The Foreign Investment Review Board reportedly approved the purchase by a Chinese national.
It was at a rate of $12,169 a square metre, eclipsing the record of $11,600 set in March by a three-bedroom house at 66 Clendon Road.
The cul de sac holding is 756 square metres. 
It was listed by Abercromby's agent Ada Taylor and Hugh Hardy.
Last month there was a Toorak offering by the longtime Australian golf promoter Tony Roosenburg. 
The <a href="https://www.realestate.com.au/property-house-vic-toorak-128040366" target="_blank">knockdown 1970s Sargood Street home</a> on 430 sq m came with plans by architect Rob Mills (below).
But the 5 Sargood Street offering was passed in at $4,010,000, with just the one bidder.

It was offered by Thi Nguyen and Matthew Dunn from Jellis Craig Doncaster.

Loss taken at Pearl, Doncaster two bedroom penthouse mortgagee sale

The Commonwealth Bank has revealed an increase in borrowers behind in their mortgage repayments.
The number of home loan borrowers more than 90 days overdue on their loan was sat at 0.65 per cent, up from 0.59 per cent at the end of December. 
There were emerging "troublesome exposures" mentioned in its stockmarket update on Wednesday morning.
However CBA said the credit quality of the group's lending portfolios remained sound. 
The bank noted "there has been an uptick in home loan arrears, influenced by a small number of customers experiencing difficulties with rising essential costs and limited income growth".
CBA said "consumer arrears were seasonally higher in the quarter".
Customers more than 90 days due on their personal loans rose from 1.21 per cent at the end of December to 1.39 per cent at the end of March, while credit card arrears also rose slightly, from 0.88 per cent to 0.98 per cent.

Westpac recently indicated at the end of 2017 its arrears rate was 1.2 per cent, down slightly from 1.3 per cent at the end of 2016. Westpac arrears were below historical peaks of 1.7-to-1.9 per cent. In New South Wales market, Westpac mortgage arrears are the lowest nationally at just 0.8 per cent, below the state's long-term average of 1.4 per cent.

The technology company previously subleased the 450sqm space following global design and delivery firm Stantec’s departure 2.5 years ago.

The federal government is offering homeowners over 65 the possibility of a small reverse mortgage.
While tapping the equity in their homes would be seen as a last resort measure, the scheme offers $11,799 per year initially for part-pensioners.
But under the extended scheme anyone over the retirement age can now access equity in their homes without selling, as part of a $258 million package aimed at helping older people to better plan for a "healthy, independent, connected and safe" life in retirement.
There is an interest rate of 5.25 per cent on the loans, considerably below the commercial rates on reverse mortgages which are currently between 6.3 per cent and 6.4 per cent.  
The Pension Loans Scheme was introduced in 1997. 
The measure, which was leaked before last night's Federal Budget, is set to cost $11 million over the next four years, according to the budget papers.
About 1.8 million age pensioners own their home in Australia, according to the budget papers, including 1.1 million full pensioners and 700,000 part-rate age pensioners.
The scheme will attract attention from the elderly with their wealth tied up in property while cash-poor.
Under the new plan, if a 66-year-old took up the proposed offer and lived until 91, he or she could receive a total of $295,000 worth of ongoing payments which would simultaneously be removed from their equity in their home.
Retirees on a full age pension as well as fully self-funded retirees will be able to use equity in their homes to increase the maximum fortnightly income stream to 150 per cent of the age pension, which is about $23,000 a year for individuals. 
Last year Domain noted there are only a few reverse mortgages on offer.
It advised Bankwest Seniors Equity Release Home Loan charges 6.27 per cent and up to the lesser of 25 per cent of the value or $250,000.
CBA's Equity Unlock for Seniors charges 6.37 per cent, and the maximum loan ranges from the lesser of 20 per cent of value or $275,000 for those aged 65 to 69, up to 40 per cent or $450,000 for those 85 and over.
Toowoomba-based Heritage Bank's Heartland Finance Reverse Mortgage Home Loan charges 6.19 per cent, and offers up to 35 per cent at age 80.
P&amp;N Bank, the W.A. bank once known as the Police &amp; Nurses credit union, charges 6.24 per cent and offers up to 35 per cent of the home's value.

