<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be a first-home buyer who does not currently own property.</li>

National Australia Bank (NAB) has brought forward the timing of the first RBA cash rate cut by three months.

NAB is now expecting a cut in February, in line with ANZ and Westpac, having initially thought a cut wouldn't come until May.

Commonwealth Bank, the nation's largest lender, still thinks the first cut will come in December.

NAB changed its call following the August monthly inflation figures that were released at the end of September, showing it had dropped to 2.7 per cent.

"The risk has been skewed to a first cut earlier in 2025, and today’s change acknowledges the balance of risks has likely shifted sufficiently for the RBA to feel comfortable cutting a little sooner than we earlier expected," NAB noted in its latest update.

They added that the cadence of the cuts may be faster than its central profile.

"Domestic inflation pressures are cooling, but only gradually, and we continue to expect the conditions for a cut will not be in place this year.

NAB believes the easing cycle will end at 3.1 per cent by early 2026, which is five cuts from the current 4.35 per cent cash rate.&nbsp;

CBA also thinks 3.1 per cent will mark the end of the cutting cycle, while Westpac is forecasting 3.35 per cent, and ANZ is the most pessimistic at 3.6 per cent, which would be just three interest rate cuts.

Canstar Data Insights Director, Sally Tindall, says if core inflation continues to track in the right direction, or unemployment starts to accelerate significantly, we could well see a cash rate cut as early as February of next year.

“All four big banks now believe the RBA will be ready to cut the cash rate in just over four months’ time, if not before, in the case of CBA.

“However, the outlook for both inflation and unemployment is still highly uncertain. A couple of wobbly sets of inflation data could see the RBA holding for longer, particularly if unemployment remains relatively steady."

His recent column noted the credit squeeze is already reducing dwelling prices and there is more to come.

Gottliebsen noted that Westpac was the most aggressive of lenders to housing investors.

"There has been a huge crackdown and these loans are being converted to interest-and-principal repayments."

Thousands of potential Sydney upsizing vendors are not going anywhere this spring, being trapped in their current home with their current financing.
All due to tighter home loan lending restrictions that leaves them unable to negotiate the required funds to upsize.
Indeed many of these home owners would not be able to get the same existing loan amount if they tried, and not just because of weak income growth.
Stricter lending rules are a good thing, especially at a time of historically low interest rates, but they will continue to be a major brake on buyer potential to bid for property.
This means fewer offers from finance approved buyers which means the galloping price growth seen during the five year boom just won't happen.
The size of the imminent spring price falls will depend, in part, on just whether downsizing vendors seek to sell at a discount to recent values.
I think sales activity levels will remain subdued.
With very high household debt, these stricter lending criteria were introduced for good reason by the regulatory authorities over the past four years.
The unexpected royal commission into finance has extenuated the tightening by lenders.
Gone is the one size fits all approach which saw inflated amounts being lent to desirous home buyers.
Lenders now look thoroughly at the applicant's income and expenses - everything from utility bills, childcare, Netflix subscriptions, education, insurance, telephone and internet, groceries and medical, health and disability requirements. Even beauty treatments.
The regulator also now expects lenders to discount uncertain or variable income by at least 20%, including any rental income for investment properties.
Mozo finance commentator Steve Jovcevski suggests stay put home owners are also struggling to refinance their way into better mortgages. 
He nominated a couple with one dependent and a dual income of $120,000 who purchased a home in 2013, borrowing $800,000.
Their $4,295 monthly repayments leaves them $3,680 to manage their other expenses.
Fast forward five years, the couple now has a $129,000 combined salary and they've had another child.
They're still paying the same amount, have $734,600 left to pay off, and would like to refinance to closer to the 3.8% on offer rather than staying with their current 5% rate.
When they secured their 2013 loan, the bank used a poverty line index to estimate their costs ($3,276 per month) with a buffer of 1.5% to ensure the couple could meet their repayments if rates increase.
The bank now defines their actual expenses as being $4000 per month, and applies a 2% buffer.
Under the new criteria the refinancing couple can only borrow $680,000.
These home owners have been dubbed 'mortgage prisoners', unable to move to a more competitive mortgage deal, even if they’ve met every repayment, because they would not pass new affordability tests.
The banks would like to continue their loan growth, but for the penalties being handed out for breaches against their responsible lending obligations.
The best poised spring buyers are likely stumping up a near 20% deposit.
And have done a through spring clean of their finances, including getting rid of excess credit cards, which are a negative on their credit ranking.

