Developer <a href="https://www.apartments.com.au/developers/bottega-property-group">Bottega House</a> has secured council approval for its first Brisbane project - a $270 million luxury residential development on an absolute riverfront site in leafy St Lucia.&nbsp;

The 15-storey project, known as <a href="https://www.apartments.com.au/new-apartments/st-lucia-by-bottega-house-180-macquarie-street-st-lucia-qld-4067">St Lucia by Bottega House</a> , will occupy a prime north-facing site at 178-180 Macquarie Street, directly fronting the Brisbane River in the established inner-west suburb known for its rowing clubs, golf courses and sprawling University of Queensland campus.&nbsp;

St Lucia by Bottega House will feature a suite of amenities including dedicated wellness spaces, a mineral pool and cold plunge. The project has been positioned to attract affluent owner-occupiers seeking high-quality, house-sized apartments.&nbsp;

Bottega House has been set up by co-directors Nick Malloch, Louis Mennes and Craig Marsh.

Malloch said the project drew inspiration from its Brisbane River setting and leafy inner-west surrounds, while responding to the demands of discerning locals looking to transition from freestanding homes into apartment living.&nbsp;

"With an expansive river frontage and lush green surrounds, we knew we had to create something special that reflects the natural beauty of the location while offering residents masterfully crafted homes," said Malloch.&nbsp;

"Our intent was to complement the project's quiet, private setting by introducing residences that offer a calm retreat and sanctuary from the everyday. The result is a harmonious blend of architecture, interiors and amenity that emphasises wellbeing, comfort and beauty without excess."&nbsp;

Malloch added that project consultants had been carefully selected in alignment with Bottega House's commitment to care, quality and attention to detail. The design team includes architects <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>, interiors practice <a href="https://www.apartments.com.au/interior-designers/mim-design">Mim Design</a> and landscaping by <a href="https://www.apartments.com.au/architects/urbis">Urbis</a>.&nbsp;

Three-bedroom apartments are expected to start around $5 millio. Selling agents Keenan &amp; Byrne said the pricing strategy for the project was anticipated to achieve upwards of $25,500 per square metre.&nbsp;

The project's development approval this week follows the success of Bottega House's inaugural Queensland project - a 22-storey collection of full-floor sky homes at Broadbeach on the Gold Coast which included the sale of a two-storey penthouse at a record price for a beachside residence.&nbsp;

St Lucia by Bottega House is expected to launch to market in November, with construction anticipated to be completed mid 2029.

<a href="https://www.apartments.com.au/developers/sherpa-property-group">Sherpa Property Group</a> is advancing its affordable apartment model into Brisbane with the acquisition of another site at Cordelia Street in South Brisbane for $27 million.

Sherpa, which has a $1.7 billion pipeline across Southeast Queensland, intends to bring a cohort of apartments exclusively for first homebuyers into its proposed 186-apartment project to be built at 2 Cordelia Street.

The Sherpa model has already been incredibly well received from their Gold Coast projects, where Sherpa Group set aside a number of apartments exclusively for first homebuyers.

The new $320 million project marks Sherpa Group's second development in Brisbane, following its $255 million Symphony project, also on Cordelia Street, which is currently under construction.

Symphony will deliver 146 apartments across 28 levels, offering a mix of one, two and three-bedroom apartments. With 114 already sold, construction by <a href="https://www.apartments.com.au/builders/lps-group">LPS Group</a> is scheduled for completion in 2028.

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Prominent New Zealand apartment and hotel operator, <a href="/developers/safari-group">Safari Group</a>, is offering up a prime investment opportunity for Australians to purchase off the plan in one of the world’s most popular ski destinations.

They recently took to market Mountain Oak Queenstown Apartments, in the growing precinct of Remarkables Park in Frankton, near the airport and at the foot of The Remarkables - the mountain range the locals like to call “The Remarks”.&nbsp;

Sydney investors have shown interest in the one, two and three-bedroom apartments that secure high-season occupancy six months over the year, primarily over summer and winter months.

They average 90 per cent occupancy across their portfolio over January, February, March, August, November and December, while shoulder season months of April, July, September and October are still occupied 70 per cent of the time, with the growing appeal of Queenstown becoming not just a hotspot for the snow, but a lifestyle destination.

Even in the low seasons of May and June, occupancy levels reach around 40 per cent.

The carbon footprint of tourism is about four times larger than previously thought, according to a world-first study published today in Nature Climate Change.
Researchers from the University of Sydney, University of Queensland and National Cheng Kung University – including ourselves – worked together to assess the entire supply chain of tourism. This includes transportation, accommodation, food and beverages, souvenirs, clothing, cosmetics and other goods.
Put together, global tourism produces about 8% of global greenhouse gas emissions, much more than previous estimates.
Adding it all up
Tourism is a trillion-dollar industry, and is growing faster than international trade.
To determine the true emissions produced by tourism, we scanned over a billion supply chains of a range of commodities consumed by tourists. By combining a detailed international trade database with accounts tracking what goods and services tourists bought, we identified carbon flows between 160 countries from 2009 to 2013.
Our results show that tourism-related emissions increased by around 15% over that period, from 3.9 gigatonnes (Gt) of carbon-dioxide equivalent (CO₂-e) to 4.5Gt. This rise primarily came from tourist spending on transport, shopping and food.

