<p>Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.</p>

<p>The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.</p>

<p>The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.</p>

<p>The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.</p>

<p>SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.</p>

<p>“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.</p>

<p>The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.</p>

<p>“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.</p>

<p>The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.</p>

<p>Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.</p>

<p>The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.</p>

<p>COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.</p>

<p>“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.</p>

<p>The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.</p>

<p>The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.</p>

<p><a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.</p>

<p>The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.</p>

<p>The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.</p>

<p>SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”</p>

<p>The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.</p>

<p>The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.</p>

<p>A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.</p>

<p>Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.</p>

<p>The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.</p>

<p>Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.</p>

<p>The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.</p>

Eastern Suburbs buyers snap up ESTE Little Bay apartments

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

<p>Prominent New Zealand apartment and hotel operator, <a href="/developers/safari-group">Safari Group</a>, is offering up a prime investment opportunity for Australians to purchase off the plan in one of the world’s most popular ski destinations.</p>

<p>They recently took to market Mountain Oak Queenstown Apartments, in the growing precinct of Remarkables Park in Frankton, near the airport and at the foot of The Remarkables - the mountain range the locals like to call “The Remarks”.&nbsp;</p>

<p>Sydney investors have shown interest in the one, two and three-bedroom apartments that secure high-season occupancy six months over the year, primarily over summer and winter months.</p>

<p>They average 90 per cent occupancy across their portfolio over January, February, March, August, November and December, while shoulder season months of April, July, September and October are still occupied 70 per cent of the time, with the growing appeal of Queenstown becoming not just a hotspot for the snow, but a lifestyle destination.</p>

<p>Even in the low seasons of May and June, occupancy levels reach around 40 per cent.</p>

Safari Group offers low-touch investment proposition in Queenstown’s popular ski fields district

<p>A cooling off is occurring in Sydney's Eastern Suburbs residential market for properties especially at lower price points.</p>
<p>The eastern suburbs market is currently witnessing some mixed results which vary between market segments and property types, according to the June report from the valuation firm Herron Todd White.</p>
<p>The first quarter of 2018 started fairly stably however more recently has seen some softening in values, extended selling periods and auction clearance rates falling to 68.3% as of 27 May, compared to 79.4% at the same time last year, t.he report noted</p>
<p>The stronger sector of the market is currently good quality prestige houses in the $5 million to $10 million price range.</p>
<p>The reported quoted prominent eastern suburbs agent, Alexander Phillips, stating that “it’s harder to sell a $900,000 apartment by the beach than a house for $8 million in Bellevue Hill in the current market”.</p>
<p>As he points out, it’s just harder to borrow money, which is reducing the buying power for people looking for apartments.</p>
<p>“If you had a two bedroom apartment in Bondi open for $900,000 you’d get four or five groups, but if you had a house priced at $6 million or $8 million in Bellevue Hill you’d get 20 groups... there are just more buyers at that price point at the moment,” he said.</p>

<p>A Bellevue Hill unit was originally passed in at auction, then set an asking price of $929,000 which was further reduced to $890,000 and was then sold for $870,000.</p>
<p>"Although not a significant reduction, this is something very rarely seen in the eastern suburbs over the past several years," HTW noted.</p>