New financing restrictions leading to 'mortgage prisoners'

Australian RMBS delinquency rates will rise moderately over coming quarters, with high debt levels and higher interest rates putting pressure on mortgage borrowers, according to the latest RMBS report from Moody's.
This is despite delinquency rates being broadly stable over the three months ended 30 June 2018.
The 30+ day delinquency rate for prime RMBS was 1.52% in June 2018, compared with 1.5% in March 2018 and 1.6% in June 2017.

For prime RMBS issued by major banks, the 30+ day delinquency rate was 1.58% in June 2018 compared with 1.57% in March.
For regional banks, it remained flat at 1.99%, while for prime RMBS issued by other authorised deposit-taking institutions, the delinquency rate was 0.57% in June, compared with 0.51% in March.
The 30+ day delinquency rate for non-conforming RMBS was 3.16% in June 2018, compared with 3.05% in March 2018 and 3.41% in June 2017.
Moody's noted, "over coming quarters, we expect delinquencies to increases moderately, given Australia's record-high household debt, which amounts to 190% of annual gross disposable income."
High debt increases the risk of delinquencies, especially in a rising interest rate environment.
The report stated, "in late August and September, a number of Australia's major banks raised home loan interest rates, though we do not expect this round of rate rises to result in a significant increase in mortgage delinquencies, given that labour market conditions remain favourable and the rate increases were small compared with buffers built into home loan serviceability assessments."
A large number of interest-only mortgages are due to convert to principal and interest loans over the next two years, which will contribute to an increase in delinquencies over this period, according to Moody's data.
Banks originated a significant volume of interest-only loans in 2014 and 2015.
The five year interest-only period for these mortgages will end in 2019 and 2020.
The report also stated, "when interest-only loans convert to principal and interest, borrowers have to make higher monthly repayments, which can lead to delinquencies."
"On the positive side, economic and labour market conditions in Australia will continue to support borrowers’ ability to meet mortgage repayments over the next year, meaning that the increase in delinquencies will be moderate," they suggested.
Moody's forecasts real GDP growth of around 2.9% for calendar 2018 and 3% for 2019.

Australian RMBS home loan delinquencies to rise moderately over 2018: Moody's

Westpac has cut its rates, and promised longer discounts.
The nation's second-largest lender has cut lending rates by up to 110 basis points in an aggressive bid for new borrowers.
Its new loan packages also aim to lock-in new borrowers with lucrative discounts of up to 80 basis points for the life of the loan. A basis point is 0.01 percentage point.
Fairfax Media advised the new Westpac rates will also apply for new lenders for Bank of Melbourne, BankSA and St George Bank.
The offer will replace the existing two-year introductory discounts with a life of loan discount for principal and interest and interest only borrowers. The new flexi first option home loan, with its basic home loan product with a headline rate of 3.98 per cent, will now include a 75 basis point discount for the life of the loan.
The flexi first principal and interest option for investors, which has a headline rate of 4.48 per cent, includes an 80 basis point discount for the life of the loan.
The interest only version has a headline rate of 5.08 per cent and a 71 basis point life of loan discount.
The offer excludes owner occupied loans with interest only repayments or to switches within the Westpac Group.
Westpac is set to advise the new first time buyer flexi first option home loan borrowers will receive an 85 basis point discount for the first five years and then roll onto a 75 basis point discount for the life of the loan. The headline rate is 3.88 per cent. First time investors will receive a 110 basis point discount for the first five years and then revert to a 80 per cent discount for the loan's life.
Its headline rate is 4.18 per cent.

Westpac cuts new loan rates, and promises longer discounts

The RBA minutes from the September cash rate hold meeting cited the spreading of falling house prices across Sydney and Melbourne.
In July the RBA suggested it was the more expensive properties in Sydney and Melbourne that were seeing falling prices and the lower-priced properties had been little changed.
Now however they are seeing declines across a wider range of markets and areas.
"Housing prices had been falling gradually in Sydney and Melbourne, and in recent months price declines had become more widespread across different suburbs and price segments," the latest minutes read.
The August minutes suggested housing prices had remained relatively stable in most other capital cities, however in the September minutes picked out Perth as a declining housing market.
Some further tightening of lending standards by banks was possible, the RBA advised, although competition for borrowers of high credit quality remained strong.
Elements of the minutes are more of the same. Rent inflation remains low and housing credit growth has declined due to the slowing of investor demand.
They ended by saying established housing market conditions overall had continued to ease.
The members at the meeting suggested further progress needed to be made to reduce the unemployment rate and return inflation towards the midpoint of the target before a rate rise will be considered.
"Since progress on unemployment and inflation was likely to be gradual, they also agreed there was no strong case for a near-term adjustment in monetary policy," the minutes read.
They stand by their belief that the next move in the cash rate would more likely be an increase than a decrease.

