The number of consumers who don’t think will be a good time to sell their home or investment property continues to out-weigh those who think it is, according to a new survey. 
NAB's latest Australian Consumer Anxiety Survey for Q2 2019 noted these results suggest many consumers still think the housing downturn could still have more to run.
In net terms, +32% said they thought now was a good time to buy a property to live in and +34% to renovate their home.
With house prices continuing to fall across the country, consumers who thought it wasn’t a good time to sell their home (-35%) or investment property (-33%) also continued to significantly out-weigh those who thought it was a good time to sell.
However, the net number who thought so was somewhat lower than in the previous quarter, suggesting that some consumers may believe the market is close to the bottom.
With downward pressures on interest rates, it also noted a large increase in the net number of consumers who thought it was a good time to get a mortgage on their home (+13).

On balance, slightly more consumers (+29%) believe it will be a good time to buy a property to live in over the next 12 months (+25% in Q1 2019), and +24% to renovate their home (+23% in Q1 2019).
The number of consumers who don’t think it will be a good time to sell their home (-15%) or investment property (-14%) continues to out-weigh those who think it is - but this has fallen since Q1 2019, suggesting more consumers are expecting market conditions to improve.
With widespread speculation for further interest rate cuts in 2019, those who think it will be a good time to take out a mortgage a mortgage for their own home (+10) also rose.

Consumer intentions around property are still overwhelming conservative.
The net number of consumers who said they didn’t intend to sell investment property (-83%), renovate an investment property (-81%), take out an investment loan (-79%), sell their home (-78%), buy investment property (-75%), take out a home loan (-74%) or sell the home they live in (-66%) far outweighed those who said they would.
Consumers were least negative about renovating their homes (-49%). Intentions remain overwhelmingly negative and conservative in all states - see table below.

Australians still fear the property market has further to fall: NAB

ANZ is the last of the big four banks to cut their savings account rates, following the Reserve Bank’s decision to cut the cash rate earlier this month.
They have reduced the rates on their Progress Saver and Online Saver accounts by 0.20% – 2 basis points more than they passed onto their home loan customers on 14 June 2019.
ANZ offer the highest ongoing savings rate out of the big four of 2.20%, while Westpac offers the highest introductory rate of 2.31% for a period of five months.
“Introductory rates have become the white elephant of banking,” RateCity.com.au research director Sally Tindall said. 
“All four big banks have slashed their base rates to just 0.30% interest, when inflation is sitting at 1.3%. That’s a nightmare equation for anyone trying to save."
RateCity.com.au data shows that over 47 banks have dropped their savings rates since the RBA cash rate cut on June 4, including ING, AMP, Bank of Queensland, ME, Suncorp and Bendigo, in addition to the big four banks.
According to RateCity.com.au’s database the average cut to savings account rates by banks who have moved is 0.23%, while the maximum cut on the database is 0.50%.
As a result of all the changes, the average savings account rate is now 1.55%.

Home loan savers suffer slashed interest rates of the big four: Ratecity

Domain’s Property Price Forecast report has predicted Canberra will be the strongest performing house sales market in 2020.
It has an expected growth in house prices of between 4 to 6 per cent.
Sydney and Brisbane are tipped to have a slightly lower of growth, at 3 to 5 per cent.
Sydney’s biggest correction in house prices since the 1980s should be over by year’s end, according to new forecasts which expects median house prices in Sydney to bottom out at about $1 million and median unit prices to dip just below $700,000 in spring.

Domain economist Trent Wiltshire said the trifecta of an interest rate cut, the Coalition’s election win and potential lending rule changes helped the market bottom out sooner than expected.
Wiltshire expects subdued growth with property prices unlikely to run away again, due to tight lending conditions and highest levels of household debt.
“Banks and borrowers are still pretty cautious,” Mr Wiltshire told Domain.
“The outlook for the economy is pretty weak so that’s another reason why I don’t think we’ll see a big boom.”

Mr Wiltshire’s forecasts were made on expectation of two RBA rate cuts in July and November this year, national population growth of 1.75 per cent each year, a steady national unemployment rate of 5 per cent, and modest growth in home lending from late this year.

Canberra will have 2020's strongest house price growth: Domain

National property fund manager Primewest has secured major international engineering firm Fugro to one of its West Perth buildings.
The deal is for more than 3000 square metres at 1060 Hay Street.
Fugro are coming from two sites – the Alluvion building in the Perth CBD and a suburban office site in Balcatta. 
Primewest’s in-house leasing manager Jemma Hutchinson (pictured above) said the aim of successfully future proofing the West Perth asset had been achieved by a combination of proactivity, creativity, thinking outside the box and working with the existing and potential tenants. 
She said the positive outcome had been achieved within two months of starting the in-house leasing campaign.
It left just 560 square metres of space in the building. 
Primewest director John Bond said the company has been utilising creative expansion and leasing strategies across its national assets, with particularly strong recent results in WA, including the Quadrant and Australia Place CBD office buildings. 
He said in just over 12 months Primewest has leased more than 23,000 square metres of space across our portfolio.