Cooling off occurring in Sydney's Eastern Suburbs residential market prices: HTW

<p>Larry Kestelman (above) is an extreme embodiment of the Aussie success story: a Rich Lister who has made it in both property and business and has $750 million in personal assets — none of it inherited. </p>
<p>Although he has made a fortune co-founding telecom provider Dodo, rebuilt the National Basketball League, and has no fewer than 18 companies in his portfolio at the moment, real estate is where Kestelman feels most comfortable. </p>
<p><strong>Developing Your Own Property</strong></p>
<p>Kestelman was not born to wealth. A Ukrainian immigrant who came to Australia at age 12, he got onto the path of riches with his first property investment in his 20s.</p>
<p>Aspiring investors, listen up. Kestelman‘s first wasn’t an off-the-plan apartment but a patch of land where he developed a pair of townhouses while working full time as an accountant. He sold one and lived in the other.</p>
<p>“If a person sees their future as getting into property, developing a couple of townhouses is a great way to do it,” he told me. “I made a lot of mistakes in my first one, but at least it was small.”</p>
<p>“You have mitigated your risk because you yourself can move into one. Plus, from a tax point of view, if you manage to make a profit, you won’t have to pay capital gains tax.” That’s because personal homes are exempt.</p>
<p>More than 20 years later, Kestelman hasn’t changed, although his budget has. </p>
<p>Today, he is once again building his own future home. This time, it is an apartment in the $700 million, six-star, luxury residential and mixed use project in South Yarra called Capitol Grand (below).</p>
<p>I have examined this project closely. I personally believe Capitol Grand will be the most beautiful building in Melbourne. It also will be the tallest outside of the CBD. What’s more, the apartments are designed to provide a great lifestyle. Kestelman himself plans to live in one.</p>
<p>Kestelman now lives in a 600 square meter Docklands penthouse, but he is looking forward to moving to his new building as soon as he completes construction. He tells me that 80% of the buyers so far are owner occupiers.</p>

<p><strong>Build for occupiers or investors? </strong></p>
<p>Which raises an interesting point. Most developers today build for investors. That keeps the size and the quality of the units they construct relatively low. Kestelman thinks more buildings should target owner occupiers.</p>
<p>He said, “I want to live in South Yarra. The lifestyle I want is being able to go downstairs and choose from a plethora or restaurants and stores and cafes.”</p>
<p>“Melbourne is ranked as the most livable city in the world, but until the Capitol Grand there were few apartment buildings that offered you a residence as appealing as the city itself. This will be the standard.”</p>
<p><strong>How to choose an investment property </strong></p>
<p>I’m a property investor, too, so I was curious whether Kestelman thought his Capitol Grand was a good project for investors to buy into — even if they don’t intend to occupy the apartment. </p>
<p>“Well, I’m sure you would expect me to say that about my own building,” he laughed in reply, “but I really believe it is.”</p>
<p>Kestelman holds that the greatest capital appreciation comes from high-quality developments. That’s why he chose for Capitol Grand the architect who also designed another landmark Melbourne apartment tower, The Melburnian. Data from Core Logic shows The Melburnian has been among the city's best-performing buildings for capital growth.</p>
<p>Kestelman’s advice is this: “Invest in iconic buildings that will stand the test of time, can’t be replicated easily, and that stand out as places people want to be. If you can’t tell a reasonable difference between your building and the one next door, it’s probably not going to fare well,” he said.</p>
<p>Whatever you invest in, he wants you to understand the financial basics behind your asset. Since he started out in accounting, perhaps that is no surprise. </p>
<p>“The numbers don’t lie. If they don’t add up, it’s not the thing to be doing. If you don’t understand numbers, that’s a problem. You need someone next to you to give you advice.“</p>
<p><strong>Advice for first-time buyers</strong></p>
<p>Kestelman practices what he preaches when he says it is high time Australians embrace vertical living — not just down-sizers but young buyers, too.</p>
<p>“I encourage the new generation to look at apartment living to be closer to work.” He thinks the lifestyle offered by a house on the suburban fringes is less desirable than an apartment close to downtown. </p>
<p>“Sure, you can still get an affordable house in Melbourne,” he said, “but you will probably need to spend 45 minutes or an hour traveling into your job."</p>
<p><strong>Reform negative gearing?</strong></p>
<p>Some analysts blame negative gearing for making housing too expensive for young buyers. Kestelman feels that a shortage of rental property will be a bigger problem than affordability in Melbourne’s near future. And negative gearing, he says, is vital to keep a constant supply of rental housing under construction. </p>
<p>“People buying for investment end up renting their property out, and lack of supply could really hurt the rental market.” </p>
<p>Melbourne’s population will skyrocket past five million by 2021, according to demographers, and past eight million by 2050. A lot of people will need accommodation.</p>
<p>Interestingly, Kestelman is open to negative gearing reforms, as long as the policy’s role in making rentals available is not lost. “Maybe it’s just for new developments,” he said.</p>
<p>On another hot topic, Kestelman believes foreign buyers have been good for Melbourne. Because I am chairman of Juwai.com, that’s an opinion I was happy to hear. While overseas buyers have pushed up prices in some premium neighborhoods, he believes they have also provided a huge amount of desperately needed affordable rentals. </p>
<p>“Half of the towers that are built are built on the back on investors from overseas,” he said to me. “Ultimately, they can’t take the towers home with them, so they have to stay here, allowing people to live in them.”</p>
<p><strong>Charlize Theron’s dress</strong></p>
<p>Kestelman obtained a gobsmacking amount of global attention for Capitol Grand by arranging for movie star Charlize Theron to serve as Brand Ambassador.</p>
<p>“She’s only ever done two sponsorships, Christian Dior and us.”</p>
<p>He relished telling me about the star’s surprise at the scale of the launch event at Melbourne’s Grand Prix. She was shocked at seeing herself in an 18 meter-tall poster. And that’s not all. </p>
<p>“We had a 100 or so journalists there. She was completely taken aback — to the point that she even got the name of the development wrong. She called it ‘Capitol Hill.’” Kestelman laughed as he told me this story.</p>
<p>Perhaps the best part for Kestelman was getting Charlize Theron to take off her dress. (No, not THAT way.)</p>
<p>Theron wore a Roberto Cavalli dress and Lanvin necklace in the short film that Kestelman made to promote his building. At a launch event, the dress and jewelry were auctioned to raise money for Theron’s charity, the Charlize Theron Africa Outreach Program.</p>

