Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Prominent New Zealand apartment and hotel operator, <a href="/developers/safari-group">Safari Group</a>, is offering up a prime investment opportunity for Australians to purchase off the plan in one of the world’s most popular ski destinations.

They recently took to market Mountain Oak Queenstown Apartments, in the growing precinct of Remarkables Park in Frankton, near the airport and at the foot of The Remarkables - the mountain range the locals like to call “The Remarks”.&nbsp;

Sydney investors have shown interest in the one, two and three-bedroom apartments that secure high-season occupancy six months over the year, primarily over summer and winter months.

They average 90 per cent occupancy across their portfolio over January, February, March, August, November and December, while shoulder season months of April, July, September and October are still occupied 70 per cent of the time, with the growing appeal of Queenstown becoming not just a hotspot for the snow, but a lifestyle destination.

Even in the low seasons of May and June, occupancy levels reach around 40 per cent.

Victorian property buyers will have just 30 days to pay stamp duty from April next year as the state government slashes the payment deadline, which is traditionally 90 days from the date of transaction.
The Duties Act 2000 (Vic) amendment comes into effect on April 1 next year.
“Purchasers of property will now need to take account of the implications of the new stamping requirements when considering their finance requests,” says TressCox lawyer Dan Flynn.
“The reduced time for payment means that it will no longer be possible to hold funds for up to three months, allowing investment of funds, or use of it for other purposes, during the period before payment is made.”
Flynn recommends parties involved in dutiable transactions adopt practices that enable them to comply with the reduced time period to avoid penalties.
The act also ensures the same level of stamp duty benefits for concession card holders and pensioners are available to purchasers of existing homes, off-the-plan purchasers and owner-builders.
The base point for calculating the concession for off-the-plan sales to pensioners and concession card holders is now defined as the aggregate of the value of the land and the cost of construction, rather than the dutiable value of the property.

Victorian home buyers to pay off stamp duty in just 30 days from April

A modest, patchy housing recovery is on the cards for 2012, with houses and apartments in suburbs close to CBDs and period houses the best placed for growth, according to Monique Sasson Wakelin, managing director of Wakelin Property Advisory.
“The elements are in place for moderate property price growth in 2012 in our capital cities,” she says. “Growing incomes, falling interest rates, improved affordability and low inflation and unemployment will underpin demand.  Where supply remains constrained price growth will follow.”
Sasson Wakelin identifies suburbs two to 12 kilometres from the CBD in Sydney, Melbourne and Brisbane and one to five kilometres from the CBD in other capitals as those where supply-constrained markets are most prevalent.
“Despite efforts to encourage in-fill developments in our inner suburbs, the thin volume of new supply is insufficient to match increased demand deriving from a growing population,” she says.
“The [supply] gap is most acute for period housing. By definition, no more Victorian or Edwardian houses are being built and neither are Art Deco or 1930s to 1970s apartments. This architecture is highly sought after by home buyer and investors alike.”
Wakelin is less optimistic about Melbourne high-rise apartments and outer-fringe areas. “Both the outer-fringe and the high-rise sectors in Melbourne suffer from a glut of excess supply over demand due to the full pipeline of new developments in these areas,” she says. “There may be little or no capital growth in these areas in 2012.”
She does not anticipate a dramatic start to the 2012 market. “Don’t count on fireworks or bidders competing aggressively in February when metropolitan auctions recommence.
“After 18 months of softness in the property market, understandably many prospective buyers are looking for a signal that no further price cuts are likely before they jump in.”
Sasson Wakelin believes a gradually improving auction clearance rate may be that sign in the Melbourne market.
“The clearance rate has been hovering in the low 50s for several months in Melbourne. If it starts creeping towards and beyond 60%, this may be the cue for others to buy.  We may see an orderly rush to the entrance of the property market in April and May.”
“Barring the economic or natural disasters that plagued us in 2011, I envisage moderate capital growth of between 2% and 5% for metropolitan Melbourne, most likely arising in the second half of 2012.”
The major risk factor facing property in 2012, she says, remains international economic conditions.
“Should the eurozone crisis deteriorate then this may see capital growth deferred and even result in some further softening in prices.  However, I would expect the inner and middle suburban established property markets to remain insulated because of their innate resilience against economic shocks and further Reserve Bank rate cutting.”

