Today, Stockland Research reveals that, as we enter the new decade, purchasing property is top of mind for Australians. The results also show that there is a strong desire for more social connectivity and sustainable home features becoming standard.
Stockland's 2020 property survey has shown that Australians are heading into the new decade with a positive outlook on home ownership with over 40 per cent planning to buy their own property in the next five to ten years. 93 per cent of purchases are expected to be made by those under 35 years old.

People are willing to look further afield with 36 per cent of those surveyed considering moving interstate, and 44 per cent respondents in New South Wales specifically entertaining the idea of crossing borders. Amongst these respondents, the main reason for considering this move include for better lifestyle, 57 per cent; better job opportunities, 42 per cent; and to buy the home you want for less, 32 per cent.

"It's great to see that home ownership remains a key goal for Australians with many starting 2020 with increasing optimism around achieving this" says Stephanie Vainin, general manager residential sales at Stockland. "Purchasing your own home is still seen as a sense of security for many Australians and this won't change anytime soon.
"The way in which Australians want to live will continue to evolve in 2020 and beyond with many considering that interstate move now more than ever, and an increased demand for features that encourage personal connectivity to communities and improved health and wellbeing." 
Over 60 per cent of Australians would forgo a traditional backyard for a small home with less outdoor space if it meant they were more connected to neighbours and close to community parks and green spaces. 
Survey respondents top features for a dream community of the future also included more walking paths community gardens and recreation spaces and fewer roads.

Ms Vanin explains, "With 24/7 technological connectivity and busy lives, people and increasingly looking for low-maintenance homes located within communities that offer great amenity, social connectivity and physical closeness with their neighbours and wide community. 
"The actual home is still important, however, features that allow for more community living are shifting higher and higher on homeowners' priority lists. That old sense of belonging and knowing your neighbours is more important than ever before." 
Results show that Australians will be even more environmentally conscious this decade with over half, 54 per cent, of the survey respondents stating sustainable and environmental home features are more important to them than they were ten years ago, and 22 per cent stating the purchase of ethical and sustainable items for their home are important. 
A quarter of the respondents also stated they would specifically like automated recycling in their future home, with those over 55 years old the most excited about the prospect.

"Buyers are much more attuned to the benefits of sustainable home design today than they were a decade ago. The costs of many features such as LED lighting and solar panels are also much more affordable today and buyers now understand the long terms cost benefits of these features for future energy savings to them and the broader benefits to the environment," notes Ms Vanin

Urban Taskforce CEO Tom Forrest has acknowledged the devastating impacts of the Australian bushfires upon communities, wildlife and property, and praised the generosity of its members in their efforts to support those affected by the drought and by bushfires.
“Urban Taskforce members have been generous in making substantial donations as well as offering professional assistance to those struggling in the aftermath of both the drought and the bushfires”, Forrest said.
Larger members have made substantial donations while smaller members have made offers of pro-bono professional advice and assistance.
Advantaged Care is offering free respite to elderly people affected by the bushfires should they need to seek alternative accommodation arrangements, and Allens is working with Justice Connect to provide free legal help to people and communities affected by the bushfires. 
CityPlan Strategy &amp; Development have also offered their support to the Local Government Bushfire Recovery SupportGroup, providing pro-bono assistance with development assessment, land use and development policy, risk based planning and best practice assessment processes and staff training. Similarly, Group GSA will be involved in pro-bono opportunities to contribute time and resources in helping to rebuild bushfire affected communities.
So far, a substantial amount have been donated to the Australian Red Cross from Allens, Bates Smart with $20,000, EP Risk, Lendlease with up to $500,000, McDonalds with $500,000, PTW Architects, the GPT Group.
La Trobe Financial established a Disaster Relief Package which will <a href="/expert-insights/finance/la-trobe-financial-to-pay-loan-interest-for-homes-lost-in-the-bushfires-for-a-year">pay loan interest and charges for 12 months</a> for those who lost their homes to the bushfires.
Donations have also been made by Woolworths and its customers through The Salvation Army and locals with more than $3 million. 
Crown Resorts and the Packer Family Foundation have donated $5 million to bushfire relief charities.
The Perich Group have donated $1 million to the NSW Farmers Natural Disaster Relief fund to help rebuild bushfire affected farms and restore local food and fibre production in south east NSW. Similarly, Holdmark Property Group have pledged $1 million to support farmers.
“These efforts showcase the extent to which the property development sector is an essential and positive part of both our economy and society", Forrest said.
“Building construction and related services account for one of the largest sectors in the NSW economy (third largest employment sector after Health and Retail). 
"Property developers take the risk on developing land into housing for our growing population, for developing commercial and industrial buildings to accommodate jobs and employment and for employing hundreds of thousands of tradies, labourers, engineers, architects, planners and urban designers.
"As the third largest employment sector in the state, we have been greatly affected by the drought and the fires. Urban Taskforce members are keen to do everything they can to help”, Forrest said.
Forrest added that the services being offered by members to assist in the recovery from the bushfires was growing by the day. 
He encouraged all those in communities affected by the bushfires to visit the <a href="https://www.urbantaskforce.com.au/%20" target="_blank">Urban Taskforce website</a> and see the updated lists of services on offer.