<div>Although these figures are retrospective, they are always instructive, and reflected tighter lending conditions this quarter.<br><br>The total value of the dwelling stock was a nick lower at $6.9 billion - albeit well up from $4.4 trillion in 2011 - putting the mean price of residential dwellings at $687,700, and leaving housing market equity of around $5.1 trillion or so.<br><br>At the national level there was a quarterly decline in prices of 0.7 per cent, now leaving prices just 2 per cent higher than a year earlier.<br><br><div><img src="https://3.bp.blogspot.com/-9R8EKvyr-OM/Wyj1MIgAlSI/AAAAAAAAqqs/5G67ClzQiVoeyNpa8vqZZzemSMEV9LrEACLcBGAs/s640/A4.jpg" width="640" height="366" data-original-height="799" data-original-width="1395"></div>

<p>In a year that has had its fair share of challenges – as well as opportunities – this end of financial year, I thought I would take the time to share my own property investment strategies and some tips to succeed within the current market and lending environment.</p>
<h2>My FY 2018 property investment strategy</h2>
<p><a href="http://www.ironfish.com.au/blog/2018/03/18/set-property-investment-plan-2018-now/" target="_blank">Last year</a>, I said I was going to leave residential property investment for a while, as I have already achieved my goals. But when I spotted an opportunity, I couldn’t help myself.</p>
<p>This financial year, I’ve invested heavily in Brisbane and South East Queensland (SEQ); I’ve purchased some more properties and also settled a few. This is part of my long-term strategy but also to invest at the right time of the cycle – as in my experience the property market in SEQ is around half a cycle behind Sydney and Melbourne.</p>
<p>SEQ is also a major growth corridor, which is experiencing record levels of interstate<span class="Apple-converted-space"> </span><a href="http://www.ironfish.com.au/blog/2018/01/19/migration-pushing-queensland-property-price-growth/" target="_blank">migration</a>, infrastructure investment – and then there’s the Commonwealth Games which has put the Gold Coast on the world map as well. I saw a great opportunity, so I’ve personally invested there.</p>

