Melbourne’s hidden gem Bennetts Lane is set to get a new hotel.
The local developer Aust Global Investment commissioned Breathe and Plus Architecture on the boutique project.
The project will feature 44 rooms across 13 levels in a building that channels the art deco glamour of the former Bennetts Lane Jazz Club, which closed this year to make way for an apartment development.
Breathe Architecture director Jeremy McLeod said some inspiration came from Paramount House Hotel, where the operator added unusual touches like a beer tap at reception.
Aust Global Investment founder Lionel Shi said the vision was to bring a truly unique Melbourne experience to guests and the appointment of local design firms, as well as a local hotel operator, would be key to this.
“Appointing local designers and finding a local operator who not only understands Melbourne’s laneway culture but can also help curate the hotel’s jazz-inspired theme, are critical elements in delivering the hotel vision,” said Shi.
Its brick façade will rise five levels and will be topped by an integrated nine-level shimmering glass structure, punctuated by greenery at its base.
The two penthouses have been set back on the upper levels, to minimise the hotel’s perceived height while providing additional outdoor spaces for guests.
It is expected to commence construction in early 2019, and open in mid-2020.
The expressions of interest campaign for hotel operators closes in mid-September.

Prahran’s popular retail pocket of Greville Street will become home to the newest Pizza Hub.
Fitzroys' agent James Spencer negotiated the five-year deal with a five-year option for Shop 2, 96-102 Greville Street.
It was at $60,000 per annum net on behalf of a local private investor.
Spencer said Pizza Hub will be run by chefs focusing on traditional pizza.
The hospitality group have a handful of sites around Melbourne, and although Greville Street will accommodate 20 people within the restaurant, takeaway convenience is set to play a big part in their business.
“Melbourne’s strips have seen a growing proportion of shops being used for food and beverage use, with the introduction of a number of new cafés, bars and restaurants,” Spencer said.
“Delivery services such as Uber Eats, Menulog and Deliveroo are representing a larger percentage of food and beverage turnover.”

Ray White Remuera has again been named the top office in the Ray White Group.
It was for the third year in a row.
Edging out Double Bay, the Auckland business won the award based on the highest settled commission.
Ray White Double Bay - with the dress circle address in Sydney’s eastern suburbs - had more than $930 million in residential sales.
The year saw a return of the lower north shore office in Sydney to the top 10.
Ray White Remuera principal Megan Jaffe said credit goes to the team effort.
The award came after a year in which the Ray White Group sold $45.4 billion in property.
It compared to $44.7 billion in annual sales in 2016-17, which was raised to $45.7 billion once all the sales were tallied.
The group also revealed its top-performing principal and agent for 2017-18 with Andrew Jolliffe (pictured below) announced as the company's number one principal internationally.

Ray White Remuera beats out Double Bay again, but Gavin Rubinstein takes the top residential spot for sixth time

Australia’s student housing sector is set to boom in coming years, according to a report from Knight Frank.
Australia’s PBSA (purpose built student accommodation) sector is undergoing "rapid growth" due to an increasing number of Australian and international university students.
This year, over 8,000 new PBSA beds will become operational across Australia, approximately 20% more than in 2017.
Demand is outstripping supply with a growing population of both local and international students strengthening current demand.
According to the Australian Bureau of Statistics, the number of 18-25-year-olds in Australia is projected to increase by 104,000 between 2016 and 2026, increasing the number of Australian university students.
Chinese Higher Education enrollments in Australia could more than double by 2027; rising from the current figure of 124,700 to 294,000 enrollments according to Knight Frank Research estimates.
Knight Frank’s Paul Savitz, Director, Research and Consulting, Australia, said that speculation about the negative impact of high-ranking Chinese universities is unwarranted.
"There has been speculation of late that because Chinese global university rankings are improving, that this may have negative consequences for Australian universities; given their part reliance on full-fee paying international students," Savitz said. 
"However, when students are looking to study abroad, research shows that lifestyle factors are equally as important as the quality of education and because Australia offers international students a fantastic lifestyle with excellent employment opportunities, we have every confidence international student numbers will continue to rise."
In addition to freestanding PBSA developments, an additional opportunity for developers lies in upgrading existing university accommodation.
As a result, it’s expected that some of the largest investment opportunities will be in partnership with regional or metro universities to redevelop older on-campus stock.
Recent examples of public-private partnerships include the Living + Learning Partners consortium investment in the University of Wollongong’s on-campus student accommodation facilities, and ANU’s agreement with investment management firm H.R.L Morrison and Co over nine student residences.
The report suggests that establishing long-term partnerships with universities is the key to success in the PBSA sector.
"Whether it’s upgrading university accommodation or targeting overseas students in the direct let market, the key is developing long term relationships with universities to help meet their specific needs and investors and developers who are able to match a university’s vision will benefit long term; much more than those who simply target particular cities,” Savitz said.

