Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Prominent New Zealand apartment and hotel operator, <a href="/developers/safari-group">Safari Group</a>, is offering up a prime investment opportunity for Australians to purchase off the plan in one of the world’s most popular ski destinations.

They recently took to market Mountain Oak Queenstown Apartments, in the growing precinct of Remarkables Park in Frankton, near the airport and at the foot of The Remarkables - the mountain range the locals like to call “The Remarks”.&nbsp;

Sydney investors have shown interest in the one, two and three-bedroom apartments that secure high-season occupancy six months over the year, primarily over summer and winter months.

Anderson has lost his battle to overturn his bankruptcy, the<a target="_blank" href="https://www.propertyobserver.com.au/residential/property-developer-warren-anderson-goes-quietly-this-time-departing-fernhill-after-three-decades/2011112452520"> day after he vacated Fernhill, his prized western Sydney rural estate</a>.

The Perth federal magistrate’s court rejected<a target="_blank" href="https://www.propertyobserver.com.au/western-australia/warren-anderson-seeks-to-overturn-bankruptcy-and-stay-put/2011081251141"> his request to have the bankruptcy annulled</a> after creditors owed more than $39 million blocked the attempt.

Magistrate Toni Lucev’s judgment suggested Anderson had not disclosed the full extent of his debts and had failed to co-operate with the bankruptcy trustee.

The Australian Financial Review noted it appeared Anderson had walked away from the bankruptcy proceedings as he failed to file a response to creditors and was unrepresented at the final hearing earlier this month.

According to court documents he claimed he had no income, no money in any bank accounts, no car and relied on family and friends for funding.

The ELK development group secured $68 million in sales of  the six harbourfront Buckhurst Avenue apartments. The whole-floor units were designed by architect Alex Popov, with interiors by Ruth Levine Designs, following two years of construction. There was a choice of two colour palettes.

The Seven Shillings Beach holding cost $40 million in 2007 when it was bought from Western Australian mining family the Wrights.
The apartments have about 390 square metres of internal space, with an additional 30 square metres of wintergarden balcony terrace (with gas barbecues), which come with fully retractable glass doors. They have four bedrooms and four bathrooms, with the fourth bedroom designed as a home office. The main suites have harbour views. Some come with same-floor parking spaces for four cars.

The shared gardens at the water's edge come with cabana, gym, sauna and barbecue area. They sold through Ken Jacobs of Christie's International and Bill Malouf of LJ Hooker Double Bay, who begun the marketing with hopes of $35,000 per square metre for the units.
Buyers included architect Harold Finger and Graeme Kirk, from the Kirk Group printing company. The final apartment to sell was the garden apartment, which sold at an undisclosed $11 million plus.

No gardening references in his speech <a href="https://www.rba.gov.au/speeches/2011/sp-gov-241111">On the Use of Forecasts</a> to the Australian Business Economists annual dinner, but it was all about the weather - strong south-easterly winds bringing in moisture from the Tasman Sea; probability assessed as 30% of thunderstorms; rain and areas of low cloud; very strong winds and windshear near the ground, not to mention heavy rain or hail; and waiting for the storm to pass.

It transpires that the Reserve Bank governor does a bit of aviation in his spare time, and hence he’s a serious user of weather forecasts, he told the crowd of economic forecasters.

“Despite the criticism aimed at weather forecasters, the forecasts I have seen in use for aviation are generally pretty good. And the saying that economic forecasters are there to make weather forecasters look good has something going for it. Of course one big difference in economics is that some decisions based on forecasts may alter the outcomes – as in the case of economic policy decisions, or spending decisions by businesses and households – whereas our response to a weather forecast will not actually alter the weather. That factor makes economic forecasting more difficult than weather forecasting. Still, some aspects of the process of weather forecasting are valuable in the economic sphere.”

Stevens ended his insightfully disarming speech: “to those of you here who do not have to make forecasts, I hope you realise how fortunate you are! To those who do, I offer my sympathy – and best wishes for clear vision over the year ahead.”

