Developer <a href="https://www.apartments.com.au/developers/bottega-property-group">Bottega House</a> has secured council approval for its first Brisbane project - a $270 million luxury residential development on an absolute riverfront site in leafy St Lucia.&nbsp;

The 15-storey project, known as <a href="https://www.apartments.com.au/new-apartments/st-lucia-by-bottega-house-180-macquarie-street-st-lucia-qld-4067">St Lucia by Bottega House</a> , will occupy a prime north-facing site at 178-180 Macquarie Street, directly fronting the Brisbane River in the established inner-west suburb known for its rowing clubs, golf courses and sprawling University of Queensland campus.&nbsp;

St Lucia by Bottega House will feature a suite of amenities including dedicated wellness spaces, a mineral pool and cold plunge. The project has been positioned to attract affluent owner-occupiers seeking high-quality, house-sized apartments.&nbsp;

Bottega House has been set up by co-directors Nick Malloch, Louis Mennes and Craig Marsh.

Malloch said the project drew inspiration from its Brisbane River setting and leafy inner-west surrounds, while responding to the demands of discerning locals looking to transition from freestanding homes into apartment living.&nbsp;

"With an expansive river frontage and lush green surrounds, we knew we had to create something special that reflects the natural beauty of the location while offering residents masterfully crafted homes," said Malloch.&nbsp;

"Our intent was to complement the project's quiet, private setting by introducing residences that offer a calm retreat and sanctuary from the everyday. The result is a harmonious blend of architecture, interiors and amenity that emphasises wellbeing, comfort and beauty without excess."&nbsp;

Malloch added that project consultants had been carefully selected in alignment with Bottega House's commitment to care, quality and attention to detail. The design team includes architects <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>, interiors practice <a href="https://www.apartments.com.au/interior-designers/mim-design">Mim Design</a> and landscaping by <a href="https://www.apartments.com.au/architects/urbis">Urbis</a>.&nbsp;

Three-bedroom apartments are expected to start around $5 millio. Selling agents Keenan &amp; Byrne said the pricing strategy for the project was anticipated to achieve upwards of $25,500 per square metre.&nbsp;

The project's development approval this week follows the success of Bottega House's inaugural Queensland project - a 22-storey collection of full-floor sky homes at Broadbeach on the Gold Coast which included the sale of a two-storey penthouse at a record price for a beachside residence.&nbsp;

St Lucia by Bottega House is expected to launch to market in November, with construction anticipated to be completed mid 2029.

<a href="https://www.apartments.com.au/developers/sherpa-property-group">Sherpa Property Group</a> is advancing its affordable apartment model into Brisbane with the acquisition of another site at Cordelia Street in South Brisbane for $27 million.

Sherpa, which has a $1.7 billion pipeline across Southeast Queensland, intends to bring a cohort of apartments exclusively for first homebuyers into its proposed 186-apartment project to be built at 2 Cordelia Street.

The Sherpa model has already been incredibly well received from their Gold Coast projects, where Sherpa Group set aside a number of apartments exclusively for first homebuyers.

The new $320 million project marks Sherpa Group's second development in Brisbane, following its $255 million Symphony project, also on Cordelia Street, which is currently under construction.

Symphony will deliver 146 apartments across 28 levels, offering a mix of one, two and three-bedroom apartments. With 114 already sold, construction by <a href="https://www.apartments.com.au/builders/lps-group">LPS Group</a> is scheduled for completion in 2028.

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

A private investor has snapped up Morningside Plaza Shopping Centre, in Brisbane’s inner east at a record yield of 5.1 percent.
The figure matches the lowest ever recorded yield for a neighbourhood centre sale in Queensland. 
The off market transaction was brokered by Peter Tyson &amp; Jon Tyson of Savills for $23.8 million on behalf of Melbourne based veteran shopping centre developer and investor Lascorp Development Group. 
The Coles anchored property is located in Morningside, around five kilometres east of the Brisbane CBD with frontage to Junction Road. 
The 4,431 sqm enclosed mall is anchored by a 3,000 sqm Coles Supermarket with nine specialty shops and car parking for 233 vehicles. 
Savills, Peter Tyson said that whilst Morningside Plaza was not for sale, we received an aggressively priced offer from a private investor to purchase the asset.
“The buyer was seeking a suitable metro asset and was attracted to the long lease security from Coles the inner Brisbane location” Peter Tyson said. 
Savills also negotiated the sale of the centre to Lascorp in 2013. 
Lascorp then undertook an extensive refurbishment and repositioning of the centre, significantly improving parking, traffic and shopper foot flow through improved vertical transport, mall upgrade works and tenant remixing. 
“Metropolitan centres anchored by Coles or Woolworths in the sub $30 million price point are typically tightly held and have become an increasingly rare commodity in the marketplace”, Peter Tyson said. 
“We expect yields for quality neighbourhood assets to remain firm throughout 2018, reflective of this strong ongoing demand and tight supply.”

