Pia Argiratos: After many years of boom, the building industry is at a reflective time, as industry leaders call for big improvements in regulation, as well as better quality in our services and products. With the DesignBUILD program this year, we are exploring how both design and building can improve to produce a better outcome for everyone concerned, from the project team on site to the end user or client, as well as the environment and product manufacturers. We are 'taking stock' of the things that we can do better, to set a new standard for what all Australians can expect from the building assets they use every day.

U: DesignBUILD brings together architecture, building and design? What do you think are the key challenges and the key opportunities facing these interconnected industries in Australia? 

PA: The biggest opportunity for architecture, building and design is the multiplicity that is possible when we work together as a team and leverage one another's skill sets. We are creating opportunities in the education program for different industry tribes to come together and share ideas in a positive and constructive way. We want visitors to take away ideas they can try in their own work tomorrow that can improve how they work in cross-disciplinary teams and with clients.

The biggest challenge for the industry is actually making the cultural and process changes required to be more collaborative. Emerging technologies and new approaches that are more efficient and effective will change the game and the cost for those who won't adapt could be high indeed.

U: How is DesignBUILD this year addressing the issues on cladding and building compliance? 

PA: Cladding, product quality and compliance are all important topics on their own, however they are part of the bigger discussion on the allocation and management of responsibility in building. In this year's program, we are referencing the Shergold Weir Report and exploring what the recommendations mean for practitioners. We have sessions detailing what the report means for architecture and design but also a how we can engage regulators to take action in alignment with the report.

U: What should visitors expect to see at this year's DesignBUILD? Is there anything new in this year's program or exhibitors list? 

PA: The education program at DesignBUILD this year has topics to help visitors catch up on the big issues affecting their business and the broader built environment. We are also helping people take home information they can use now, with pragmatic sessions on topics including the new Modern Slavery Act and selecting building products, or how to choose between the difference product rating schemes, for the best result for your project. The program this year reflects the industry’s current challenges and highlights. The sessions will showcase a diverse speaker lineup encompassing experts in their fields who are keen to discuss and share their work, ideas and opinions with the industry.

U: What do you think the program highlights might be?

PA: I am excited about Koichi Takada's session on urban gardens and greening our cities, where he will also talk about some of his incredible projects in Australia and overseas. Another highlight is a session on PropTech which looks at the future and role of tech and pushes us to think 'what’s next'?

U: How have you put this year's speaker program together? 

PA: I work from the industry outwards, to try to build a program that’s interesting and beneficial to our visitors. We consult with industry associations, institutes and thought leaders to ask 'what do we need to be talking about 'and 'what do people want to talk about' to try to get a balance between feeding our visitors' intellectual curiosity but also presenting to them the topics that we all need to face as an industry, so we can move forward together. We have such a high-quality list of speakers this year, every session is going to be helpful to visitors so they will take away insight and ideas to help them in their work.

Internally, Adele Bates has applied a design philosophy centred around "comfort, liveability, sustainability and timeless style." Demand for Hampstead Park in Maidstone continues as Stage 3 launches to market

The financial benefit of an Airbnb property isn’t always clear cut to investors says Co-founder, investor and Executive Chair of LongView Real Estate, Evan Thornley, who believes that Airbnb may offer an opportunity to leverage higher returns than what can be achieved with a traditional rental.

According to Thornley, about 5 per cent of all the properties in Melbourne have the opportunity to make a better return if used as an Airbnb. However, the most important question investors need to ask themselves is if it makes sense to go into Airbnb or short term furnished.

“There are a lot more family and group travellers who want to stay in an Airbnb than there is suitable Airbnb’s in Australia. Therefore, when demand is greater than supply the price is driven up. 

I purchased a small block of small art deco apartments in St Kilda, which was prime Airbnb territory. The apartments were, at the time, in traditional rent so we decided to move them over to Airbnb. 

Within a year, I was getting more than 40 percent more cash in the bank each year than I was getting through traditional rent and that’s a lot!

The amount of money you can get per bedroom in a four bedroom house in St Kilda on Airbnb is about twice as much per bedroom for a two bedroom apartment in St Kilda. Therefore, investors have the opportunity to make about four times as much money in the house even though it’s only got twice as many bedrooms.”

Most investors and landlords assume that an Airbnb works best if it’s a small apartment located in the city.

