Quest Apartment Hotels has partnered with property developer MAB to build its biggest apartment hotel complex.
The $71 million developer at New Quay in Melbourne's Docklands represents the first transaction for the $500 million strategic partnership established by Quest and Ascott, the world's largest serviced apartment owner-operators.
The Ascott Limited is a subsidiary of SGX-listed CapitaLand, one of the largest real estate companies in Asia.
The partnership was established between the companies to invest in new Quest developments across Australia's eastern seaboard.
MAB will design and develop the property, which will begin construction early next year and open in 2019.
It will offer 221 rooms.
Quest chairman Paul Constantinou said this deal represents the blueprint for how the partnership will operate in the future.
“We established this $500m strategic partnership with Ascott to provide our development partners with greater certainty of return through certainty of property take-out," he said.
"We expect this to enable Quest to accelerate its network rollout particularly across CBD and suburban Sydney, Brisbane and Melbourne.
 
Constantinou suggested that whilst the domestic accommodation market remains strong and has continued its growth for over a decade, supply of new rooms has lagged in most markets. 
"This is mainly as a result of the lack of support from domestic institutions in the sector.
"Investment from large scale Asian groups like Ascott, will enable the sector locally to meet the demand.”
It's the first of what will be many development under Quest's collaboration with Ascott.
Quest continues to actively seek opportunities within the suburbs and CBD’s of Melbourne, Sydney and Brisbane, particularly with blue chip development partners with a strong track record of delivery.
Quest is the largest and fastest growing apartment hotel operator in Australasia with over 150 properties located across Australia, New Zealand and Fiji.

Quest Apartment Hotels set for 221 room Docklands development

Former NRL Cronulla forward Ben Ross and his wife, Renai Sola, have listed their impressive Cronulla penthouse apartment.
The couple moved into the three bedroom, three bathroom apartment shortly after Ben proposed to Renai in 2008, while he was still at the Sharks.
The family, now with two daughters, are tipped to stay in the shire.
The three bedroom apartment, 200 metres from the heart of Cronulla, is a top floor fully renovated entertainers' pad.
It comes with two large balconies, private lift and ocean front views a dream.
Ben said that they love the fact there are stairs with direct access to the beach which they overlook from both balconies.

Originally from Queensland, Ross headed south to start his NRL career at St George Illawarra, before heading to Penrith.

Ross moved to South Sydney Rabbitohs for a year in 2010, then Ross returned to Cronulla for the 2012-13 seasons.
He always wanted to retire on his own terms, and with his neck held together with screws and plates, did so at the end of the 2013 season.
He played a remarkable 64 NRL matches after doctors declared he was just a millimetre away from life in a wheelchair.
Ross was offered a contract from then Super League club London Broncos but declined.
He is now the national welfare manager of Men of League which aims to provide assistance and support to players, coaches, referees, officials and administrators from all levels of the game.
Ross is also community ambassador for the Sharks and the NRL.
He recently revealed on social media that he secured his coaching accreditation as a senior club coach.
"Pumped to finally get my Coaching Accreditation! Now to find a team to coach... Any suggestions?" he popped onto his Instagram page.
The median unit price in Cronulla is peaking at $740,000, according to CoreLogic RP Data.

