Adelaide’s most prestigious office tower, the 31-level Westpac House, is on the market in the city’s biggest CBD investment opportunity in recent years.
Located at <a href="https://www.realcommercial.com.au/property-offices-sa-adelaide-5508927" target="_blank">91 King William Street</a>, Westpac House encompasses three buildings together with a large plaza and pedestrian thoroughfares.

The Advertiser quoted market sources as saying Westpac House could fetch more than $180 million.

Bennett added that Westpac House offered an excellent opportunity for capital and rental growth, a high and sustainable cash flow, rare and exclusive panoramic views over Adelaide and a desirable King William Street business address with access from Currie and Waymouth Streets.
“Rental income is supported by a staggered lease expiry profile and the best blue-chip tenancy mix in the city, with high profile tenants including Westpac, AECOM, Seek, the South Australian Government, Servcorp Australia, Knight Frank, Equity and Advisory, Emirates, HWL Ebsworth Lawyers and AON,” he said.
“Westpac House has enjoyed excellent rental growth, very high occupancy levels, and strong tenant retention since it was built," said Philip Rundle.
Westpac House is expected to be much sought by investors, according to the agents.
“For investors, Adelaide offers more attractive yields than the eastern seaboard property markets,” said Colliers' Thomas.

There was a $1.8 million vendor bid.
Located at 1a Elizabeth Bay, the cafe is spread over 390 square metres with significant pedestrian exposure due to its location.
It has a full commercial kitchen, bathrooms and a liquor licence. 
Previously it was renting out for nearly $225,000 annually until its 2014 closure.
The auction was through Ron Bauer of Ray White Unlimited.

Potts Point's Fountain Cafe up for sale

Elizabeth Arcade in Brisbane's CBD has a new owner following its $28 million sale. 
El Camino Priority II Trust, a company controlled by Singapore-based Valparaiso Capital Partners, purchased the site to add to its future long-term pipeline of student accommodation in Brisbane.
Earlier this year, Valparaiso bought two buildings in Brisbane CBD, 363 Adelaide Street and 38 Wharf Street, with plans to develop student accommodation under the brand of ‘Student One’.
They also plan to convert this building into a 1,000-bed student accommodation along with a newly developed retail ground floor. 
The proposed development is likely after 2018 when the existing retail tenant leases expire and will need council approval.
The deal was done off-market by Tom Phipps and Jason Lynch of Colliers International for Brisbane-based PGT Investments, who owned the arcade for 30 years.
“Student accommodation is ideal for the site, due to its two street frontages and requirement for minimal car parking," Phipps said.
“The introduction of a temporary reduction in infrastructure charges by the Brisbane City Council for student accommodations within a four kilometre radius of the Brisbane GPO has made Brisbane highly attractive to many student accommodation developers."
Elizabeth Arcade is situated in the heart of the rapidly growing food and fashion precinct of Albert and Elizabeth Streets. It features a mix of fashion boutiques and eateries offering up a range of Japanese, Chinese and Korean cuisines.

Quest Apartment Hotels has opened its 10th Brisbane property and second in the suburb of Chermside.
Quest Chermside on Playfield is at 38-40 Playfield Street with 78 serviced apartments 10 kilometres from the Brisbane CBD and 15 kilometres from the airport.
It features a mix of studio, one and two -bedroom configurations. The one and two bedrooms apartments have fully-equipped kitchen and laundry facilities. 
This was Quest's third opening in the state this year, taking its total in Queensland to 17, said Quest CEO Zed Sanjana.
“According to Tourism and Events Queensland, international business visitors to the state grew by 11.5% in the year ending June 2015, with total international visitor numbers increasing by almost 8%. Domestic business tourism increased by a significant 28% during the same period.”
Quest Chermside on Playfield was developed by Treelight Development Group.