Investors in coastal apartments are facing a massive hike in strata fees as a result of insurance firms pushing up premiums by as much as 800% since an escalation in natural disasters.
The situation has reached crisis levels, with the House of Representatives Standing Committee tasked with examining the performance of the insurance industry in the wake of the floods, extending its remit to include an investigation of residential strata insurance.
Committee chairman Graham Perrett says he has received evidence of massive increases in insurance premiums since Cyclone Yasi, including one example where premiums went from $14,500 in one year to being offered at $81,000 in the next year.
Andrew Hayes, who owns a three-bedroom unit in a complex of 18 apartments in Cairns North, says annual insurance payments for each unit holder would rise from $830 per unit to $2,906 as a result of Zurich Insurance pushing up annual strata premium by 350%.
Zurich Insurance has quoted an annual strata premium of $58,374 for the forthcoming year of compared with $14,948 charged in the previous year, The Australian reported.
Jo Anne Cracknell, who owns an apartment in Cardwell in Far North Queensland, says insurer CGU has pushed up annual premium by nearly 400% from $12,470 last year to $43,776 for the year ahead.
Similar dramatic price hikes have also been noted by the Unit Owners Association of Queensland.
Warren Entsch, MP for Leichhardt in Far North Queensland, who has driven a push on behalf of constituents facing significantly higher insurance bills, has welcomed the inquiry.
“This is an action that needed to happen and it needed to happen quickly. If this issue is not addressed by the next round of insurance premiums I have no doubt we will see people forced out of their homes,” Entsch says.
Assistant Treasurer Bill Shorten says a closer look into the insurance issues in Queensland has made him aware of the “increasingly serious issue now that many people are renewing their strata title insurance policies".
"In particular I've been concerned about the news coming out of cities and towns like Cairns, Townsville, Port Douglas and others in the region, where anecdotal evidence suggests residential strata insurance is becoming an increasing issue."
In its October 2011 fact sheet on residential strata insurance, the Insurance Council of Australia says premiums will continue to rise and “may seem expensive”.
However, it defended these increases by saying that when the premium is divided by the number of individual strata units involved it will “often be less than that paid by standalone households in the same area”.
This apparent lack of sympathy aside, the Insurance Council does acknowledge that “areas such as Far North Queensland have experienced significant premium increases in recent times and some insurers have adjusted their appetite for underwriting in these areas”.
The parliamentary inquiry will focus its investigation on northern Australia will include examining the magnitude of the increases in the cost of residential strata insurance over the past 5 years, “the reasons for these increases and whether these increases are likely to be sustained”.
It will also look at the extent to which “the nature of body corporate arrangements are contributing to affordability difficulties”.
It is expected hearings will start in late January with unit owners, body corporate managers and real estate agents encouraged to make submissions.

Strata insurance premiums surge in wake of Queensland natural disasters, giving investors financial grief

The 2012 real estate market will remain much the same as 2011, with Sydney the best bet for investors, according to RP Data national research director Tim Lawless.
“I expect all consumer activity (retail trade, lease finance and housing finance) to remain subdued as households continue to pay off debt and look to reduce their debt burden,” he told Sold magazine.
“So long as these conditions continue, the prospects of any significant growth in property values remain a way off.”
He says in the best scenario values will increase in line with inflation, but Sydney and Brisbane are likely to remain healthy.
“The overall prospects would appear to be strongest in Sydney after no growth in values for such a long time, and Brisbane due to its relative affordability to Sydney.”
“Melbourne is likely to be the weakest performer after values have increased by almost 45% from the beginning of 2007 to August 2011.
“If interest rate cuts do come to fruition, as many expect, we will probably see an increase in sales activity, however I do not expect that it will result in a significant uplift in values.”
Darwin has the highest yields among Australian capitals, with population growth strong and many short-term residents unwilling to commit to buying a house.
“Many residents do not live in Darwin for the long-term there has historically been strong rental demand,” Lawless says.
Lawless says the auction market is weak at the moment due to low levels of consumer confidence, slow growth in housing finance and general consumer caution.
“Last week, the weighted average capital city auction clearance rate was recorded at 46.4%. At the same time in recent years, the clearance rates were 54% in 2010, 72.4% in 2009 and 47.6% in 2008,” he says.
With credit harder to secure following the global financial crisis, Lawless says property values will increase at a much lower rate.
“Investors must be aware of this, and I believe should have a much greater focus on positively geared investment properties rather than the negatively geared ones, which have historically been so popular.”

Sydney tipped to be best-performing residential market in 2012: Tim Lawless

Business information provider Bloomberg is considering moving into the Dexus 1 Bligh Street flagship office tower, according to reports.
Bloomberg currently leases about 1,200 square metres of space on level 36 of the 50-level Gateway Building at Macquarie Place, the wedge-shaped glass tower overlooking Circular Quay.
Both buildings form part of the $13 billion property portfolio managed by Dexus.
According to the Australian Financial Review, Bloomberg is seeking about 2,400 square metres of premium grade space and is currently considering a number of options.
The floor plates in 1 Bligh Street are about 1,600 square metres.
The paper reports that Dexus has a propsal with another tenant that would take the occupancy of six-green star rated 1 Blight Street to 67% by the end of the year. Dexus is targeting occupancy of 80% by June next year.
Dexus lists the current vacancy rate in 1 Bligh Street at 51%, with law form Clayton Utz the major tenant.
In October, <a target="_blank" href="https://www.propertyobserver.com.au/office/dexus-will-take-four-years-to-lease-1-bligh-street-merrill-lynch-analyst/2011101951988">Merrill Lynch analyst Simon Garing forecast</a> it would take at least four years to fully lease 1 Bligh Street.
1 Bligh Street has won numerous architectural, design and sustainability awards since being completed earlier this year.

