South Melbourne is poised to host a new hotel on the corner of Moray and Dorcas Street, with developer Perri Projects planning to launch the luxury development.

Having gained a footprint onsite during 2005, subsequent land purchases were made allowing Perri Projects to push ahead with the hotel scheme, which entered planning mid last year. With approval in place, Perri Projects are now ramping up their intentions for the site to coincide with a high time in Melbourne's hotel sector, which is enjoying buoyant occupancy rates.

Not too far from the mass of hotels in Melbourne's CBD, but far in terms of design ethos, Perri Projects are positioning the new hotel facility as alternative experience in an urban setting.

Aimed principally at the premium business market, the intended hotel at 185-197 Moray Street will include a pool, gym and business centre, in addition to café/restaurant and bar spaces at ground level. A rooftop function and events centre will crown the six level building.

Plus Architecture designed the futuristic building which will see the exterior present as a mix of exposed concrete and treated glazing. A special application to the glazing will provide the development with a unique finish across a clean, simple form.

Transitioning from white and solid to clear and luminous, the tiled facade is a novel look with Plus Architecture also intending for these lines and forms to <a href="http://www.plusarchitecture.com.au/portfolio/moray-street/">directly relate to their corresponding internal suites</a>.

Moray Street will be Perri Projects' first Melbourne hotel development, with intentions in place to acquire suitably zoned development sites that will add to their local hotel portfolio. Active across Melbourne and Brisbane, Perri Projects have also broken the ice in Queensland with their South City Square development to also include a boutique hotel.

Perri Projects diversify into the hotel sector

A trio of apartment projects are before City of Melbourne, all seeking the right to add to the inner north's apartment stock. Lodged during September, the trio are also looking to bring a heightened design perspective to their surrounds.

First up and Piccolo Developments are seeking another statement project, with 341-347 Queensberry Street subject to a 13 storey application encompassing 59 apartments. On the back of their award-winning Upper House project, Jackson Clements Burrows Architects have been utilised once more with a similar design outcome.

The composition of the building mass was conceived through a series of urban design gestures. The first conceptual gesture was based on the acknowledgement of the prominent corner position of the site. 

Punching through the facade are a series of projecting balconies that graduate in depth and width as they travel up the building.

On the corner of Queensberry and Peel Streets in North Melbourne, the design has taken inspiration from a handful of existing forms such as Milan's Bosco Verticale and The Bauhaus Building; a 1925 design-based building in the German city of Dessau.

Piccolo Developments intends to split the dwelling numbers between 36 single bedroom and 23 dual bedroom apartments.

Located within an emerging high-rise precinct, the proposal is of a larger nature and seeks approval for 181 apartments, with internals ranging from 48sqm to 111sqm.

On the corner of Spencer Street and Batman Street, and created for Yarrabank Developments Pty Ltd, the 22 level tower's design is described as follows:

The building is split into three to create building separation from the heritage component thus distinguishing it from the tower beside and above. The towers peel away from the heritage building increasing separation, and celebrates the bakery chimneys that line the lobby entrance. This also gives the apartments above the heritage a better view beyond the parapets. 

The two parts of the tower are differentiated in size, form and material. One side facing west, is smaller, angular and brick, which reflects the smaller scale of west Melbourne and its industrial lineage. The other, larger smooth and glazed faces towards the city. This site is therefore a culmination of contradictory relationships between fast and slow, active and inactive, big and small, old and new.

The design response seeks to make best use of and contribute to these context features and fit respectfully within the urban fabric.

Total apartments within the scheme have essentially doubled to 124, with a mix of one and two bedroom options planned. Consequently, the overall size of the project has increased, with Elenberg Fraser conceiving a 12 storey building which is similar is size to a number of surrounding projects which have been approved.

The building has also been designed with reference to ‘Artemis’ - the goddess of the hunt and wilderness. Artemis’ character and fables form the basis of a holistic design narrative which is carried through the architecture, lighting installations and landscape architecture.

The bronze colouring and earthy tones contained in the depictions of Artemis in the design concept inspire the materiality of the architectural expression, and also references the red brick and industrial elements commonly found in the area.