<p class="wp-caption-text">In the last few years, Queensland at its peak had about 50 – 60 new residential developments in a single year, and we’re now down to<span class="Apple-converted-space"> </span><a href="http://www.ironfish.com.au/blog/2018/05/04/cranes-fast-disappearing-analysts-predict-future-brisbane-housing-undersupply/" target="_blank">single digits</a>. Now only a handful of truly strong developers are able to bring anything off the ground. So it’s worth keeping this in mind.</p>
</div>
<h2>Get into Perth</h2>
<p>I’m also continuing my investment in<span class="Apple-converted-space"> </span><a href="http://www.ironfish.com.au/blog/2018/03/19/perth-brisbane-adelaide-housing-affordability-best-20-years/" target="_blank">Perth and Adelaide</a>. I feel like the Perth market has bottomed out and it’s a great opportunity now to invest, not just for myself personally, but we’re looking closely for our Ironfish investors as well.</p>
<p>When property values start going up, most people aren’t aware of all the underlying factors that tend to drive prices up. For example, I also invest in shares, and I’ve noticed that my investments in mining stock have actually fared better than before. At the end of last year, there was also an industry report that suggested the mining downturn has come to an end – with higher prices reported across the board.</p>

<p>Warren Buffett once said, that as an investor it is wise to be “Fearful when others are greedy and greedy when others are fearful.” I tend to stick to this motto. Most people will wait for 3-4 years when the market is really booming to get on board, and that’s already too late to get the biggest gains.</p>

<p>While it might still be a little bit early for some investors, for long-term investors, one thing is for sure:<span class="Apple-converted-space"> </span><a href="http://www.ironfish.com.au/blog/2018/03/29/now-good-time-buy-property-perth/" target="_blank">you’re not going to miss out</a>. Get into Perth!</p>
<h2>Top investment tips for Sydney</h2>
<p>This year I’ve also bought a little bit in Sydney. Although the market has slowed down, there are still pockets of opportunity in<span class="Apple-converted-space"> </span><a href="http://www.ironfish.com.au/blog/2018/05/30/south-west-sydney-suburb-primed-growth-see/" target="_blank">Sydney’s west,</a><span class="Apple-converted-space"> </span>for example, with the 2<span>nd</span><span class="Apple-converted-space"> </span>airport coming in. But you do need to be careful. Be very strategic and almost fanatical when it comes to investing in Sydney and to some extent, Melbourne.</p>

<h2>The goal I didn’t meet</h2>
<p>I was hoping to acquire a substantial commercial investment property this financial year. I’ve been looking in Sydney and Melbourne, but haven’t been able to find the right property, with returns being relatively low. Since I’m in my mid-50s, I’m moving gradually from capital growth to income as my main strategy, so I’m starting to put my money into these types of investments. But I’ve put my feelers out there and I’m more serious than ever to make this investment, so we will see!</p>
<h2>Looking ahead to 2019:</h2>
<h2>Key market challenges – and how to meet them</h2>

<h4><strong>Market confidence</strong></h4>
</li>
</ol>
<p>One of the key challenges for any investor is confidence. When things are rosy, when all you hear are good stories from friends, from the media, when you’re experiencing capital growth – this is what will encourage many investors to enter the property market, or stay in the market.</p>
<p>With the Sydney market posting negative growth, albeit a small percentage, there’s plenty of negative or gloomy sentiment in the market. But for long-term investors, if you have the money to buy the right property in the right location, if you have the ability to hold that property and service your loan over the long term – then you shouldn’t be deterred. It’s about thinking where you’ll be or where you want to be financially in 15+ years’ time.</p>
<ol start="2">
<li>
<h4><strong>Lending</strong></h4>
</li>
</ol>
<p>With the Royal Commission, and tightened investor lending, (though there has been some loosening up as well, with some interest only loans extended or advanced) banks require more documentation and people need greater qualification to borrow money to invest. Which means people need to make sure they are being prudent when they go to make a purchase. It’s important to speak to multiple financiers and ensure you have enough buffer in your equity, savings or serviceability so that you can settle.</p>
<p>I remember in the last few years of the Sydney boom, people would go with whichever broker, or bank manager who would lend them money. Now you really need people who understand the bigger picture, you probably need a more senior, more experienced professional to<span class="Apple-converted-space"> </span><a href="http://www.ironfish.com.au/blog/2017/08/17/need-good-mortgage-broker-spot-great-one/" target="_blank">strategise within your mortgage and structure</a>.</p>
<p>That said, it’s still easier than way back when I first started as an investor!</p>