Sydney and Melbourne gradual price fall becoming more widespread: RBA September minutes

The financial comparison company Canstar has released its latest home loan ratings.
The company looked at a total of 5,394 property loans with 3,192 of those meeting its eligibility criteria.
The top 10% of loans assessed achieve a 5-Star Rating for “offering outstanding value” in the following profiles:
<ul>
<li>Owner occupier: An individual either refinancing an existing property, purchasing a new property or constructing a new property.</li>
<li>Investor: An individual either refinancing an existing investment property or purchasing an investment property.</li>
<li>Line of credit: An individual who borrows credit against their property as security.</li>
</ul>
Canstar’s Group finance expert, Steve Mickenbecker said that borrowers need to be wary of rising interest rates.
“Not all lenders have put up their rates yet, but most rely on wholesale funding to some degree and will be feeling the pressure of the increasing costs of those funds,” Mickenbecker said.
“The pressure will be flowing through to the profit margins and eventually most are likely to follow with rate hikes.
“Ahead of rate hikes, now is the time to make extra repayments and to take advantage of the banks’ low rate offers to see if you could be getting a better value deal.
“Whether you choose to move lenders or not, it’s a good time to consider fixing your loan’s interest rate to future proof repayments for two or three years while they are manageable.”

Steady increase in securitised mortgages: Pete Wargent

The Reserve Bank of Australia could cut the official cash rate if banks raised their mortgage rates several times, economist Chris Caton has suggested.
So far this month, Westpac Banking Corporation, ANZ Banking Group and Commonwealth Bank of Australia have raised their mortgage rates by 0.14 to 0.16 percentage points citing increases on offshore funding costs.
The Reserve Bank of Australia has held the official overnight cash rate at 1.5 per cent for 25 months.
Dr Caton, a retired former chief economist with BT Financial group, told the Australian Institute of Superannuation Trustees conference in Cairns could cut the cash rate.
"Of course if the banks raised their variable rates again and again and the Reserve Bank was unhappy with that it would offset that – it would.
"There's no question about that.

"But at the moment I think they're thinking, 'we're low enough, we've been low enough for long enough, we really don't want to cut any further, there is no case to raise, unemployment's coming down, growth's OK, let's keep it where it is."
Dr Caton said he didn't expect a housing crash," Fairfax Media reported.
Dr Caton said there are no bargains out there for investors in either housing or stocks "in part because interest rates have been as low as they have for as long as they have. But I don't see any risk of any crashes either".

RBA could cut official cash rate: Chris Caton

Commonwealth Bank and ANZ have hiked rates for their variable customers, higher than Westpac's rise last week.
CBA have increased their rates by 15 basis points percent, while ANZ have raised theirs by 0.16.
ANZ were first to crack, raising their rates earlier today. Just 20 minutes later, Commonwealth Bank, the nation's biggest lender, followed suit.
The move comes after Westpac were the first of the big four to <a href="/expert-insights/finance/westpac-is-the-first-of-the-big-four-banks-to-hike-out-of-cycle">rate out of cycle. </a>
Westpac raised their basis points by 14 basis points.
NAB continues to be the only big four bank to hold out. 
Mozo director Kirsty Lamont said it's only a matter of time before NAB joins the fray.
“The latest interest rate hike from ANZ and the Commonwealth Banks comes as no surprise after Westpac opened the floodgates earlier," Lamont said.
"The big banks have been noticeably more strategic about the timing of their hikes this time around against the backdrop of the Banking Royal Commission. 
With spring property season now in full swing, Lamont says mortgage interest rate hikes by some of the nation’s biggest lenders are likely to have a flow-on effect on the property market.
“These rate hikes couldn’t come at a worse time for property prices. Sizeable price drops have already been recorded across some of Australia’s capital cities and as the cost of borrowing rises, prices are likely to fall even further.”
Now coming into the 25th month of no movement in the cash rate by the Reserve Bank, the latest cycle of rate hikes is likely to keep official rates rises at bay for at least another two years.
RateCity.com calculated the Commonwealth Bank and ANZ new costs based on the banks’ standard variable rates for an owner occupier paying principal and interest.