Quest opens tenth Brisbane property - Quest Chermside on Playfield

The assets of one of Australia’s largest independent wine producers, Littore Wine Group, are on the market.
They include <a href="https://www.realcommercial.com.au/property-commercial+farming-vic-geelong-501739030" target="_blank">1,070 hectares of vineyards </a>across five properties and a large modern winery and warehousing/packaging facility.
The Littore Wine Group was a large vertically integrated wine business founded more than 40 years ago by the Littore family.
The portfolio of vineyards near Mildura and a large commercial winery and packaging facilities at Geelong in Victoria has been listed through Tim Altschwager and Nick Dean of Colliers International. 
The high yielding vineyards have produced an average of around 30,000 tonnes over the past four vintages.
"The largest single vineyard in the portfolio is the impressive Arlington vineyard with plantings of approximately 739ha on 6,850ha of land situated near Wentworth NSW,” Tim Altschwager said.
The Littore winery has tank storage of nearly 18,000,000 million litres, a crush capacity of about 15,000 tonnes, an extensive warehousing and packaging centre and administrative facilities.
Altschwager said the vineyards and the winery were being offered for sale separately or as a whole. He expects interest from a wide range of buyer groups, both domestic and offshore.
“The market for agricultural assets is improving, we are receiving strong interest in quality, large-scale properties with substantial water entitlements.
"The Littore portfolio boasts around 7,000 mega litres of high security water, which we expect will attract significant interest in its own right.
“This also opens up the possibility that the properties might attract alternate uses, such as the potential conversion to almonds or cotton, which broadens the appeal of what is already one of the most significant wine industry offerings that’s come to the market.”

Littore Wine Group assets on the market

A not-for-profit aged care provider has purchased a building on Bridge Street in Sydney's Epping for $18.65 million in a deal brokered by Savills Australia and PropertyFox.
Sitting at <a href="https://www.realcommercial.com.au/property-offices-nsw-epping-501375107" target="_blank">16-18 Bridge Street</a>, the 1989 building has a net lettable area of 3,177 square metres.
It was sold on behalf of Peak Equities, an emerging Melbourne-based fund manager that bought the building for $14.2 million in 2012 from Centuria.
According to Tom Merrett of Savills Industrial &amp; Business Services, the office building was partially occupied and the new buyer intended to occupy the remaining available office space.
“The emergence of Epping as a significant residential hub, and the growing rate of buildings being converted into residential has left Epping with a severe shortage of commercial buildings, which is why the purchaser was keen to lock in an option to accommodate their office requirement for the long term.”  
The building is a short walk from Epping railway station.  
Merrett said he was seeing a lack of leasing and purchase options for commercial tenants looking to occupy space long term all across the upper North Shore of Sydney due to residential conversion.

Not-for-profit buys office buildings for $18.65m in Epping through Savills

The Alto Hotel in Melbourne's Bourke Street has found a new owner in a private Chinese investor.
Alto is Australia’s only 6-Star NABERS rated hotel.
It has won several tourism awards, including Conde Nast, Qantas, Trip Advisor, RACV and Tourism Victoria.
The hotel, which opened in 2006, comprises 50 rooms across six floors.
The CBRE listing CBRE sold via an international expression of interest at an initial yield of 4%.
The hotel was sold for about $19 million, according to the Australian Financial Review.
The freehold property is on a long term lease, with options until 2042.
The site was originally developed as the Railways Hotel around 1860, before being purchased by the Victorian Railways Union and demolished to construct its head office in 1914.
“This sale is further evidence of strengthening appetite levels for premium accommodation assets from Asian investors who consider Australia an attractive investment landscape,” said CBRE's Joseph Du Rieu, who helped broker the deal.

