North East strongest as Melbourne auction clearance rate continues to climb: CoreLogic

The auction clearance rate for Sydney has doubled to 80% compared to last year which was at it’s lowest of 45%, according to CoreLogic's latest market report.
The suburb with the highest auction clearance rate is at the Eastern Suburbs with 98% with 62 auctions cleared out of 71. The lowest was at the South West with only 50% 32 of the 41 auctions being cleared.

98% success in Sydney's eastern suburbs auction clearance rate: CoreLogic

The regional auctions were at a steady rate last week, according to CoreLogic's latest market report.
Geelong took the top spot with an auction clearance rate of 81 percent, 22 of the 31 auctions were cleared last week. Wollongong takes second place with a 70 percent auction rate while the Sunshine Coast comes behind with 59 percent auction clearance rate.
This is compared to the Gold Coast’s clearance rate of 43 percent where only 37 of the 69 auctions were cleared.

Geelong takes top spot in regional weekend auctions: CoreLogic

Following their recent $1.5 million purchase of a Queenslander in Brisbane's Bardon, Wallabies skipper Stephen Moore and wife Courtney have listed their Canberra home.
Canberra had been home for the Moore family for more than seven years whilst Stephen represented the Brumbies. Moore has returned the Queensland Reds where he started his career.
They bought the <a href="https://www.realestate.com.au/property-house-act-yarralumla-123745438" target="_blank">Yarralumla home</a> for $1.65 million in 2014.
Peter Blackshaw Real Estate are marketing the four-bedroom, two-bathroom home on a 1960 square metres of land.

Wallabies skipper Stephen Moore lists Canberra home

The doyen of Australian race-callers, John Tapp and wife Ann have sold their Ebenezer home within a week of its listing.
<a href="https://www.realestate.com.au/sold/property-house-nsw-ebenezer-123667370" target="_blank">The 10 hectare estate</a> was used for a harness racing facility which was his hobby turned second career.
Complete with an all weather training track, stable complex, spelling paddocks and day yards, the facility was home to the likes of his group one winner, Chariot King.
The sand stock brick home has five bedrooms, two bathrooms, and an entertaining deck and swimming pool which are set amongst manicured gardens and sandstone boulders.
There is also a self contained granny flat on the Hawkesbury district equestrian estate some 70 kilometres north-west of the Sydney CBD.
Offers over $2 million were being sought by Starr Partners Windsor agent Adam Buchert who found the buyer mid-week.  
Tapp was one of Australia's most beloved race callers. It was estimated over his 33 year career that he called over 50,000 individual races.
As an 11 year old he developed a fascination with listening to famous race caller of the day Ken Howard on the wireless radio.
John began painting Paddle Pop icecream sticks the same colours as the jockeys' silks.
He learnt his craft by tossing the sticks into the stormwater drain that ran behind his childhood home and then called the ensuing race as the sticks floated off.
Tapp retired from race calling in 1998 but maintained an involvement through Sky Channel. 
Tapp nominated Kingston Town, Octagonal and Super Impose amongst the best he had seen during his long broadcast career. 
He was introduced to trotting through a celebrity challenge, then bought a property at Luddenham where he bred his first horse, a little mare he called Red Mittens.
His other horses included Alias Kent, Orbital, Lord Patterson, Blue Baffin, Lochlee Eaglehawk and Supergas, all cheap horses.

Finance commentator and Channel 7's Sunrise breakfast host, David Koch has offered six signs which show the housing market could be about to change.
"The recent Reserve Board minutes showed it was quite comfortable with the state of the property market," he told the Telegraph.
"Some international commentators however are predicting an imminent crash in values."
He said that rather than speculate, the more important thing is to understand the major signals which could points to a change in the property market.
1. Rising interest rates
"Borrowing money has never been cheaper," David says.
Record low interest rates have meant property buyers have been borrowing more for less.
But this period of easy money can lead to a financially deadly "debt trap" for those who overdo it.
A rise in interest rates on a four percent home loan doesn't sound much until you realise it would mean a 50 percent jump in repayments.
2. Rising unemployment 
With 25 consecutive years of positive economic growth, the job market has been pretty solid and unemployment has been relatively low.
That has been good news for the property market because stable employment gives buyers the confidence to get into the market or trade up.
If the economy slows, the job market deteriorates, unemployment rises, incomes become uncertain, confidence falls and property prices suffer.
3. Falling auction clearance rates
Auction clearance rates are a regular, consistent barometer of a property market health.
It's an indicator on the balance between buyers and sellers, which is the fundamental supply and demand foundation of all property markets.
The higher the clearance rate, the healthier the market as it indicates there are plenty of buyers competing for stock on the market. 
4. Rising vacancy rates
Investors buy property for both capital growth and income from rents.
The key to making an investment property stack up financially is they must have tenants paying rent.
Rising property vacancy rates means there aren't enough tenants to go around so investors will either have to slash their rents to attract tenants or sell the property.
5. Falling rental yields
Linked to increasing rental vacancy rates.
A property is valued on the rental income it can produce and its capital growth prospects from rising values.
If vacancy rates rise, landlords will have to lower their rents to attract tenants or the property will be vacant and earn no income.
6. Above-average construction numbers
 Property is about demand and supply.
If construction outstrips demand then values will fall as sellers compete to attract buyers.
That's the current concern about the Melbourne, Sydney and Brisbane inner-city home unit market.
A huge amount of construction is under way and there are fears that when these developments are finished, there will be an oversupply and values will fall.