Sydney Metro is delivering eight new metro stations and 4,000 commuter car parking spacesto Sydney’s growing North West region. 
Trains will run every four minutes in the peak – that’s 15 trains an hour so customers won’t need a timetable, they will just turn up and go. 
The Sydney Metro Northwest project, which opens in the first half of next year, is the first stage of Sydney Metro which will be the first fully-automated railway in Australia. 
Sydney Metro Northwest will deliver a reliable public transport service to a region which has the highest car ownership levels per household in NSW. 
Over the coming decades, an extra 200,000 residents will move into Sydney’s North West, taking its population above 600,000, or twice the size of Canberra.
Savills Australia's Ben Nastasi said there will also be a number of upgrades to current stations.
“The first stage includes eight new railway stations from Cudgegong Road Station, Rouse Hill to Cherrybrook and the upgrade of five existing railway stations (Epping, Macquarie University, Macquarie Park, North Ryde and Chatswood) which will open in the first half of 2019.
“Savills NSW Retail Services team will be responsible for sourcing and delivering retail components within and around Sydney Metro Northwest stations which will incorporate a number of retail offerings of varying sizes at each location mentioned below. All retail offerings will be designed to enhance the customer experience and provide convenience for a daily, stress-free commute” he said.
Savills will manage the Expressions of Interest (EOI) campaign for retail opportunities at the following railway station locations which will have between one to four retail opportunities plus vending and ATM facilities:
Cudgegong Road, Rouse Hill, Kellyville, Bella Vista, Norwest, Hills Showground, Castle Hill, Cherrybrook, Macquarie University, Macquarie Park and North Ryde.

It will be led by CBRE’s director of development valuations and advisory, Jozef Dickinson whose committee will provide valuation and advisory work, research, development feasibility and site identification services. 
Joining Dickinson in CBRE’s Australian ruild-to-rent committee are Ken Smith, Simon Cowley, Ben Martin-Henry, Kate Heaney, Ashley Kerfoot, Josh Rutman and Simone Lutz. 
The committee will be supported by CBRE’s US-based multifamily expert Colleen Pentland Lally, executive managing director of investor services Mark Granter and national director of institutional valuations Stephen Thomas. 
Granter said the establishment of a dedicated committee highlighted the firm’s commitment to diversify into new growth areas. 
The launch of this committee follows a successful nine-day build-to-rent campaign undertaken by Pentland Lally across Australia last year.

Savills Australia is welcoming a new director to help lead the Victorian business’ capital transactions division. 
With 13 years’ experience in commercial property agency and valuations, James Girvan returns to Savills with $3 billion worth of commercial property transactions under his belt. 
Girvan has relocated from Sydney to Melbourne to fill the role.
Some of the notable transactions that Garvin has been involved in include 231 Elizabeth Street for circa $350 million, 20 Hunter Street for circa $200 million, and 55 Clarence Street for $170 million.

Ever-increasing numbers of cars and other vehicles reduce the road space available to cyclists. Where the risks of collisions and injury are high, they are effectively excluded from traffic.
In cities that privilege motor vehicles, cycling slowly is essential for survival. Cyclists who deliver goods and services need to navigate cautiously when sharing limited road space with speeding cars and impatient, unpredictable motorists.
These workers are different from other riders who voluntarily indulge in slow cycling for leisure. Are city experts willing to consider slowness as an occupational necessity? Can traffic planners see how a working class of slow cyclists helps set cities in motion every day?
Different cities, both relying on slow cyclists
My explorations of cargo cyclists in Kolkata, India, and postal and courier cyclists in Parramatta, Sydney, explore the relationship that cycling has with these cities. This work also shows what needs to change to support bicycle workers in our cities.
In Kolkata, cargo cyclists are central to the city’s informal economy. At dawn, the sounds of creaking bicycles fill the streets as heavily greased chains rotate and aluminium containers clank against one another. The riders balance newspapers, milk, gas cylinders and food on their bikes, which are often loaded with more than 150 kilograms of goods.
Later in the morning, the screeching tyres, engines and honking of buses, cars and motorbikes drown out the city’s cycle symphonies. In the afternoon and evening, when the traffic eases, cycle sounds once again resonate through the city’s streets.

