The Salteri family has expanded its Southern Highlands holding with a $1.5 million purchase of a two hectare holding.
It was in the late 1990s when Paul and Sandra Salteri first bought at Werai when they spent $3.45 million to buy the neighbouring Greenhills property.
The initial 240 hectare property, sold by medico Bevan Reid, came with Sorensen gardens.
For many years Paul Salteri ran Transfield, an engineering company co-founded by his father Carlo Salteri in 1956 after migrating to Australia from Italy.
Salteri also operated a Wagyu beef operation, with the Dubbo outfit, which sold to Gina Rinehart in 2014 for $31.5 million.

The first week of August saw a dip in auction volumes, according to CoreLogic’s latest report.
But the property data firm says that preliminary auction clearance rose to 71.5 percent.
The first week of August saw fewer auctions held across the combined capital cities, with 1,846 held this week, down from the 1,987 auctions held last week, however higher than the 1,540 auctions one year ago.
The preliminary auction clearance rose to 71.5 per cent, after last week saw the final auction clearance rate fall slightly to 68.7 per cent (revised lower from a preliminary clearance of 70.7%).

Over the last month, auction volumes have remained relatively steady and while clearance rates have shown a softening, final results have been consistently in the high 60 per cent range since the first week of June.
Across the two larger auction markets, Melbourne continues to show resilience to softening conditions relative to Sydney, with Melbourne’s clearance rate recording in the mid-high 70 per cent range for another week (75.7 per cent), while Sydney’s preliminary auction clearance rate increased over the week (71.5 per cent).

Last week Sydney recorded its lowest rate of clearance so far this year (65.4 per cent).
In Melbourne, Australia’s largest auction market, 75.7 per cent of the 799 reported auctions sold this week.
There were 907 auctions held across the city this week, down from 956 last week when the final auction clearance rate was 75.6 per cent and higher than the 724 auctions held one year ago, with a lower clearance rate (74.2 per cent).
The Inner region of Melbourne had the highest number of auctions this week (162), with a preliminary clearance rate of 75.4 per cent.

Meanwhile, the strongest clearance rate was recorded across the North West region and Mornington Peninsula region, where an 87.0 per cent and 79.2 per cent rate of clearance were recorded respectively.
Across Sydney, 615 homes were taken to auction this week with a preliminary clearance rate of 71.1 per cent across 477 reported results.
Last week, the final clearance rate for the city was 65.4 per cent, across 714 auctions.
One year ago, 544 Sydney homes were taken to auction and the clearance rate was 77.5 per cent.
This week, the performance across Sydney’s individual sub regions was varied.

Across the Central Coast region, where 17 results have been reported so far, the preliminary clearance rate was 64.7 per cent, while across City and Inner South (84.9 per cent) and Inner West (82.1 per cent) the success rate of reported auctions was much higher.
There were 153 Brisbane homes taken to auction this week, with 84 results reported so far.
The preliminary clearance rate for the city is 48.8 per cent, down from 49.6 per cent last week and lower than one year ago, when 54.5 per cent of the 127 properties taken to auction were successful.

Across the Gold Coast 20 results have been reported so far, with a success rate of 40.0 per cent (8 sales).
Adelaide recorded a clearance rate of 69.4 per cent across 59 auctions this week, up from 64.0 per cent across 82 auctions last week.
At the same time last year, 58 homes were taken to auction, with 63.5 per cent recording a successful result.

Perth’s clearance rate of 72.7 per cent across 35 auctions is up from the previous week, when 28 auctions were held and a clearance rate of 34.8 per cent was recorded.
Over the same week last year, the clearance rate was a lower 36.0 per cent, and 30 auctions were held.
Canberra’s preliminary auction clearance rate of 69.6 per cent this week is lower than last week, when the final auction clearance rate was 70.5 per cent and lower than the 74.1 per cent recorded last year.
There were only 5 Tasmanian auctions held this week. 1 was reported as sold.

Declining housing prices could cause difficulties for some apartment developers, the RBA has warned.
"Recent state and federal budget measures intended to restrain foreign investment have not yet had time to have had their full effects, which are uncertain; however, the effects are likely to be largest in housing markets where foreign buyers have been most active, particularly inner-city apartments," the bank noted. 
Today's <cite>Statement on Monetary Policy</cite> sets out the Bank's assessment of current economic conditions, both domestic and international, along with the outlook for Australian inflation and output growth.

