Government Property NSW has sold its 1910 Munn Street, Millers Point apartment for $5.5 million, and announced eight new property listings for auction, including a Victorian terrace at prestigious 1 Lower Fort Street.
The pre-auction price guidance was $4.5 million plus.
The auction was through Richard Shalhoub and Peter Starr of McGrath.
“Highly competitive bidding was always expected for the freehold block of four two-bedroom apartments on Munn Street, given its exceptional location,” said Government Property NSW chief executive Brett Newman.
The property is situated in one of the most sought after areas of Millers Point with panoramic views across Barangaroo and towards Balmain.
Its apartments were ranging from 83sqm to 104sqm in size.
To date 39 government-owned properties have sold in Millers Point, raising more than $92 million for social housing across the state.
Proceeds from the Millers Point auctions are being reinvested into building more than 1,500 social housing dwellings across Sydney and regional NSW.
Close to 100 new dwellings have already been built in Condell Park, Padstow, Yagoona, Gymea, Lurnea, Chester Hill, Kingswood, Mount Warrigal, Beverly Hills, Warilla, Casula and Miranda.
The upcoming 1 Lower Fort Street – a four storey Victorian terrace built in the late 1870s which forms part of Milton Terrace row - has been listed for December 3 auction.
“Milton Terrace is one of the few remaining intact grand Victorian terraces in inner Sydney, and was built to coincide with the staging of the International Exhibition in 1879,” Newman said.

NSW government raises $5.5 million through Millers Point property auction; eight more up for bidding

The well-known Bridie O’Reilly’s pub in Melbourne's Brunswick fetched $6.03 million at its hotly contested auction.
The 29 Sydney Road pub was sold to a local investor through Colliers International’s Guy Wells and Pat Connolly, along with Jonathon McCormack and Alex Ham of Gross Waddell.
The sale of the nearly 1,120 square metre site translates to a yield of 4.23%.
Bidding opened at $5 million and multiple parties threw their hat in the ring. 
The winning bid was by Peregrine Projects, a local developer with plans to retain the original heritage corner pub while developing up to 60 apartments over five levels on the remainder of the block.
The property was sold by local builder and investor John Connellan, who held the hotel for 18 years after redeveloping it for The Bridie O’Reilly group.
Formerly known as the Sarah Sands Hotel, it was extensively refurbished in 1997 and now operates as an Irish-themed pub and entertainment venue.
Situated at the corner of Brunswick and Sydney Roads with additional frontage to Black Street, the hotel comprises a ground floor lounge area, large dining room/nightclub area and an outdoor courtyard.

Three signs of Dubbo being a hot housing market

The top sale of the week was a six bedroom manor in Sydney's Strathfield on 1,460 sqm of land, according to CoreLogic RP Data.

Strathfield trophy sale leads CoreLogic RP Data's top ten

Drew Cole designed home sells in Toorak

Boutique property fund manager Quintessential Equity has sold its option to develop the site at 36 St Georges Terrace, Perth to GP Hotel Perth WA Pty Ltd for $23.75 million.
Quintessential bought the property last November for $17 million, with plans to build a luxury residential apartment building of 280 units over 35 levels, overlooking Perth’s Swan River, as part of a series of new developments in the area, including Cathedral Square and Elizabeth Quay.
The fund manager said it could not comfortably de-risk the opportunity for its investors and decided to sell the option. It said it had the support of the vendor, the Uniting Church.
“While it’s of course disappointing that our vision for the St Georges Terrace site will not come to life, it’s more important that we act in the best interests of our investors and we simply couldn’t de-risk the development to a level that we felt comfortable with,” Quintessential Equity director Shane Quinn said.
The property is expected to be developed into a hotel.
The news comes as Quintessential Equity announced former Mirvac director of development Guy French-Wright as its development director, from early 2016.
“We are well progressed with a number of development projects, including our proposed $100 million plus commercial office development at Geelong’s iconic 1 Malop Street which has been well received by the tenants in the market for premium office accommodation in Geelong,” he added.

Quintessential sells option to develop Perth's St Georges Terrace property

Scentre Group announced its third quarter operational update today, with its specialty sales growing 5.9% for the nine months of the year up to September 30.
Chief executive Peter Allen said 2015 would be Scentre’s first full-year of operations as an independent entity
It had started $830 million of development starts this year.
As at September-end, its portfolio remained more than 99.5% leased.
Specialty stores, or retail outlets that focus on a particular product range, grew 5.4% for the quarter.
In particular, the footwear, leisure, jewellery and technology and appliances retail categories performed well, Scentre said.
The strong growth in specialty sales for the period outpaced the growth in specialty store rents, and cut specialty store occupancy cost to 17.9%.
In Australia, average specialty retail sales rose to $10,666 per square metre and comparable specialty store sales growth was 5.8% for the nine months.
In New Zealand, average specialty retail sales increased to NZ$10,534 per square metre, and comparable specialty store sales growth was 6.5% for the nine months.
Scentre reconfirmed its forecast funds from operations (FFO) of 22.5 cents per security, representing a 3.5% growth with a distribution forecast of 20.9 cents per security for the 12 months ending December 31.
For the nine months, re-leasing spreads were down 2.5%, slightly better from a year earlier when they fell 4.2%.
Comparable net operating income growth for the 12 months to 31 December 2015 is expected to be at the high end of the guidance range of 2.0-2.5%.
Scentre's new starts include projects at Westfield Chatswood, Hurstville, North Lakes, Kotara, Casey and Warringah and focus on expanding the food, dining and entertainment precincts, as well as introducing new retailers.
The projects at Westfield Hurstville, Chatswood, Kotara and North Lakes are likely to open before Christmas.
Its $670 million design and construction project being undertaken at Pacific Fair is on track, the company said.

Scentre reports 5.9% growth in specialty sales for nine months till September

Previously occupied as a recording studio, this office-warehouse conversion has been pitched as suitable for creative agencies or consultancies, according to the agents.
The building, with an area of 336 square metres and a site of 229 square metres, is close to the junction of Power Street and Burwood Road.
Offers for sale are expected around $1.7 million or for an annual lease at $100,000 plus outgoings.
It will have fixed annual rental increases of 4%.

Office and warehouse conversion up for sale or lease in Melbourne's Hawthorn 

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.

Stockland plans new mixed-use neighbourhood precinct for Collingwood gateway site

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Architectus has designed the tower, orientating the apartments to maximise views towards Sydney Harbour while introducing a sculpted façade intended to respond to light, wind and the surrounding skyline.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.

"We wanted to design a tower that doesn't just sit in the skyline but actively participates and contributes to city life," Damic said.