Whilst this is true in some cases, unfortunately, a lot of these Airbnb’s are making the same return as those in traditional rent. This is partly due to the oversupply of small apartments located in CBD’s on Airbnb.

LongView have a very particular point of view when it comes to selecting the best properties to be listed on Airbnb, and it’s exactly not what most people think. In the right locations, houses, town houses and even whole small blocks of apartments is where the big opportunities lie with value for the investor.

Thornley says, there is a particular segment of travellers such as family and group travellers and unfortunately, there is very limited places for a large group to stay in. Whole families travelling together, two families travelling together, a group of people coming down for a wedding, a corporate group that are here for a project for three months.

There are very few places you can stay that give you all the benefits of an Airbnb, concludes Thornley.

Airbnb a real game changer for investors, says LongView's Evan Thornley

The shortlist for the 2019 Victorian Architecture Awards has been revealed with .89 projects shortlisted across 14 categories celebrating public, residential, heritage and regional architecture.

Run by the Victorian Chapter of the Australian Institute of Architects, the 2019 shortlist was whittled down from a total of 248 entries by independent juries.

“At a time where we are acutely aware of the issues that our industry is facing due to increased procurement and economic pressures, the awards provide an opportunity to acknowledge the significant efforts made by architects, clients, consultants and contractors to provide quality built outcomes.

Most importantly, sustainability in design needs to be understood through the lens of longevity, going beyond short-term gains and visions. This is a prevailing message highlighted in our shortlisted projects this year. “All good buildings require a considered and collaborative design process. It is these projects that provide the best outcomes for delivering permanent benefits to communities at large"

2019 Victorian Architecture Awards Shortlist announced

Cameron Shekleton, Development Manager at ICON Developments recently provided Apartments.com.au with some insights into working at ICON, what's in store for the development industry, some of the challenges the industry is facing, the dangers of over regulating design through planning and some hot tips for aspiring development managers.

Apartments.com.au: What do you enjoy about working at ICON Developments? 

Cameron Shekleton: We’re a small team and we work on an array of projects. It allows you to be involved in all facets of the development process – from acquisitions, to funding, design, marketing and sales. Even if you aren’t directly looking after an office or commercial project, someone else in the office most likely is. So you’re always up-to-date on the state of the market, new planning applications or hear first-hand leasing deals, rates &amp; incentives that are landing around Victoria. It’s a great opportunity to have consistent exposure across the entire property market.

U: What does a typical working day look like for you? 

CS: It’s hard to pin down days as being typical. Generally the development managers at ICON are across a couple of projects and looking at acquisitions when time permits.

This means you could be sitting in a construction meeting in the morning, reviewing plants with landscape gardeners at lunch and talking to banks about funding for a project. I guess you could describe the typical day as extremely varied.

U: Where do you see the development industry heading? 

CS: With investors moving away from off the plan property, developers have had to really hone in on the owner occupier market. This push has already been really positive in the marketplace.

Purchasers are more discerning and developers are being driven to meet increasing expectations. I think this trend will continue, leading to better development outcomes for the owners and community.

Ideally this would help remove some of the common misconceptions and stigma around apartment living in Australia that come about from poor developments.

U: What are the most exciting trends happening in the industry right now? 

CS: I think the downsizer market is a really exciting space right now. They’re unique in their requirements – we’re seeing bedrooms being replaced with study’s and second sitting rooms.

Living and entertaining spaces expanded and rows upon rows of shelves to house a lifetime collection of books. The buyers certainly know what they like, with years of experience in their old homes, their views on materials &amp; functionality are unwavering.

I’ve been lucky enough to be involved in our <a href="/new-apartments/george-powlett-28-powlett-street-east-melbourne">George + Powlett</a> apartment project in <a href="/developments/east-melbourne-vic-3002">East Melbourne</a>. With only 12 apartments, it has been a personal journey with each of the purchasers, so far as being on a first name basis with all. Each purchaser has had a unique set of requirements and they’re all approaching apartment living a little differently as a result.

CS: I think we’re seeing planning dictate too heavily the architecture of new buildings. There are thousands upon thousands of examples of beautiful buildings throughout the world, but almost none would hold up when reviewed against local planning guidelines in Australia – none of these buildings would be approved.

Assessing architectural merit is obviously subjective and there definitely needs to be some form of regulation to create some objectivity when assessing planning applications. But the current tick box approach in assessment planning applications is preventing good buildings from being built that will have a positive impact to the Melbourne skyline.

