The Liverpool and Fairfield unit market have a healthy level of demand, according to Herron Todd White’s latest July report.
The property data firm says that units below $500,000 is available in those two areas.
“This time last year we mentioned the diminishing opportunities to enter the south-west property market within the sub $500,000 price point.
“That trend has certainly continued in this market segment and that price point is now ultimately reserved to units or vacant land within new subdivisions further from the central hubs of Liverpool and Fairfield.
“The Liverpool and Fairfield home unit market still offers plenty of stock available for under $500,000, although this is limited to older style, 1960s and 1970s low rise walk-up developments or new 1-bedroom units within modern or new high density developments.
“A one bedroom unit at <a href="https://www.realestate.com.au/property-unit-nsw-warwick+farm-125309042" target="_blank">9/5 Drummond Street</a>, Warwick Farm (above) has been listed for $329,000.
“Similarly a one bedroom unit at <a href="https://www.realestate.com.au/property-apartment-nsw-liverpool-125088022" target="_blank">73/12-18 Bathurst Street</a>, Liverpool (below) has been listed for $410,000.

“There are newer style 2000s built 2-bedroom units available under $500,000 however these are mostly second tier high density developments and no longer benefit from the brand new condition which appeals to investors and tenants alike,” the report stated.
However opportunities to enter the sub $500,000 market are impossible due to land values Herron Todd White advises.
“Opportunities to enter the dwelling sub $500,000 market within these locations is basically non- existent given that land value generally exceeds this price point.
“This market benefits from higher than average rental yields which can be appealing to investors, however this is usually a trade-off with weaker capital growth compared to coastal regions such as St George and Sutherland Shire LGAs south of Sydney or locations closer to the Sydney CBD,” the report advised.
Units in Liverpool and Fairfield have a stable demand Herron Todd White comments.
“Liverpool and Fairfield unit markets are currently steady with a healthy level of demand.
“This demand is likely to continue into the future given that these locations are the central hub of the south-west region and are easily accessible via motorways and public transport and within close proximity of the future Western Sydney Airport at Badgerys Creek,” the report commented.
Herron Todd White warns, however, that the unit market is likely to face downward pressure in values due to increasing supply and market conditions.
“As with many regions of Sydney, the unit market is likely to face some downward pressure on values in the near future due to the increasing supply of similar stock and general market conditions, particularly given that this market is heavily investor driven.
“Apart from home units, the other residential asset type sub $500,000 is vacant land located within new suburbs of the South West Priority Growth Area.
“This includes new suburbs such as Edmondson Park on the fringe of Liverpool LGA and further out such as Harrington Park within Camden LGA. Land values are continuing to rise in these suburbs with many lots now in the $400,000 to $500,000 range (or higher) and are generally 300 to 500 square metres.
“Once a parcel is secured, a buyer would then be looking at approximately $300,000 or more to build a family home.
“Such locations are more than 60 kilometres from the Sydney CBD, however are likely to benefit from the growth of the Parramatta and Liverpool regions and the future airport at Badgerys Creek," the report warned.

“Ipswich is a relatively affordable market, particularly in comparison to nearby Brisbane, therefore a lazy half million could buy you a semi renovated character style home in an established area of Ipswich or a modern house and land package on circa 500 square metres in a new estate.
“However we would be more inclined to seek the larger block of land with the character home in the established older suburb of Ipswich as the better performing property in the region.
“At this price point you could afford to purchase two properties in the Ipswich area, however a single property of the highest quality possible is more desirable, with features such as large land and character style home.
“This price point is likely to remain relatively stagnant in the short to medium term in line with the broader market for Brisbane.
“The market remains relatively affordable with rental returns in the order of 5% gross.
“Should there be improvement in interstate migration, this could in turn have a positive impact on the Ipswich market.
“A newly renovated four bedroom house at <a href="https://www.realestate.com.au/property-house-qld-brassall-125908930" target="_blank">76 Bradfield Drive</a>, Brassall (above) has been listed for $549,000.
“Built in 1996 it was last sold in 2013 for $469,000 while the land was sold in 1995 for $43,000.

