The Gold Coast tourism market continues to drive economic growth and support demand for retail activity, according to a new market report.
Approximately 25% of investment sales in Queensland in 2018 were Gold Coast retail assets, said the Colliers International release. 
And $465 million in sales were recorded in the Gold Coast retail market in 2018, with yield spreads up to 100bp compared to Sydney and Melbourne. 
Steven King, Director-in-Charge of Colliers International Gold Coast said international tourism and education sector may receive a boost at the back of the lower Australian dollar, which will ultimately support demand for retail property and increase demand for hotel accommodation. 
“We have seen $500 million worth of investment in new retail developments in 2018, such as the $470 million Westfield Coomera, which is a testament to owners’ optimistic outlook for the retail sector in the Gold Coast over the short to medium term,” said King. 
“Low regional unemployment, population growth and consistent net interstate migration is supporting the retail activity and demand for future retail centres. Residential hot spots like Ormeau, Oxford and Nerang are desired locations for future retail development. 
“Consistent growth in airport operations is on the back of increasing tourism activity which is boosting the retail sector. Per the Gold Coast Airport Master Plan 2017, the Gold Coast Airport will service 16.6 million passengers by 2037, an average growth rate of five% per annum.”
The author of the report, Research Manager at Colliers International Karina Salas, said residential sector is set to benefit from strong forecast population growth and solid infrastructure investment pipeline.

“Median house price on the Gold Coast is $100,000 more affordable than Noosa, and $50,000 more affordable than Brisbane,” said Salas.
“The affordability factor along with the unique lifestyle makes Gold Coast an attractive location for owner-occupiers and investors.”

“Looking at other markets, value proposition of investment in the Gold Coast office market is solid, considering the current prime-yield spread of 200bp compared to the Brisbane market,” said Salas. 
“The performance of the leasing market is also gradually strengthening, as demand for office accommodation continues to gradually increase and support a consistent tightening of vacancy rates. 
“When it comes to the industrial sector, Yatala precinct will remain a popular location for industrial operators looking for large space requirements of 2,000 square metres and above. This is because Yatala offers affordable leasing and investment opportunities compared to other industrial precincts in Brisbane. 
“The net face rents in Yatala are usually 15 to 20% cheaper than Brisbane industrial precincts, while land values could be up to 35% more affordable compared to other industrial precincts in Brisbane. 
“Demand in this precinct is coming from the growing transport and logistics sectors, considering the excellent accessibility which is further supported by $2.5 billion M1 upgrade masterplan within the Logan corridor and Yatala.”

Solid Gold Coast economy boosting retail sector: Colliers International

The former St Joseph’s Convent of Mercy – The Old Convent - in Broken Hill is set to be auctioned by Colliers International. 
The property, located at 232 Lane Street, Broken Hill is a key part of the area’s history.
At its peak, St. Joseph’s Convent of Mercy was home to over 70 nuns, boasting a school for girls and boarding facilities and was the main convent in the area.

Australian Unity has appointed Chris Burnell to the role of portfolio manager for its $1.57 billion healthcare property trust (HPT).

Fully tenanted Coolum commercial building sold for $1.1 million

Woolworths has increased its lead as Australia’s top grocery retailer increasing its share of Australia’s total grocery market to 34% in 2018, up 1.4ppts from a year ago according to Roy Morgan’s latest survey data.
Their data showed, while Woolworths increased its market share the newly independent Coles now has a share of 27.6% of the total grocery market down 1.6ppts on a year ago.
 German supermarket chain Aldi has grown its market share to 11.4%, up 0.5ppts from a year ago.
Other Supermarkets outside the ‘big four’ such as 2018 Foodland, Foodworks and others increased their share of the total grocery market to 9.1% (up 1.2ppts) while IGA’s grocery share was down 0.4ppts to 7.1%.

Melbourne City Mission, Melbourne Melbourne’s oldest charity organisation, has continued to expand, leasing a whole floor in the Victory Tower.
Fitzroys agents Stephen Land and Sam Friend negotiated the five-year lease with a three year option over 393 sqm on Level 10 of Victory Tower, at $175,000 per annum plus GST on behalf of a private Melbourne-based landlord.
Melbourne City Mission said they intend to sub-lease part of the floor to Youth Law, another not-for-profit group they are co-locating with.
The lease comes just weeks before Melbourne City Mission opens its new $8 million crisis accommodation and homeless support centre on King Street in the CBD, which will be Victoria’s largest.

Melbourne City Mission begin lease in Victory Tower

The recent release of SQM’s research is the latest in a series of economic modelling critical of Labor’s housing tax policy to increase capital gains tax and restrict negative gearing.
Previous research commissioned by Master Builders Australia has shown that the ALP’s policies would result in an up to 42,000 reduction in new home building activity.
Given the indications of weaker than expected economic growth this is the exactly the wrong time to be discouraging investment in housing. All current incentives should be kept on the table.
Instead of just saying ‘No We Can’t’, Labor needs to stop fobbing off and ignoring legitimate questions about the impact of its housing tax policy and rethink their policies
Housing market conditions are already in sharp decline – unfavourable policy changes would make things even worse. Even in the absence of NG/CGT changes, new home building starts are likely to decline from over 230,000 to about 175,000 over the next couple of years.
Labor continues to argue that ‘grandfathering’ will neutralise any negative impact of their policies and protect against future shocks to the housing market but the evidence we do have from the Hawke-Keating era and Cadence Economics modelling is that there will be negative impacts on the housing market regardless.
For example, the investment potential of grandfathered assets will be undervalued because all subsequent owners will have a 50% tax increase on their investment.
Treasury analysis (FOI 1876) that Labor quotes in support of its policies suggests that Labor’s policies to increase capital gain tax could compound upon a cyclical downturn in the housing market that may be underway.
All this amounts to a compelling need for Labor to consider the impact of its policies to increase capital tax and restrict negative gearing before the next federal election.
Master Builders also restates that Labor conceived this policy in booming housing market – this is no longer the case. House prices have fallen by at least 15% in Sydney, Melbourne and Perth while new dwelling approvals and lending volumes are driving lower at some pace.

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