If nothing changes, we’ll continue with the ‘wedding cake’ designs we see everywhere.

U: How do you ensure ICON Developments’ design-led philosophy is embodied in all projects?

CS: I thinks this comes from everyone within ICON. All the development managers bounce ideas from one another, talk about lessons learned, both good and bad. This means that each project builds on the project before. We also ask ourselves an important question “would we want to live here?”

So we work towards making sure that answer is always yes, meaning design is at the forefront of every decision in the process.

U: Any tips for aspiring development managers?

CS: I came from a construction background, working as a project manager. The skill set I developed during that time represented only a portion of the skill set needed to be a development manager.

There is no routine way to become a development manager, so I think you have to recognise what strengths you can bring to the table (whether you were an architect, planner, project manager, etc.) and use those skills whilst working and building up the greater knowledge needed to be a more rounded development manager.

ICON Development's Cameron Shekleton speaks to Urban.com.au

Bowen &amp; Queens is Wuzhong’s first foray into the Australian apartment market, and despite reports of a property downturn, Wuzhong Australia have boldly launched a 19 level residential project with a gross realisation of $160m.

Wuzhong is one of China’s top real estate development companies and is enjoying strong leads and sales during a time of much trepidation in the Australian property market.

The move to launch a 19-storey tower of 214 apartments may appear to be counter-cyclical, but Wuzhong’s David Shen believes that there are several key factors that have lead to a strong start to the sales campaign for the project.

Urban.com.au asked Wuzhong Director David Shen for insight into what the development company is doing differently.

“With the population of Melbourne increasing at the rate in which it is, there will continue to be buyers for projects of high quality, and those with a strong outlook for capital appreciation. While this is a time of recalibration in the property market, we are confident in the Bowen &amp; Queens project for these reasons. Our strategy has been confirmed with a particularly strong start to the sales campaign, and ultimately we have enormous confidence in the long term Melbourne property market, and specifically we have confidence in the future growth of area around the Bowen &amp; Queens site,” says David Shen.

Bowen &amp; Queens' location is a key factor in its early success, according to David, who notes that St Kilda Road set to be revitalised in the coming years with the construction of Anzac Station that is currently underway.

David continues, “The construction of the Anzac Station is another key selling point in our project. It is about 50m from the Bowen &amp; Queens site, so incredibly easily accessible for residents. The station will bring new restaurants, cafes, and other local amenity to residents of the area, and purchasers can see it being built right now. This makes a strong point for future capital appreciation in the area, and purchasers are well aware that the area will no doubt flourish in the future.”

Feedback from purchasers at Bowen &amp; Queens shows the quality of the project and the location have been driving factors in deciding to purchase within the project, and many purchasers are combining two apartments within the building to create large, three or four bedroom homes.

The Bowen &amp; Queens location is incomparable. Discerning residences offer views over Albert Park Lake, Port Phillip Bay to the South West, as well as city views across the lush green treetops of Melbourne’s acclaimed Royal Botanic Gardens to the North East.

As well as location, the price point of Bowen &amp; Queens is lower than comparable developments of a high quality finish in the area.

During the project’s launch event in late February, the project enjoyed a staggering 15 sales during the few hours of the event itself, and 20% of the project was sold after launch weekend.

In a time when many property projects are pushing out timelines and enduring slow sales, this strong start to a sales campaign shows confidence in the Bowen &amp; Queens project from purchasers who are getting in quickly to secure a new home in the fast growing pocket of <a href="/new-apartments/south-melbourne-vic-3205">South Melbourne</a>.

David Shen says, “Our objective is to deliver a spacious and genuine home with high quality amenity for residents - a place where they feel connected and can embrace the surroundings. The elegant design and warm finishes, complemented by sweeping views and the development’s ideal positioning, presents a compelling opportunity to purchases, and as such we are selling well during a time of unease in the property market.”

David Shen’s confidence is refreshing to see in the current climate. He concludes, “Three undeniable factors that drive residential sales the property industry are quality of product, location, and the likelihood of strong capital appreciation. With the early success that we’ve enjoyed with Bowen &amp; Queens, we will certainly be looking to tick all these boxes again in our future projects.”