We estimate that our growing appetite for travel and a business-as-usual scenario would increase carbon emissions from global tourism to about 6.5Gt by 2025. This increase is largely driven by rising incomes, making tourism highly income-elastic and carbon-intensive.
Whose responsibility is it?
In the study, we compared two perspectives for allocating responsibility for these emissions: residence-based accounting and destination-based accounting. The former perspective allocates emissions to the country of residence of tourists, the latter to the country of destination. Put simply, are tourism-related carbon emissions the responsibility of travellers or tourist destinations?
If responsibility lies with the travellers, then we should identify the countries that send the most tourists out into the world, and find ways to reduce the carbon footprint of their travel.
On the other hand, destination-based accounting can offer insights into tourism spots (like popular islands) that would benefit most from technology improvements and regulations for reducing the carbon footprint of tourism.
Tracking emissions under destination-based accounting over a specific period could help researchers and policymakers to answer questions about the success of incentive schemes and regulations, and to assess the speed of decarbonisation of tourism-related sectors.
So how do countries rank under the two accounting perspectives? The United States is responsible for the majority of tourism-related emissions under both perspectives – many people travel both from and to the US – followed by China, Germany and India.
But on a per-capita basis, the situation looks rather different. Small island destinations have the highest per-capita destination-based footprints. Maldives tops the list – 95% of the island’s tourism-related emissions come from international visitors.
Tourists are responsible for 30-80% of the national emissions of island economies. These findings bring up the question of the impact of tourism on small island states.
Islands as tourist destinations
Small islands depend on income from tourists. At the same time, these very tourists threaten the native biodiversity of the islands.
Small island states typically do not have the capacity to embrace technology improvements due to their small economies of scale and isolated locations.

Can we lend a helping hand? Directing financial and technical support to these islands could potentially help with efforts to decarbonise their infrastructure. This support would be a reflection of the share of consumer responsibility, especially from developed nations that are “net travellers”.
Maldives, Mauritius and other small islands are actively exploring ways of building their renewable energy capacity to reduce the carbon intensity of local hotels, transport and recreational spots.
Creating awareness at multiple levels
We hope that our study provides a starting point for conversations between the public, companies and policymakers about sustainable tourism.

Australian not for profit housing provider Community Housing Limited (CHL) has announced the integration of Horizon Housing, Queensland’s largest housing provider into the CHL Group of Companies.  
The integration will boost CHL’s current portfolio to over 11,000 properties, making it the largest community housing provider in the country.
The combined group will manage community and affordable housing properties across the six states with nearly 300 staff. 
The new arrangement will consolidate expertise and strengthen the reach and services offered by both community housing providers.
Horizon Housing, Queensland’s largest housing provider with operations in fifteen local government areas across Queensland and parts of New South Wales, provides both community housing programs and affordable housing projects and has over 2,400 properties in its portfolio.

The most expensive property was a 43 square metre space leased to specialist wine merchant Empty Glass, which sold for $700,000 on a 5.41% yield.

Next doors' property, tenanted by Curti &amp; Co barbershop, sold for $630,000 on a 5.49% yield. They pay $34,611 per annum.

Paying $31.25 million, The Zone was purchased at a 7.85% yield.
Its anchor retailers include OfficeWorks, Rebel Sport, Good Price Pharmacy and Best Friends Pet Warehouse.
It will be within Clarence Property's flagship unlisted Westlawn Property Trust which has more than $250 million in assets between Yamba and the Sunshine Coast.
Its target asset allocation is about 30 to 45% retail, especially high-yield neighbourhood shopping centres in growth regions.
It started in Grafton some two decades ago, expanding its strong presence in northern New South Wales into south-east Queensland.
The Zone is a sub-regional large format shopping centre 16 kilometres south of the Brisbane CBD.
It is made up of four buildings of about 11,000 square metres on a 2.85-hectare site on the corner of Compton and Kingston roads.
It opened in 2005.

The lower end of the market has seen increased interest from owner occupiers which reduces the need for a strong tenant profile, according to valuers Herron Todd White.
The most significant change was noted along the coastal strip with the stand out performer being Byron Bay.
"The rest of the coastal strip has also performed well," the report noted.
Inland, retail areas have also seen growth albeit more modest.
Coastal localities have seen growth as a result of increasing rents and strengthening yields, while inland localities have tended to have little movement in rents and growth as a result of slightly stronger yields (driven by owner occupier.)
The sales evidence falls broadly within the following ranges:

Non-coastal locations have had relatively stable rents over the past two years. Retail has been adversely affected in Lismore as a result of the March 2017 flood with increased vacancies.
Rents have held but there is a risk of a downturn.
Coastal localities have been predominantly stable with the exception of Byron Bay, with strong demand, limited supply, upward pressure on rents, and reported incidences of key money.
A strata shop located in the heart of the Lismore CBD has been listed for sale recently with $275,000 hopes (pictured below).