Reverse mortgage loan scheme for elderly extended in Federal Budget

Overall the Budget will boost confidence in the building and construction industry, according to Denita Wawn, CEO of Master Builders Australia. 
“The Government’s infrastructure Budget will play a key role in setting the nation up for future prosperity.
The additional $24 billion investment in infrastructure across the country will boost the productivity and liveability of our cities,” she said. 
“Small businesses will benefit from the extension of the $20,000 immediate tax write-off scheme until 2019. There are more SMEs in buiding and construction than any other industry and this great news for mum and dad building business and tradies,” Denita Wawn said. 
“The uncorporated small business tax discount rate will increase from 5 per cent to 8 per cent allowing SME builders to write-off their assets faster,” Denita Wawn said.
But lower house prices could hit the residential construction boom harder than expected, according to the Federal Government's Treasury department.

Dwelling investment is forecast to rise slightly by 1.5 per cent next year before slowing further and remaining "largely flat" in 2019-20, Treasury estimates.
Residential construction is easing after reaching a peak of near 6 per cent of gross domestic product in the financial year ended June 2017.
Approvals are likely to keep dwelling investment "elevated by historical standards", according to Treasury, especially in New South Wales and Victoria.

Treasury also noted a "reasonable pipeline of work" in commercial buildings, especially for offices in Victoria and New South Wales.
The 2018 Budget had no measures that specifically address housing supply and affordability, according to the Real Estate Institute of Australia (REIA).
“Whereas housing affordability was a centre piece of the 2017 Budget there was nothing in this year’s Budget that directly addressed this,” REIA President Malcolm Gunning said.
“It was however pleasing to see that the Government recognises the important role that the current taxation arrangements for negative gearing and Capital Gains Tax play in increasing supply, keeping rents affordable and easing the burden on social housing by leaving these unchanged,” he said. 
Mr Gunning said the Budget’s approach recognises the state of the property market and the impact that APRA’s measures have had in cooling the marking particularly in Melbourne and Sydney and the Treasurer has seen no reason to make any further adjustments. 
“A boost to infrastructure spending, modest improvements in housing income for lower income earners, continued tax write offs for small to medium business and growth in employment can be expected to be mildly expansionary, particularly for regional economies.
“The good news for home buyers is that the Budget is not expected to put pressure on interest rates as inflation is expected to remain within the RBA’s target zone.
“This expected interest rate stability comes at a time when housing prices in some of our major cities are showing signs of easing leading to improved affordability for first home buyers,” Mr Gunning.

Residential housing construction could moderate due to falling prices: Treasury

Rozelle's Garry Owen Hotel has been sold by the South Coast bound Sloan family after nearly a year on the market.
The Sloan family were described as industry newcomers when they bought the property from the Laundy Group in 2013.
They have extensively renovated the property at <a href="https://raywhitehotels.com.au/properties/garry-owen-hotel/" target="_blank">778 Darling Street</a>.
It spans three levels on its 360 sqm parcel and has 10 gaming entitlements.
Only half of the first floor area is being utilised for trade.
Ray White's Andrew Joliffe and Blake Edwards were marketing the property as an entry level Sydney freehold hotel.
Despite having 1920 etched on the facade the building, the hotel was established in 1881.

The carbon footprint of tourism is about four times larger than previously thought, according to a world-first study published today in Nature Climate Change.
Researchers from the University of Sydney, University of Queensland and National Cheng Kung University – including ourselves – worked together to assess the entire supply chain of tourism. This includes transportation, accommodation, food and beverages, souvenirs, clothing, cosmetics and other goods.
Put together, global tourism produces about 8% of global greenhouse gas emissions, much more than previous estimates.
Adding it all up
Tourism is a trillion-dollar industry, and is growing faster than international trade.
To determine the true emissions produced by tourism, we scanned over a billion supply chains of a range of commodities consumed by tourists. By combining a detailed international trade database with accounts tracking what goods and services tourists bought, we identified carbon flows between 160 countries from 2009 to 2013.
Our results show that tourism-related emissions increased by around 15% over that period, from 3.9 gigatonnes (Gt) of carbon-dioxide equivalent (CO₂-e) to 4.5Gt. This rise primarily came from tourist spending on transport, shopping and food.