Rapid growth in student housing demand presenting opportunities for developers: Knight Frank

Pump and water treatment systems manufacturer AKS Industries has leased a level one office space Melbourne CBD’s historic Scottish House.
Stephen Land of Fitzroys negotiated the three-year deal for the 290 square metre space within the 90 William Street building, at $124,700 per annum gross on behalf of a private owner.
Land said the property’s high ceilings, ample natural light and William Street aspect was a drawcard for prospective tenants, as well as its location in an evolving part of the CBD.
“The large number of developments through the CBD’s western corridor has seen a growing range of tenants enquire for spaces in this part of the city, beyond the law firms seeking a place close to the legal precinct,” he said.
Scottish House is just metres from the dual-tower, office, hotel and residential Collins Arch development at 447 Collins Street, on the corner of William Street, as well as Mirvac’s Olderfleet project at 477 Collins Street, which will bring more than 52,000 square metres of new office space.
“Tenants were looking for an opportunity to take up a character space in the CBD, while being able to enjoy the increasing number of lifestyle and food and beverage offerings being delivered nearby in response to the booming worker population,” Land said.
The six-storey Scottish House building was designed for prominent shipping agents McIlwraith McEacharn Ltd in 1907, by architect Charles D’Ebro, and was their head office for more than 70 years.
The Heritage Council Victoria has deemed Scottish House as architecturally significant “as an office building that expresses both in style and structure the commercial values and status of a leading Australian company”.

Gig platforms don’t have a large share of the labour market yet.
A common narrative nowadays is that standard, secure full-time work is a thing of the past thanks to increasing casual jobs, labour hire, temping and non-standard work contracts that side-step collective bargaining. The ACTU says insecure work has grown to “<a href="https://www.actu.org.au/media/349417/lives_on_hold.pdf" target="_blank">crisis levels</a>”. A <a href="https://www.aph.gov.au/Parliamentary_Business/Committees/Senate/Education_and_Employment/AvoidanceofFairWork" target="_blank">Senate inquiry rehashed</a> the same themes last year. Much of the academic literature is also <a href="https://www.tandfonline.com/doi/abs/10.1080/10301763.2018.1427424?journalCode=rlab20" target="_blank">toeing this line</a>.
Yet there is very little evidence that jobs are any less secure than they were decades ago. This is not to deny that some people are leading very precarious lives. <a href="https://www.canberratimes.com.au/politics/federal/company-fined-record-660000-for-paying-refugee-worker-as-little-as-350-an-hour-20170802-gxnrsf" target="_blank">Recent stories</a> of wage theft and exploitation, particularly among migrant workers, are truly disgraceful.
But, on the whole, Australian workers are not on some inexorable march toward an uncertain and perilous future of work.
It is true that the labour market has changed. The types of jobs we do and the industries we do them in are very different today than in the ’70s. There’s a <a href="https://theconversation.com/three-charts-on-how-part-time-work-is-growing-more-slowly-but-more-men-are-doing-it-79352" target="_blank">lot more part-time work</a>. There’s a lot <a href="https://theconversation.com/women-are-less-likely-to-be-replaced-by-robots-and-might-even-benefit-from-automation-96728" target="_blank">more women</a> in the workforce. The balance of industrial power has shifted in favour of employers.
These changes partly reflect the restructuring of the economy away from some industries (such as manufacturing) and toward those that offer more part-time and casual work (retail, food, accommodation services and the like). But it is also the result of decades of concerted industrial relations reform, along with sweeping changes in individual work preferences.
There is no widely accepted definition of precarious employment. After all, every job is precarious to some extent. Nevertheless there are some common proxies for this slippery concept.
The rise of casual employment was <a href="https://www.tandfonline.com/doi/abs/10.1080/10301763.1998.10669175" target="_blank">an early favourite</a> and is still very relevant. More <a href="https://onlinelibrary.wiley.com/doi/abs/10.1111/1467-8462.12085" target="_blank">recent research</a> has broadened the scope to include job tenure and involuntary job-loss rates. <a href="https://theconversation.com/workers-are-actually-feeling-less-insecure-in-their-jobs-81836" target="_blank">Others</a> emphasise workers’ own perceptions of job security. There has also been interest in the rate of <a href="https://onlinelibrary.wiley.com/doi/full/10.1111/1475-4932.12337" target="_blank">self-employment</a>, the number of <a href="https://www.propertyobserver.com.au/https://ideas.repec.org/a/fli/journl/35019" target="_blank">multiple job holders</a> and the share of workers handled by <a href="https://www.pc.gov.au/research/supporting/labour-hire" target="_blank">labour hire firms</a>.
Four of these measures cut to the heart of precarity:

casual employment is a measure of precarious contracts
</li>
<li>
job churn reveals the extent to which employers are hiring and firing with impunity
</li>
<li>
self-employment captures all of the gig economy workers who are supposedly flooding the labour market
</li>
<li>
multiple job holders could be so precariously attached to the labour market that they’re unable to make ends meet with a single job.
</li>
</ol>
On their own, each of these measures is a good but imperfect proxy for precarity. Taken together, however, they largely speak with one compelling voice.
Casualisation
The logic of the casual job is to give employers the flexibility to dial their staffing levels up and down as demand fluctuates. Casual workers don’t get annual and sick leave, and generally aren’t protected against dismissal.
Basically, a casual contract lets an employer hire and fire with impunity.
That sounds pretty precarious. You would expect that a labour market of increasing precarity would exhibit a strong trend toward casualisation. In fact, what we have had is strong growth in casual employment during the last two decades of the 20th century and then nothing.

Now there is no doubt that casual work is usually lower-quality work. On the whole, casual workers <a href="https://www.propertyobserver.com.au/http://journals.sagepub.com/doi/full/10.1177/0018726716686666" target="_blank">get paid less, chase more hours</a> and are a little <a href="https://www.aph.gov.au/About_Parliament/Parliamentary_Departments/Parliamentary_Library/pubs/rp/rp1718/CasualEmployeesAustralia" target="_blank">less satisfied</a> than their permanently employed peers.
But that is not evidence that casual employment is becoming ubiquitous.
Churn
If employers really were hiring and firing with abandon we should see more people staying in jobs for briefer periods. But we’re not.
In fact, as we can see in the chart below, there has not been a huge spike in workers forced out of their jobs involuntarily. And the proportion that have been in their jobs for 12 months is also staying on trend.

Self-employment
This category should be the smoking gun of a more precarious workforce. It captures anyone who works for themselves, whether in a formally constituted company or not. I have deliberately excluded in this measure those who employ others, so we’re really looking at the cohort of people who work for themselves and by themselves on commercial contract terms.
Self-employment captures all non-employees, such as Uber drivers and Foodora riders, as well as those who were “pushed out” of employment and onto contract.
And yet, as you can see in the following chart, these people are getting harder to find:

The downward trend may seem surprising given one supposed key driver of precarity is the digitalised “gig economy”. <a href="https://http-download.intuit.com/http.intuit/CMO/intuit/futureofsmallbusiness/intuit_2020_report.pdf" target="_blank">One projection</a> was that 40% of the US workforce would be freelancers, contractors or temporary workers by 2020.
But the reality is that, for all their visibility and controversy, gig economy platforms are not yet commanding a significant share of the labour market.
Multiple job holders
That a higher share of workers are holding down multiple jobs fits with the notion that the economy is becoming “gigified”, with workers increasingly forced to move from job to job to make ends meet.
Yet the data provide little evidence that this is a material shift in the structure of the labour market.
In 1997, the <a href="http://www.abs.gov.au/AUSSTATS/abs@.nsf/DetailsPage/6216.0Aug%201997?OpenDocument" target="_blank">ABS found</a> the proportion of employed persons holding multiple jobs increased from 3.7% in August 1987 to 5.2% a decade later. While the ABS has not published a long-term series since this report, it provided me a custom dataset that shows the current rate is not much higher, at about 5.5%.
The <a href="http://www.abs.gov.au/AUSSTATS/abs@.nsf/DetailsPage/6150.0.55.001July%202017?OpenDocument" target="_blank">ABS introduced</a> a similar but not identical measure last year – the proportion of jobs in the economy that are “secondary jobs”. This remained stable between 2010-11 and 2015-16, at around 5.6%.
The takeaway
When I started researching the rise of the gig economy and the future of work I was sure that Australia’s labour market was taking a precarious turn. After all, Uber drivers, Deliveroo riders and Airtaskers seem to be everywhere.
But the weight of evidence clearly suggests that, while the last two decades of the 20th century produced a significant rise in non-standard work, the first two decades of the 21st have seen remarkably little change.
There is much to dislike about the quality and quantity of jobs the economy is delivering. But to make this a conversation about precarity is to chase a red herring.

A family-owned strip of retail shops in Box Hill has been listed for sale for the first time in more than four decades.
CBRE has been appointed to market the properties, located at <a href="https://www.realcommercial.com.au/property-land+development-vic-box+hill-502905594" target="_blank">941 – 947 Whitehorse Road</a> (pictured above), comprised of three retail tenancies, home to Yao’s Chinese Therapy Centre, ShaanXi Style Restaurant and Hao’s Oriental Grill Bar.
Occupying a 917 square metre site, CBRE expects it to generate investment interest of more than $8 million.
The site is being offered via an expressions of interest campaign.
CBRE’s Chao Zhang said Box Hill’s attractive mix of transport, education, retail and lifestyle amenities would be of interest to investors. 
“Box Hill continues to be a desirable investment and development location, with interest from both local and offshore Asian buyers and many of these prospective buyers have identified its growth potential given the limited supply of high density land in the area,” Zhang said. 
The listing follows the recent sale of <a href="https://www.realcommercial.com.au/property-land+development-vic-box+hill-502771766" target="_blank">25-29 Ellington Parade</a> (pictured below) in Box Hill, selling for just under $11 million to a Chinese developer.

Box Hill retail strip listed for first time in more than four decades

Australia's changing consumer spending patterns, over both time and across age groups, are changing the face of the country's retail sector, says new research. 
BIS Oxford Economics’ Retail Property Market report shows that Australians are buying fewer ‘things’ and, increasingly, consumers are not buying them from traditional shops.
These trends present a formidable challenge to retailers and shopping centre owners and developers, it says. 
Together with the cyclically weak retail environment and it threatens retailer survival and shopping centre income returns, says report author, Senior Project Manager Maria Lee.
“There's another key threat to retail property returns, and that that’s the risk of softening investment yields,” she says.
“The share of household expenditure on clothing and footwear has more than halved since 1984, from 6.5% to 3.1%.
“Not only that, but the dollar amount spent actually fell between the 2009–10 ABS Household Expenditure Survey and the 2015–16 survey.”
The report also points to the inexorable rise of online shopping. The online market share is currently around 8%, growing at over 15% per annum.
Lee points out that more mature online markets, such as the US and some European countries, are still seeing growth rates of around 15% even with much higher market shares than in Australia.
“It’s a real possibility that a growth rate of 15% per annum could be sustained for some time,” says Lee.
“If so, this would result in an online market share of 22% within 10 years.”
BIS Oxford Economics forecasts that shopping centre incomes will see muted growth over coming years in light of the above challenges.
A return to stronger economic conditions should bring with it a pick-up in consumer spending early next decade, but the company expects only modest retail turnover growth on average over the next 10 years.
As a result, shopping centre net income growth is forecast to stay only just ahead of inflation.
“And there are probably more downside than upside risks to that forecast,” cautions Lee.
BIS Oxford Economics expects increases in bond rates over the next few years to pose a key risk to shopping centre yields.
“We’re not forecasting a great degree of softening in investment yields but, even so, we forecast five year IRRs for regional centres of just 5.5%," says Lee.
“That suggests that they are currently overvalued relative to hurdle rates of return.”

