Ever imagined owning your own town?
Well, Monogorilby, the southeast Queensland town four hours inland from the Sunshine Coast was up for sale, then under offer, and the latest is it is now under contract.
The whole town, available through Sutton Nationwide Realty agent Julie Sutton was available for just $750,000.
Advertised as 'having it all', the purchase includes 16 houses, each with two, three or four bedrooms.
Some of home are currently tenanted, which will mean rental income straight away.
There are eight lowset and eight highset Queenslanders each with their own fenced back yards and Telstra connection.
There's a community town hall and an old school house which is surrounded by 16 hectares of groomed parkland.
A de-commissioned saw mill with timber framed open sheds, a water purification treatment plant and a three-phase power depot compete the town's building.

The town is located about 270 kilometres northwest of Brisbane.
It's not the first time a town has sold.
The tourist ghost town Joadja Creek, 28 kilometres from Bowral in the Southern Highlands sold in 2011.
The mining town was abandoned in 1904 after shale-oil deposits dwindled, alongside competition from US imports.
It was first sold as grazing land over 100 years ago by Raine &amp; Horne Sydney for £4400.
The village had been home to up to 1300 miners, mostly Scottish, and their families.
It consisted of mostly industrial ruins and workers' cottages, although an 1870s manager's homestead had been restored.

Victoria couple Claire and Hagan have the smallest house in the Channel 7 House Rules history on the Mornington Peninsular.
They have a mortgage of $269,000 on the one-bedroom home described as a "shoe-box" by the owner.
Claire and Hagan have been engaged for two years and renovated the front of an old shop three years ago for a salon for hairdresser Claire. 
“I’ve worked really hard to build up my business and we spent all of our savings renovating the salon,” she says.
With the help of some mate, Hagan did all of the renovation which took about four months.
“We love what we have done to it, but we haven’t done anything to the actual house,” Hagan said.

The couple have no money to spend on the rest of the house they share with their two daughters, Matilda, four, and Darcy, two.
They all share the same window-less bedroom along with their Great Dane Cleo, while Claire’s mum spends a couple of nights a week on the couch to help babysit while they’re at work.
“We have five rooms in one,” explains Claire.
“Our lounge room, dining, rumpus, kitchen and laundry.
"We really need extra room for the girls.”
Hagan said that he worries about their future.
“We’re saving and saving and we still haven’t saved enough to renovate.
"It’s breaking us really.”
While Claire admits she loves that their home is “weird”, she isn’t such a fan of the mould.
"It got a bit mouldy last winter and I was starting to worry we were going to get sick from it.”

The House Rules show on Channel 7 will be the longest period of time Australian Navy logistics officer Rob and his wife Rose have spent together in the last five years.
They have been married for eight years and the opportunity to renovate six houses across the country is like a second honeymoon.
Rob was away at sea when Rose found the perfect house in Western Australia after a three-week search, which has a $329,000 mortgage.

Mum of three Rose said it was the backyard that she loved which made her buy the home.
“I think seeing the kids running around the backyard is what decided it for me.
"It had big springy buffalo turf on it and a fair amount of dandelions as well,” says Rose.
Rob doesn't want their renovation to effect the precious backyard either
“If they built a 10-foot decking in the backyard I would be mortified.
"The backyard is a really good size but to do that would just shrink it.”
Their renovating experience is a bathroom design in a former two-bedroom apartment they owned in Sydney. 
“I think we worked really well and we agreed on a lot more things than we thought we would which was nice,” says Rose.
The couple were the first couple to be eliminated on this years show.
Despite being upset, Rose said that they still feel like winners having their own home renovated.
"This is the only competition you enter where even the loser wins."