Ipswich more affordable than Brisbane: HTW

The Malaysian owners of Queensland's Hayman Island have listed the resort with $300 million hopes.
Hayman Island, in the Whitsunday's is owned by Malaysian-based company Mulpha.
Reports state it is on the market through Queensland real estate agent Dan McVay, of McVay Real Estate.
The 160-room resort needs a rumoured $80 million worth of repairs following destruction caused by Cyclone Debbie late March.
According to reports in The Australian, Hayman Island's fin­ancial performance had started to improve before the cyclone. The resort, which employs 1200 staff, will remain closed until the refurbishment is completed.
The Australian reported the billionaire Oatley family, owners of Hamilton Island, could be interested in Hayman because of its infrastructure, and the family is keen to develop another high-end resort similar to its opulent Qualia resort, with a Hamilton Island spokesperson saying Hamilton Island does not comment on rumour or speculation regarding our interests or business strategy.
Mulpha is also looking for a new operator for the island.

Herron Todd White said finding a property with a lazy $500,000 is becoming increasingly difficult in the NSW Central Coast region as a result of market value increases over the past two years. The analyst firm said There are still some areas where the owner- occupiers and investors are looking to buy at this level and can be accommodated, however the pool of stock is shrinking.
"We think most buys in the housing market will be found in the older suburbs at the northern end of the region," HTW said.
"Some parts of Blue Haven, San Remo, Gorokan, Toukley, Budgewoi and Charmhaven are still offering properties at or below the $500,000 mark.
"These properties are mostly single level, 2- or 3-bedroom bro or brick and tile homes, mostly with garaging on average size blocks of land. If villas or townhouses are being considered, then reasonably priced stock is available within Mardi and Watanobbi.
"The middle of the region includes suburbs like Bateau Bay, Killarney Vale, The Entrance and Long Jetty. While still available, properties with a $500,000 price tag are becoming rare and will mostly be limited to villas, townhouses and units.
"There are a few dwellings seen at this level, however these properties will be older style and most likely in need of renovations or repairs.
"Killarney Vale and Berkeley Vale are good, solid suburbs with equally good facilities.
"There is a good vibe in these locations for younger buyers and families.
"Buys at the $500,000 mark are becoming limited, yet they are still around and it’s our recommendation to look here.
"Expect an older dwelling with 3-bedrooms and room to improve. 
"With the Newcastle market running hot for a lengthy period of time, first home buyers and growing families are looking at alternative and cheaper options in outer suburbs and nearby towns. Medowie and Raymond Terrace are two of these areas both around 35 minutes drive from the Newcastle CBD.
"Half a million dollars will get you quite a bit more house and land compared to the inner suburbs of Newcastle and for growing families it is just not practical to live in a 2-bedroom unit when you can get a modern 4-bedroom house on 1000 square metres for the same price.
"Medowie’s two major economy drivers and employers are the nearby airport and RAAF base.
"A current expansion of the RAAF base and the proposed upgrade to an international airport have created more job opportunities and a subsequent high demand for property. The Bower Medowie subdivision which recently opened stage one sold out all 31 lots in 48 hours with some buyers camping out to ensure purchase. "

“In what will no doubt be welcome news for the regulator, investment lending has dropped to 31% of our total lending for the quarter as lenders continue to tighten their criteria,” said Mr Bailey.
Refinancing figures are also down from 35% to 29% as re nance options for borrowers with interest only or higher LVR investment loans decrease and others choose to stay put until the market settles.

Lender policy restrictions have also seen the average loan size fall in every state apart from Queensland.
“The part of the market that has been virtually untouched by regulators and lenders is the principle and interest owner category.
“As a result, those opting to upgrade their homes have increased from 34% to 39% in response to some attractive lending offers,” he concluded.
In a sign that homeowners are picking the bottom of the market for interest rates, the number choosing to fix their rate has jumped significantly to finish the quarter at 23.7%.