Property development industry offers support and donations to assist in bushfire recovery

All hands on deck called for as the Insurance Council of Australia (ICA) opened an online register yesterday to help local tradespeople and builders play a significant role in rebuilding their regional communities. 
Qualified and reputable builders and tradespeople who have the capacity to work on property repairs and rebuilds are encouraged to register their details at <a href="http://www.disasters.org.au" target="_blank">www.disasters.org.au</a>. 
The register will collect key information including the town or region in which the builder or tradesperson operates, available skills and qualifications, and their key contact details. 
The above information collected will then be publicly available for use by insurance companies to source additional tradespeople for property rebuilding and repairs. This information might also be used by residents, businesses and government agencies that are seeking reputable tradespeople for privately funded construction. 
"Insurers are committed to using local trades and builders where feasible." ICA Head of Risk and Operations, Karl Sullivan says, "This register helps qualified and reputable building industry professionals nominate for work in their local area.
"Employing and contracting local professionals and suppliers during the rebuilding phase of bushfire recovery is an essential component in ensuring the economic viability of communities, including the preservation of jobs and supporting local businesses and service providers. Building professionals will still need to provide competitive quotes when contracting for work.
"Experience from recent natural disaster shows insurers predominantly use local trades for most rebuilding and repair works. For example, insurers employed more than 2000 local trades and builders and supported dozens of suppliers and service providers following last year's catastrophic floods in Townsville."

Local trades register to aid bushfire recovery launches, the Insurance Council of Australia

Insurers have received 13,750 bushfire catastrophe-related claims since November 8, 2019 with an estimated loss of $1.34 billion.

The ICA calls for all hands on deck as it launches a local trades register to aid bushfire recovery. ICA Head of Risk and Operations, Karl Sullivan encourages traders and builders to register and urged residents to heed last week's warning from the Australian Securities and Investments Commission to be aware of unscrupulous tradespeople and repairers, or firms offering to assist them with insurance claims.
The Consumer Action Law Centre has also called for a crackdown on exploitative claims management services. 
The ICA is hosting insurance hubs to assist customers in southern New South Wales. Disaster recovery specialists from the Insurance Council and insurance companies will assist policyholders with insurance questions and help with the insurance claim process.

Insurance customer hubs open amid skyrocketing catastrophe-related claims, the Insurance Council of Australia (ICA)

The latest ANZ/ Property Council Survey has revealed improved confidence in NSW property industry.
Due to a strengthening residential market and better growth expectations, there is overall a more positive outlook. 
NSW property industry confidence has increased by eight index points from 116 to 124 over the quarter and has increased may five index points over the 12 months to March 2020. A score of 100 is considered neutral.

Political uncertainty in the first half of 2019 and changes in the banking and financial sector which, as shown in the graph, saw a significant drop in confidence. Meanwhile, the last six months have shown a more positive outcome with an increase in confidence across the industry, an improved outlook for the residential market and major investment into the economy via large infrastructure projects underway across NSW.

Property Council NSW executive director, Jane Fitzgerald said the growth of some confidence in the residential market is a positive sign for the state economy, and with better growth expectations across this sector and better availability of finance for housing.
"We hope to see continued growth in confidence.
"Though we are seeing more positive signs, we must not forget that overall housing approvals and construction forecasts remain slow across the state, and this continues to have an impact on housing supply and affordability.
"The recent announcement by the NSW Premier that planning reform will be a major focus for the government in 2020 comes at a critical time, with the state economy slowing and housing approvals weakening following a significant period of growth. 
"Planning reform and the impact of the existing regime of property fees, taxes and charges across local and state government are still critical issues for the property industry, and we welcome the NSW Government's commitment to focusing on these reforms in 2020. 
"We must continue to be vigilant - we need a better planning system that will provide greater certainty for the community and industry to enable our state to grow well, while supporting investment and better productivity, more jobs and more affordable housing."

Repeat buyers are one of the strongest measures of confidence in any apartment development.

At <a href="https://www.apartments.com.au/new-apartments/era-newcastle-west-124-126-bull-street-newcastle-west-nsw-2302">ERA</a> in Newcastle West, some purchasers are returning to <a href="https://www.apartments.com.au/developers/gwh">GWH</a> after living at the developer's One Apartments. Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."