Australian Navy officer Rob treating House Rules like a second honeymoon

Raine &amp; Horne Commercial is predicting strong self-managed super fund (SMSF) demand will drive industrial and retail sales markets in Brisbane.
Principal Trent Bruce said that the demand from SMSFs are ten-fold stronger than supply.
“There’s a lack of quality secure industrial and retail property investment opportunities," he said.
“Such is the level of demand, we’ve been taking securely leased investments priced between $2m-$5m to market, and they’re attracting 70-100 enquiries during the course of the sales campaign. 
“Depending on the tenant, they’re selling for yields of between 5.5% and 7.5%.”
To illustrate the strength of the industrial market in Brisbane, Raine &amp; Horne Commercial Brisbane North sold a high quality industrial office/warehouse facility totalling 1,551sqm on a 2,030sqm allotment at 134 Delta Street, Geebung for a yield of 6.97%. 
“Historically this facility would have realised a yield closer to 8%, and the tighter yield has resulted from a sale price approximately $200,000 higher than the owner expected,” said Mr Bruce. 
“Many clients have taken advantage of the “perfect storm” conditions of historically low interest rates and a lack of available options in the retail and industrial sectors already this year, with many sales completed at record levels.”
While the strong industrial and retail sales are here to stay for the foreseeable future, the office sales market will remain in a state of oversupply. 
“Therefore we’re predicting the office sales market will be the toughest of Brisbane’s commercial sectors in the second half of the year,” said Mr Bruce.
“That said, the office leasing market is stable thanks to owner incentives, with many savvy landlords keenly negotiating with existing tenants to avoid vacancy.”
Across town, Joseph Grasso, Co-Principal of Raine &amp; Horne Commercial Brisbane Southside, said the incentive rates for office space are running at a very rigorous 40% in some cases.
“There’s been an oversupply of office space ever since the state government decided to consolidate a number of departments a few years back, while the slowing mining sector continues to be a factor,” said Mr Grasso. 
Opportunities for small business growth
A surfeit of office space, however, creates opportunities for tenants or home-based businesses to upgrade into their own office space, according to Mr Grasso. 
“Historically low interest rates are making it cheaper to buy commercial office space than to lease it, and now is a great time for smaller businesses to take the plunge,” he said.
On the industrial commercial property front, Mr Grasso said business is booming in southern Brisbane, with Raine &amp; Horne Commercial Brisbane Southside completing 32 transactions in May. 
“This includes small to medium industrial leasing, while prime industrial investment opportunities are still sought after,” said Mr Grasso.
“That said, there’s still some caution in the air as a consequence of the long election campaign.
“Nevertheless, investors are chasing industrial assets that tick all the boxes. However, if they have a few hairs or whiskers on them, they won’t move as fast, especially if an owner’s expectations aren’t realistic.”

The top 10 providers currently own a total of 15,498 beds and the pipeline of 14,205 white equates to circa 92% of the existing supply indicative of the strong focus on development during 2015.

Ray White Commercial have sold a freehold fruit shop investment to a developer in the acclaimed Heathmont shopping precinct for $900,000.
Previously traded for $150,000 in 1993 and located in Melbourne's east, the property at <a href="https://www.realcommercial.com.au/property-retail-vic-heathmont-501944590" target="_blank">178 Canterbury Road</a> has had the same tenant for 18 years.
It was sold under the hammer by Ray White Commercial Victoria Nunawading Director Brett Diston on behalf of a private owner for a yield of 2.8 per cent.

Sweet retailers Burch and Purchese secure new Chapel Street South Yarra landlords

A booming population growth and an increasing development pipeline is pushing the commercial centre of Parramatta close to capacity.
CBRE Western Sydney agent Thomas Mosca said Liverpool was positioned to become the future capital of Sydney’s south-west amid a spate of new projects in the area, sustained population growth and low unemployment levels. 
“The current rate of growth in Sydney’s south-west is unsustainable," he said.
"We’re already seeing Parramatta experiencing extremely tight vacancy levels in the A-grade market, while future development potential enabling business growth looks limited." 
Mosca said Liverpool was on the cusp of a major transformation, with the next decade expected to see it accompany Parramatta as one of Sydney’s largest CBDs. 
“Currently, approximately 75% of Liverpool’s residents leave the area for work each day, which demonstrates the importance of cementing it as the commercial centre of Sydney’s south-west."
“While offering a plethora of opportunity, Liverpool is currently vastly underserviced. Liverpool needs more jobs for its residents – more commitment from government and large organisations.” 
He said that Liverpool offers a large development pipeline, healthy employment prospects and excellent transport connectivity and have an established and growing population.

Liverpool spotlight in Sydney's rapidly growing south-west commercial arena

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.

"We wanted to design a tower that doesn't just sit in the skyline but actively participates and contributes to city life," Damic said.