Modest, patchy housing market recovery forecast for 2012: Monique Sasson Wakelin

Australia has gone from lagging to leading in relation to the rate of recovery in commercial capital values.
Prime office capital values have been rising in most parts of the world since 2009, however growth has varied widely and, perhaps surprisingly, values have increased the least in Australia.
But changes are afoot. Australia has emerged as the slow but steady performer on the world stage – which is one of the key reasons why this market has been such a magnet for offshore investors.
With the rate of capital value growth decelerating in Asia, the US only just limping into recovery and taking into account the changing outlook in Europe, Australia has started to emerge with a more stable, albeit modest, level of capital value growth than other parts of the world.
Indeed, in the third quarter this year, Australia and the US were the equal leaders in relation to quarterly capital value growth after prime office values increased by 1.5%. In the EMEA, which is the epicentre of the world’s economic concerns, capital values grew by just 0.7%, while in Asia values increased by just 1% as cracks began to appear in the region’s economic outlook.

It is a significant shift given what has occurred at a global level since the start of the property market recovery in 2009. Since that time, global capital values have increased 16.7%, driven by strong growth in Asia, where values have jumped a staggering 28.5% on the back of falling cap rates and globe-leading office rental growth.
Even the EMEA and the US have so far managed to post reasonable growth of 15.3% and 13.6% respectively, despite the negative sentiment in relation to their economies.
By comparison, prime office capital values have increased by just 7.5% in Australia in the past two years, despite our enviable credit rating and the fact that foreign investors have been flocking here in record numbers.
And it is a far slower recovery than what has been experienced in past cycles. In the first two years of the recovery in the early 1990s, values increased 12.8% and in the mid-2000s, after the tech wreck, values increased by 11.9% in two years to restore all the value lost in the preceding downturn.
So what’s so different this time round and why has Australia been lagging The cost of debt is one key reason. The level of tenant demand is another.
Unlike most of the rest of the world, the cost of debt has remained relatively high in Australia and this has restricted the local investment market and left the door open to foreign purchasers, who are mostly using all equity when purchasing.
If investors do borrow to purchase, then the spread between the property yield and the cost of debt is too tight to provide much scope for yield of cap rate compression through the bidding process.

On the tenancy front demand outside the resources sector has been hesitant given the uncertain global economic environment and business confidence has remained low, which has slowed decision making.
As a result, Australian prime CBD office rents have grown just 4.0% since the fourth quarter of 2009, which has done little to boost capital values.
But the third-quarter growth numbers point to Australia being the slow but steady performer on the global stage – and this is likely to be a continued magnet for property investors – as is the fact that capital values here need to grow by another 18% to return to pre GFC levels.
The slow and steady pace of change in this cycle in Australia is likely to continue to attract investors comfortable with a more stable recent performance and outlook.

Australian commercial property market has gone from laggard to leader

Some people were uncertain as to the differences between the ‘First Home Plus’ Scheme and the new ‘First Home – New Home’ Scheme that is due to start in the new year. Let me explain:
The ‘First Home Plus’ Scheme currently in place provides a tax duty exemption for first-home buyers in NSW, with full exemption on homes valued up to $500,000 and partial exemption for homes valued between $500,000 and $600,000. Purchasers of vacant residential land currently enjoy a full exemption for lots valued $300,000 or less, with a concession on duty for lots valued between $300,000 and $450,000.
The new scheme will be implemented for property exchanged as of January 1, 2012 and will apply to newly built homes, homes bought off the plan and vacant lots, with existing dwellings receiving no exemption under this scheme. In implementing the new scheme, the government is attempting to stimulate the construction of new dwellings by making them more attractive to first-home buyers. Exemption will also be given to vacant residential lots transacting for $300,000 or less, with a partial exemption given to lots valued between $300,000 and $450,000. Dwellings and land selling above the specified amounts will receive no exemption.
Savings of $ $17,990 for a newly built home worth $500,000 or $8,990 for a vacant block of land worth $300,000 equates to 3.5% of the total value (including the stamp duty) for the former and 2.9% for the latter. This may appear like a substantial amount of money but in reality represents only a negligible amount of the total cost involved in the purchase a house or unit, which can be erased almost instantly should the market turn south.
Although there is a clear advantage for first-home buyers aiming to purchase an existing dwelling before the end of the year, the figures above demonstrate that understanding the market and where it is heading is much more important.
We see the purchase of real estate as a long-term investment and therefore suggest that first home buyers conduct a thorough research of the market and make sure they buy at the right price. This will help to ensure that the longer term movement of the market will not erase the short term impact of stamp duty savings.
According to the NSW Office of State Revenue the Normal Place of Residence rule will continue to apply, requiring first-home buyers to “occupy the home as their principal place of residence for a continuous period of six months commencing within 12 months from completion of the agreement.” It is also worth noting that eligibility for the Federal Government’s First Home Owner’s Grant is independent of the ‘First Home – New Home’ Scheme and can be applied for regardless of the property’s value or its age (a cap of $835,000 applies).

