Global toll road traffic levels may not fully recover to pre-pandemic levels until 1Q23, although the pace of recovery will vary significantly between countries and regions, Fitch Ratings says in its latest quarterly tracker for the sector. 
As China is ahead of the rest of the world by two to three months in terms of the pandemic, Fitch Ratings expects that its traffic profile may initially provide some insight into other countries' recovery profiles. Fitch's expectations for full traffic recovery ranges from 1Q21 to 1Q23 for the US, European, Australian and Latin American toll road networks included in the tracker, although the timing and shape of the recovery are uncertain. 
Traffic recovery is well underway but has stalled recently in some countries where coronavirus infection rates are rising.
Toll road performance remains vulnerable to significant worsening of the pandemic, particularly if there are strict new lockdowns. 
However, future lockdowns may be less stringent, with governments reluctant to impose generalised lockdowns again given the high economic impact.

Fitch developed a Coronavirus Rating Case and a Coronavirus Severe Downside Case to assess the potential impact of the pandemic on rated toll roads. 
In both cases Fitch considered issuers' ability and intention to reduce operating costs and tap into balance-sheet flexibility, with capex growth plans deferred and dividends reduced. Rating actions on European and Asia-Pacific toll roads were mostly limited to Outlook revisions under the Coronavirus Rating Case, reflecting resilience, but it is likely that most of these ratings would be downgraded by one or two notches under the Coronavirus Severe Downside Case, as leverage metrics would typically be above the negative rating sensitivity. The ratings of most US network toll roads were affirmed with a Stable Outlook, reflecting the ability to withstand a severe but temporary revenue shock in 2020. 
However, it is likely there would be many downgrades by one or two notches under the Coronavirus Severe Downside Case. 
More than half of rated toll roads in Latin America were downgraded by one or two notches, reflecting their sensitivity to the economic performance of the region they serve. Australian architecture firm Billard Leece Partnership has announced a new leadership team as part of an executive restructure developed by the board.
The new team will feature 12 principals and 11 associates with Tara Veldman appointed as managing director.

Maryborough development site hits the market

Global law firm Norton Rose Fulbright has advised Qube Holdings Limited, Australia’s largest integrated provider of import and export logistics, on the sale of its Minto industrial site to Charter Hall. 
The sale of the 30.6-hectare Minto site was first announced in July 2020 and, with approval from the Foreign Investment Review Board, settled on 15 September for around $207 million, reflecting an initial yield of 4.76 per cent. 
The site is located close to the South Sydney Freight Line, the M5, M7 and Hume Highway in NSW.
It will now form part of Charter Hall’s expanded industrial and logistics property portfolio, the $5.2 billion Prime Industrial Fund.
The site is fully leased to four automotive logistics tenants and is currently used for car import, storage and distribution, and has the potential to be developed as an intermodal rail terminal. 
Real estate partner Deanne Ogilvie acted on all aspects of the sale, including undertaking vendor due diligence, preparing and negotiating the contracts, and attending to exchange and settlement of the sale. 
“We have been acting for Qube for more than a decade and in regards to the Minto site for more than six years and are pleased to have assisted Qube on this sale.

Premium investment properties remain highly sought after by private, high-net-worth investors, according to Colliers International.
Paul McGlynn and Harry Bui of Colliers have sold McDonald’s Bella Vista (pictured above) to a private Asian investor from Melbourne for $6.65 million on a net yield of 3.1%. 
The acquisition was for a 2,885sqm long-term ground lease. 
McDonalds Australia constructed a brand-new single level restaurant with dine-in and drive-thru take-away facility, open to the public since May 2019.
Mr McGlynn and Mr Bui will be also taking the adjoining Shell Service Centre Bella Vista (pictured below) to the market for sale by international expressions of interest.

Charter Hall also took a 49% stake in a portfolio of 225 BP petrol stations in Australia, worth $1.7 billion with a weighted average lease expiry (WALE) of 20 years which was the biggest deal of 2019.

