<p>When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.</p>

<p>But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.</p>

<p>As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.</p>

<p>For apartment residents, that can present a challenge.</p>

<p>If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.</p>

<p>That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. <p>For buyers, it's a reminder that the best apartment features aren't always the most obvious.</p>

<p>A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.</p>


The apartment feature many buyers don't think about, until their first missed delivery

<p><a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.</p>

<p>Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.</p>

<p>A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.</p>

<p>"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."</p>

<p>The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.</p>

<p>Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.</p>

<p>The architects say landscape is intended to be integral to the building rather than an applied element.</p>

<p>"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."</p>

<p>"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."</p>

<p>Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.</p>

<p>HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.</p>


HG Developments doubles down in Newstead with second Maud Street apartment development

<p>Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.</p>

<p>But in many cases, that's not actually what those sustainability ratings guarantee.</p>

<p>Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.</p>

<p>In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.</p>

<p>That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.</p>

<p>The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.</p>

<p>Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.</p>

<p>Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.</p>

<p>Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.</p>

<p>"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.</p>

<p>"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.</p>

<p>"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."</p>

<p>Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.</p>

<p>Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.</p>

<p>"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.</p>

<p>"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.</p>

<p>"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."</p>

<p>For apartment buyers, the shift is also changing the questions worth asking.</p>

<p>Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?</p>

<p>As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.</p>


What does it really mean for a building to be 'green'?

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

Off-the-plan property explained: What is stamp duty?

<p>Office leasing levels nationally have increased 13% when compared to the same time last year with overall square meter space up 22%.</p>
<p>Demand for office space is highest in New South Wales with <span style="line-height: 1.3em;">112,937 sqm leased so far this year, up from 64,629 sqm recorded in the first half of 2014. </span></p>
<p><span style="line-height: 1.3em;">Figures from Colliers International show interest in office space sized between 1,000sqm and 3,000sqm around Australia increased 31% from Q2 2004 to Q2 2015, with demand up 25% from Q1 2005 to Q2 2015.</span></p>
<p>Colliers International national director of office leasing, Cameron Williams, said larger firms are driving demand for office accommodation in 2015 compared to 2014. when smaller space was in strong demand.</p>
<p>“Core premium remains the most challenged market however, as we had anticipated, a flight to quality is occurring that will result in significant commitment within the core premium market during the second half of 2015," Mr Williams said.</p>
<p>“In 2014, we saw the government sector dominating as they put large requirements into the market. However, as we move into the second half of 2015 we are seeing business services, communications and finance catching up and dominating both in enquiry levels and leasing deals being negotiated.</p>
<p><span style="line-height: 1.3em;"> “At the smaller end of the market there has been a lot of activity from Asian investment companies that have a preference to be located in Sydney’s midtown. </span><span style="line-height: 1.3em;">This growth is naturally having a positive impact on net absorption and lessors are becoming more confident."</span></p>

Adelaide CBD car spaces fetching $47,000

<p>A speaker at a seminar in Melbourne told the audience they should buy in a particular suburb because the median unit price had jumped 20%-plus in the previous 12 months.</p>
<p>I’m not sure I’ve heard worse advice in a public forum.</p>
<p>But it’s a common syndrome in real estate - one that defies all logic, but common nevertheless.</p>
<p>For many years I have observed investors getting excited about buying in a location because they read/heard that it had shown exponential price growth in the recent past. </p>
<p>There are multiple reasons why this is a mistake. </p>
<p>The first is that they would be buying in a location <span>after</span> the big growth has happened. Publicity-hungry research firms that publish lists of the highest annual growth are telling you where you should have bought a year ago – maybe. </p>
<p>The second reason is that the figures show the rise in the median price, which doesn’t mean values have risen to the same degree. Given the way median prices work, it’s not uncommon for the median price to rise in an area where values have fallen.</p>
<p>The third reason is that the figures are often nonsense, wildly distorted by a small sales sample or a short time frame. </p>
<p>Here’s a recent example. RP Data, a persistent source of worthless information on real estate prices, recently spat a list out of its computer of the five locations in each state/territory which had shown the highest price growth in the most recent quarter. </p>
<p>Numerous locations on these lists had (allegedly) recorded median price growth between 25% and 35% in three months. </p>
<p>If this represented actual growth in values at those levels, this would be the greatest real estate boom in the history of the planet. But it did not mean anything of the sort. <span style="line-height: 1.3em;"> </span></p>
<p>In each case, it was a statistical aberration. There was not a single instance among those 40 locations where values were rising at the levels suggested. </p>
<p>In most cases, the statistical glitch was caused by a small sales sample. More than half of the 40 locations had fewer than 30 sales in the previous 12 months, which meant the quarterly data was based on only six or eight sales. </p>
<p>Some had only 10 or 12 sales in the year, providing a quarterly sales sample was just two or three sales. To publish median price results on samples so small is irresponsible as well as misleading. </p>
<p>In every case – i.e. in all 40 locations – the RP Data growth figures were contradicted by figures from other research sources. </p>
<p>RP Data claimed Harlaxton in Queensland had grown 28% in three months, but Domain recorded zero growth for the same location. RP Data said Cape Schanck in Victoria (a tiny market with only 14 annual sales) had grown 29% in one quarter, but Domain said its median price had actually dropped 1.3%. RP Data said Manjimup in WA had jumped 29% in three months, but Domain said it had declined 3% for the quarter and 1% for the previous 12 months.</p>
<p>The problem is that some media organisations, especially the online magazines, publish these furphies as if they’re nuggets of gold for information-starved investors. </p>
<p>“Australia’s top property markets revealed!” shout the headlines. </p>
<p>How can they be so careless?</p>
<p>A more accurate headline would: “Australia’s worst misinformation exposed!”</p>