How NSW laws will change for first-home buyers in January

Asian buyers are vital to the success of future residential developments and developers must engage with them, says Morry Schwartz, head of Melbourne-based property developer Pan Urban. 
Speaking to Property Observer, Schwartz says Chinese buyers from countries like Malaysia and Indonesia see a country like Australia as a safe haven for the long term. 
“Sometimes Chinese people who are living in Malaysia or Indonesia feel slightly insecure about buying where they live because there may be anti-Chinese sentiment in those countries,” he says. 
Schwartz also believes Australia offers a more stable investment option than mainland China. 
“In mainland China there is a strange political combination of capitalism in a socialist environment, not necessarily the most stable. 
“People, who have wealth – some of them great wealth – worry about nationalism,” he says. 
Furthermore, while Australian investors tend to be more insular in nature and are not inclined to buy an apartment in Hong Kong, Schwartz says Asian buyers don’t think it’s strange to buy in countries like Australia or Canada. 
“And there is the education factor. Parents like to buy an apartment for their child who is studying at RMIT,” he says. 
His comments following the launch of Juwai.com, promoted as the world’s largest international property search and information platform for Mandarin-speaking Chinese consumers. 
The site has more than 1 million property listings from over 80,000 agents and developers in the US, Australia, Canada, the United Kingdom and Japan. 
Schwartz says there a “huge need” for such a site. 
“Australian agents are looking for buyers, and Chinese buyers want to spend billions on Australian property. But getting the two groups together before Juwai cost a fortune. 
“Agents had to travel to China for property expos, hire Mandarin-speaking staff or to split their commissions with Chinese agents — none of which is affordable in this marketplace. 
Taken as a group, local and offshore Asian buyers currently account for about 60% of enquiries and purchases at Pan Urban's developments – “up substantially from a few years ago,” Schwartz says. 
Schwartz says one- and two-bedroom apartments appeal to Asian buyers because they are more affordable. 
“They like urban and inner-city apartments and also buy in areas such as Doncaster and Springvale where local Chinese communities are based,” he says. 
Pan Urban’s major Melbourne project is the Lacrosse in Docklands, featuring two intersecting apartment blocks currently under construction. 
The majority of the 312 apartments in stage one of the development have already sold, with many sold to Asian buyers. Stage two, comprising 259 apartments, is also expected to attract strong interest from Asian buyers. 
Schwartz says Australian developers and agents are gaining a stronger understanding of the Chinese markets. 
“There is a moving together from two directions. 
"You are not doing a good job at selling real estate in Australia today if you're not marketing to the Chinese buyer,” he says.

Asian buyers vital to Australian property market: Morry Schwartz

Millionaire Perth businesswoman Marilyn New is once again attempting to sell off her Esplanade Hotels Group after the holding failed to sell last year.
The portfolio includes the colonial-style 300-room Esplanade Hotel in Fremantle, which is the town’s only 4.5-star hotel where the pool is overlooked by a multi-story car park, and the 101-room Esplanade River Suites serviced apartments in Como.
Perth has long suffered from a lack of hotels, so occupancy remains high and room rates are strong.
Last year the two hotels were listed with CBRE and it was touted that any sale – and they were offered as a package or individually – might well have brought more than the $98 million that the five-star Hyatt Regency sold for in 1996, which was the most recent comparable sale. However, current selling agent Jones Lang LaSalle is calling for expressions of interest and not mentioning price point.