We estimate that our growing appetite for travel and a business-as-usual scenario would increase carbon emissions from global tourism to about 6.5Gt by 2025. This increase is largely driven by rising incomes, making tourism highly income-elastic and carbon-intensive.
Whose responsibility is it?
In the study, we compared two perspectives for allocating responsibility for these emissions: residence-based accounting and destination-based accounting. The former perspective allocates emissions to the country of residence of tourists, the latter to the country of destination. Put simply, are tourism-related carbon emissions the responsibility of travellers or tourist destinations?
If responsibility lies with the travellers, then we should identify the countries that send the most tourists out into the world, and find ways to reduce the carbon footprint of their travel.
On the other hand, destination-based accounting can offer insights into tourism spots (like popular islands) that would benefit most from technology improvements and regulations for reducing the carbon footprint of tourism.
Tracking emissions under destination-based accounting over a specific period could help researchers and policymakers to answer questions about the success of incentive schemes and regulations, and to assess the speed of decarbonisation of tourism-related sectors.
So how do countries rank under the two accounting perspectives? The United States is responsible for the majority of tourism-related emissions under both perspectives – many people travel both from and to the US – followed by China, Germany and India.
But on a per-capita basis, the situation looks rather different. Small island destinations have the highest per-capita destination-based footprints. Maldives tops the list – 95% of the island’s tourism-related emissions come from international visitors.
Tourists are responsible for 30-80% of the national emissions of island economies. These findings bring up the question of the impact of tourism on small island states.
Islands as tourist destinations
Small islands depend on income from tourists. At the same time, these very tourists threaten the native biodiversity of the islands.
Small island states typically do not have the capacity to embrace technology improvements due to their small economies of scale and isolated locations.

Can we lend a helping hand? Directing financial and technical support to these islands could potentially help with efforts to decarbonise their infrastructure. This support would be a reflection of the share of consumer responsibility, especially from developed nations that are “net travellers”.
Maldives, Mauritius and other small islands are actively exploring ways of building their renewable energy capacity to reduce the carbon intensity of local hotels, transport and recreational spots.
Creating awareness at multiple levels
We hope that our study provides a starting point for conversations between the public, companies and policymakers about sustainable tourism.

Australian not for profit housing provider Community Housing Limited (CHL) has announced the integration of Horizon Housing, Queensland’s largest housing provider into the CHL Group of Companies.  
The integration will boost CHL’s current portfolio to over 11,000 properties, making it the largest community housing provider in the country.
The combined group will manage community and affordable housing properties across the six states with nearly 300 staff.

Fund manager Clarence Property has purchased The Zone shopping centre at Underwood in south-east Brisbane.
Paying $31.25 million, The Zone was purchased at a 7.85% yield.
Its anchor retailers include OfficeWorks, Rebel Sport, Good Price Pharmacy and Best Friends Pet Warehouse.
It will be within Clarence Property's flagship unlisted Westlawn Property Trust which has more than $250 million in assets between Yamba and the Sunshine Coast.
Its target asset allocation is about 30 to 45% retail, especially high-yield neighbourhood shopping centres in growth regions.
It started in Grafton some two decades ago, expanding its strong presence in northern New South Wales into south-east Queensland.
The Zone is a sub-regional large format shopping centre 16 kilometres south of the Brisbane CBD.
It is made up of four buildings of about 11,000 square metres on a 2.85-hectare site on the corner of Compton and Kingston roads.
It opened in 2005.

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

Australia Post's Parcel Lockers provide one solution.

Rather than having a parcel delivered directly to an apartment, eligible deliveries can be sent to a nominated Parcel Locker. Once the parcel arrives, residents receive a notification through the AusPost app or SMS and can collect it using a QR code or one-time PIN at a time that suits them.

The Parcel Locker network now includes more than 1,500 locations nationwide, with installations at Post Offices, shopping centres, transport hubs and an increasing number of residential developments. By providing a secure collection point, Parcel Lockers help reduce missed deliveries and avoid parcels being left unattended in common areas.

For developers, parcel infrastructure is becoming another way to improve the resident experience. Rather than relying on concierge staff or leaving parcels in communal spaces, secure collection points help streamline deliveries while preserving the presentation and functionality of shared areas.

For buyers, it's a reminder that the best apartment features aren't always the most obvious.

A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.

<a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.

Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

"The building is defined by a series of vaulted motifs that reinterpret the arches, colonnades and layered facades evident throughout Newstead's historic built fabric," the Urban Design Report states.

"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.
