The Waterworks Hotel was ranked 198th for gaming revenue in OLGR’s recent September quarter TOP 200 report.

There is also scope to increase the number of machines to the full complement of 30.
The Waterworks Hotel is located on a prominent 902sqm site within the main retail and commercial heart of Botany.
The site offers future redevelopment potential for residential apartments and short term accommodation underpinned by its B2 – local centre zoning, 14m height approval and generous 2:1 FSR.

ASIC has cancelled the Australian credit licence of S &amp; S Enterprises Pty Ltd, trading as appliance rental business Rent To Own Appliances, after ASIC found it had entered into credit contracts where it charged consumers an annual interest rate higher than the 48 per cent maximum allowable under the National Credit Act.
ASIC found that Rent To Own Appliances charged consumers an effective rate of interest as high as 208 per cent.
In response to ASIC's concerns, Rent To Own Appliances has agreed to stop collecting payments on all current contracts and to allow consumers under these 'rent to buy' contracts to keep the goods being purchased under the contracts.
ASIC Deputy Chair Peter Kell said, 'Credit licensees must understand their obligations under the law and take compliance with those obligations seriously. This includes understanding the limits in the law about maximum interest rates which they can charge consumers.
“As this case demonstrates, ASIC will remove those licensees from the industry which fail to meet their obligations under the law”.
Rent To Own Appliances has agreed to maintain its membership with an external dispute resolution scheme, the Credit &amp; Investments Ombudsman (CIO), for a period of at least 12 months after its' credit licence is cancelled.

You make regular payments, for example, every month, over the agreed period (say 3 years). Under the terms of the agreement, you are not actually hiring the goods but you are making a commitment to buy them. At the end of the rental period, you own the goods.

The property advisory firm says that the number of new listings in 12 months in Darwin has declined by 19 percent.

South Australia’s trendy suburb of Kent Town will soon be home to the state’s first timber apartment building. Cross laminated timber is lightweight at just 25% of the weight of concrete and exceptionally strong, shortens construction time and enables quieter construction to lower the impact on local communities.
Some 89 percent of apartments have been pre-sold with just seven remaining.
Verde is located within a five minute walk of the Rundle Street shopping strip and provides easy access to the city through the eastern parklands
Just six apartments remain at Verde through Fox Real Estate.
The remaining apartments are all two bedroom apartments and are priced from $420,000.
Construction on Verde is due for completion in May/June 2017.
Verde is a joint venture between South Australian family owned developer FA Mamac Pty Ltd and building company Morgan and Hansen.
Verde will be only the second Cross Laminated Timber (CLT) multi-level apartment building to be constructed in Australia.
CLT consists of multiple layers of softwood, oriented at 90 degree angles to each other, which are glued together under pressure to form large pieces. 
Last month, more than 620 tonnes of Cross Laminated Timber (CLT) panels arrived from Austria. 
CLT, prefabricated in a factory before then being assembled on-site, is being used for all the load bearing walls, floors and ceilings of the residential apartments.
The $27 million, five storey apartment development, incorporates 47 apartments and seven SOHO Apartments (SOHO).
The development also features six ground and first floor retail and commercial offices.

Australia’s first CLT manufacturing plant has been announced for Albury-Wodonga with operations to commence next year.
The CLT will take around 10 weeks to be assembled to create the structure for the apartments.
CLT has been used around the world mainly for low and mid-rise buildings, with the tallest wooden building in the world in Bergen, Norway – a 14-storey apartment building called Tree (“the Tree”).
A 24-storey building is now under construction in Vienna.
Melbourne's Docklands has a 10 storey timber residential building, the tallest in the world when completed in 2012.
The world’s first wooden skyscraper, an 80-storey, 300 metre high building called The Toothpick, is planned for London.

