The asking price of Garden Island, near the historic village of Carrington at Port Stephens, has been cut by its carpet warehouse sellers Wendy and Ken Derry.
It now comes with a $2.75 million price guidance through McGrath Terrigal agent Adrian Culpin, having been listed with $6 million hopes in 2012.
The couple paid $480,000 for the mostly overgrown 1.4 hectare island in 2001 and then commissioned award winning architect Philip Pratt to design the home.
His brief was to create a home with a mix of Australian rural architecture and Japanese Modular design.

The three bedroom home, about 950 metres to the shore, features separate pavilions with Colourbond steel external walling and roofing.

The deeds to the island show the island was bought by Dribold White from the AA Company in 1885 for £30.
It is among around 20 island in the Port Stephens area, however it is the only one that can be built on.
Garden Island had $4 million hopes when listed in April.

Mortgagee auction at Racehorse Road, Kensington failed to return a winner

Meriton has been cutting its apartment prices and covering the stamp duty costs for buyers.
Its founder Harry Triguboff has advised he's been cutting prices by five per cent and covering the additional stamp duty costs for buyers of its apartments over the past year.
Triguboff says its had cost about 10 per cent of Meriton's $1.2 billion turnover.
"It may be too early to say," Mr Triguboff told The Australian Financial Review. "But if you take a turnover of $1.2 billion, then you take 10 per cent, it will cost $120 million."
Australia's fifth-largest developer had saved some revenue – about 2 per cent – by selling directly overseas and cutting out the sales agents.
Meriton has also spent about $300 million – up from the $200 million Mr Triguboff said in May he had lent – to finance predominantly Chinese buyers struggling to complete settlements
Last month, the HIA-Colorbond Steel Housing 100 annual ranking put Meriton in firth spot, down from third place the prior year with a total 2955 housing starts.

In Canberra, 74.5% of the 47 reported weekend auction results were sold, lower than last year when there was a 82.8%. 
Canberra prices ranged between $243,000 at Watson and $1.7 million at Red Hill.
The two bedroom 58 square metre 1970s unit at <a href="https://www.realestate.com.au/sold/property-unit-act-watson-126418694" target="_blank">5/156 Knox Street</a> last sold at $88,000 in August 1994.
The <a href="https://www.realestate.com.au/property-house-act-red+hill-126473366" target="_blank">25 Fortitude Street, Red Hill</a> offering was a four bedroom two level home designed in 2003 by Collins Caddaye Architects which sold through Peter Blackshaw agent Mario Sanfranceso.

Australian housing prices have surged by a massive 6,556% since 1961 — an average increase of 8.1% every year, the Switzerland-based Bank of International Settlements (BIS) has calculated.
The BIS authors analysed "upswings" and "downswings" across 47 countries.
"The upswings lasted on average 13 years; with the longest one, in Australia, still continuing after half a century," the BIS authors wrote.
The longest downswing was experienced by Japan, for a period of 13 years.
From 1961 to 2016, the report says Australian house prices have grown by an average of 8.1% a year, in "real" or inflation-adjusted terms.
It was done as part of a paper exploring how interest rates affect the price of real estate.
Compared to other advanced economies in the past five decades, Australia had the sixth highest rise in annual property prices.
It was beaten by Spain (+9.9%), UK (+9.3%), New Zealand (+8.8%), Italy (+8.8%) and Ireland (8.7%).
Recently, a $570,000 sale took place at <a href="https://www.realestate.com.au/sold/property-apartment-nsw-burwood-126492282" target="_blank">9/189 Liverpool Road, Enfield</a>. 
The ordinary apartment complex, Lindsay Gardens, was the world’s first ever strata-titled building when sold off in 1961.
The apartment first sold at £5200, which equates roughly to $10,400.
It's ensuing price growth reflected 7.5% annual gains.

Sydney is the most attractive Australian market for investment into the student accommodation sector, according to Savills.
The total development pipeline in Sydney for student accommodation has increased to 5,435 beds in 2017 from 3,665 beds in 2016, according to the recent Student Accommodation Market Report from Savills.
The supply and demand imbalance, world class universities and status as a global city are the main factors that are driving student accommodation in the Harbour City. 
However, there are significant barriers to entry, the report notes. 
The value of land associated with competing land uses, primarily residential in CBD fringe locations, continues to be an issue for private sector developers. 
This has led to developers seeking locations outside of the CBD, primarily around transport hubs. The University of Sydney continues to be a significant participant within the Sydney market, with several new developments proposed. 
The most significant purpose-built student accommodation (PBSA) completed this year has been Urbanest (picture above), delivering the first stage of their accommodation within the Darling Square precinct comprising 634 beds. 
Their second stage of that project comprising 664 beds is programmed for completion during 2018. This will be the first off-campus fully catered accommodation available to the market.

Analysis of the development pipeline by room type indicates that approximately 30% of the new accommodation will be provided in the most expensive form of accommodation, which is self-contained studios. 
The remaining accommodation will be provided in shared apartments, with approximately 34% of the pipeline in dormitory style rooms which is primarily influenced by the University developments.
“The affordability of student rents influencing the financial viability of delivering new accommodation will continue to be a critical issue for the Sydney market throughout the next 12 months,” says the report.
“Delivering new student accommodation within mixed use developments, such as Central Park and Darling Harbour will, in our opinion, be the main source of new opportunities in Central Sydney.”

There were 170 Brisbane homes taken to weekend auction with a 50 percent preliminary clearance rate, higher than one year ago, when 44.9 per cent of the 151 properties taken to auction were successful.
The nation's cheapest sale was at <a href="https://www.realestate.com.au/property-house-qld-regency+downs-126373750" target="_blank">27 Kingfisher Ct, Regency Downs</a>, west of Brisbane which sold for $235,000 in a mortgagee sale.
The three bedroom home on 4357 sqm had sold at $307,500 in 2010 and $265,000 in 2007.
It was initially offered for sale in 2015 with $380,000 hopes with the price expectations adjusted over the past two years.

Regency Downs mortgagee sale at less than a decade ago

The Southern Highlands weekender Wattle Ridge owned by publisher Matt Handbury and Clare Strang has been sold for $8.25 million.
It was listed with $10 million hopes when first put up for sale back in September last year.
The Hill Top estate is on the eastern lip of the Southern Highlands, bounded on three sides by the Nattai National Park.
About half the estate retains its natural vegetation with trails through the bush to the escarpment.
There is a six-bedroom homestead, completed in 1998 in the American Georgian style by architect William Zuccon and with interior decoration by Thomas Hamel.
It is surrounded by 20ha of irrigated gardens, lakes and lawn. The grounds come with an all-weather tennis court, heated pool, dressage arena with two stables and a three-bedroom cottage for guest accommodation.
As a working farm its is capable of carrying 50 breeding cows and horses.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.
