asking $720,000, it might just be worth offering $680,000 and staggering upwards. Starting low will also ensure that the expectations of the vendor, particularly in a soft market, are brought down to the level where you want them to be.
Here are seven steps to get you started:

Know your market inside out If you don't know what the property is worth, you run the risk of overpaying from the get go. If you don't know whether the market is hot and demand is going crazy for the type of home you are looking at, you run the risk of irritating a vendor who will just go to the next buyer. Make sure you negotiate harder in softer markets where buyer interest is at a low, rather than playing hard ball in hot and fast moving areas where you'll be wanting to be just as quick with offers. Be realistic about the market. You may want to have a look at statistics such as vendor discounting and days on market to get an idea of what type of an area you are buying into. For suburb specific data, see our free data section. Remember, the real estate agent is not on your side. Their job is to assist the vendor. <a href="/news/real-estate-agents-presenting-inappropriate-comparables">Do not trust them to provide you the most accurate comparables</a> or data to assist. It's worth doing some research into<a href="/expert-insights/understanding-comparable-sales-an-introduction"> what comparables are actually comparable</a>.

Know how much you can afford Don't be offering blind. Have finance pre-approval and a good idea about what you are able to borrow, as well as a clear understanding of your personal capacity to buy. Don't leave yourself in an uncomfortable spot while negotiating due to a lack of preparation. You can also use this to your advantage - by telling the real estate agent that finance will only allow you to borrow up to a certain amount, they are less likely to push you to prices you do not want to go to (remember that you do not have to tell them your true borrowing capacity). Don't put all your cards on the table If you're willing to go a little higher, but have a feeling the vendor is close to breaking point, then make sure you don't give any further suggestion to the real estate agent that you'd be willing to spend that extra $20,000 or so.  You may also want to push the "This is as much as I can possibly spend" line, as well as falling back to the finance suggestion above. A good example of this was from an auction attended by Property Observer where we see the buyers play pretty hard to not increase their offer by saying "this is our final amount". Note how skilfully the agent coaxes them into revealing their hand, and how he presents the vendors thoughts in a positive way. Befriending silence and not rushing to fill it can be an important skill that you'll want to make the most of as well - do not be coaxed into letting yourself reveal important details.

Do not assume that price is everything to everyone You might be able to knock down the price by offering different terms and conditions. Desperate vendors might be willing to take a lower amount provided they can have a longer or shorter settlement or similar. Find out what is important to the vendor - and find out as much about them as possible. Sometimes Googling or doing an RP Data search on the property can be revealing. However, remember that just because the property has been on the market for a long time, it doesn't necessarily mean that the vendor is desperate - sometimes the exact opposite can apply. Get to know your vendor's "cards" as best possible, including whether the property's price has already been discounted and how much they actually want for it.  Observer <a href="https://www.propertyobserver.com.au/residential/sweeten-the-deal-by-negotiating-terms-of-purchase/2013121166912" target="_blank" style="line-height: 1.3em;">Jo Chivers previously looked at negotiating the terms of purchase</a> to secure yourself more access and a better deal. Don't forget that you can give multiple offers at once with different terms and conditions attached to each. For instance, you may provide their asking price but with strict terms and conditions favourable to you, while offering less for the settlement period that they want.

Provide reasons for lower offers If you think that you can offer less than a property is expected to sell for and get a positive response, you'd be wrong. Sometimes justification is a powerful thing. Use comparables that you think fit your case better than those presented by the agent (which are almost guaranteed to be comparables in the favour of the vendor). Remember to use your handy building and pest inspection, anything that needs to be fixed can arguably come off of the price you pay. For instance, wHeregroup's Todd Hunter has told Property Observer that he uses details such as gardening that needs to be done, taps that need to be fixed and similar to present his case for a discount or to get the property in a better condition when he does purchase.