Non-majors and fixed rates in favour among home borrowers

The new season of The Block features contestants renovating five separate neighbouring detached weatherboard period houses that were transported to The Block's building site in Melbourne's Elsternwick.
The contestants will have 12 weeks and a renovation budget of $250,000.
The show airs July 30.
Channel Nine paid $9.4 million for the vacant 3000-square-metre block on Regent Street, some nine kilometres from the CBD.
The contestants will renovate the ageing houses which transported to the site from Pascoe Vale, Moonee Ponds, Brunswick, Preston and Brighton.

Detached transported period homes The Block's next challenge on Elsternwick street

Sydney's apartment market has slowed, developer Harry Triguboff says.
The NSW decision to increase the stamp duty surcharge for foreign buyers to 8 per cent had put the housing market at risk, the Meriton founder said after a flurry of sales last month to foreign investors wanting to buy before a doubling in stamp duty charges.
"The market [has been] a bit slow since the beginning of July."
It was too early to say if the slowdown was a permanent change or not, he said.
"But we must understand there is a limit to how many tricks we can do," Mr Triguboff told The Australian Financial Review.
"We don't want investors, we want to punish Chinese.
"In the end, it takes its toll. We must remember that," he said.
"In June, we probably exchanged twice as much as we normally would because all the Chinese were in a hurry to buy and to be able to save on stamp duty," he said.
"Now this agitation has stopped and they have to face the reality that everything has changed."
He said Chinese buyers are more comfortable now than they were at the start of the year, when the refusal by local banks to fund their apartment purchases and slowing apartment values caused many to panic, Mr Triguboff said.
"In the beginning [of the year] it was terrible," he said noting the purchasers were not prepared for the problems which were created.
"So many of them wanted to get out.
"But then we told them they would have to lose the 10 per cent deposit, so they changed their mind.
"And we gave them the money.
"So many of them were saved."
In May, Mr Triguboff said he was financing about $200 million-worth of the $1.4 billion in sales he expected to make this year.
Like many other developers, Mr Triguboff said demand was now shifting to local buyers.
"The Australians are coming in, slowly," he said.
"The problem with Australians is they are very slow. They ask their lawyer, they ask their financial adviser, they ask their family, they ask everybody.
"The Chinese don't ask anybody, they come off the plane, buy their unit and go."

Harry Triguboff says NSW property stamp duty rules are punishing the Chinese

Victorian police are investigating a former estate agent Tim McCurdy who is a shadow cabinet member in Victoria.
It was for alleged 2009 fraud as a result of complaints that he wrongly claimed hundreds of thousands of dollars in sales commissions while working as a real estate agent.
McCurdy, 54, lower house MP for Ovens Valley, is alleged to have falsified documents to secure sales commissions worth about $375,000 while working as a real estate agent in 2009.
The Nationals MP is accused of forging the letterhead of another Cobram real estate agent to earn commissions from the sale of two northern Victorian farms to a Chinese buyer in 2009.
Police questioned Mr McCurdy and searched his Cobram home and office in May as part of the investigation, the Herald Sun reported.
“Police executed two warrants in Cobram on 30 May,” a Victoria Police spokeswoman said.
“The warrants relate to an investigation into an alleged fraud from 2009. A 54-year-old Cobram man was also interviewed and was released pending further inquiries.”
The allegations centre on the sale of a 581-hectare dairy farm in Boosey, known as Malmo, for $7.8 million with a $245,850 commission in July 2009 to Xing Long International.
The other farm in Katamatite, called Pinegrove, sold for $3.9 million with a $129,891 commission in December 2009 to the same buyer.
In 2014, the company that initially brokered the property deals lodged a County Court writ accusing Mr McCurdy of engaging in “misleading and deceptive” conduct in breach of the Fair Trading Act.
Mr McCurdy worked for PGG Wrightson between June 2008 and February 2009, when real estate agent Andrew Gilmour bought the Cobram branch of the business.
Mr McCurdy said he reached a confidential legal agreement with his former employer after mediation in 2014.
“As far as I was concerned, the matter was finalised,” he said.
“Police contacted me around two months ago to say they had been told they needed to make further routine inquiries.
"Two officers visited my office and home that day, but took nothing. I have not heard anything further since.”
McCurdy became an MP in 2010 and is the shadow minister for veterans, sport and gaming and liquor regulation.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.
