Wheadons Freight Management &amp; ERH Refrigerated Transport has signed a 10-year lease on the purpose built truck depot at 34-36 Banfield Court.  
The rental is $450,000 per annum net plus GST.
The 5,500sqm facility features a dual workshop with service pits, a large high clearance warehouse accessed by six recessed loading docks, five on grade roller doors and state of the art offices.

Truganina lease signals confidence in Melbourne’s industrial market

A Brisbane-based private investor has paid $4,880,000 for the Plains Junction Shopping Centre in Browns Plains, in South East Queensland.
CBRE’s Michael Hedger and Joe Tynan negotiated the sale of the retail convenience centre, which is located in the heart of one of Brisbane’s strongest retailing precincts.
The 28 Browns Plains Road asset was sold on behalf of the long term owner – a Sydney investor who had owned the property for over 10 years. They had paid $3 million in 2004.
Mr Hedger said the centre had a strong national tenant profile with Westpac and Suncorp occupying over 80 percent of the building area, alongside major national brands Woolworths, Officeworks, BCF and McDonalds.
Mr Tynan said the Expressions of Interest campaign had attracted over 110 enquiries, with the strong buyer interest resulting in a tight sale yield of 6.3 percent.
The purchaser of Plains Junction Shopping Centre was represented by commercial buyers’ agent Damien Holliday from Prosper Group.

Brisbane shopping centre at Brown Plains Road sold

There has been a substantial increase in scheduled auctions this week relative to the 853 auctions last week, with CoreLogic tracking 2,161 auctions across the combined capital cities this week.
In both Sydney and Melbourne, the two major auction markets, auction activity is up week-on-week, with 1,085 Melbourne auctions scheduled and 731 homes set to be taken to auction across Sydney.
Despite a surge in scheduled auctions, there are fewer than the 3,016 which occurred a year ago.
Across the smaller cities, auction activity is higher across each of those cities than it was a week ago.

• Adelaide: 95
• Perth: 30

Reservoir in Melbourne is the busiest individual suburb for auctions across the nation this week, with 20 residential homes set to go under the hammer.
Glen Waverley is also quite bust with 17 auctions whilst Bentleigh East, Essendon, Mount Waverley and Pascoe Vale each have 14 scheduled auctions.

Summary of last week’s results:
Capital city auction clearance rates increased last week to 75.8 percent on the back of low volumes due to long weekends and the AFL and NRL grand finals. Last week there were 872 capital city auctions, down from 2,480 the previous week.
Melbourne’s auction clearance rate was recorded at 87.2 percent last week, up from 77.2 percent the previous week. In Sydney, the final results show an auction clearance rate of 82.5 percent up from 80.4 percent over the previous week.
The low volumes resulted in higher clearance rates across both of the largest auction markets and pushed clearance rates above 90 per cent in many regions of both cities.
Across the smaller auction markets, auction clearance rates were lower last week in all regions except for Perth. Despite the fall, Adelaide has maintained a strong clearance rate above 75 per cent.The Sunshine Coast region was the busiest non- capital city region last week, with 52 auctions, however Wollongong recorded the strongest clearance rate at 78.6 percent.

A new exhibition at the University of Sydney opening this week will look at housing projects from around the world, which could provide solutions to reducing the cost of housing.
Designing Affordability: Quicker, Smarter, More Efficient Housing Now presents more than 20 case studies of houses and apartments internationally, alongside exemplary housing projects in Sydney, Melbourne and Brisbane.
The exhibition showing at <a href="https://sydney.edu.au/architecture/about/tinsheds/gallery/" target="_blank">Tin Sheds Gallery</a> in the University’s <a href="https://sydney.edu.au/architecture/" target="_blank">Faculty of Architecture, Design and Planning</a> is curated by New York-based Marc Norman, an urban planner who has been a strong advocate for affordable housing for more than 20 years.
“It has been interesting to learn that Sydneysiders are experiencing many of the same issues as New Yorkers where, simply put, development costs are exceeding what most people’s budgets can afford,” said Marc Norman.
“A goal of the exhibition is to look at innovative designs for affordable housing, but also look at the broader issue of housing affordability for housing types and populations.
“The best solutions are those projects where design, finance and housing policy are working in unison and creating replicable models for tackling the housing crisis,” he added.
Through case studies, the exhibition shows how architects, engineers, planners, policy makers, tenants and homeowners are crafting new ways to reduce project costs by rethinking how to build and maintain houses, in addition to rethinking the way people live.
From reimagining public housing models, leveraging land and building incrementally, to reconsidering the home and deploying technology, the exhibition looks at different approaches to reducing housing costs.
<a href="https://sydney.edu.au/architecture/about/people/profiles/m.aitchison.php" target="_blank">Associate Professor Mathew Aitchison</a>, Director of the Innovation in Applied Design Lab at the University of Sydney said: “The most striking aspect of the projects in the exhibition is the breaking of conventional boundaries of architecture, planning, property development, finance and construction. It shows a brave, optimistic, inclusive and wide-ranging attitude to innovate, experiment and improve housing solutions.”
The case studies feature varied solutions for a range of housing types from large, publicly-owned housing projects typical during the 1920s through to the 1970s, to privately-owned multifamily buildings, micro units and row homes.
While the make-up of families is now varied, housing choices have been slow to reflect new trends in the way families now live.  Innovative models that integrate sharing, communal facilities and economic development opportunities to create cost savings and build wealth for individuals and communities, are illustrated.
Universally, the competition for land has intensified and acquiring land can be a significant cost in housing construction. Yet the case studies show how major portions of government land are under used, valued and developed, and presents examples where affordability has been developed or preserved in the heart of cities.
New breakthroughs in technology are highlighted that produce hyper-efficient, ‘smart’ apartments that can make city living more affordable, productive and adaptable to lifestyles. By reconfiguring spaces that are multi-purpose and energy efficient, housing and other public costs can be significantly reduced in the longer term.
A <a href="https://www.propertyobserver.com.au/https://sydney.edu.au/news/architecture/295?eventid=11459" target="_blank">one-day symposium</a> on affordable housing will be held in the University’s Faculty of Architecture, Design and Planning on Saturday, 8 October. University of Sydney exhibition on thinking outside the box in designing affordable housing

Richard Norgard, the founder of Jigsaw Capital, and wife, Therese have listed their Tamarama home of 15 years.
The chief executive of the boutique private equity firm had architect William Zuccon designed <a href="https://www.realestate.com.au/property-house-nsw-tamarama-123602862">the Dellview Street house</a>.
There's bespoke joinery throughout the four bedroom, three bathroom house designed by Sally Greenaway.
The home includes a gym, steam room and a swimming pool. There's also a 2500 bottle climate controlled wine cellar.
The buyers' guide for the property is $8.5 million through Pauline Goodyer at Goodyer Real Estate who recently secured the suburb's record sale.
It was when the former fashion retailer Robby Ingham and his wife Sarah sold for shy of $13 million sale for their oceanfront reserve Gaerloch Avenue property.

The recent auction attracted a crowd of more than 80 people.
There was an opening bid of $3 million before six buyers fought it out until the hammer fell at $4,755,000.
The property, which sits on a prominent 1163 square metre site, sold for a land rate of $4,088 per square metre.
Built in the 1870s, the property has been owned by one family since the 1970s.

Not many are actually on offer, but around 28% of stock are being offered at a discount or distressed price. This is followed by Rosebud with 26% and Morwell with 25%.
The median price at Cowes is $260,000. Units are being rented at a $230 median weekly rent.
Units are averaging 421 days on the market before being sold.