Wuzhong's first foray into Australia proves popular with apartment purchasers

Bensons Property Group to launch Liberty One project in Footscray this weekend

As part of Melbourne Design Week 2019, Communications Collective is hosting <a href="https://www.ngv.vic.gov.au/program/collectivity-talks-human-centred-design/">'Collectivity Talks: Human-Centred Design'</a>, a panel discussion bringing together designers, data analysts and architects to debate what it means to place the user at the centre of every step of the problem-solving and design process. The event is currently sold out, pending the release of further tickets.

The panel includes a diverse group of industry leaders from Cantilever Interiors, NH Architecture, Schiavello and HIP V. HYPE as they explain how they execute and experiment with human-centred design. The panel will delve into the creation of value through design, the importance of design outcomes for users and the processes used to enhance products and the places we inhabit with a human-centred approach.

Communications Collective director Genevieve Brannigan says the panel will provide a fascinating insight into one of the key trends shaping design across digital, the built environment and product design.

Collectivity Talks: Experts explore the power of human-centred design as part of Melbourne Design Week

Mason Developments and Red Earth Developments have teamed up with Chamberlain Architects to deliver Leveson Place, a series of industrial-inspired townhomes, now under construction in the heart of North Melbourne. 

Comprising 10 three-storey residences, these two, three &amp; four bedroom townhouses provide a contemporary take on North Melbourne’s industrial vernacular through the use of red brick, timber panelling and black steel.

Chamberlain Architects were engaged due to a strong focus on design and interest in meaningful collaboration with clients and builders. The practice brings a passion for materiality and the craft of architecture to Leveson Place, building on its reputation for detailing and the fine resolution of its designs.

Chamberlain Architects have conceived Leveson Place as a highly functional and visually appealing development, drawing inspiration from the industrial character of brick warehouses and saw-toothed roofs which are prevalent.

Featuring a robust palette of plywood, terrazzo tile and rustic Australian native timber, the townhomes have been designed to be bright and spacious with living areas flowing seamlessly from kitchen to balcony.

Leveson Place draws on North Melbourne's industrial character

Abadeen has released the whole-floor penthouse crowning its recently completed <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences</a> development in Cremorne, bringing the near-300 sqm residence to market for the first time.

Occupying the entire top floor of the boutique Lower North Shore development, the penthouse includes 221 sqm of internal living and a 74 sqm wraparound terrace, with a prized north-facing aspect taking in views across Middle Harbour.

New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

<a href="https://www.apartments.com.au/new-apartments/marrone-south-brisbane-39-browning-street-south-brisbane-qld-4101">Marrone</a> will comprise 97 predominantly two- and three-bedroom apartments, with larger residences aimed squarely at the owner-occupier market.

The project will sit in a quiet pocket of South Brisbane between South Bank and West End, close to the restaurants, cultural attractions and riverfront amenity that have driven the suburb's continued transformation.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Bathrooms will feature Nara Japanese ceramics and glass bricks, while clay, walnut and brass lighting will be used throughout the apartments.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

“We expect to see strong demand from buyers who still want all the advantages of inner-city living but aren’t prepared to compromise on the quality of their home,” Foley said.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Spanning around 600 sqm across the top two levels of the 29-storey tower on Main Beach Parade, the four-bedroom penthouse is one of the latest eight-figure residences to test the upper end of the Gold Coast apartment market.

Its launch comes amid continued activity at the very top of the market, following the $30 million off-the-plan sale of a Burleigh Heads penthouse earlier this year, which surpassed the Gold Coast's previous $24 million apartment record set in 2023.

ODUS Director Byron Sakha said topping out the tower had provided the opportunity to release the project's most significant residence.

Designed by Plus Studio, La Mer is one of the more boutique additions to the rapidly changing Main Beach apartment market.

The tower comprises just 24 full-floor, three-bedroom plus multipurpose room apartments below the two-level penthouse, giving the project a considerably lower density than many of the larger towers being developed across the Gold Coast.

Residents will have access to a pool and spa, gym, sauna, barbecue facilities, private sun lounges, yoga lawn and outdoor beach shower.

The penthouse has been released as part of the final collection of residences at La Mer, with remaining apartments priced from $4.3 million.

ODUS releases $18 million penthouse crowning La Mer Main Beach

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

The Eliza Collection forms part of Far East Consortium's broader move toward larger-format residences at 640 Bourke Street, where the number of apartments was reduced from earlier plans as apartment sizes increased.

A fully built Eliza Collection apartment is also available to view at the display suite by appointment ahead of the planned October construction commencement.
