The final penthouse at luxury Roseville development, The Uptown, a joint venture between Chinese developers CWG Development and Longton Capital, has achieved the highest apartment sale price in the suburb for nearly two and a half years.
The $1.845 million sale saw a local North Shore buyer snap up the three-bedroom, three-bathroom fourth-floor penthouse residence.

The listed fund managers Perpetual and Argo have lifted their stake in real estate group McGrath, acquiring shares offloaded by rebel former company executives and sales agents.
Perpetual Limited, the biggest institutional backer of McGrath, acquired an additional six million shares on Tuesday taking its overall stake to 14.16 per cent from a previous 10.05 per cent.
Third ranked Argo Investments increased its stake to 7.18 per cent from just over 5 per cent on Tuesday after the escrow period lapsed.
John McGrath remains as the top shareholder.
Both bought shares at 65 cents, a third of McGrath's $2.10 a share December 2015 IPO value
Shares in the company traded Thursday at 64 cents.

Low interest rates and rental vacancy rates makes Tasmania the ideal investment locality, according to Herron Todd White’s recent report on the Apple Isle.
The property data firm says that investor interest has grown compared to last year.
“It appears Tassie’s secret is out, that low interest rates, rental vacancy rates and capital entry levels partnered with stable rents translate to good investment yields and these factors appear to be the reasons behind growing investor participation in our residential market.
“Comparative to other states investors have not traditionally played a large part in the Tasmanian residential real estate market, however reports on recent data by the Real Estate Institute indicate that investor activity has grown from 14% to 21% compared to the same period last year with small gains in interstate investor activity.
“Currently first home owners in Tasmania are eligible for a $10,000 grant when purchasing a home however if they purchase either a newly built home, engage a builder or build themselves they are eligible for a further $10,000.
“State Revenue Office statistics reveal that grants paid to those purchasing new properties have declined by approximately 38% over the past twelve months indicating that first home buyers are forgoing the full $20,000 grant by purchasing established properties as they often represent better value.
“In doing so first home buyers are directly competing with investors in the sub $275,000 price bracket.
“Local investors appear to be purchasing residential property in the lower regions of this bracket with a view to renovating it themselves for either an investment yield by building their rental property portfolio or flipping it for capital gain.
“By contrast, interstate investors appear to be seeking investment yields or purchasing properties to retire to and renting them in the interim.
“Depending on the depth of their pockets, in some cases interstate investors are spending anywhere up to $500,000 plus,” the report stated.

The diversity in property in Tasmania is also due to its slower population growth Herron Todd White commented.
“Tasmania’s slower population growth has resulted in greater diversity of property types in each suburban area where small cottages can sit next to mansions which may explain why unlike other states, investors don’t tend to focus on any particular suburb,” the report commented.
Investors tend to focus on either properties suitable for renovation or those with development potential Herron Todd White advises.
“Investor focus, of which the lion’s share is local, appears to be on either properties ripe for renovation or those with development potential.
“In Tasmania’s south, the commuter suburbs of Glenorchy and Claremont, approximately ten and fifteen kilometres respectively north-west of Hobart along with New Norfolk, (a slightly longer commute being approximately 35 kilometres also to the north-west of Hobart) have been strong performers in recent months in this price bracket.
“The most economical areas in the north where the greatest volume of residential sales has occurred in recent months include George Town, Newnham and Mowbray. George Town is a satellite town of Launceston with a commute of approximately 40 minutes.
“The majority of sales in George Town were well under $180,000 and marketed for extended periods,” the report advised.

The property data firm says that however some investors remain keen to invest in the area.
“During the market correction experienced in Alice Springs post 2014, investor activity was noticeably reduced and has not yet recovered to previous levels.
“Some savvy investors remain however and are keen to jump on good opportunities.
“The Real Housing for Growth head leased properties were the most popular while they were available as they offered strong ten year leases plus options and were only available on new properties which offered the added depreciation benefits.
“These opportunities aren’t currently on offer for new properties although some pop up from time to time for resale.
“The stronger end of the investor market has traditionally been the sub $500,000 category which is still generally the most sought after,” the report stated.

“Local investors are typically well educated in the market corrections that have occurred in recent years and will be seeking strong yields in return for lower capital gains.
“With early signs now evident that there has been some stabilisation in the market we should see more activity.
“There are still some entry level units selling for significantly less than a few years ago and entry level houses that require some TLC and upgrades that will see investors find some good returns going forward,” the report advised.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.