Put time limits on your offers This can make you seem serious about the offer, and also means they are encouraged to make a decision as soon as possible. 48 hours would be a good starting point. Add a cheque to the offer - show them that they can easily have the property sold with the simple act of accepting. Time your offers carefully and use the response from the real estate agent as a guideline on how to act next. If the agent isn't chasing you for the next offer, then you may need to face the consideration that there are potentially other buyers willing to pay more. You might want to play this same approach and ensure you have other properties of interest to you.

Have the team behind you to act fast If another offer falls through and they come to you with a time limit themselves, you'll want to have a solicitor and a team who can turnaround the paperwork as quickly as possible. Cultivate your investment network so you can act as quickly as possible. This will also enable you to put the first offer onto a lot of properties. As a first time buyer, you'll want to be looking towards referrals from trusted friends and family to start building your team. To pick your home loan, there are three main things to think about:

To navigate the myriad mortgage products on the market, you need to have your priorities clear. It's rare that one deal will be clearly better than all the others - instead, it's all about what's best for you.
You may be after low ongoing fees. Perhaps security against future rate hikes may appeal to you, or maybe you're more interested in capitalising on the next rate cut.
Firstly, remember that a mortgage is a long term commitment. It's incredibly unlikely that your life circumstances will stay constant over your entire mortgage term. Think realistically about how your life might change over the next five or 10 years - you might have ongoing health concerns that will make rate repayments harder, or go from a double income household to a single one. A new addition to the family will seriously change your finances, as will a career change.
Figuring out your priorities doesn't just mean figuring out your priorities for today. It means figuring out what your priorities will be a decade down the track.
With a variable loan, your interest rate will change each month, according to how your bank responds to changes in the Reserve Bank's overnight cash rate. With a fixed loan, you lock in a single rate for a set number of years - anywhere between two and 10. Your choice will be in large part informed by your personality and your priorities - some are more comfortable with variance than others.
As <a href="/expert-insights/finance/weighing-up-fixed-vs-variable-interest-rates-mark-bouris">Mark Bouris writes</a>, both fixed and variable options come with their own risks. Pick a variable loan, and you'll be paying more when the Reserve Bank increases the cash rate. Go with fixed, and you'll miss out on any rate cuts.
While nobody knows for sure which way rates will move, we're currently at a record low cash rate of 2.5%. For some, this <a href="/expert-insights/finance/analysis-is-it-worth-fixing-your-home-loan">means that fixing is a better option</a>, financially speaking, as many expect the only way for rates to move is up. Fixed products will also make it easier for you to budget, as you'll know exactly how much money you need to put towards your mortgage each month.
However, <a href="/expert-insights/finance/variable-rates-remain-the-loan-product-of-choice">75.34% of all home loans written up in June</a> were variable, perhaps due to the generally lower rates offered on variable loans than fixed ones.
And of course, it's not just the rate that matters, but the product and the bank's conditions. Often, fixed rate loans do not allow you to make extra repayments on the months that you have a bit of spare cash, or will charge you a fee to do so. You may also face a "break fee" if you sell your house before the end of the term and repay the entire loan, or if you change your loan.
The Consumer Action Law Centre recommends that borrowers <a href="/expert-insights/buying/consider-opt-out-costs-when-getting-a-loan-consumer-action-law-centre">consider their opt out fees upfront</a>, rather than waiting until your circumstances change.
There's also the option to split your loan type, with a partially fixed loan. For example, if you know your budget is generally likely to be tight but that you occasionally get substantial injections of cash, from bonuses or short term contract work, you may want to choose a 50% variable and 50% fixed loan which limits your exposure to future rate hikes but still allows you to make extra repayments occasionally.

Mortgage brokers
A mortgage broker is someone who specialises in home loans and will negotiate with lenders on your behalf to arrange your loan. A good mortgage broker will help you select the best loan and secure it with your lender. But be careful - a mortgage broker often receives broker's fees or commissions by credit providers, which can influence what loan they recommend to you. So even if you do use a broker, you should still shop around for the right loan - and the right broker.