The bank noted household spending has grown by more in New South Wales and Victoria, where housing prices continue to grow briskly despite some tentative signs of slowing growth recently. 
"Large unexpected rises (or falls) in housing prices could lead to changes in the outlook for consumption growth, at least in the short term.
"Elevated debt levels are likely to amplify any risks to consumption; if indebted households become less confident about their future prospects, they could choose to pay down debt faster, in which case consumption growth could be lower than forecast."
The bank advised there are a number of uncertainties that could affect housing prices, particularly in the eastern states. 
"The risk of more weakness in apartment prices in some locations where a large amount of supply is coming online remains. 
"This could mean that buildings approved but not commenced do not go ahead, in which case dwelling investment and related household spending would be weaker than expected."

Mount Lawley Federation Burbanks House sold

Residential values in Illawarra continue to increase, according to Herron Todd White’s latest report.
The property advisory firm says that the greater Wollongong area will become "unaffordable" in the future.
“Values continue to increase across the Illawarra and as a result, those with $500,000 to spend have less and less to purchase.
“North of Wollongong, possibilities are limited to older 2-bedroom townhouses or units in suburbs such as Corrimal, Bellambi, Woonona and Thirroul.
“It may also be possible to purchase a bush block in Wombarra or Coledale, however there wouldn’t be a building entitlement and the purchaser would be taking a big risk if they were hoping to get approval to build a dwelling.
“Around the Wollongong CBD it is getting hard to find 2-bedroom units even in older complexes for less than $500,000.
“There are plenty of 1-bedroom units available priced from about $375,000,” the report stated.
A one bedroom unit at <a href="https://www.realestate.com.au/property-apartment-nsw-wollongong-125080534" target="_blank">108/19 Market Street</a>, Wollongong (above) has been listed for $350,000.
South of the CBD are more affordable, but will be older styled Herron Todd White comments.

“Locations such as Cringila, Warrawong, Lake Heights and Berkeley still offer older style small 2- or 3-bedroom dwellings although these will be in fair condition.

“Not to be forgotten are the new residential land release areas where regular 300 to 600 square metre vacant lots are available for less than $500,000 in estates such as Calderwood, Horsley and Wongawilli.
“Growth in the Shoalhaven residential market has also been strong and there are now many houses in Nowra that are no longer available for less than $500,000.
“However in Nowra and surrounding suburbs it is still possible to purchase a 3- or 4-bedroom family home under $500,000 and this is the same for locations such as Culburra Beach, Sanctuary Point and Sussex Inlet.
“As an investment we would recommend areas still deemed affordable in the Shoalhaven such as properties in and around Nowra and the coastal suburbs of Callala Beach, Callala Bay and Culburra Beach.
“While all locations have had sustained growth for a while now, we believe that the Shoalhaven will continue into the short to medium term as the greater Wollongong region becomes more unaffordable and road links get better and better with the Berry bypass underway and the Albion Park bypass planned,” the report stated.

The property investment firm says that those wishing to upgrade are the main market.
“The lazy half million gives buyers the opportunity to buy a quality home in the Tamworth region without having to sacrifice any of the creature comforts.
“$500,000 will get you a near new, large brick veneer home of a quality fit-out in the expanding suburbs of Calala, North Tamworth or Moore Creek, or if new is not your style it will buy a renovated brick federation home in East Tamworth or North Tamworth.
“This price range also gives buyers the opportunity to move out of town onto small acreage (one to five hectares) with an older dwelling (1970 up) in original but good condition.

Pikos Group has released the five-penthouse collection at its <a href="https://www.apartments.com.au/buildings/skye-residences-by-pikos-kangaroo-point-8-river-terrace-kangaroo-point-qld-4169">Skye by Pikos</a> development in Kangaroo Point, with early buyer interest indicating the flagship residences could eclipse every apartment sale previously recorded in Queensland.

The collection crowns the luxury riverfront development with five residences, including four completed penthouses and Skye One, a two-level sky home spanning more than 1,000 sqm that will be tailored to its eventual owner.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.
