The five-bedroom house sold at its reserve price, the North Shore Times revealed with the buyer, Seal Fan, an Australian-Chinese furniture designer from Chipping Norton, who will be moving in with his wife and three children.
Located at <a href="https://www.realestate.com.au/property-house-nsw-killara-125805670" target="_blank">4 Stanhope Road</a>, the 1657 sqm property provides a fusion of contemporary style and character elegance.
Built in 1890 the property was last sold in 2013 for $3.722 million, when bought by David Whiteing, Commonwealth Bank of Australia’s chief information officer, and his wife Penelope Graham, deputy chair of Sydney Motorway Corporation.
It sold in 2005 for $2.7 million, $2.4 million in 2004 and $1.56 million in 2000.
In 2007 the property was refurbished.
The property has a formal lounge and dining with original marble fireplaces with a casual dining with easy access to the outdoor.

Students battle it out in real-world property competition

Australian private sector credit recorded a solid increase in June, led by a rebound in the business sector after several months of weakness.
The divergence between investor and owner-occupier housing credit continued, with the former still slowing in response to APRA’s macroprudential regulation.
This trend is likely to still have further to run.

Housing credit posted another 0.5% m/m rise in June, although at the margin (2 decimal places) this was the slowest monthly increase in a year.
The slowdown in investor borrowing continued, and quarterly annualised growth now sits at 6.0%.
This reflects a significant cooling from the recent peak of 9% growth reached in December 2016, suggesting that APRA’s macroprudential regulation continues to bite housing investors.

On the other hand, credit to owner-occupiers again posted faster monthly growth than the investor segment.
The divergence between the segments kept total annual housing credit growth at 6.6% y/y, reflecting a stabilisation at a marginally higher rate than at the start of the year.

Business credit recorded the strongest monthly rise since December 2016, up 0.9% m/m.
This is a welcome result after a period of weakness, but we do not expect it to be sustained indefinitely.
Business finance approvals have remained weak in recent months, and suggest that growth in the stock of business credit is likely to ease from here.

Peter Byfield-designed Red Hill house sold for $2.9 million

The Bimbadgen Estate in the Hunter Valley has just got bigger.
Lee Seng Huang, the executive chairman of the Mulpha Australia Group, has spent $1.9 million on an adjoining 10 hectare holding, Worthington's Vineyard on Palmers Lane.
The sale was through Jurds agent Cain Beckett.
The vineyard was originally planted in 1968 by Allan Martin and his family with the help of his mate, Max Lake. The Worthington family has lived and worked in the Hunter Valley since the 1980s.
The neighbouring Bimbadgen’s Palmers Lane vineyard also dates back to the late 1960s. 
Its name stems from the local indigenous language meaning ‘Place of Good View’.
Bimbadgen was acquired by the Lee family in 1997 for $2.6 million when it was known as Parker's vineyard and winery.

Hunter Valley Bimbadgen Estate just got bigger

Wavi Island in Fiji, a privately-owned freehold island with 20 building blocks, is the latest development to join the exotic property raffle trend.
This tropical villa raffle is the most alluring of all giveaways with its undisclosed Australian owner intending raffling five villas.
Each are valued at US$5 million (AU$6.7 million).
The cost for a raffle ticket will US$19 AU$25 with the first winner to be drawn three days after 300,000 ticket sales, totalling US$5.7 million.
It took the Victorian based entrepreneur almost two years to secure the international licenses and gaming permits.
The winners can live in the villa full time or lease it out for holiday accommodation.
Wivi is one of 300 plus islands in Fiji, where international celebrity owners include Mel Gibson and the Austrian billionaire Dietrich Mateschitz, co-owner of the Red Bull energy drink company.
Tony Robbins, author and motivational coach owns the resort next door to Wavi Island, Namale Resort Spa; and the Jean Michael Cousteau Fiji Resort is on the other side.  Then there is Hunters Hill developer Lang Walker’s resort Kokomo Island where the three bedroom villas from $4,995 per night.   
Wavi Island currently has a three bedroom pavilion villa which have been for sale unsuccessfully since completed three years ago.
"Seeing the success of other property raffles, the Wavi Island owner has acquired the world-wide licenses to proceed with a raffle," spokeswomen Lynn Malone said.
The owners will be donating some raffle funds to the local community in consultation with the Tui Nasavusavu, Chief of the Savusavu region. 
Last year La Casa Verde in Ecuador was put up for raffling off by expatriate Doug Greenshields, the former farmer from central Victoria and his economist wife, Rebecca.
"It’s better odds than Tattslotto,” Doug told news.com.au.
But there were not enough ticket sales so their eco-friendly guesthouse didn't find a new owner.
There was a 35,000 ticket target, but permission to sell 250,000 at US$29. 
They have since advised what they'd taken from ticket proceeds would be discounted off any sale price. The standard RSL Art Union property prizes have got more luxurious over the years.
Last October there was a $4 million newly built offering at Freshwater.
The RSL Art Union's next offering with $5 tickets offers a choice of a Campbell Parade, Bondi Beach apartment or a Mahogany Drive, Byron Bay apartment.