Leitchville traditional country pub for sale

Australian Unity has paid $12,975,000 on a 7.3% yield for a fully leased office and warehouse complex at Springvale in Melbourne’s industrial south-east, in a deal brokered by Savills.
Located about 21 kilometres from Melbourne CBD, the 1651-1657 Centre Road property comprises 10,987 square metres of buildings including a 9910 square metre warehouse, and office, truck workshop and canteen components, on a 29,640 square metre site.
Savills' Chris Jones and Ben Hegerty, who negotiated the deal, said the property was sold subject to remaining lease tenure of around four years to global warehousing and freight forwarding manager, Mainfreight Distribution Pty Ltd, at an annual rental of $948,000.
Jones said the property offered secure income from a highly regarded international tenant, in an established south-eastern locality with excellent main road frontage.
Hegerty said the property last sold in February 2014 for $10.695 million to MRS/Harmony.

Australian Unity pays $13m for Mainfreight warehouse in Springvale

Real estate fund manager EG Funds Management (EG) has secured the $52 million sale of 92 Pitt St, Sydney.
The property was acquired by EG in 2015 for $30.6 million in the midst of the billion dollar revitalisation of Martin Place.
The commercial asset has a net leasing area of 4.642 square metres and, at sale, boasts 94% occupancy.
“The strong result from this sale provides confirmation of a robust and improving Sydney office market and further endorses the original strategy behind the inception of the fund,” says divisional director Daniel Farley.
The asset formed part of Core Plus No. 1, CPFI, a closed ended fund that is focused on providing superior risk adjusted returns for our investors through active management, capital works and refurbishment.
The fund recently divested of 223 Liverpool St, Darlinghurst.
The sale of 92 Pitt St was secured by Knight Frank to a private domestic investor.

AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a>&nbsp;has unveiled its scaled-back plans for a pair of towers rising up to 49 storeys directly opposite Bella Vista Metro Station.

The builder-developer will deliver 674 apartments and a new mixed-use hub at the gateway to the station precinct.

The State Significant Development Application has been lodged under the Housing Delivery Authority pathway for the 6,979 sqm site at <a href="https://www.apartments.com.au/new-apartments/9-11-mawson-avenue-bella-vista-nsw-2153">9-11 Mawson Avenue</a>, with the apartments sitting above a mixed-use podium. Initial plans were for closer to 900 apartments across two 40-storey towers.

Located around 30 metres from the Bella Vista Metro Station entrance, the development is intended to act as a catalyst for the long-planned Bella Vista Station Precinct, transforming a vacant site into a transit-oriented residential and commercial destination.

Planning documents describe the project as delivering "a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting."

Designed by <a href="https://www.apartments.com.au/architects/turner-studio">Turner</a>, with landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/arcadia-landscape-architecture">Arcadia</a>, the project comprises 674 apartments, including 102 affordable housing dwellings representing 15 per cent of the residential floor space. The housing mix spans studios, one, two and three-bedroom apartments, alongside a collection of townhouse-style residences integrated into the podium levels. The development also includes specialist disability accommodation and an elevated provision of adaptable and liveable housing.

The mixed-use podium has been designed to create an active urban centre around the Metro station, incorporating a 1,423 sqm supermarket, a 3,029 sqm gym, specialty retail spaces, a 100-place childcare centre and a publicly accessible "city room" community space. A secondary laneway, active frontages and landscaped public areas are intended to improve pedestrian connectivity through the site and strengthen links between the station precinct and surrounding neighbourhood.

In the project's design report, Turner said the proposal responds to Bella Vista's emerging role as a higher-density centre within Sydney's north-west growth corridor.

"The project transforms a strategically located site into a high-density mixed use destination that combines housing, retail and community-serving uses in a highly accessible setting," the report states.

"Active frontages, a publicly accessible city room, a secondary laneway and a mix of uses including a local supermarket, child care centre and gym create a more complete and socially useful urban environment for residents, workers and the wider community."

Urban Property Group has been one of the busiest developers across Greater Sydney this year.

The developer is progressing around 1,000 apartments across <a href="https://www.apartments.com.au/news/nsw/first-look-urban-property-group-plans-next-major-wollongong-tower">two projects in Wollongong</a>, with several thousand more homes in the pipeline across Newcastle, Castle Hill, Little Bay and Penrith.