Former Sharks forward Ben Ross lists his Cronulla penthouse

Monarch Investments Group (Monarch) have been granted approval by the Campbelltown City Council to develop its new masterplanned community - The Meadows.
The $135 million project, located n Sydney's South West growth corridor, will feature 210 houses, a swimming pool, playground and recreational facilities.
It's located within one kilometre from Edmondson Park Train Station and the billion dollar Edmondson Park Town Centre.
Prices start from $624,950 for a three bedroom duplex and range in lot size from 230 sqm to 390 sqm.
Packages include a dishwasher, air conditioning, open plan living area, floor coverings, fencing, landscaping, blinds, light fittings and an ensuite.
Monarch has sold over 6,000 land lots across Sydney and New South Wales over the last 60 years.
More than 1600 of these sales were secured in the South West.
They recently sold the last remaining house and land package in its $160 million Ingleburn Gardens Estate comprising 329 houses and land parcels.
CEO of Monarch Peter Icklow suggested the investment potential in the South West is significant.
“The South West growth corridor is one of the fastest growing areas in Sydney and is earmarked for significant private and government spending on major infrastructure and community facilities within the next decade," he said.
"The Meadows is situated in the epicentre of this activity and has already attracted a broad range of purchasers including first home buyers, downsizers, growing families and investors.”
The state government has committed to invest over $3.6 billion in its Western Sydney Infrastructure Plan over a 10 year period. 
This plan includes investment in health, education, transport (bus and rail) and community infrastructure.
Icklow said that they sold their first house and land package in 2009 in Ingleburn Gardens Estate for $325,000. Today it is worth $650,000 and is renting for $500 per week.
"Based on these figures, within the 10 years I expect house and land sales in The Meadows to eclipse at least $900,000 based on an average annual 5 per cent increase over that time," he added.
Recently released data from CoreLogic RPData revealed the suburb of Bardia was ranked seventh in a national list of suburbs with the biggest rise in median house price growth between 2010 and 2015.

Green light given for The Meadows

The fashion designer Kay Cohen, who has more than 30 years' experience in the lingerie industry, has sold her Cremorne home. 
Cohen has been a leader in the design of lingerie brands, most notably as general manager of creative director of Elle Macpherson's label Elle Macpherson Intimates.
She is also the inventor of the Biofit uplift bra which featured model Sophie Monk for its launch. Cohen was raised on a farm in New Zealand where she attended Wellington Polytechnic majoring in clothing and textile design. After graduation, she became a lecturer at the school instructing fellow Australian fashion designer Collette Dinnigan. 
Richard Simeon at Simeon Manners Property had a price guide of between $5.8 million and $6 million for the tri-level, Phil Corben 1999-designed home.
It sits on a 500 sqm near waterfront parcel with views over Middle Harbour from the numerous Tuscan-style alfresco dining areas and balconies.
The home has four bedrooms, a 1000 bottle, fully fitted wine cellar and a home office adjacent to the top floor master retreat which features its own private roof terrace. 
There's also a salt water pool which sits beside the treelined terrace gardens that were installed by Annie Wilkes.
Cohen bought well at $3.8 million in 2009 after it was initially listed with ambitious $5 million hopes.
It had previously traded at $4.51 million in 2004.
She previously resided on Woolloomooloo Wharf.
The New Zealand born designer was last in the fashion headlines when she launched the Silent Assembly lingerie brand in 2014, using technology she suggested would make uncomfortable underwire a thing of the past.
"Curvessence" is a polymer composite with a 3D support shape designed to remember the wearer's shape over time, so it doesn't bend out of shape and dig into ribcages, as underwire often does.
Cohen, who founded luxury lingerie label Pleasure State in 2004, created Silent Assembly as a premium line with the finest French laces and Italian fabrics.
Cohen also launched a lounge wear add-on called Pleasurewear, which includes cotton-cashmere blend cardigans, singlets and culottes.
The Pleasure State lingerie label was started with business partner Justin Davis-Rice.  
In 1997 Cohen was appointed group general manager of brands for the New Zealand lingerie group Bendon where she made her name in the creative direction of Elle Macpherson's lingerie label, Elle Macpherson Intimates.
According to CoreLogic, the median house price in Cremorne is $2.1 million.