Kolkata has one of the highest population densities in the world, with 14.3 million urban residents and is India’s second-most-polluted city.
The ratio of road space to the total city space in Kolkata is just 6% – the lowest in India. Despite a lack of cycling infrastructure and the hazards of crowded roads, the city records 1.68 million cyclists and 2.5 million cycle trips a day.
In the next decade India’s urban population is expected to double to 600 million people. This booming urbanisation – and a growing middle class that wants to own cars – will add to the congestion and pollution. Although bicycles do not add to pollution, urban infrastructure is biased towards motorised traffic.
Unlike Kolkata’s cargo cyclists, Parramatta’s postal cyclists are almost noiseless, but they too have to contend with cars that often refuse to slow down, even on residential streets. The posties’ high-visibility yellow uniforms, measured pace and iconic flag poles distinguish them from the commuter cyclists who whizz by.
Beyond posties, a new set of working cyclists is emerging. As online delivery services like Uber Eats and Deliveroo grow in popularity, more cycling courier jobs are becoming available.
While some people tout the benefits of flexible employment, these cyclists continue to work in dangerous conditions on the roads. Just like other slow cyclists in Australia and India, these gig economy riders have not received enough attention from policymakers.
Authorities make life harder for cyclists
Despite some efforts to encourage urban cycling, official prohibitions and structural roadblocks are widespread. In New South Wales, for instance, the state government has increased cycling penalties and tightened regulations – such as requiring riders to carry ID – in an attempt to curb safety problems.

In 2017, Kolkata, citing similar issues, prohibited cycling on 70 city roads (despite nonexistent cycle lanes). Here, the traffic police continue to fine cyclists. Corrupt authorities skim money from the penalties and distribute it among themselves.
The need for parking space in both cities means the roadside is sacrificed to permanent parking zones. This ensures that cyclists do not have access to safe roadside space.
These limitations help explain why bicycle trips account for only around 1% of all travel in Australia, despite cycling being the country’s third-most-popular recreational activity. While the Australian government wants to double cycling participation, rates in Sydney remain lower than both the national and NSW averages.
Speed is not the only factor that drives cities into motion. Slow cycling as a response to inadequate infrastructure and poor policy tells us why seemingly very different cities – which have little in common geographically or economically – share the same cycling issues.

101 Collins Street has unveiled its latest upgrade for its tenants.
The multi-million-dollar, high-end facility, called ONE, features a resort-style spa and wellness experience which has been designed to emulate the amenity of a six-star hotel.
Over 500 bike racks and 512 personal lockers have been created to cater to the rising number of cyclists and tenants who are choosing to walk, ride or run into work.
Designed by Australian architects Gray Puksand, the new facility comes with finishes of terrazzo stone, light and dark marble vanities, timber veneers and beautiful fabric walls featuring heavily in the opulent reception lounge.
The design features marble-clad “hydration stations” and ventilated drying rooms, 45 luxurious shower facilities with a dedicated towel service, individualised grooming stations complete with GHD hair straighteners, Parlux hair dryers and curated hand soaps and amenities by Australian made artisan brand Leif.
Brett Dillon, head of funds management at AXA Investment Managers, says the new facility reflects the standing of 101 Collins Street as the pre-eminent office address in Melbourne’s CBD.
“The modern workplace has undergone a dramatic shift in recent years with the advent of unique agile and flexible spaces with wellness in mind. To respond to this, we have created the new End of Trip Facility to support the evolving needs of workers while embodying the prestige that 101 Collins Street has always stood for.”
Gray Puksand lead designer for the project, Dale O’Brien, said the design of the new facility had leaned heavily on the modern end user’s daily experience.

“A key design element from the outset was creating volume of space, with good circulation and high ceilings.
"Space is a commodity like no other, offering freedom and privacy.
“Research has shown when you integrate these luxury aspects into end-of-trip facilities there tends to be a spike in user uptake, especially from female users, which has added value to an already exceptional modern experience provided by 101 Collins Street.”
High-profile tenants such as Allens Linklaters, Goldman Sachs, J.P Morgan, and Herbert Smith Freehills are just some of the names that occupy the building’s 57 storeys.