City of Melbourne field three high quality development applications

What to do when there's a crush of apartment developments along Queens Road and St Kilda Road, with each claiming to capture the luxury apartment market?

Go super luxury, of course.

JD Group's Victoriana at 20-22 Queens Road is nearing its launch to market, with the developer looking to tap into the still bubbly luxury apartment market. Victoriana's website is taking registrations of interest from prospective buyers, with one, two, three, four, five and six bedroom apartments on offer.

As seen below, the higher echelon apartments within the development will be something to behold, in sheer size alone.

At present seven residential towers are at construction, with two additional projects at sales.

20-22 Queens Road holds approval for a 245 lot subdivision, reflecting the number of apartments expected within Victoriana. Set over a 4,598sqm site overlooking the northern tip of Albert Park Lake, Victoriana has a frontage in excess of 60 metres to Queens Road.

The result of the double site is a curving tower designed by RotheLowman. Setbacks to upper levels have allowed for the inclusion of a squadron of individual pools and spas, pointing toward the levels the developer has gone to in order to attract the premium buyer.

Such is the popularity of the dual boulevards, six apartment projects are well into construction. While works proper have yet to commence, New Charsfield can be added to the list with builder Hamilton Marino signage onsite, signifying its imminent start.

New Charsfield included, there is in excess of 1,400 apartments under construction along St Kilda Road and Queens Road, with the balance split between The Arthur, Queens Domain, Opera St Kilda Road, Parque, Lakeside and The Fawkner. Both The Arthur and New Charsfield are supplemented by serviced apartment components.

Victoriana joins Palatia and St. Boulevard which are at registrations and/or sales; combined they add another 700 plus dwellings.

Urban.com.au is also tracking a further five developments along St Kilda Road that pump more apartments and serviced apartments into the area. Add the likes of Growland's pending 613 St Kilda Road development and St Kilda Road in particular continues to transform from a commercial strip into a residential developer's paradise.

Victoriana looks to trump the competition along Queens Road and St Kilda Road

Not too long after the site was successfully sold, Delta Property Group have moved to launch their latest project dubbed The Point Doncaster Hill.

Formally 600 Doncaster Road, the relevant planning application encompassing 174 apartments was approved by Manningham City Council during May of this year. The permit and site were promptly offered for sale, with Colliers International and GormanKelly sealing the deal during August.

After a short turn around, Delta Property Group have opened registrations of interest for the project which adds to the Footscray-based developers expanding project catalogue.

The design is that of BKK Architects, with landscaping provided by Oculus. A key design feature of The Point Doncaster Hill will be the mature trees placed over the centre of the western facade, with these outdoor spaces set to double as common areas. The plantings will continue down to ground level, where an 'orchard' of sorts will frame the landscape.

Image: BKK Architects</figcaption></figure>Following on from <a href="/buildings/the-riverside-1-moreland-street-footscray">Riverside</a> on the banks of the Maribyrnong River which is all but complete, The Point Doncaster Hill joins East Brunswick's <a href="/buildings/the-vic-50-victoria-street-brunswick-east">The Vic</a> and <a href="/new-apartments/422-426-riversdale-road-hawthorn-east">422 Riversdale Road</a> within Hawthorn as projects within Delta Property Group's current pipeline.

Approved with 84 one-bedroom, 83 two-bedroom and 7 three-bedroom apartments, The Point Doncaster Hill will be rejigged to include 4 bedroom abodes as well. 

As the project has a commanding position with views over the CBD which are likely to remain long-term, it seems that Delta Property Group has ramped up the project's appeal to what they hope will be a higher end buyer.

Image: Hayball</figcaption></figure>In other news atop Doncaster Hill, test drilling has commenced on the long-vacant development site owned by Bunnings at 659-669 Doncaster Road. Soil survey is generally a good indicator that a given project is nearing a start.

According to Manningham City Council's planning register, the proposal holds a Notice of Decision to Grant a Permit although the final outcome is still listed as in progress. Post its planning submission during 2013, the application has been revised in order to meet a number of concerns, with parking and traffic congestion fears at the forefront of thinking.