Property raffle for Fiji's Wavi Island villas

No price clues came from weekend Elsternwick auction results on the likely worth of the five relocated restored homes that featured in last night's premiere of The Block's latest series.
The weatherboard cottages will be auctioned in around 12 weeks time.
The low-key Melbourne suburb had four weekend auctions - but they were all apartments.
They sold between <a href="https://www.realestate.com.au/property-unit-vic-elsternwick-125870294" target="_blank">$606,000</a> (above) for a one bedroom on Orrong Road and <a href="https://www.realestate.com.au/property-apartment-vic-elsternwick-125841406" target="_blank">$910,000</a> for a two bedroom McCrombie Street apartment that had been tipped to fetch $880,000.
Elsternwick's July house sales have ranged between $1.4 million to $1.975 million.

Elsternwick weekend auctions offer no clue to The Block relocated home pricing

An app designed by WA real estate agents, called Open Negotiation allows sellers to pre-approve terms and conditions from people interested in buying their house.
The approved buyers are then able to bid for the property in an online auction, enabling bidders to see what the other parties are offering.
It has attracted listings from agencies including Mint, Abel McGrath, Jones Ballard and The Agency.
“In a normal private treaty we often get calls from the buyers that miss out saying, ‘I would’ve paid that. I found out what you sold it for and I would’ve paid more if I had known what you sold it for’,” said Peter Clements, a real estate agent and one of the brains behind the concept.
“With Open Negotiation I have never enjoyed selling as much, because you can share other people’s prices. All the buyers feel comfortable because if they miss out, they only chose to miss out because they couldn’t pay any more,” he told the local Perth paper.
The app has been operational for five weeks with 17 homes sales since using the technology.
“There’s never ever been another system that pre-contracts and then allows agents to still be involved at the same sort of level,” Mr Clements said.
Clements said while the initial roll-out was in WA, there was interest across Australia.
There were five bidder and eight bids on a Bayswater recent listing, a three bedroom duplex at 117B Milne Street.

Burrawang West resort back up for sale

Melbourne was again the busiest and the best auction locality on the last weekend in July.
There were 943 auctions held across Melbourne on the weekend with a preliminary clearance rate of 77.2 per cent, increasing from a final clearance rate of 73.8 per cent last week across 833 auctions.
Over the same week last year, Melbourne’s clearance rate was 75.3 per cent across 754 auctions.
Of the nine Melbourne sub-regions, five recorded clearance rates above 80.0 per cent, with the highest clearance recorded across the Mornington Peninsula, with preliminary results showing 87.2 per cent of the 39 results were successful followed by the North West where 81.3 per cent of auctions cleared.
A French-style Balwyn house sold for $3.812 million making it Melbourne’s most expensive weekend auction sale.
Located at <a href="https://www.realestate.com.au/property-house-vic-balwyn-125831142" target="_blank">27 Burroughs Road</a>, the 2012 built home was last sold in 2013 for $3.27 million.
The property was offered through VicProp agents Jack Zhang and Janssen Xiang.
In Sydney, 704 properties were taken to auction this week with a preliminary clearance rate of 68 per cent.
"Last week, the final clearance rate for the city was 70.3 per cent across 625 auctions, after sitting below the 70 per cent mark for the previous six weeks, so it will be interesting to see what the final clearance rate is like," Kevin Brogan, CoreLogic's auction analyst said.
Looking at a wider trend of numbers, the second quarter growth has been weaker than the first quarter, CoreLogic's head of research Tim Lawless said.
Melbourne is now the absolute standout performer for 12-month growth, he noted.
“While it overtook Sydney a little earlier in 2017 it is now well and truly entrenched in that spot.
“The median in Sydney is now $1.05 million, while in Melbourne it is $755,000, so we are talking about a difference of $300,000,” he told The Herald Sun.
This time last year ago, 509 Sydney homes were taken to auction for a 78 per cent success rate.
This week, the performance across Sydney’s individual sub regions was mixed.
Across the South West region, where 47 of the 50 results have been reported so far, the preliminary clearance rate was 40.4 per cent, while across the Eastern suburbs it was 90 per cent and 81.8 per cent in the Inner West.