<div>Egg on face for many of the property experts once again, though it should be noted here that the market regulator "should" now be targeting Sydney loans with a vengeance in order to dial back this exuberant level of demand.</div>

<p><span>Buyers agent Nicole Jacobs attended the recent offering of 374 and 376 Montague Street, Albert Park along with a crowd of about 120 people.</span></p>
<p><span>But there was no under the hammer joy for auctioneer John Holdsworth of Greg Hocking Holdsworth for the renovated trophy home.</span></p>
<p><span>A vendor bid of $2 million didn’t bring any bidding hands for <a href="https://www.realestate.com.au/property-house-vic-albert+park-119930193" target="_blank"><span>376 Montague Street, Albert Park</span></a>, which had been award-winningly extended by Six Degrees Architects.</span></p>
<p><span>On the ground floor of the Victorian-era house is a central living/dining area, three bedrooms, bathroom, laundry, and a separate living area. Upstairs is a luxurious main bedroom with walk-in robe and ensuite, and a light-filled study/office with balcony.</span></p>
<p><span>"It was then that I thought…have we all become so immune to the rising prices that $2 million for 215 square metres is cheap?," Nicole Jacobs opined.</span></p>
<p><span>"Not reasonable, but cheap?</span></p>
<p><span>"No parking pulled it back and as one onlooker pointed out, five bedrooms and only two bathrooms spells a nightmare in the morning!," Nicole Jacobs blogged.</span></p>

25 room mansion leads top ten national discounts: SQM Research

<p>Nearly all apartments within Brisbane's final third stage Fortitude Valley development project FV have sold, with the only four newly-released luxury three bedroom $1.8 million penthouses now available.</p>
<p>266 apartments in No. 1 building, the final of three FV developments, were sold in six weeks for a total of $190 million. The first two developments, Flatiron and Valley House, house 651 apartments and sold over 12 weeks for a total of $350 million.</p>

<p><span>Housing finance fell 4.6% m/m in May, following two consecutive months of solid growth in March and April. Finance was lower in the month across both the investor and owner-occupier segments. </span></p>
<p><span>While this result may pique concerns about the dampening impact of macro prudential policy on investor sales, the data equally points to the significance of owner-occupier demand in the face of softer investor lending.</span></p>
<p><span>Despite continued buoyant housing market activity, housing finance posted a soft result in May with negative monthly growth posted across both the investor and owner-occupier segments. The data coincides with reports of banks tightening housing investor lending conditions in May (including removing investor interest rate discounts). While this will have had some impact on investor lending in the month, we think the full effect of these changes are likely to take some months to impact on investor housing finance as highlighted in last week’s RBA Board meeting minutes</span></p>
<p><span>Looking ahead, we expect actions by housing finance lenders and APRA to tighten investor lending conditions will likely maintain trend investor finance growth at around 15-25% in annual terms through the second half of 2015. This is in the range that would maintain investor credit growth within APRA’s annual growth target of 10%. Nonetheless, the appetite for housing from investors is likely to remain strong, driven by the combined impact of low interest rates, solid house price gains and the recent volatility in financial asset returns.</span></p>

<p><span>New owner-occupier mortgage lending (excluding refinancing) continued to disappoint in May, with finance for both first home buyers and upgraders decreasing in the month. In fact, excluding refinance activity, the number of new owner-occupier finance commitments has been falling in trend terms since February 2014. </span></p>

May owner-occupier mortgage lending disappoints: ANZ Research

<p>An investor paid $425,000 for the pre-auction purchase of the weekend's cheapest sale which was 4/11-17 Davidson Street, Greenacre.</p>
<p>It was a three bedroom, one bathroom unit, sold well ahead of auction through Town and Country agent Hui Zhu.</p>
<p>One of just 10 under $500,000 sales across Sydney, it was snapped up within seven days. </p>

$425,000 Greenacre sale the cheapest Sydney weekend sale

<p><span>Sydney and Hobart both recorded the greatest increase in weekly rent over the past year, despite the fact the annual rate of growth is reaching new lows.</span></p>
<p><span>Figures from the CoreLogic RP Data June Rental Index found rental rates fell by 0.2% in June but have increased by 1.1% over the past 12 months, the slowest rate of growth on record since December 1995.</span></p>
<p><span>Sydney and Hobart had the largest increases in weekly rents over the past year. </span></p>

<p>Combined house rents have fallen 0.2% over the last month with rental unit rates increasing 0.2%. According to the report, sluggish annual rental growth is well below the ten year average level.</p>