<h4><strong>Selecting the right property</strong></h4>
</li>
</ol>
<p>Investors need to be a lot more selective when it comes to<span class="Apple-converted-space"> </span><a href="http://www.ironfish.com.au/project-details/?project=current" target="_blank">choosing a property</a><span class="Apple-converted-space"> </span>within the current market. People need to be more wary of inferior quality developments and stick to properties that have strong owner-occupier appeal. When you’re aiming for capital growth, properties designed for owner occupiers will appeal to a wider spectrum of buyers – so if you decide to sell, you can access the whole market, not just investors.</p>
<h2>4 tips and trends to watch</h2>

<h4><strong>More non-bank lenders</strong></h4>
</li>
</ol>
<p>With major banks tightening up on lending, this has opened an opportunity for more non-bank lenders to come and fill the space and meet the needs of the market. It’s something that happened in the last cycle – that could happen again. It’s a trend we’ve already seen, for example, with FIRB lending, with more and more mortgage funds coming in to fill some of the gap.</p>
<ol start="2">
<li>
<h4><strong>Look for areas that have yet to boom</strong></h4>
</li>
</ol>
<p>It’s important to note that the so-called ‘boom’ has really only happened in Sydney and Melbourne. And while these markets may be slowing, there are others performing very well – such as Hobart. I also believe very strongly in Brisbane, with Perth and Adelaide typically following, based on historical records. At the peak of its last cycle, the Perth median price was getting close to Sydney median price. Gold Coast at peak of last cycle almost equal to Sydney.</p>
<p>And while Melbourne houses have done better than Sydney in recent years, I think Melbourne apartments will catch up, with recent planning changes and reduced supply of new developments.</p>
<ol start="3">
<li>
<h4><strong>Prepare well for<span class="Apple-converted-space"> </span><a href="http://www.ironfish.com.au/blog/2017/08/18/prepare-property-settlement-time/" target="_blank">settlement</a></strong></h4>
</li>
</ol>
<p>For off-the-plan investors who have already purchased, speak to a number of brokers, prepare enough buffers to ensure you can settle. For new investors, when you go into a new building, make sure you are confident with the track record of the developer.</p>

<h4><strong>Gather your team</strong></h4>
</li>
</ol>
<p>Though the economy is strong, we are in a relatively uncertain period in terms of lending. So, now more than ever, people need to have the right team around them. Experienced people from different fields with their best interests at heart and who are positive – who don’t give up easily. </p>
<p>When faced with a challenge, many people look for easy way out. But consider this, if you plan to give up on your property investment, what alternatives are there?  Because fact of the matter is, so many Australians will not have enough saved for retirement. So now is the perfect time to learn more, to become more financially literate so you can be better prepared for your future.</p>

<p>It’s easy in the ‘post-truth’ era to be swayed by others, or by incredible stories of overnight cryptocurrency billionaires. But the fact is, investment isn’t speculative. For us at Ironfish, it is about common sense: acquiring a portfolio of quality properties in a great location and holding it over the long-term.</p>

<p>To borrow another piece of wisdom from Mr Buffett: “If you aren’t willing to own a stock for 10 years, don’t even bother holding it for 10 days.”</p>