Development is likely to <a href="http://www.heraldsun.com.au/leader/east/doncaster-bunnings-to-be-built-next-to-westfield-doncaster/news-story/2a1804f835ce56da0dc9a4cd44c1d8d3">occur over three stages</a>, and it remains to be seen if Bunnings will go it alone in developing the apartments, buddy up with a recognised developer or sell off the development/air rights whilst maintaining a presence over the lower levels.

Not too far away and CEL Australia have recently seen a tower crane adorned with their logo hoisted into the Doncaster skyline. It's been a longer than expected stint between cranes for the developer post the completion of 33M in the CBD. 

CEL Australia's premier development, Tower Melbourne, has been bogged down in legal proceedings for some years, leaving Willow Doncaster as the Singapore-backed firm's sole Melbourne project at construction, with Canny Projects carrying out the construction works.

Delta gets to the point on Doncaster Hill

Essendon Station is making a good fist of attracting its fair share of apartment developments. Much like the plethora of apartment projects sprouting up along the Tram 59 route which slices through Essendon/Essendon North, the emergence of multiple apartment projects surrounding Essendon Station speaks to the success of the suburb in attracting new investment and people willing to call the suburb home.

With the mass of investment within Essendon Fields also radiating throughout neighbouring suburbs, Essendon in particular has seen a solid boost to apartment development in recent years, This, coupled with the Essendon Junction Structure Plan has given apartment developers confidence to seek higher density outcomes around the junction/station precinct.

Largest of all is Linc at 15 Russell Street which is mere metres away from Essendon Station's entrance.

Revel Development Group Director, Daniel Caspar recently spoke of the merits of Essendon via circulated comment:

Plus Architecture are responsible for Linc's internal and overall design, with Jack Merlo in charge of outdoor areas.

Linc is not the only development looking to capitalise upon its immediacy to Essendon Station.

Another sizeable planning application is before Moonee Valley City Council, with interests controlling 27 Russell Street looking to replace an Edwardian/Bungalow style house with 61 new apartments set over 9 levels.

In the immediate area, 93-97 Rose Street is all but complete, Alexandria at 952 Mt Alexander Road has launched its sales drive while 118-120 Buckley Street's display suite is taking shape.

The remainder of the development pipeline surrounding Essendon Station consists of the approved 23-25 Russell Street and the at appeal 81 Rose Street. 47 Rose Street which consisted of a five level residential building was withdrawn from the approvals process last week.

Savills recently moved on a development site at 95 Buckley Street which is capable of accommodating an apartment building under the Essendon Junction Structure Plan. Also in the wings is the possible rejuvenation of the sprawling car park adjoining Essendon Station as part of VicTrack's station precinct development program.

Essendon Station fast becoming a magnet for apartment developments

Minister for Planning Richard Wynne will speak later on today at MPavilion as part of a discussion regarding Melbourne's architectural design and the policy which guides it.

The event is set for a 6:15pm start this evening, and is free for those wanting to attend.

In light of recent discussion surrounding apartment design standards, the direction of Fishermans Bend and so on, Minister Wynne's attendance for the event titled <a href="http://mpavilion.org/program/high-density-happiness-developing-policy/">High Density Happiness: Developing Policy</a> is set to further advance the current debate.

Readers will recognise High Density Happiness as a term coined by progressive Melbourne developer Neometro. Certified as a B-Corporation, Neometro has championed High Density Happiness which essentially highlights the positives that can flow when good design is allowed to flourish in a high density living sense.

Indeed Neometro's James Tutton will form part of the speaking panel, as will Simon Knott of BKK Architects and MAArchitects director Karen Alcock.

Along with Minister Wynne, the primary point of discussion will surround suggested improvements to the design review process, minimum size standards and aesthetic guidelines that would support quality, adaptable and sustainable housing.

The discussion is set to provide insight into how Melburnians will live, in light of pending policy implementations.

City of Port Phillip have fielded a fresh planning application that seeks to further expand the footprint of high-density towers away from St Kilda Junction.