Creating more quality green spaces closer to homes and increasing the tree canopy by planting one million trees in Greater Sydney by 2022 is a policy announced today by the NSW Premier Gladys Berejiklian.
She said the first of the priorities is to increase the proportion of homes in towns and cities across NSW within a reasonable walking distance of quality green, open and public space. 
“Planting trees and creating new parks is just as important as building new roads, rail lines, schools and hospitals,” Ms Berejiklian said.
“Green and public open spaces should be accessible to everyone across the State, no matter where they live.
“That is why, for the first time, I have made it a priority to make sure more people are within walking distance of quality public space.”
Ms Berejiklian joined Planning and Public Spaces Minister Rob Stokes in Sydney’s South West to also announce planting one million trees across Greater Sydney by 2022 is another Premier’s Priority.
Mr Stokes said the program will contribute to the Government’s long-term target of planting five million trees by 2030.  
“We’re backing councils like Campbelltown City Council to increase the tree canopy cover across Sydney through funding and support,” Mr Stokes said. 
“More trees means more shade, cooler suburbs, more oxygen and a better urban environment for communities to enjoy.”
The plans announced are on top of the NSW Government’s decision to appoint a dedicated Minister for Public Spaces and the $340 million Open Spaces and Greener Sydney package.

A major focus for Edge in recent years has been resident amenity. Across its apartment portfolio, from beachfront developments in Scarborough to luxury towers in South Perth, the developer has increasingly invested in the spaces beyond the apartment itself.

The strategy has largely been shaped by downsizer demand. Many buyers are moving from large family homes with swimming pools and established gardens. While they're looking to leave the maintenance behind, they don't want to compromise on lifestyle.

At Rivière, <a href="https://www.apartments.com.au/architects/hillam-architects">Hillam Architects</a> designed the resident facilities as an extension of each apartment. A 25-metre heated swimming pool takes advantage of the north-facing river outlook, complemented by a large gym, sauna and steam rooms, private dining spaces, residents' lounges, a cinema, games room, and dedicated wine and whisky rooms.

The waterfront location has also proved to be a major drawcard. Residents are within walking distance of the Raffles Hotel, South of Perth Yacht Club, the Heathcote Cultural Precinct and the cafés, restaurants and boutiques along Ardross Street.

Beyond the location and amenity, McSweeney says many buyers take confidence from Edge's fully integrated development model.

Having delivered apartments across Perth for decades, Edge now designs, develops and constructs its projects in-house, giving the company greater control over quality, delivery and the finished product.

"What I love is when people walk through their apartment for the first time and say, 'This is better than what we imagined,'" McSweeney says. "We hear that all the time."

Completed apartments in the East and Central buildings are now available to inspect by appointment, while Rivière West, the final stage of the precinct, is expected to be completed in the first quarter of 2027.

Nearly 60 per cent of apartments at McNab Group's $220 million The Tannery development in Brisbane's West End have sold ahead of the project's public launch, including a suburb-record $2.57 million sale for a two-bedroom apartment.

The early sales campaign has secured buyers for 50 of the project's 87 apartments, highlighting continued demand for larger owner-occupier apartments that combine generous floorplans with premium lifestyle amenities in one of Brisbane's most tightly held inner-city suburbs.

McNab Group Executive Chairman Michael McNab said selling more than half the project before launch reflected changing buyer expectations.

"Selling more than half the project before public sales open tells us buyers are actively seeking apartments that offer something genuinely different," McNab said.

"Today's buyers are looking beyond four walls. They want homes that genuinely enhance the way they live, with spaces that support health, connection and everyday wellbeing."

A key point of difference for the project is the adaptive reuse of the heritage-listed Dixon's Tannery building, which will become The Retreat, a residents-only wellness precinct rather than being redeveloped into additional apartments.

The Retreat will feature a sauna and steam room, hot and cold plunge pools, a commercial-grade gym, Pilates studio, cinema, library, co-working spaces and private dining room. Rooftop amenities will include a swimming pool, landscaped gardens, outdoor entertaining areas and dog-friendly spaces.

Designed by Cottee Parker Architects with interiors by Tom Mark Henry and landscape architecture by Aspect Studios, The Tannery comprises 87 two, three and four-bedroom apartments across 11 levels overlooking the Brisbane River.

Cottee Parker principal Dee Passenger said preserving the original tannery building had been central to the project's design.

"The easy option would have been to maximise the site's development potential with additional apartments. Instead, McNab has chosen to preserve the original tannery as a shared wellness retreat, ensuring this important piece of Brisbane's history remains at the heart of the community."

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

"We are seeing more buyers looking for homes in the sky that provide the space and functionality of a traditional home, while benefiting from the convenience and lifestyle that apartment living brings," Cottam said.

She said purchasers included both owner occupiers and investors, with demand coming from local buyers as well as interstate purchasers.

Coinciding with the public launch, McNab also announced a partnership with Queensland Ballet, whose neighbouring Thomas Dixon Centre shares historical ties with the original Dixon family.

Located on a 4,465 sqm site at 439 Montague Road, The Tannery overlooks the Brisbane River and is around 10 minutes from the CBD.

Construction is underway, with completion expected in the second half of 2027.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.
