Melbourne based Pluto Property has sold a Derrimut industrial property.
It was bought by a private investor for $3.8 million on a 7.3 percent yield in a deal brokered by Savills agents Chris Jones and Ben Hegerty.
The 2/80-100 Fulton Drive property comprises a 3240 square metre (GLA) office and warehouse facility on a 7104 square metre site.
The property is located on the Gilbertson’s Estate about 12 kilometres west of the CBD and within easy reach of major arterial networks.
Mr Jones said the property was sold with approximately three years remaining on the initial lease term to global supply chain solutions company, BR International Logistics, at an annual rental of $277,661.
He said the sale represented a GLA value rate of $1173 a square metre.

The price of larger industrial land allotments in some of Melbourne’s northern and western industrial precincts has risen by up to 23 percent in the year to date as a shortage of ready to go development site, according to Savills.
Savills Industrial Director, Michael Green, sees further rises are possible as the availability of sites is not expected to improve significantly before 2018.
"We have seen significant rises in land values in some key pockets and that has been driven by the shortage of development options at the same time as low interest rates are driving a surge in pre-commitments and leasing demand has risen more than 25 per cent on the long term average.
"With delivery of key subdivisions a little way off we are likely to see that upward pressure on values remain until closer to 2018 especially with the strong push from occupiers wanting to get into the market,’’ Mr Green said.
Savills research identified approximately 505,200 square metres of industrial accommodation reported leased in the Northern and Western industrial markets in the 12 months to September.
This is up just over 26 per cent on the five year average of 402,193 square metres.
Nearly a third of the total leased was in pre-commitments.

Associate Director Research in Melbourne, Monica Mondkar, said the increases in land value were generally related to land parcels sized between one to five hectares and 10 hectares plus, in precincts within close proximity of key road infrastructure.
"Proximity to freeways and major arterials remains the key long term driver of choice for larger industrial users, particularly those from the transport and logistics sectors, and our research would suggest that quality infrastructure projects in the pipeline such as the Western Distributor and the widening of the Tullamarine Freeway will attract the same level of demand,’’ Ms Mondkar said.
She said while land at the smaller end of the scale, currently at $230 a square metre, had moved only minimally, over the ten years since September 2006, one to five hectare allotments had seen significant change rising 48 per cent from $135 a square metre in 2006 to $200 a square metre in 2016.
The latter, Ms Mondkar said, had been driven by institutional grade property development, buildings designed to attract large occupiers and the attention of large institutional buyers
She said the most dramatic rise in 2016 had been the 23 per cent increase in values of 10 hectare plus allotments.
Land which was selling in January for $110 a square metre is now fetching $135 driven by developers’ land banking requirements.
Ms Mondkar said the mooted North-East Link project, which would connect industrial operators in the east and southeast to the north without going through the city, the State Government’s commitment to develop a freight and logistics hub at Avalon Airport, along with the Western Distributor and Tullamarine Freeway widening projects, would all underpin the continued dominance of Melbourne’s north and west as Australia’s key industrial market.

 Central Park launches commercial leasing at One Hundred Broadway

Australia’s largest online lender loans.com.au says that fixed mortgage interest rates will soon increase across the board.
This follows rises in key swap rates driven by the election of Donald Trump as president of the United States.
Managing director Marie Mortimer said 3, 4, and 5-year swap rates had been drifting up for six weeks. 
It really jumped after Mr Trump’s victory in the expectation that his promised tax cuts and infrastructure spending would drive up prices.
“There is no doubt that global markets were pricing in a rise in rates in the medium-term and that has now been aggravated by expectations of higher inflation if Mr Trump implements his election promises,” Ms Mortimer said.
“These higher rates are now being reflected in the fixed rates that lenders can offer homebuyers with at least six Australian lenders raising their fixed-rates in the last three weeks and many more to follow shortly.”
According to Bloomberg, since mid-September this year, 3-year swap rates have risen from 1.69 percent to 1.99 percent, while 5-year swaps have risen from 1.97 percent to 2.40 percent.
In June, loans.com.au slashed its 3-year fixed rate home loan by 32 basis points to a record low of 3.67 percent (3.88 comparison rate).
However it warns that at the time that it probably represented the bottom of the cycle for fixed rates.
This week, loans.com.au increased its 3-year fixed rate to 3.89 percent, while cutting selected variable rates.
The largest variable rate cuts included its Offset (interest only) loan for homebuyers which was reduced by 19 basis points to 3.87 percent and its Essentials (principal and interest) loan for refinancers which fell by 30 basis points to just 3.79 percent. Other key rate cuts are shown below.

Trump win means fixed rates to rise soon

An institutional investor has acquired a 100 percent interest in the recently redeveloped St. Collins Lane CBD Shopping Centre.
The sale was negotiated by JLL’s Simon Rooney on behalf of LaSalle Asia Opportunity Fund III.

Sale of redeveloped St Collins Lane Melbourne secured by JLL

The proportion of vacant residential properties decreased over September in metro Melbourne at 2.5 percent, while in regional Victoria, the vacancy rate was also lower at 2.7 percent over the month.
The weekly median rent for houses in metropolitan Melbourne rose to $410 a week, while in regional Victoria, the weekly median rent for houses remained at $300 a week, according to the REIV.

Rental vacancy in regional Victoria dips: REIV

An approved residential development site in the popular northern Gold Coast suburb of Hope Island is being offered for sale via auction by Ray White Commercial.
Stage 2 of the Santa Monica Hope Island project is being marketed by Ray White Special Project Queensland’s Mark Creevey.

Greaton set to launch second stage in Oxford Central

Current legislation in New South Wales requires at least one operational smoke alarm on each level of the occupancy which was the case in Queensland prior to new smoke alarm legislation that was announced a few months ago.
Julieanne Worchurst from Smoke Alarm Solutions said New South Wales home owners and landlords are concerned that they too will face the enormous and costly changes to become compliant.
"Following a tragic house fire where a number of people perished a few years ago, legislation has become much more stringent to provide a greater level of safety," she said.
“The additional measures include smoke alarms to be installed in every bedroom of a home by a qualified electrician. They also need to be interconnected with one another so that they all sound when smoke is detected.
"There are currently no plans in NSW for smoke alarm legislation changes, so landlords and home owners don’t need to be too concerned about future additional expense.
“A crucial part of the current NSW legislation forbids tenants to remove the battery or otherwise tamper with the smoke alarms.
"This is to prevent families inadvertently breaking them or forgetting to replace the smoke alarm battery and switch it on.
“Normally, there is no reason for a tenant to tamper with the smoke alarms, and they don’t, but sometimes the alarm starts to sound accidentally (eg when cooking) or it starts to beep, indicating the battery needs to be replaced.
“The only time this is a problem is when it occurs in the middle of the night, a public holiday or on a weekend, when the property manager is not working.  With few other options, families may attempt to stop the alarm sounding themselves. However, under no circumstances should this happen, because of the danger it places on the lives of those who live there.”
“On the other hand, families shouldn’t have to stay awake during the night by a beeping alarm, waiting for the property manager to start work so they can report it."

AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.