<li>How do you get paid? Unfortunately, a broker will not always act in your best interest. Determining where they get their money from may help you identify any conflicts of interest.

<li>Who is on your lending panel? If your broker only has access to loan information from a few banks or lenders, you're not getting the full picture and could miss out on a good deal. If you know of lenders they don't, do some independent research. 
</li>
<li>What is your average client like? Make sure you get a broker that specialises or at least has a good deal of experience with first home buyers - long term investors will have very different needs. 
</li>
<li>What are your license details? Your broker should have an Australian Credit License, with their number displayed on official paperwork. Don't be afraid to google them and ask about professional indemnity insurance in case anything goes wrong. 
</li>
<li>What are some difficult deals you've pulled off? Your mortgage broker should be open and honest about their previous dealings - remember, they're there to help you, so make sure you're going with someone with experience and confidence.</li>
</ol>
Knowing what you can afford
A large part of picking the right home loan is about knowing what you can afford. You might have saved up enough to make a 10% deposit on a $500,000 home, but that doesn't mean you can afford to make the monthly repayments on a $450,000 loan. There are a number of calculators available to you, <a href="/expert-insights/buying/six-handy-apps-for-first-home-buyers">including apps</a> like tapMortgage and Approve Me.
tapMortgage can help you calculate your stamp duty, transfer fees, first home concessions and mortgage repayments. You can sort out the potential savings you would make with different repayment schemes or the total interest you'll pay on your loan. Approve Me is another app which can help you decide whether you can afford your prospective loan repayments. It even has a process for obtaining home loan pre-approval.
Knowing what you can afford is the most important part of choosing your first home loan. While many decide on how much they have for a deposit, the area they'd like to live in and even the kind of home they want before thinking about their mortgage, many experts recommend figuring out how much you can afford to pay each month before considering any of the more glamorous aspects of buying your first home.
Once you think you know what kind of loan suits you best, and you've gotten an idea of the kind of property you're after, it may be worth getting a <a href="/expert-insights/finance/a-quick-guide-to-home-loan-pre-approval">mortgage pre-approval</a>. While it's not a watertight guarantee you'll be approved for the loan of your choice, it's your best bet.
Running into trouble
No matter how well you prepare, there's always the risk of something going wrong. Unexpected costs and events can severely hamper your ability to repay your loan. If you think you're at <a href="/news/vic/victoria-s-mortgage-delinquency-on-the-rise-how-you-can-stay-above-water">risk of default</a>, here's what you can do:

<li>Communicate with your lender. Don't think your lender just won't notice if you stop making your loan repayments. Be clear with them about what's happening - they may be able to stop the process that will end in you defaulting on your loan and getting evicted from your home.

<li>Enquire about hardship variations A hardship variation is an amendment to the terms of your loan contract which may temporarily make your loan more affordable by decreasing your monthly repayments but increasing your overall loan term. For new loans, you should be able to apply for a hardship variation no matter what your loan size is. If they don't approve your hardship variation application, your lender must provide a reason.

<li>Check your insurance Depending on the reason for your default - loss of income, a health issue or a sudden death in the family, you may be able to claim cover that will assist you in paying off your loan. 
</li>
<li>Consolidate and refinance Be wary of refinancing your loan to reduce your payments - like with a hardship variation, this is likely to only be a short term fix. Beware of hidden costs and fees. 
</li>
<li>Selling or renting If you absolutely can't continue to repay your home, you may have to consider selling your property to pay off your loan. This is a long term fix, with its own major costs. You may also face extra fees for breaking your loan contract early. If you have alternative accommodation available - a parent's house, for example, you may consider moving back there temporarily and renting out your house. Again, this comes with its own costs, like the expense associated with hiring a property manager.

<li>Seek help If you run into financial trouble, you're not on your own. There are free and low cost services available to help those under financial stress, like financial counsellors and legal advisors.</li>

Of course, the best way to avoid running into trouble with your first loan is to plan ahead carefully and choose wisely in the first place. Be honest with yourself about your payment abilities, and consider your mortgage as carefully as you're considering your first home purchase.