Sydney's market update for November: CoreLogic

<p>One of many things that will be different in real estate in 2018 is that we’ll be talking a more about Adelaide.</p>
<p>I see the South Australian capital as the most under-rated of the capital city markets, largely because of the popular perception that South Australia lacks economic muscle and population oomph.</p>
<p>But something is building in SA that will change its image and cause investors to pay greater attention.</p>
<p>There are many clues to bigger and better things brewing. The first of them was the elevation of SA in the latest edition of CommSec’s State of the States report, in which it was promoted from No.6 to No.4 in the economic rankings.</p>
<p>South Australia scored well on business investment, employment and dwelling construction.</p>
<p>The latest Business SA-Statewide Super survey of business expectations showed confidence and business conditions are on the rise (but with lingering concerns about the future direction of the state economy).</p>
<p>The latest ABS jobless data showed the SA unemployment rate steady at 5.8 percent in seasonally-adjusted terms (a little above the national average of 5.4 percent) but with the trend data showing the SA jobless rate dropping 0.2 to 5.6 percent - which was the lowest in five years.</p>
<p>So the current indicators look a little more positive. But the big game-changing events are yet to come.</p>
<p>We’ve seen the beginnings of the impact from the biggest of them, the $89 billion program of building vessels for the Navy, which will be focused primarily on Adelaide.</p>
<p>The first step is a $535 million infrastructure build at Adelaide’s naval shipyard and reports indicate this means 600 jobs, for which hiring is under way. Lendlease has been selected as the managing contractor for the Osborne South Shipyard construction.</p>
<p>This infrastructure is expected to be ready for the $35 billion project to build nine frigates, starting in 2020. But the total project is considerably bigger than that.</p>
<p>A PwC study has forecast the overall $89 billion naval shipbuilding program, headlined by the $50 billion project to build 12 new submarines, will create 8,000 jobs in South Australia over 40 years and deliver a $134 billion boost to Gross State Product.</p>
<p>Another big impact will come from revival in the resources sector. SA is a significant resources state, though much less in the headlines than Western Australian and Queensland.</p>
<p>BHP has indicated it plans to spend over $3 billion expanding its Olympic Dam mine. It recently announced an immediate $US800 million injection to “stabilise” Olympic Dam over the next few years, to be followed in 2020 by a $US2.1 billion “brownfields expansion” that would double the mine’s output.</p>
<p>There’s plenty more action in the SA mining sector, including the decision by OZ Minerals to invest $900 million in the Carrapateena project and CU River announcing an $800 million expansion of its Cairn Hill mine, creating 1,300 jobs.</p>
<p>Energy production is potentially a massive industry in SA, with a dozen projects worth around $5 billion targeted on the Port Augusta area, many of them solar and wind developments.</p>
<p>Last week the (allegedly) world’s largest lithium-ion battery was officially turned on at Jamestown by Premier Jay Weatherill, who said: “South Australia is now leading the world in dispatchable renewable energy, delivered to homes and businesses 24/7.”</p>
<p>Not so sure that SA is leading the world, but it certainly presents as a national leader is this field.</p>
<p>By coming in ahead of schedule, Tesla tech billionaire Elon Musk fulfilled his promise to build the 100-megawatt facility in 100 days or provide it free. The battery is paired to the neighbouring Hornsdale Wind Farm, owned by French company Neoen.</p>
<p>Infrastructure spending has a big influence on the health of real estate markets - and the infrastructure spend in Adelaide is mounting, with a significant ongoing investment in improving road and rail links across the metropolitan area.</p>
<p>Recent announcements include funding totalling $659 million for facilities at the RAAF Base Edinburgh in Adelaide’s north to support the anti-submarine and surveillance plane, the P-8A Poseidon. These facilities are targeted for completion by early 2019.</p>
<p>A recent report listed extensive private sector investment in South Australia, which included a number of firms making Adelaide their headquarters.</p>
<p>Strike Energy has committed to relocate its headquarters from Sydney to Adelaide; French company Dassault Systemes has decided to establish its Australian head office in Adelaide; and Indian renewable energy company Enzen Global Solutions is opening its Australian head office in Adelaide.”</p>
<p>In addition, cyber security firm VeroGuard Systems says it will begin manufacturing in Adelaide in 2018, producing cards and software to enable hyper-secure online transactions. The company’s $57.5 million investment is expected to create 596 jobs in the first three years.</p>

<p>The Sydney developer Develotek is selling a 5420sq m Chatswood site with $250 million hopes.</p>
<p>The site includes houses at 51-61 Archer Street, 30-32A Bertram Street and 34 Albert Avenue.</p>
<p>Knight Frank are handling second-round expressions of interest, with a likely deal to be closed by January, according to Fairfax Media.</p>
<p>It is being marketed as "The Bertram", with the prospect of 400 apartments in a 90-metre tower. There is a heritage cottage which will be restored.</p>
<p>Develotek, which has a history of door-knocking owners of private properties to put together large residential sites, amalgamated 38 properties in 2015 for a proposed 700 apartments at Granville.</p>
<p>It is understood Develotek has options over the privately owned Chatswood properties, eight houses and 12 townhouses.</p>