The combined capital city preliminary clearance rate was recorded at 70.7 per cent this week, up slightly from last week, when the final clearance rate sat at 69.9 per cent.
Auction volumes were higher with 1,957 homes across the combined capital cities, up from 1,748 last week, and significantly higher than this time last year when 1,610 auctions were held.
There were 158 Brisbane homes taken to auction this week, with 116 results reported so far.
The Brisbane clearance rate was 53.4 per cent, up from 46.4 per cent last week and higher than one year ago, when 48.5 per cent of the 156 properties taken to auction were successful.
A four bedroom period Bowen Hills house sold for $1.475 million making it Brisbane’s most expensive weekend auction sale.
The <a href="https://www.realestate.com.au/property-house-qld-bowen+hills-125858954" target="_blank">31 Cintra Road</a> offering had been held by the same family for around nine decades - sold for the first time since it’s 1925 construction.
The property, with views to Mt Coot-tha, was offered through LJ Hooker agents Brett Greensill and Jermaine Jones.
Adelaide saw a preliminary clearance rate of 64.3 per cent, with 56 reported results across a total of 80 scheduled auctions.
In comparison, over the previous week Adelaide’s clearance rate was 66.7 per cent and 68.8 per cent one year ago.
There were 25 Perth auctions this week and so far 15 results have been reported, with 26.7 per cent selling.
Canberra’s preliminary auction clearance rate of 74.4 per cent across 47 auctions is higher than both last week, when the final auction clearance rate was 71.8 per cent, and last year (74.3 per cent).

The 34-level tower at <a href="https://www.apartments.com.au/new-apartments/137-old-burleigh-road-broadbeach-qld-4218">137 Old Burleigh Road</a> will comprise just 49 residences, ranging from half-floor apartments through to full-floor homes and a penthouse. The launch follows the strong sales performance of DVB's nearby Sea Glass development. More than half of the apartments at Sea Glass, on the other side of Broadbeach, have been snapped up, well ahead of its late 2027 completion

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

“We see the Gold Coast as one of the most compelling lifestyle markets in Australia, particularly at the premium end where demand continues to deepen,” said Dean Brown, Managing Director of DVB.&nbsp;

Brown says the site itself is "exceptional."

"Old Burleigh Road is one of the most tightly held beachfront strips, and opportunities to deliver a project of this scale and calibre in this location are extremely limited.”

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

Sales agent Todd Matheson, of <a href="https://www.apartments.com.au/project-marketer/pezet-matheson">Pezet Matheson</a>, which is marketing both 137 Old Burleigh Road and Sea Glass, said 137 Old Burleigh Road would address a clear gap in the market for genuine luxury products.

“There are very few opportunities on the Gold Coast where buyers can secure a residence of this size and quality in a new building,” Matheson said.

“What we’re seeing is a growing cohort of downsizers and interstate buyers who still want space - they’re not willing to compromise on living area, entertaining or finishes.

Located on a 1,156 sqm site one block from the beachfront, the development will replace an ageing walk-up building and is expected to contribute to the ongoing transformation of the Old Burleigh Road strip into one of the Gold Coast’s most prestigious residential corridors.

With the development moving into the delivery phase, 137 Old Burleigh Road is slated to hit the market later this year.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.

Residences at EADE Byron Bay are currently priced between $4.75 million and $15.95 million.