Colliers International has confirmed Warren Anderson has exited the historic Fernhill estate in Sydney's Mulgoa, making way for its sale with vacant possession.
It reports the property, placed on the market by receiver KordaMentha, has drawn widespread interest from developers, high-net-worth individuals and horse racing identities within Australia, Europe and Asia.
Colliers International NSW development director of residential Guillaume Volz, who is handling its sale, says the holding comprises <a href="https://www.propertyobserver.com.au/residential/property-developer-warren-anderson-goes-quietly-this-time-departing-fernhill-after-three-decades/2011112452520?source=flicker2" target="_blank">15 lots totalling 653 hectares, of which 404 hectares form part of Fernhill.</a>
“Fernhill is arguably one of Australia's grandest estates,” Volz says.
"Buyers' interest since the property was first listed has been very strong, however Mr Anderson's occupation caused difficulties with inspections.
"Now he has left, parties can progress their interest in the knowledge that vacant possession is assured.
"Fernhill will be sold and the mansion will remain part of New South Wales' remarkable history."

The Richmond cottage renovated by Polly and Waz on The Block 2011 is now yielding its buyer a 9.2% gross yield, sort of, according to its leasing agent.
It was the Cameron Street cottage that sold at $855,000 under the hammer to the buyer’s agent Frank Valentic at its televised August auction.
His recent AdvantEdge newsletter suggested the agency’s property management team had achieved a “great result” for the landlord.
“We achieved a rental of $995 per week fully furnished, much higher than the estimate of $700 per week from local Richmond agents.
“With around $40,000 in the building, chattel and furniture depreciation, our client will achieve a whopping 9.2% return,” Valentic advised in an unusual method of calculating yields.
Valentic said the 9.2% was its approximate gross rental yield after taking into account the estimated depreciation.
Its $995 asking rent reflected a 6.05% typical gross yield.

“It makes it really attractive for our client,” he said, adding that the investor “plans to hold on to the property for five to seven years and should see good capital growth in the area over that time frame”.

Sydney is one of six global prime residential markets where prices are forecast to fall by up to 5% over 2012, according to Knight Frank.
It is the third straight year that Knight Frank has forecast a drop in top-end Sydney house prices, with the poor 2012 outlook based in part on weaker economic activity.
The other prime markets set to experience similar relatively modest price declines are Ho Chi Minh City (Saigon) and Hanoi in Vietnam, Singapore and the European cities of Bordeaux and Madrid. 
In total seven Asia Pacific cities are expected to suffer house price falls in 2012.
Kate Everett-Allen, head of international residential research at Knight Frank, says the slowdown in luxury price performance is most evident in Asia.
“Here, the flood of cheap money brought about by a surge in domestic wealth and stimulus measures in the US and Europe was followed by a wave of monetary tightening measures to squeeze inflation. As a result the annual price growth of luxury homes in Hong Kong, Singapore and Shanghai now stands at 7.8%,” she says.
Luxury house prices are expected to fall in 44% of cities on the Knight Frank’s Prime Global Cities Index with drops of up to 10% expected for Hong Kong, Geneva, Shanghai, Mumbai and Manama (the capital of Bahrain). 
No price changes are expected in 12% of cities on the index, while 44% are forecast to experience price growth in 2012 with Moscow and Paris among the strongest performing markets.
According to Knight Frank, the expected drop in price falls in the seven Asia Pacific cities is partly being driven by government regulation, which was brought in after 2008 in an attempt to cool housing markets before they experienced US and European style crashes.
“These steps were bolstered in recent years, as concerns over speculative investment rose and rising household wealth created price pressures. The measures have proved hard-hitting and have included curbing multiple home ownership, halting bank loans for uncompleted projects and increasing interest rates,” the report says.

Outside of Asia, the main reason for price falls in 2012 is the growing global economic uncertainty emanating from the Eurozone and extending to other parts of the world. 
Limited supply in several markets is the pivotal factor in pushing prices higher in London, Paris, Moscow, Nairobi and Kuala Lumpur. 
Liam Bailey, head of research at Knight Frank, says three key themes will determine the performance of prime city markets in the short- to medium-term: “the scale of global wealth generation, the ongoing search for ‘safe-haven’ investments and the growing divide between the prime markets in the West and the rest of the world”.