However, it will come back to one simple question: Why were you buying in the first place?
If you were buying to escape your parent’s house, or the irritating situation of renting and being unable to paint your walls or have a pet, then it’s unlikely buying an investment property will suit your goals. If, however, you are looking to buy for primarily financial reasons – rather than for lifestyle reasons – then asking yourself whether an investment property is a good option is a fair question.
While all properties should be treated with careful planning, and considered as a financial decision, it's worth noting that ignoring the "owner occupier" aspect of buying opens up many locations and opportunities across the country to consider where to place your money.

Owning your own home, investing later 
Pro: The security of not being asked to leave after six months of tenancy.
Pro: You can personalise the space you live in and have greater freedom to decorate.
Con: You cannot claim any of the tax benefits of living in your own home unless...
Pro: You rent out bedrooms to a boarder, entitling you to apportioned tax deductible expenses (effectively making your own home partially an investment property).
Pro: The advantage of being able to live in the area/suburb/street where you want to be. Renters are often at the mercy of accepting less than their ideal locale.
Con: You are at the mercy of paying the additional costs involved in home ownership (strata for units, council/water rates, house maintenance, repairs, etc) without any of the tax deduction allowances, making owner-occupying very expensive when coupled with mortgage repayments.
Investing while renting 
Pro: Cash flow month to month - it's easily considerably cheaper to split bills and rent rate.
Pro: Probably the biggest one – you free up cash flow to save harder for a deposit on an investment property.
Pro: Many options exist within this: couples moving in together to split costs; friends can flat or house share to split costs; or simply living with parents and paying a little board can keep costs down.
Con: Insecurity of long-term tenancy. Owners can sell/move back in/even demolish the property you're renting.
Con: Costs aren't fixed; leases tend to hike up in rent at the end of one lease and the start of another one.
Con: Depending on whom you're living with, the challenge of personality clashes or inconvenient lifestyle issues with accommodation sharers.
Con: Lack of freedom in personalising your home.
LIFESTYLE AND CIRCUMSTANCE
This part is largely personal.
Renting doesn’t suit everyone – particularly if you do not want to be forced to move at the end of your lease agreement. There are thousands of gripes that tenants have with their landlords and property managers. Many of us would love to be able to paint our walls, buy a pet or just not put up with inspections.
If you’ve come to the end of your tether, and that is why the property market is looking attractive, it seems that buying a home is for you.
However, if you are not sure about what the next seven to 10 years holds for you (how many of us really are), then renting might suit perfectly. Herein lies a lifestyle debate that sees many retain their tenant status. You might not know what you want to live in down the track – perhaps your lifestyle will change, you may have children or you’ll need to move for work. Remaining flexible, by renting, may be the best solution for you – particularly bearing in mind hefty in/out costs when it comes to transacting property.
Lifestyle is also heavily affected by affordability.