RateCity research director Sally Tindall said today’s hikes show that when one big banks pulls the trigger, their counterparts aren’t far behind. 
“CBA and ANZ’s decision to hike rates hot on the heels of Westpac was a predicable step in what is becoming a well-worn routine," Tindall said.
“In fact, hiking on the same day means they can shoulder the backlash together.
“What this rate hike means is that the vast majority of variable rate home owners will now be shelling out more on their mortgage each month.
“NAB would do well to break free of tradition and find a different way to wear the additional expense,” she said.
“While Australia’s big banks might move like a flock of sheep it doesn’t mean their customers have to.
“If you live in your own home and own at least 20 percent of it, start shopping around – you’ll be surprised at what rates are on offer.

CBA and ANZ hike variable home loan rates

Furniture stores are often filled with designs that look similar to others. But is copying furniture legal, and should we feel bad about buying replicas?
Recently, interior designers accused the supermarket Aldi of copying an Australian designer’s stool in the launch of a new range of “luxe” furniture. Some, including the Design Institute of Australia, noted the stool’s similarities to designer Mark Tuckey’s eggcup stool, which retails for more than $550. Aldi withdrew its stool (priced at $69) on the day of the sale, citing quarantine issues and said it was scheduled to return to stores in late August. (There is no suggestion that Aldi has broken the law here).
In general, copying furniture designs that have not been registered in Australia is likely to be legal. This means that, in most circumstances when designers have not registered their work, businesses are able to sell, and Australian consumers are able to purchase, replica furniture without breaking the law.
How designs are protected
A designer of furniture, fashion or any other product will normally start out by creating a 2D drawing of their product. The drawing might be made by hand or using a computer or machine. This initial design is automatically protected under copyright law as an “artistic work”. For most types of artistic works, copyright lasts for the lifetime of the creator plus an additional 70 years.
Copyright law prevents a person from copying someone else’s work if they do not have permission or a legal excuse. Making a 3D reproduction of a 2D artistic work counts as “copying” under law. So a person who makes, for example, a physical 3D chair using a designer’s 2D design of that chair may be infringing copyright of that 2D artistic work.
However, there is an interesting feature of copyright law that applies only to designers. A designer will lose copyright protection in their 2D artistic work if it is “industrially applied”.
“Industrial application” is generally understood to mean that 50 or more copies of the 3D product deriving from the design are made and offered for sale. Any mass commercial production will therefore take the product outside of the scope of copyright law.
However, mass-designed products can be protected by Australia’s designs system. This system protects the visual appearance of a product. Unlike with copyright, designers must register their designs to be protected under law.
For a design to be registered, it must meet certain minimum requirements. Importantly, it must be new and visually distinctive. The novelty of a design is critical to protection. These requirements ensure that ordinary and unremarkable designs are not constrained by intellectual property law, but are free for people to make and sell.
How is this determined? An application for design registration is filed with and assessed by IP Australia, located in Canberra. It usually takes between three and 12 months to process an application, and costs around $300 to apply. Once registered, design protection lasts for five years, with the opportunity to renew registration for a further five years - so 10 years in total.
The designs register is searchable online. Our search did not reveal any designs registered to Mark Tuckey.
Incomplete protection is deliberate
There are important policy reasons why designers are not given complete protection under intellectual property law. For one, it is often difficult to determine what is an original design when aesthetics meets functionality - there are a limited number of ways to design a seat that people will actually want to sit on! Designs protection is limited so that consumers can affordably access practical products.
Designs law tries to balance a designer’s right to protect their product with the public’s right to access. Getting the balance right is tricky, and is likely to be under increasing pressure with the advent of 3D printing for the home.
It is now possible to print replica furniture, and this practice may become more popular as 3D printing technology becomes simultaneously more sophisticated and more widely available. This is likely to raise ongoing questions about the scope of designs protection under copyright and designs law, and whether the law is appropriately tailored to protect designers.
For Australian designers, the answer may not be stronger legal protection. First, we should ensure that the designs registration system is working effectively. Anecdotal reports suggest that the designs system is underused. We need to make sure that registration is affordable and accessible. Only then will we be in a position to know whether the protection offered by designs registration is enough.
For consumers, the good news is that replica furniture is likely to continue to be available in retail stores. There is certainly nothing illegal about buying replica furniture.