Bound by St Kilda Road and Blanche Street, 331-335 St Kilda Road would sit south of Inkerman Street, and appear as the only building of its size in the area. Immediate apartment projects that have come to fruition along Inkerman Street sit within the 5-7 level range.

Developer Beacon Builders are behind the proposal which was submitted during August, and see architects Bird de la Coeur take the design lead. Thus far Moonee Ponds' LEX Apartments with 56 dwellings ranks among Beacon Builders more notable projects.

In preparing the application's town planning report, Meinhardt Group assert the following:

The overall height is considered reasonable having regard to the strategic significance of St Kilda Road, the limited amenity impacts caused by the proposed height, the context of the surrounding area which includes land identified for significant redevelopment within the Mixed Use Zone and Commercial 1 Zone, the existing apartment buildings approved within the precinct, the quality design aesthetic.

Visually 331-335 St Kilda Road is broken to represent a solid base, which transitions to a perforated top. Brick is prevalent over lower levels and is reflective of the surrounding urban context. The proposal's upper levels feature vertical fins assembled across the facade with a series of colour changes designed to break the building's bulk and appearance.

At present the largest approved building in the area is Plus Architecture's <a href="/new-apartments/8-12-punt-road-st-kilda">8-12 Punt Road</a> which covers 96m and encompasses 203 dwellings.

331-335 St Kilda Road's height and location well south of the Junction makes it a trailblazer of sorts.

Should it gain approval it would likely set a precedent for future developable plots in the vicinity, in terms of height expectations and overall density. Beacon Builders at the very least hope that their application may well become a new design beacon within St Kilda.

A new beacon for St Kilda?

One of the city's more significant design contributions has taken its place within the grounds of Melbourne University.

In the heart of the <a href="/new-apartments/parkville-vic-3052">Parkville</a> campus, the new Arts West Redevelopment was unveiled at the turn of September and primarily consists of a new $66 million teaching and learning building. Arts West also shapes as a key placemaking project, allowing the immediate area to tie-in by way of a newly landscaped plaza which references surrounding buildings.

The building itself which is the work of both <a href="/architects/arm-architecture">ARM Architecture</a> and <a href="/architects/architectus">Architectus</a>, is adorned by flat metal bands that are seen as a topographical form from ground level. When viewed from a distance, a relief over the facade depicts <a href="https://arts-west.arts.unimelb.edu.au/arts-west-exterior/arts-west-facade-competition">artefacts typical of the bronze work found in the Luristan region</a> of Iran dating between 900 and 700 BC.

The new landscape works are in the process of being extended to the Melbourne Brain Centre, providing an enhanced link between the two buildings.

In terms of sustainability, Arts West reflects Melbourne University's drive to become a far more sustainable campus. Initiatives such as natural ventilation, water capture and thermal control all aid the building in its goal of achieving a 30% reduction in greenhouse gas emissions compared to an equivalent BCA code compliant building.

Arts West fits best for Melbourne University

The last week has seen two noteworthy commercial leasing deals unveiled as major tenants secure space for their operations.

The latest sees Cbus Property add another premium tenant to their Collins Arch project, with HWL Ebsworth Lawyers taking near on 6,500sqm of space alongside initial tenant King &amp; Wood Mallesons. Following last week's official ground breaking ceremony held onsite, HWL Ebsworth Lawyers' arrival now sees 30% of total commercial space within the project accounted for.

Securing levels 8-10, the HWL Ebsworth Lawyers deal leaves roughly 30,000sqm of commercial space as still available within the uniquely shaped skyscraper. Cbus Property will seek to secure further commercial commitments for Collins Arch which will be completed during 2019.

The HWL Ebsworth Lawyers deal follows on from <a href="http://www.afr.com/real-estate/commercial/qic-wins-macquarie-for-landmark-collins-st-tower-20161005-grvceu#ixzz4MFzmw1l9">last week's reporting</a> that QIC are poised to land Macquarie Group for their long-delayed 80 Collins Street.