New deal: Freo's Esplanade Hotels Group on the market once again

While the tradition of using small candles to light up the Christmas tree dates back to at least the middle of the 17th century, electrically powered Christmas lights kicked off in 1881 at the Savoy Theatre.
Wikipedia says it became increasingly the custom to completely outline the house and especially the eaves  with weatherproof Christmas lights from the 1960s in the United States. It notes Australian Christmas lights were adopted as an effective way to provide ambient lighting to verandas, where cold beer is often served in the long hot summer evenings. It notes for many years the use of Christmas lights on Australian homes was mainly limited to the simplest form.

Wikipedia even features a photograph of a cottage with veranda at a miner's cottage in Wollongong (pictured above). One could almost image Norman Gunston doing a live television cross for his 1970s segment, What's On In Wollongong.
But Wikipedia suggests from about 1990 increasingly elaborate Christmas lights have been displayed and driving around between 8pm and 10 pm to look at the lights has become a popular family entertainment. While in some areas there is fierce competition, with town councils offering awards for the best decorated house, in other areas it is seen as a co-operative effort, with residents priding themselves on their street or their neighbourhood.

As we look to what's ahead for 2012, Property Observer is republishing some of our most noteworthy stories of 2011.
 
Industry funds are gearing up to allow their members to invest directly in property at a time when self-managed super fund trustees have upped their exposure to bricks and mortar to the highest level in three years.
The $17 billion Cbus industry super fund, which has 655,000 members, is preparing to launch a direct property offering to their members next year.
Cbus Super is likely to allow its members and SMSFs to invest in a “combination” of assets. Cbus has $2.3 billion (14% of total assets) invested in property, with about $1.1 billion invested through its 100% owned property developer, Cbus Property. Assets include 8 Exhibition Street in Melbourne and 550 Bourke Street in Melbourne.
According to Multiport, direct property allocation among 1,600 DIY funds it manages,  increased in the September quarter to 14.5% compared with 12.8% a year ago.
This rises to 16.8% when managed investments are included, meaning property as an asset class among SMSF portfolios is at highest level since December 2008.
In contrast, the allocation of Australian shares in SMSF portfolios continued, to fall dropping to 36% of the investment mix compared to 40.5% a year ago.
Nearly a quarter (24.7%) of SMSF funds are now being invested in cash and short-term deposits, up from 21.8% a year ago, while fixed-interest investments account for 14.1% of portfolios compared to 12.2% a year ago.
“As gearing within SMSFs continues to increase in appeal, perhaps exacerbated by current share market uncertainty, trustees are turning to property and gearing. Companies are developing products to make this process easier for trustees,” says Multiport CEO John McIlroy, Multiport released its own property gearing package earlier this year.

The survey found that around 16% of the funds are currently using a limited recourse borrowing arrangement, with more than half of these (53%) doing so to invest in property and the remainder in financial assets.
The average property loan amount remains at around $217,000, compared with $238,000 against financial assets.  The overall asset allocation break-up as at 30 September 2011 was:

SMSF direct property investment at a three-year high

Sydney house prices are forecast to grow by between 3% and 5% in 2012, according to Australian Property Monitors. 
“Sydney provides a solid prospect for median house price growth of up to 5% in 2012,” says APM senior economist Andrew Wilson. 
“This growth will come mainly through the lower and middle band suburbs as buyers seek to maximise choices in a market characterised by chronic shortages of accommodation and Australia’s tightest capital city rental market."

Sydney October quarter median house and unit price round-up

Perth house prices are forecast to grow by between 5% and 10% in 2012, according to Australian Property Monitors. 
“Perth offers one of the best prospects for prices growth in 2012 with a significant increase in buyer activity,” says APM senior economist Andrew Wilson. 
“Low buyer confidence has seen Perth’s median house price fall by nearly 6% in the year to October 2011, which is almost 10% below the peaks recorded four years ago. 
“With recessed house prices together with low levels of new construction and a flood of workers seeking the wages bonanza delivered by nearly $100 billion in mining activity, Perth houses prices have the clear potential to rise by a double-digit percentage in 2012."