AFFORDABILITY LEVEL AND LOCATION
Let’s be honest – affordability is largely about location. If you can’t afford to buy in the location you’re renting in and that you love, then you will be required to look elsewhere. Similarly, growth might be forthcoming elsewhere than in your current city – for instance, Sydney has recently gone through a cycle and it’s debatable as to the levels of growth still expected over the year (although recent estimates have suggested 10% growth to come).
Do you actually want to live where you can afford to buy? If you love your current location (for instance, some upcoming first time buyers we know of cannot contemplate not living in Melbourne’s <a href="/news">Prahran</a> or in Sydney’s <a href="/news">Newtown</a> or <a href="/news">Glebe</a>) and can’t afford to buy there, but still want to be getting onto the property ladder… well, it might make sense to retain your current lifestyle and hold an investment property elsewhere.
If your budget is $350,000, not a huge amount given the median prices of our capital cities, and you live and work in, say, Sydney CBD – then it might be worth looking to see what the regional areas can offer up at your budget.
It may even be worth looking interstate.
Choosing an investment property and location means that you can get onto the property ladder, while remaining in the same area, and potentially choose something that is neutrally geared, or close to it. This essentially means you will be paying out minimally each month.
Compareyour rent to the mortgage repayments you would have if you were buying a home, as well as the investment property required pay-out. It’s worth considering which is the most viable for you.
In some areas it’s cheaper to buy than rent, based on repayments. Don’t forget that there are other costs you need to be paying as well (for instance, council rates or strata) that often make this not strictly true.
Even so, not every area is lucky enough to fall onto the list.
Similarly, investing in property allows some significant tax breaks – particularly if you are on a higher income. Things like depreciation can be claimed, as can your property-related expenses. While it<a href="/expert-insights/finance/negative-gearing-is-not-the-way-forward-kevin-lee"> is never worth investing in property for a tax break</a>, it does affect your overall bottom line and should be factored into the equation. You also want to consider the future effect of capital gains tax.
If renting a room as a single in a lower-cost area, you can significantly keep your own costs down. Having a home is going to be a pricey enterprise.
FIRST HOME BUYER GRANTS
The government doesn’t give out a huge number of handouts to those looking to buy property; however first home buyers are often in luck.
Some states and territories require you to live in the property for a period of time. Others say that buying an investment doesn’t affect your ability to get the grant in future, provided you don’t live in it.
Be clear on the rules to ensure you’re not missing your personal benefits by buying an investment property. If you are, then weigh up the lost opportunity.
MATURITY
Let’s be frank. You won’t hear this point much, but if you become an investment property owner – and therefore a landlord – you’re going to need to be able to handle a group of professionals. You will need the maturity and sensitivity to deal with tenants. These may be model tenants but, as we’re all human, there is always the possibility of them causing damage. If you can’t handle this – and it’s regardless of age – then you’re unlikely to be suited to a lifetime of landlording.
It’s also about being in the right frame of mind to invest over buying a home. Investing is about leaving emotion out of the picture and potentially buying something ugly, or in an area you do not personally deem charming, to secure future growth.
You are likely also going to need to hold onto this property for a period of time. How will it affect your future plans?

A home or an investment property: Which do you choose?

Property management revenues have been recorded as jumping by 10% since June 2013 for Raine &amp; Horne, with this wing of the business expected to become increasingly prominent as investor numbers climb.
Raine &amp; Horne’s chairman and CEO Angus Raine said that in recognition of the growth in this part of the market, they have employed a business support and development manager, Lauren Kirk, to support their nationwide property management arm.
“When the next batch of figures is released by the ATO, I expect to see a major spike in the property investor numbers, as self-managed super funds and individual investors have dominated residential property in recent times,” said Raine.
Kirk is planning to assist with increasing efficiencies, rent rolls and revenues.

It comes as little surprise that Master Builders Australia’s submission to the Senate Inquiry into affordable housing looks at the ‘supply’ side of the equation.
They say that boosting the national housing supply is the key to increasing affordability, particularly due to the current shortages.
“Reducing the massive shortfall in new housing is the major challenge the nation faces in maintaining home ownership as a realistic aspiration rather than an unaffordable dream,” said Master Builders Australia CEO Wilhelm Harnisch.
“Supply side reforms must include measures to generate appropriate funding for social housing,” he said.
Here are the five points that they have suggested will help with housing affordability:

<li>National competition style payments to local councils that improve supply of adequate releasable land (both greenfield and brown field’) and implement more efficient building and planning approvals. 
</li>
<li>Agreed ‘master plans’ to deliver positive housing outcomes that cover urban consolidation and urban and regional infrastructure plans to deliver a housing mix to meet the needs of different demographics. 
</li>
<li>All local councils to develop Land Release Plans which identify  and provide an indicative forward schedule of ‘greenfield’ and ‘brownfield’ land over a rolling 10 year horizon which could be made available for housing development. 
</li>
<li>Make state and territory infrastructure charges subject to a housing affordability assessment to ensure that the supply of adequate housing stock is not being undermined. The Commonwealth should penalise states and territories which impose excessive developer charges should be penalised through a reduction in transfer payments. 
</li>
<li>An online ‘InfoHub’ should be established by the Commonwealth to allow ready comparison local councils and state and territory jurisdictions and the efficiency of their processes, developer charges and progressive land release schedules.</li>