An offshore private investor has purchased the Kallangur Fair Shopping Centre from the Charter Hall Retail REIT for $21.38 million, representing a near 15% premium to book value.
Savills' Peter Tyson and Jon Tyson negotiated the sale of the Woolworths anchored neighbourhood centre following a competitive expressions of interest campaign.
Peter Tyson said continued deep investor demand for retail assets generated strong interest from the market and the result was not surprising.
“The sale process generated multiple offers from local and off shore buyer groups, including private investors, syndicators and fund managers,” Tyson said. 
Situated 24 kilometres north of Brisbane, Kallangur Fair comprises an enclosed mall featuring a 3,247 square metre Woolworths supermarket, a 420 square metre discount variety mini-major and 10 specialties with a total GLA of 4,703 square metre. 
The centre is located on Kallangur's main thoroughfare, Anzac Avenue on a 15,800 square metre site and features parking for 270 cars.
“Kallangur Fair was extensively refurbished in 2017 and provided a strong WALE of eight years,” Tyson said.

Kristin Fisher leases in Double Bay's new retail precinct

Two apartments have sold for more than $10 million at EADE Byron Bay, setting some of the highest apartment prices ever achieved in the coastal town and underlining the growing appetite for luxury beachfront apartments in Australia's most popular coastal locations.

The $210 million project by Vitale Property Group has now secured more than $70 million in sales, led by residences that changed hands for $12.75 million and $11.75 million.

The record-breaking transactions reinforce the shift occurring in Byron Bay's premium property market, where affluent downsizers and lifestyle buyers are increasingly opting for high-end apartments over large beachfront homes.

The Byron Bay project follows Vitale Property Group's delivery of the Mondrian Hotel and Private Residences at Burleigh Heads, with EADE continuing the developer's focus on luxury coastal developments.

Residents will have access to a resort-style swimming pool, gymnasium, sauna, cold plunge pool, concierge services and dedicated workspaces, while the project is targeting an 8-Star Green Star rating.

EADE Byron Bay is being exclusively marketed by Projx Australia in conjunction with WHITEFOX Projects.

WHITEFOX National Projects Director Phillip Rand said demand had been driven predominantly by owner-occupiers.

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

Australia Post's Parcel Lockers provide one solution.

Rather than having a parcel delivered directly to an apartment, eligible deliveries can be sent to a nominated Parcel Locker. Once the parcel arrives, residents receive a notification through the AusPost app or SMS and can collect it using a QR code or one-time PIN at a time that suits them.

The Parcel Locker network now includes more than 1,500 locations nationwide, with installations at Post Offices, shopping centres, transport hubs and an increasing number of residential developments. By providing a secure collection point, Parcel Lockers help reduce missed deliveries and avoid parcels being left unattended in common areas.

For developers, parcel infrastructure is becoming another way to improve the resident experience. Rather than relying on concierge staff or leaving parcels in communal spaces, secure collection points help streamline deliveries while preserving the presentation and functionality of shared areas.

For buyers, it's a reminder that the best apartment features aren't always the most obvious.

A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.

<a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.

Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

"The building is defined by a series of vaulted motifs that reinterpret the arches, colonnades and layered facades evident throughout Newstead's historic built fabric," the Urban Design Report states.

"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.

The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.

Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.

Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.

Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.

Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.

Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.

The appeal of Rainbow Bay has extended well beyond the surfing community.

International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".

The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.

Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.

<h2>Boutique project draws owner-occupiers</h2>

Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.

The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.

Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.

The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.

After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.

Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.

He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.