Byron Bay retail picks up: HTW

Commonwealth, state and territory environment ministers last week agreed on an ambitious target that 100% of Australian packaging be recyclable, compostable or reusable by 2025. This is no doubt sensible, given the turmoil sparked by China’s crackdown on waste imports.
Having a 100% target is fantastic. But this does not mean that all of the waste we generate in 2025 will necessarily find its way to one of these destinations.
For one thing, the definitions of different waste categories vary by state and territory, so there is no commonly accepted working definition of what constitutes “recyclable, compostable or reusable”.
In practice, these terms depend largely on the infrastructure available. Single-use plastic bags are a good example of a product that is technically recyclable but which is not accepted in most councils’ kerbside recycling collection. That’s because they are often contaminated with food waste and many councils lack the machinery to process them.
On its own, the new 100% target is not enough, because it doesn’t guarantee that recyclable or reusable items will definitely be recycled or reused. To really make a difference, we also need policies and market incentives to ensure that these things end up where we want them to.
Driving recycling
We can see this principle in action by looking at the issue of drink containers. Glass and plastic bottles are already 100% recyclable, yet there is a stark difference in recycling rates between states that do have container deposit schemes, and those that don’t.
In South Australia, which has had container deposit legislation for more than 40 years, almost 80% of drink bottles are recycled. But in Western Australia, where similar legislation is only at the discussion stage, the rate is just 65%.
Despite the Australian Bureau of Statistics’ attempt at a National Waste Account in 2013, little nationwide data are available, thanks to a lack of a consistent reporting framework across different jurisdictions.
Plastic not fantastic
In sectors where not all waste is fully recyclable, the problem is more complex still. Of the seven categories of plastic packaging, only three are economically viable to recycle: PET (soft drink bottles); HDPE (milk bottles); and PVC (shampoo bottles). The other four – LDPE (garbage bags); PP (microwaveable cookware); PS (foam hot drink cups); and other plastics – are less economically viable and so are recycled at much lower rates. While these plastics will still be allowed under the new target as they are technically recyclable, the new target might prompt a switch to less problematic materials.
Globally, around 78 million tonnes of plastic is used every year, but only 14% is collected for recycling, while 14% is incinerated and the remaining 72% ends up in landfill or as litter in the environment.

The problems are no less vexing for other types of waste. With market rates for many types of recyclable paper having dropped to zero in the wake of China’s import restrictions, it will be hard to see how some products will be recycled at all, if left purely to economic forces.
Retailers may have to embrace more innovative solutions to improve the quality of recycling waste, such as reverse vending machines, which accept items such as aluminium cans and plastic or glass bottles – as long as they are cleaned and sorted. However, without creating a local waste market or government incentives, we cannot expect retailers to buy their packaging back.
And this is before we even consider the complexities of composting and reuse. Compostable waste as a whole is already facing problems due to a high contamination rate, and lack of separate bin for recycling organic waste in many local councils. Reuse, meanwhile, needs us to tackle the eternal problem of people’s perceptions and behaviour about using old packaging again.
Will some kinds of packaging disappear?
Under the product stewardship initiative, which calls on producers and retailers to take care of the waste produced after consumption of goods, it seems more likely that some materials will simply be phased out of the product supply chain altogether.
The impending plastic bag bans in several states and leading supermarkets offers a chance to replace them not with heavier, more durable plastic, but with biodegradable, renewable and eco-friendly natural materials such as hemp.
In turn, this would boost hemp production (alongside the legalisation of hemp-based medicine and food products in Australia). This could lead to the opportunity for manufacturing industry to produce environmentally friendly biodegradable plastics. Hemp-based biodegradable plastic would significantly safeguard the environment, even if we failed to achieve a 100% recycling of biodegradable plastic packaging. Similarly, glass or aluminium might be used instead of plastic, and are more easily recycled.
Even more innovatively, we might even see the arrival of edible packaging derived from the milk protein casein, formed into film rather like plastic cling wrap, which can be used to package foods such as butter or cheese.
We need a better target
We’ve established that it’s not enough simply to set a target of making 100% of our waste recyclable, compostable or reusable. To really feel the benefits we need a follow-on target, such as actually recycling 100% of our packaging by 2030.
For this to work, we would need three things:
<ol>
<li>legislation, regulations or incentives for manufacturers to develop new packaging types;</li>
<li>an increase in public participation rates in recycling; and</li>
<li>the development of a strong domestic market for recyclable materials.</li>
</ol>

Everyone – from governments, to manufacturers, to retailers, to consumers – should focus first on generating less waste in the first place. Then the fiendish problem of what to do with our waste will be all the smaller.