A mortgage broker network claims that allowing first home buyers to dip into their superannuation to make a deposit on their nome could benefit the housing finance and superannuation markets.
A number of industry bodies have supported Independent Senator Nick Xenophon's proposal to change restrictions surrounding superannuation access for first home buyers, <a href="/expert-insights/buying/time-to-allow-first-home-buyers-access-to-superannuation-hia">including the Housing Institute of Australia</a> (HIA).
According to 1300HomeLoan managing director John Kolenda, Xenophon's propsal could have a positive impact on the housing market but would require restrictions.
“Anything that can help first home buyers get into the market to buy their first home is a good thing,” said Kolenda.
“First home buyers have had a number of factors stacked against them in recent years and they are the least active sector of the home finance market despite record low interest rates.
“Many have difficulty saving for the necessary deposit and they haven’t been helped by rising real estate prices and first home owner grants restricted to new houses.
“The plan from Senator Xenophon deserves consideration and they can set parameters around it such as a maximum withdrawal from a super fund of $25,000.
“If first time buyers are allowed to access their super for a home loan deposit you might actually see people contributing more money into their fund, which will be beneficial to the superannuation sector.
Kolenda said first home buyers should also consider other options, like assistance from their parents.
“First time buyers who have minimal savings should realise they can get help from their parents or other family members to help secure a deposit,” he said.
‘Under the family equity guarantor’s support policy, parents or another immediate family member can help a first home buyer purchase a property.”
Xenophon's proposal is similar to schemes already in place in Canada, New Zealand and Singapore.
While 1300HomeLoans, the HIA and the Real Estate Institute of Australia have shown support for proposed changes to super withdrawal regulations, other <a href="/news/exclusive-should-australia-follow-canadas-home-buyer-plan-the-experts-have-their-say">industry experts have highlighted drawbacks to the scheme</a>, such as increasing house prices and depressed superannuation earnings.

