Richmond building with dual tenancy listed

Centuria Property Funds has announced two leasing deals for its listed industrial trust, Centuria Industrial REIT.
The trust has renewed leases with AWH, Australia’s largest wool-handling operation, for CIP’s existing asset at <a href="https://centuria.com.au/industrial-reit/property-portfolio/310-spearwood-ave-bibra-lake-wa/" target="_blank">310 Spearwood Avenue, Bibra Lake, WA</a> (44,296sqm) (below), and for the recently acquired adjoining asset at <a href="https://www.domain.com.au/property-profile/lot-14-sudlow-road-bibra-lake-wa-6163" target="_blank">Lot 14 Sudlow Road</a> (39,485sqm) (picture above).   
The term will come into effect after the settlement of Lot 14 Sudlow Road in September.

AWH is the largest tenant in CIP’s portfolio and occupies 11% of the trust’s gross leasable area (GLA).
The deal caps off a busy period since Centuria took control of CIP in January that resulted in an expansion of its portfolio, which increased in size to $957 sqm.
The period also saw a refinancing CIP’s entire bank debt facilities and leasing activity across 19% of the portfolio.
CIP Trust manager, Ross Lees, said it was Australia’s largest industrial leasing transaction for 2017.   
“This deal will extend AWH’s tenure by an average of 5.6 years across both properties, significantly reducing CIP’s FY20 lease expiry profile, which is great news for CIP investors,” he said.
AWH is one of Australia’s leading logistics and warehousing specialists, occupying more than 650,000 sqm.
The company provides storage, handling, freight forwarding and inventory management services for import, export and domestic distribution, and services over 55% of the nation’s traded wools, added Lees.
“We are active managers and a relationship-based business,” said Lees.
“By maintaining close relationships with tenants and investors, we are aware of their needs and able to swiftly take advantage of market opportunities for the benefit of both.”

Centuria says in largest industrial leasing deal of 2017

There is potential for further development for the eight-bedroom townhouse.

Lodge in Tasmania's Currie changes hands for $280,000

It's a billionaire trade for Sweven, the Hawkesbury River home of retail king pin Brett Blundy.
The buyer is AWF Capita, a company with interests associated with Nanshan Group director, Song Jianmin, according to The Australian.
The Nanshan Group owners the Riverside Oaks Golf Resort next door to Blonde’s Sweven.
The local director, who is leading the push for the company to move into the tourism and property sector, was the $7.5 million buyer of one of the Keepers Cottage's in Vaucluse late last year.
He is the son of patriarch Song Zuowen who's net worth was tipped at $US2.6 billion by Forbes.
Sweven, an Old English word meaning dream or vision, has a treetop office with panoramic views and has a helipad making it just a short 45 minute commute from Sydney.
Blundy has been trying to shift the property since early 2015, asking around $20 million. Settlement records will show it fetched $18.75 million.
It's been a tidy profit for Blundy, who had Sweven up on rental websites raking in up to $17,500 a week.
He bought the 57 hectare estate and commissioned Timothy Moon to design the private sanctuary with the cost pegged at around $8 million.
Constructed in a series of linked pavilions with New Zealand schist rock and recycled sugar-mill timber, the home has five bedrooms, five bathrooms and separate self-contained accomodation.
It fronts the Hawkesbury River and features an alfresco living area that overlooks the infinity pool and cabana.
Blundy still waits a buyer for his Rose Bay record home. He paid $33 million for the Bayview Hill Road home just last year before quickly listing with around $45 million price hopes.
The business tycoon now lives in Singapore.
Last year the Chinese company made headlines by securing a 20 percent stake in Virgin Australia for $260 million. 
Local land title rececords show Jeremy Song also owns a 320-hectare property at Jindabyne, and two Vaucluse residences -on Wentworth Road which was bought in 2009 for $6,888,000, and another on Hopetoun Avenue, St Malo bought as a 28-year-old in 2002 for $5 million.

It reflected a tight net yield of 4 per cent.

Lower end retail spaces in Canberra can be purchased from between the mid $5,000 to mid $7,000 per square metre, according to Herron Todd White’s latest June report.
The property investment firm says that waterfront locations can cost up to $10,000 per sqm as the opportunity to secure a water view is preferred over standard street frontage.
“Purchasers wanting access to the retail market in Canberra have the choice of the primary locations of Canberra City, Braddon and Kingston Foreshore, and the secondary locations of Woden, Belconnen and Gungahlin," it says.
Yields achieved for good quality accommodation in primary locations are in the range of 5.5% to 7.25%, according to HTW.
“The typical property would be a unit (strata title) in a complex comprising 50 to 150 square metres within a mixed use commercial and residential development. It would include good exposure to passing traffic and a mix of tenancy occupants such as restaurants, individual clothing retailers and boutique outlets, accompanied by an office and residential component on the upper levels."
“Secondary locations such as Woden and Belconnen are more accessible at the lower end of the market,” the report stated.

“The market appears to be securing long term potential over the initial yield.
“The population growth in the northern suburbs of Canberra and densification of the inner city is seeing demand for this property type grow as people enjoy the convenience of accessible local goods and services.
“Both primary and secondary locations are offering this type of property and continue to evolve.
“We are seeing the emergence of Melbourne style laneway occupants providing interesting and point of difference uses that were previously unavailable to retail uses.
“An example is No Name Lane in the city opposite Hobart Place which provides a vehicle free pedestrian zone, allowing a pleasant alternative to the typical corner shop or shopping centre space situated between two buildings.

Retail properties in Echuca can be purchased from as low as $200,000, according to a recent report by valuation firm Herron Todd White.
Echuca has stayed at the rising market position for several months now, according to HTW's property clock. 
The property investment firm says that this applies to older buildings with long-term tenants.
“Retail holdings in secondary locations can start as low as $200,000 for basic strip shops in either Echuca or Moama.
“Typically these are for older buildings with few subject to longer term tenancies (three years or less would be the norm).
“Yields ranging between 6% and 8% would be considered reasonable although owner-occupiers able to take advantage of self managed super funds may be active in the market at lower yields.
“Interestingly several development sites have transacted in the past 12 month period which may result in additional supply of rental space,” the report stated.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.