With Multiplex signage adorning the vacant site for some time, construction now looks increasingly likely to begin in earnest following AFR's reporting of the lease deal. Macquarie Group is expected to have firmed on 6,000sqm within the Woods Bagot-designed commercial tower, which shapes as being on of the tallest delivered in Melbourne since the commercial boom of the early 1990's.

The pending deal with Macquarie Group bolsters the project, which also features a reworked retail podium surrounding Nauru House and a hotel fronting Little Collins Street. Singapore-based SilverNeedle have taken rights over the hotel component, with the suites to be operated under their NEXT Hotel brand.

While K1 Residences shapes as a project devoted entirely to penthouse-style dwellings, Mirvac's Grand Pavilion Penthouse shapes as the ultimate offering to the market. Set above the Eastbourne which will account for what is now the Dallas Brooks Centre, the Grand Pavilion Penthouse is a collaboration between Bates Smart and Mirvac Design.

The numbers for the Grand Pavilion Penthouse are impressive with 507 square metres of internal living space, supplemented by a 301 square metre terrace. Outdoor features include an 11 metre long transparent perspex sided pool and spa, and 50m frontage to the Fitzroy Gardens.

Set 11 levels above the street, Mirvac have now opened a tender process for the dwelling, with interested buyers having until mid-November to log their interest.

Melbourne's new rash of penthouses continue to set the benchmark

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Campbelltown has been starved of new residential developments in the last decade.

The only other notable development set to come to market this year is ALAND's Queen Square, a mixed-use precinct on over two hectares that will comprise apartments above a vibrant ground-level retail and hospitality dining precinct.

First look: New 139-apartment plans revive long-stalled Campbelltown city centre site

First Look: Sherlock Construction pitches apartments for low-rise Deception Bay

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

First look at MAYD's North Kirra mixed-use precinct

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Nova Rêve arrives as Reve Group bets on Castle Hill's next growth phase

A collection of just 25 large-format apartments and penthouses overlooking Goodwin Park is entering the Coolangatta market, with <a href="https://www.apartments.com.au/new-apartments/marea-residences-coolangatta-27-27a-dixon-street-coolangatta-qld-4225">Maréa Residences</a> combining a low-density, residential-only approach with uninterrupted park and Pacific Ocean outlooks.

Located at 27 Dixon Street, Maréa comprises three and four-bedroom residences alongside a limited number of dual-level penthouses, with the project positioned between Goodwin Park and <a href="https://www.apartments.com.au/developments/coolangatta-qld-4225">Coolangatta</a>’s coastal precinct.

Construction has commenced, with completion currently estimated for late 2027. Three-bedroom residences are priced from $1.8 million.

The project has been designed around its northern outlook across the park, with the building’s architecture, landscaping and material palette intended to establish a connection with the neighbouring green space. The residences have been configured to maximise natural light and views across Goodwin Park towards the ocean.

Inside, the material palette incorporates timber, stone and brushed brass, complemented by curved detailing and ambient lighting. Kitchens and bathrooms carry the same natural material approach, while residences also include basement parking, storage and lift access.

Maréa’s penthouses are arranged over two levels and include private pools, adding another layer to the project’s focus on larger-format apartment living. Across the development, residences are configured with three or four bedrooms rather than the broader mix of smaller apartment types commonly found in larger projects.

Resident amenity is concentrated at rooftop level, where landscaped entertaining terraces and pools take advantage of elevated views across Coolangatta and the Pacific Ocean.

The project has so far been particularly well received by local owner-occupiers and downsizers, according to Urban Activation Property Sales and Marketing Director Matt George, with the residential-only format, construction quality and northern park outlook among the features resonating with purchasers.

“The uninterrupted northern aspect overlooking Goodwin Park has been a key point of difference, with buyers attracted to the sense of serenity and open space the park provides, while still enjoying easy access to the ocean and being within walking distance of the lifestyle and amenities Coolangatta has to offer,” George said.

The Dixon Street address is within walking distance of Coolangatta Beach and the broader southern Gold Coast coastline, including the surf breaks at Snapper Rocks and Kirra. Coolangatta’s cafés, restaurants and retail are nearby, while Gold Coast Airport is also within close proximity.