Melbourne's Alto hotel changes hands

Mortgage Choice has reported strong first quarter earnings, with home loan settlements up 8% year on year and cash group revenue growing 10% during the comparable period.
Financial planning revenue rose 75% year on year, while the head office generated home loan leads grew 46%.
“We have enjoyed a very solid start to the new financial year,” chief executive officer John Flavell said at the company's annual general meeting.
“Throughout the 2015 financial year, Mortgage Choice managed to record its strongest ever settlement result – up 10.6% on the previous year," he said. 
“We managed to grow our loan book by 4.6% to $49.5 billion.
"And, in the early part of this financial year, we took our loan book over the $50 billion milestone for the first time ever." 
Home loans worth $11.5 billion were settled throughout the course of the year, equating to nearly $1 billion a month.
Flavell said July was the company's second biggest month on record for home loan settlements, which boded well for the 2016 financial year.

Telemarketing specialist Ways Phone has locked in sub-lease space at a B-grade office tower to accommodate its Sydney headquarters.
Specialising in charity telemarketing, Ways Phone has signed a 4-1/2 year lease deal for a 650 square metres of office space at <a href="https://www.realcommercial.com.au/property-offices-nsw-sydney-501300291" target="_blank">59 Goulburn Street</a>.
The annual rental for the fifth floor property is $568 gross.
CBRE agent Jamie King negotiated the lease for IronFX Global.
Project management firm Cerno has signed a seven-year deal for 300 square metres of office space at 28 O’Connell Street. The annual rental is $675 gross.
Close by, computer-testing solutions provider Pearson Vue has secured a 276 square metre B-grade office on the second level of 10 Bridge Street for $650 per annum gross, while Squirrel Super has committed to a three-year term on a 192 square metre office at 50 King Street. The annual rental is $725 per annum gross.
King said the string of recent deals pointed to a lift in business mood in the Sydney CBD.
In another deal, GTW Investments has signed a two-year sub-lease on a 175 square metre B-Grade office space at 175 Macquarie Street. The rental is $695 gross per annum.

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Lodged as a State Significant Development Application (SSDA) through the Housing Delivery Authority (HDA) pathway and approved by the NSW Department of Planning, Housing and Infrastructure following a comprehensive public exhibition and submissions process, <a href="https://www.apartments.com.au/new-apartments/153-walker-street-north-sydney-nsw-2060">the project</a> will deliver 296 apartments, alongside a 170-room, luxury hotel, activated retail and significant public domain improvements.

Situated just 200 metres from Victoria Cross Metro Station, on one of the largest developable sites in North Sydney, the development will rise to 234 metres, making it one of the tallest buildings in the suburb. With an end value of approximately $1.5 billion, the project responds directly to the NSW Government’s mandate to accelerate housing delivery in well-located, transit-connected areas.

The apartment mix will cater to a broad range of buyers, with 65 studio and one-bedroom apartments, 139 two-bedroom residences, 35 three-bedroom apartments, 48 four-bedroom homes, and nine penthouses. Residents will have access to a dedicated amenity level on Level 33, featuring a swimming pool with views towards the Harbour Bridge, Sydney Opera House and North Sydney CBD, as well as a gym, library, shared kitchen, lounge and outdoor entertaining areas.

The hotel will occupy the lower six levels of the building and include meeting and function spaces, a wellness centre with gym, yoga studio, swimming pool and sauna, further strengthening North Sydney's growing hospitality offering.

At ground level, the development has been designed to improve pedestrian connections through the precinct. More than 700 sqm of retail space will activate the street frontage, while a landscaped through-site link connecting Walker Street, Little Walker Street and Doris Fitton Park will provide new public open space with seating, paving and extensive native landscaping.

Freecity Group Co-Founder and Joint CEO Tony Sun said the project represents one of the most significant development opportunities currently available in North Sydney.

Executive Director of Development Michael Romano said demand for both residential and hotel accommodation would continue to strengthen as the Metro precinct matures.

"The structural demand for high-quality housing and hotel accommodation in North Sydney is compelling, and will only grow as the precinct continues to evolve around the new Metro station," Romano said.

Architectus has designed the tower, orientating the apartments to maximise views towards Sydney Harbour while introducing a sculpted façade intended to respond to light, wind and the surrounding skyline.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.

"We wanted to design a tower that doesn't just sit in the skyline but actively participates and contributes to city life," Damic said.