Kay Cohen sells Cremorne home

It's a long shot, but the Kerrigan's home from the 1997 film, The Castle, could be saved from demolition by its “social significance”. 
The Kerrigans’ Castle, which the Herald Sun described as arguably Australian film’s most recognisable home, went <a href="https://www.domain.com.au/3-dagonet-street-strathmore-vic-3041-10654818" target="_blank">on the market recently for a new tenant</a>.
But it then emerged the Strathmore home, in Melbourne’s northern suburbs, faces the wrecking ball.
The owner advised she is considering demolishing the famed house towards the end of next year, citing ongoing maintenance issues.
“I know it’s sad, but the home is going downhill and it’s just taking too much to maintain,” owner Vicki Cosentino told News Corp Australia. She is prepared to see the house relocated away from its airport neighbourhood.
The classic Australian film of 1997 celebrates the triumph of the Kerrigans over the impending compulsory acquisition.
“This is not a house, it’s a home," was how the status was put in the High Court proceedings.
The house at 3 Dagonet Street attracts visitors knocking on the door and asking to speak to Darryl.
Set next to an airport, it was up for rental at<a href="https://www.domain.com.au/3-dagonet-street-strathmore-vic-3041-10654818" target="_blank"> $380 per week</a>.
Moonee Valley City Council confirmed a planning application for the construction of two dwellings was lodged in late May.
But National Trust (Victoria) senior community advocate Felicity Watson said there was “certainly an argument” that the house had “social significance” because of its role in The Castle.
She said “social significance for pop culture associations” had previously helped Victorian properties earn heritage protection, namely Hanging Rock and the set of 1986 film Dogs in Space, 18 Berry St in Richmond — but these places also had historical or architectural value.

The flamboyant former adman John Singleton has expanded his Mount White holdings on the NSW Central Coast with plans to become a gardening entreprenuer.
He's spent $1.5 million on a 10 hectare nursery property with very scenic dam.
Offered for the first time since 1973, the private bushy block has been operating as Princeton Nurseries, a long established wholesale plant nursery producing tube stock and landscape lines.
There's a two bedroom log cabin and also a mud brick office building.
There are two shades houses and two glass houses.
The sale by the Miles family was secured by Garth and Brett Hunter of Raine &amp; Horne Terrigal-Avoca Beach.
Singo initially bought into Mount White in 1994 when he spent $760,000 on a nine hectare plot.
He further expanded his holding by purchasing a 20 hectare parcel down the road for $615,000 in 2000.
Mt White is where he has his Glenn Murcutt-designed Strawberry Hill Stud, one of Australia's most successful boutique breeding facilities. The horse heaven is a 75-minute drive from Sydney.
The Macquarie Radio shareholder remains one of the key advocates for the Central Coast, expressing concerns recently that it was brimming with new housing estates, but too few jobs.
I suspect he will turn the nursery into something of an retail attraction with restaurant so travellers are tempted to take the turnoff from the M1.

Singo expands Mt White holding with nursery purchase

Swimming champ James Magnussen has opted to rent out his Ryde investment apartment following being unsuccessful at getting it sold.
The Drummoyne-based swimmer paid $623,000 for the property early last year to flick it on after a renovation.
It was initially listed it with $750,000 to $800,000 hopes last November.
The price guide was dropped to between $710,000 and $750,000 this year.
There's still a likely profit for Magnussen Enterprises Pty Ltd despite the lack of interest, having spent around $50,000 after he teamed up with a builder mate on the renovation of the three bedroom, 1960's red-brick walk up block unit.
Magnussen refurbished the 88 sqm apartment while recovering from shoulder reconstruction surgery.
The renovation included a new kitchen and bathroom.
Magnussen wasn't able to secure an individual spot at the Olympics in Rio however he will be part of Australia's 4x100 metre freestyle retail team.
The apartment was last listed through Hunters Hill McGrath agent John Paranchi, who confirmed that the buying interest wasn't strong enough for a sale.
When listed last year potential investor buyers were given a likely $650 weekly rental prospect, however the rental market isn't as strong now.
It hit the rental market at $600 a week, but this was revised down to $580 a week before finding a tenant.
Magnussen does have an eagle eye for a good property deal as he spent $935,000 in 2012 on his own Drummoyne flat which was seemingly well bought as it had traded at $910,000 some five years earlier in 2007.
The swimmer is off the the Olympics despite missing out on an individual berth, having been selected for Australia's 4x100 metre relay team.

Brigitte Duclos sells in Middle Park 

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

The apartment mix will cater to a broad range of buyers, with 65 studio and one-bedroom apartments, 139 two-bedroom residences, 35 three-bedroom apartments, 48 four-bedroom homes, and nine penthouses. Architectus has designed the tower, orientating the apartments to maximise views towards Sydney Harbour while introducing a sculpted façade intended to respond to light, wind and the surrounding skyline.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.

"We wanted to design a tower that doesn't just sit in the skyline but actively participates and contributes to city life," Damic said.