The Local Business Awards have named Marites Idea Novis as Blacktown’s business person of the year.
Novis’ business, Qfirst Property Investment Group, has also been named this year’s outstanding real estate agency.
The Sydney-based entrepreneur founded Qfirst in 2017.
“It is hard to put this feeling into words. Nevertheless, I am very honoured to receive these two awards as recognition of my hard work and that of the entire Qfirst Property Investment Group team,” she said.
Qfirst is geared specifically toward first-home buyers and investors, specialising in marketing pre-developed projects as well as finished properties.

A three-level flagship building on the prominent corner of Pitt and Liverpool Streets will be the gateway to the Castlereagh Place lifestyle precinct. Set to become a Sydney icon, the building is capable of housing multiple hospitality venues.

Kinsella said the project will build on&nbsp;Sydney’s growing laneway culture with the City’s largest network of new activated lanes - an expanded, next-generation take on precincts like Angel Place, Palings Lane and Ash Street in Wynyard.

Castlereagh Place has been designed by architects <a href="https://www.apartments.com.au/architects/fjc-studio">fjcstudio</a> in collaboration with Trias Studio, Aileen Sage and Polly Harbison Design, joint winners of an international design competition in 2018.&nbsp;

Signature design elements from the original scheme remain unchanged, while the public domain has been significantly enhanced, delivering 60 per cent more open-to-sky space.

Pedestrian access will also be enhanced through new laneways linking Pitt, Liverpool and Castlereagh Streets, drawing people into a new civic park with outdoor seating, landscaping and integrated public art.

With activated laneways supported by strong hospitality offerings, Castlereagh Place is tipped to become a vibrant new dining destination in the heart of Sydney’s CBD.

It marks the largest undertaking to date for the Billbergia and Metrics Credit Partners partnership. Together they are developing other underutilised Sydney sites into mixed-use precincts, including the $2.2 billion Concord Central and the $1.3 billion Chatswood Grand Residences.

Metrics Managing Partner and Group CEO Andrew Lockhart said Castlereagh Place is a landmark project that will redefine Sydney’s skyline.

Total apartments within the towers have increased to 607 dwellings, with a focus on larger floorplans. Aligned to growing market demand, Castlereagh Place now comprises 299 three-plus-bedroom apartments, 198 two-bedroom units and 110 one-bedroom configurations.

Resident amenities will include an exclusive residents club containing a gym, rooftop pool, dining rooms, co-working spaces, library, golf simulator, games room, cinema room, and access to an exclusive concierge service. There will be around 500 basement car spaces below the towers.

The development will also include a state-of-the-art wellness centre, set to feature a bathhouse with magnesium pools, hot/cold plunge pools and premium amenities.

According to fjcstudio, the towers will feature distinctive yet elegant architectural design reflecting Sydney’s geometry and urban character, with a network of through-site links and intimate public spaces activating the streetscape.

Billbergia, Metrics, approved for $3.5 billion Sydney skyscrapers

International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Urbis reported quarterly average sale prices for new two-bedroom, two-bathroom apartments ranged from around $1.2 million to $1.7 million throughout 2025, peaking in the December quarter.

Paradiso Place is now moving into its formal sales campaign, with a limited early-release opportunity available ahead of the public launch.

The development will comprise 845 apartments across three towers rising 40, 41 and 44 storeys from a 1.15-hectare site spanning an entire city block. The towers will sit above a new retail precinct.

Luxury developer-builder <a href="https://www.apartments.com.au/developers/lowe-living">Lowe Living</a> has achieved a new Victorian benchmark for an off-the-plan apartment, with the sale of two penthouses at its ultra-exclusive Maison Savoy development in Brighton.

The two penthouses achieved a combined sale rate of $49,926 per sqm. Both transactions eclipsed the previous identified Victorian off-the-plan price-per-square-metre benchmark, set by the 449 sqm apartment at Como Toorak, which sold at $46,659 per sqm.