Mortgage broker network joins the call for super access for first home buyers

Intelligent Property Services says recent Sydney auction price guidance is around 12.7% below actual sale prices.
"With the Sydney market getting off to a cracking start in 2014 we saw that agents and vendors’ price expectations were being regularly eclipsed," the general manager of <a href="https://www.ipsg.com.au/" target="_blank">Intelligent Property Services</a>, Ramon Mitchell, said. 
"We believe that price guides need to be more accurate, especially given the information available to agents and the large sums of money involved in property transactions. 
"Not only do real estate agents have a plethora of information available to them when they price each property, they are also supposed experts in their local area," he said.
A survey issued in August 2013 by Intelligent Property Services (IPS) reported that there was a variance of 13.1% between real estate agent price guides and the final auction result in Sydney, and<a href="/news/nsw/sydney-auctions-selling-15-3-above-price-guides-since-september"> a November 2013 survey showed the gap had got to 15%</a>.
The latest 30 auction sample selection, with tabulation undertaken by head of research at Intelligent Property Services, Joe Kotevich, was from Bondi in the east to Burwood in the west at auctions from $549,000 to $1.7 million.
The results ranged from 1.5% above to the largest variance at 26%, recorded for a $1,362,000 terrace in Alexandria’s golden triangle which had an initial guide of $1 million plus.
"Some sales are pushed significantly over expectations by exuberant bidders as evidenced by the oversized studio at 12/7 Ithaca Road, Elizabeth Bay selling for $725,000 which was a whopping $165,000 over reserve, some 24% above the original guide of $550,000," said Mitchell.
"Another recent example was at the sale of <a href="https://www.homehound.com.au/listing/withdrawn/nsw/sydney-region/eastern-suburbs/darlington-eastern-suburbs/72-ivy-street-darlington-nsw-2008/" target="_blank">72 Ivy Street, Darlington</a>. 
"With a price guide of $700,000 plus there was approximately 100 people in attendance at the auction. 
"After a slow auction bidding stalled in the $700,000’s and a vendor bid of $810,000 was used by the frustrated auctioneer; perplexing many in the crowd. 
"The dilapidated terrace then passed in at $811,000 and finally sold after negotiation for $820,000 – some $120,000 over the price guide."
Mitchell said with the traditional spring selling season fast approaching, "what better time for the industry to show greater levels of transparency in order to temper buyer frustration and to give them a better chance in picking the proverbial battles that they actually have a shot at winning". 
"Whilst our intention is not to infer that all properties are deliberately underquoted, nonetheless the impact remains the same.
"Whenever we ask prospective property buyers what they would rank as the most frustrating aspect of the buying process invariably the answer is the agent “lowballing” the price guide. 
"In our day-to-day role as buyers agents we regularly see selling agents give would-be buyers enticingly low price guides so as to bolster their auction attendance numbers. 
"Time and again we watch disappointed registered bidders walk out of auction rooms without even having had a chance to bid after having watched opening bids knock them straight out of contention," Ramon Mitchell said.
IPS will continue to monitor the market and track the results. 
Auctions numbers in Sydney are down this weekend with 416 properties scheduled to go under the hammer – 90 fewer than the 506 that were auctioned last weekend, according to Australian Property Monitors.
However auction numbers are well ahead the same weekend last year when 331 homes were auctioned.
"This continues the trend over recent months with 1,757 homes listed for auction over July well ahead of the 1,233 auctioned over July last year," APM senior economist Dr Andrew Wilson said.
The inner west will host 75 auctions followed by the south with 64, Canterbury Bankstown  with 45, the upper north shore with 42, the west with 41 and the city and east with 39.
The most popular suburb for auctions this weekend in Sydney is Blacktown in the west with eight followed by Bankstown.

Crown Resort executives have refuted silly Fairfax Media speculation that the billionaire James Packer was intent on selling the Barangaroo casino resort penthouse for a windfall $100 million plus.
The project’s award-winning architect Chris Wilkinson from <a href="https://www.wilkinsoneyre.com/projects/crown-sydney.aspx?category=asia-and-pacific" target="_blank">Wilkinson Eyre</a> told a business breakfast only last week that the top three floors of the proposed 270 metre tower would be an integral part of the six-star hotel.
Crown Resorts subsequently confirmed the top three floors would be reserved for the hotel’s “most prized international VIP customers".
News Ltd's John Lehmann noted this week that Fairfax were long-time critics of Barangaroo, although Property Observer would suggest perhaps less so since the effective abandonment of the urban affairs reporting unit formerly headed by the enthusiast Matthew Moore. Records show fewer than 25 urban affairs bylined articles this year in the SMH, compared to the same period in 2011 having close to 150 articles.

A new report from HSBC Global Research’s chief economist Peter Bloxham said that the RBA is expected to keep rates on hold next week with the next movement expected to be up.
While this has been expected for the last couple of months, Bloxham made an interesting observation of what must be watched in the next statement from RBA governor Glenn Stevens.
It’s all in the wording.
“A key thing to watch out for will be a possible language change in the statements,” Bloxham explained.
“For the past six months, the RBA has been stating that a 'period of stability' in rates was likely; however, with rates now having been stable for almost a year that language may change, simply because there has already been a long period of stable rates.”
He noted that Stevens had warned about a forthcoming language change, but said that it was not necessarily an indication that rate hikes were being considered.
Next week, Bloxham expects the RBA to reiterated that the Australian dollar remains higher than they would like it to be, and to revise down CPI forecasts.
Sentiment was also noted to be improving.
