Asian investors have spent $8.2 billion on Australian hotel acquisitions over the past eight years.
They have been stealing the march on their domestic rivals according to CBRE Hotels’ research that shows that domestic purchasers spent just $3.2 billion on Australian hotel property over the same period.
The data is highlighted in CBRE’s latest Australian Hotels MarketView, which points to a substantial increase in transaction volumes in Q3 2016 after a subdued first half.

CBRE Hotels national director Wayne Bunz said over $600 million in hotels had transacted in Q3 with all but $50 million having been acquired by Asian buyers.
“For the ninth year in a row, Asian investors are set to be the dominant players in the Australian hotel market,” Bunz said.
“Multi-disciplined Asian capital has long been drawn to Australia’s attractive yields, steady growth, transparent political/legal framework and liquidity and that interest shows no signs of abating, with Australia increasingly viewed as a safe haven for Asia Pacific capital.”
CBRE’s MarketView highlights that the majority of transactions in Q3 took placed in regional locations, with tropical North Queensland seeing the most activity.
This includes notable transactions such as the Novotel Oasis in Cairns, which sold to Shakespeare Property Group for $48 million, and the Rydges Esplanade Cairns, which sold for $40 million to Mulpha Group.
Bunz said the high level of buyer activity had led to a noticeable change in the yield spread for regional hotels.
“Owners are now able to receive a premium from potential buyers who wish to break into these markets,” he said, adding that high construction costs meant buying was the most financially viable option for entering regional locations.
Nationally, CBRE Hotel has a further $200 million in assets in due diligence, with the majority of the deals involving offshore buyers.
CBRE Hotels Research Manager, Benjamin Martin-Henry, said a key attraction for offshore investors was the current strength in the Australian hotel market, with occupancy rates, average daily rates and revenue per available room having all increased in the year September 2016 according to the latest figures from STR.
“The leisure markets continue to be the best performing cities across the country, with Cairns, the Gold Coast and Hobart posting strong performance growth over the past year,” Martin-Henry said.
“Sydney has also showed strong growth across all indicators and continues to be the strongest ‘non-leisure’ market.”

The biggest increase was in Sydney where over a 12 month period it had increased by 12% with Perth’s home value declining by 4%.

The number of listings in Sydney is declining with the number of new listings in Sydney down by 12% with a further reduction of 10% over 12 months for total listings.
In contrast the number of properties in total listed over 12 months in Perth increased 18%.
The total number of new listings in Brisbane has increased by 9%.

Once again houses dominate the sales compared with units with the most expensive properties being Sydney.
The average price that can be expected in Sydney out of 3,166 sales for houses is $931,850.
On the other hand out of the 1,783 units sold in Sydney the median price was $715,000.

Home values up across capital cities: CoreLogic

The combined capital city preliminary clearance rate increased this week, up from last week’s final of 73.6% to 77.5%, with auction volumes also showing an increasing trend over the week, according to CoreLogic's latest weekly report.
The property advisory firm says that there were 2,843 auctions held across the combined capital cities, up from last week’s 2,517.

However, auction volumes continue to track lower than the corresponding period last year when 3,274 auctions were reported with a lower rate of clearance (62.3%).

The two largest auction markets, Melbourne and Sydney, continue to skew the capital city weighted average higher, with both cities consistently recording an auction clearance rate higher than 70% throughout spring, despite a substantial reduction in the number of auctions compared with last year.
Late November and early December have historically shown the highest number of auctions.
As the number of auctions trends higher over the coming weeks, the larger stock levels will provide a timely test of the auction markets strength, according to CoreLogic.

Melbourne and Sydney auction clearance rates continue to exceed 70%: CoreLogic

The property advisory firm says that the average time to sell a house in Darwin is 127 days while for units it takes 113 days.
In contrast, in Sydney it takes 26 days to sell a house while for units it takes 27 days to sell.

NSW’s month on month change for mortgage market activity has increased by 13% resulting in an index value of 191.
However for a month on month trend it has declined by 0.4%.
In Tasmania, both month on month and trend has increased with a 10% increase for month on month and 3% in trends resulting in an index value of 92.

South Australia has the biggest increase in listing market activity with an increase of 22% along with a seasonal increase of 4%.
The listing market activity in Victoria has declined by 3% despite a seasonal increase of 0.4%.

Darwin takes the longest time to sell property: CoreLogic

A sandstone Kangaloon church in the Southern Highlands countryside has been listed due to a decline in its congregation.
The Uniting Church of Australia <a href="https://bowral.ljhooker.com.au/68HQ6/1740-kangaloon-road-kangaloon" target="_blank">is selling the old church</a>, which held its last service in May.
Kangaloon is about two hours south of Sydney and about 15 minutes east of Bowral.
There's a graveyard with tombstones included with the historic 1860s church on the corner of 1740 Kangaloon Road and Warreeah Lane.
Its price guide is $680,000 to $740,000.
The LJ Hooker listing agent Paul Bakker suggests it was likely to be converted into a home or gallery after some $300,000 spent on converting the historic holding.
The oldest of the 14-tombstones is dated 1886.

Historic sandstone 1882 church at Kangaloon for sale

A landmark site with redevelopment potential in the prime inner western Sydney suburb of Haberfield has been sold at auction by Ray White Commercial for $5 million.
The 1,324 square metre property at <a href="https://www.raywhite.com/nsw/haberfield/1536838/?lang=en" target="_blank">113 Dobroyd Parade</a> was sold to an owner-occupier.
The current owner had held the property for just under 20 years.
There had been 112 enquiries, 23 inspections and eight contracts issued.
“The successful buyer is an owner-occupier in the medical industry who will develop this substantial site for their new place of business,” he said.
“There is on-site parking for 20 cars while the property includes a first floor caretaker’s unit with separate access.”

AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.
