Melbourne and Adelaide have been most prone to deadly heatwave conditions among Australia’s five largest cities, according to my new research published in Climatic Change.
My study shows that between 2001 and 2015, Melbourne and Adelaide suffered the most exposure to temperatures beyond a crucial threshold of 7.26℃ above the average. Above this threshold, deaths are more likely because people are not acclimatised to the extreme weather.
I estimated that there were 151 deaths in Melbourne and 144 in Adelaide due to extreme heatwaves - those above this 7.26℃ threshold - between 2001 and 2015.
Heatwaves can cause significant numbers of deaths, especially among vulnerable groups of people who are not prepared for or acclimatised to extreme hot temperatures.
Even though Melbourne and Adelaide are located in more temperate areas (in comparison with more northerly cities such as Brisbane), they have been periodically hit by severe heatwaves.
In my research, I looked at the “Excess Heat Factor”, a measure used by the Bureau of Meteorology as part of its heatwave forecasts. It is the difference between the 3-day average temperature and the 30-day average, and is therefore a measure of how “unusually hot” it is during a heatwave. It captures how much residents are likely to struggle to cope with the heat.
The graphs below show the frequency of excessively hot or cold weather for each of Australia’s major cities from 2001 to 2015. These charts show that most days had temperatures where the 3-day average was 2℃ higher or lower than the 30-day average.
A grey dashed line shows the extreme heat threshold that my study found was associated with higher deaths, relative to moderately warm and cool days. I then estimated the threshold at which there is a significantly increased risk of deaths.
The death rate (per 100,000 people) that coincides with the extreme heat acclimatisation measure is shown as a black line on each of the graphs. This is an average impact of temperature on death rates, adjusted for different cities’ population sizes and baseline death rates.
Between 2001 and 2015, most of the events above the 7.26℃ extreme heat threshold occurred in Adelaide, Melbourne and Perth. Brisbane and Sydney had fewer days above this threshold.

The importance of acclimatisation
Several previous studies have linked excessive heat to adverse events such as deaths (see here, here and here), and emergency department visits and ambulance call-outs (see here, here and here). But my study is the first to solely focus on the extreme heat index acclimatisation measure, and to identify a temperature threshold in this way. This measure is important, as it identifies the times when residents of cities with different background climates begin to struggle with the heat.
The Bureau of Meteorology does not currently use the 7.26℃ threshold identified in my paper. Doing so may improve predictions of which heatwaves are most likely to turn deadly for significant numbers of people living in our major cities.
Implications for policy
Since the severe heatwaves of 2009, many states and territories have implemented or revised their heatwave response plans, or conducted awareness campaigns to educate people about the health risks. But more can be done to make vulnerable people aware of upcoming heatwave events.
A 2016 review proposed that heatwave response plans and early warning systems should be evaluated and updated at least every five years, to ensure that they remain effective, and to incorporate up-to-date knowledge about population-level vulnerability to heat stress.
While my research has focused on Australia’s five largest cities, this does not mean that extreme heat is any less dangerous in other areas. Nor is the danger limited to prolonged heatwaves – individual hot days can catch people out too. A NSW study found that emergency hospital admissions due to dehydration and other heat-related injuries rose significantly on individual hot days, as well as during hot spells lasting at least three days.
This suggests that we need to develop more complex heat risk management plans, with targeted responses for different health issues based on the longevity of extreme heat events.
Implications for the future
We also need to consider the patterns of extremely hot temperatures that we are likely to encounter in the future. Recent research found that changes in the frequency and duration of heatwaves will be larger in the north of Australia than the south. But the same study also found that “heatwave amplitude” – the intensity of the hottest day of the hottest heatwave – will increase more in southern parts of Australia.

This research suggests that cities south of Brisbane will experience the most severe temperature spikes beyond what their residents are used to dealing with.

The Financial Services Royal Commission has not only shown that banks and their representatives have behaved appallingly, but that we need better-educated consumers.
It is naive not to expect new schemes will pop up to replace the now (or soon to be) banned practices. There is a clear pattern of repeating unconscionable behaviour in the financial services industry.
Consumers need to be trained to ask the right questions. “How much do I have to pay each week over the life of the loan including (hidden) fees?”, “How much do I have to pay in fees each year?”, and “Why is this right for me rather than right for the bank?”
Being able to answer such questions can help reduce the invariably expensive and imperfect regulation that generally follows inquiries such as the royal commission.
A 20-year-old, let’s call him Mark, just started his first job paying A$45,000 a year. Confidently, he walks into a bank branch, applies and is approved for a A$30,000 car loan within 20 minutes. He wants a new car and isn’t too concerned about the 12.5% annual interest.
Mark states afterwards he didn’t know he could hardly afford the loan. It cost more than A$40,000 over five years. And with other commitments he was in over his head, leaving no room for changes in work, illness, etc.
Should Mark be expected to know? Was he taught any of this? Could he know if he had made some effort, or should the bank have informed him better and been more explicit?
And where does the responsibility sit?
We assumed in the story (loosely related to one heard by the royal commission) that the bank had informed Mark about rates and fees, but had not effectively communicated what this meant in terms of weekly payments or total cost.
For the moment, let’s put aside the primary role of the banks and their representatives - it is their practices on the line and we are not blaming or judging the victims. Neither do we know the client’s individual circumstances.
But, caveats established, how much information must be presented and what can be reasonably expected in terms of the financial literacy level of customers? If the response from the royal commission is increased disclosure, these are the relevant questions.
But this still leaves whether we can be confident that education is being provided so customers can make informed decisions.
Financial literacy is in the National Curriculum and being taught to primary and secondary students. But, given Mark’s age, there is no guarantee he would have received financial literacy education at school.
For the future Marks, financial literacy is now embedded, but coverage remains uneven as what is taught varies by state and school level.
Elsewhere policy is continuing the trend of transferring financial responsibilities from government to individuals, which requires greater financial literacy. For example, the NDIS aims to build a new disability marketplace, requiring important financial decisions from individuals or their representatives.
But the royal commission has clearly shown people suffered by following bad advice or by not questioning numbers sufficiently.
How were 24% p.a. car loans supported by banks and accepted by customers? Were the numbers too abstract and customers didn’t know what 24% a year meant in dollar terms?
Not just new regulation but new education
Better-educated people are better equipped to ask the right questions and make more informed decisions.
We can’t just rely on regulated disclosure - we need to continue to ensure the “simple” questions about the total costs over the life of the loan and whether it’s right for the customer, rather than just the bank, are taught. Teaching consumers to ask these questions, to question the information provided, is important and can enhance the regulation.
Who should provide this education? Not those with a conflict of interest such as financial institutions. If the royal commission tells us one thing it is that incentives matter.
If you are incentivised, or part of an incentivised brand, it may be better you don’t have a role in education. The Dollarmites scandal may not be the biggest scandal this year but it’s emblematic and part of a problem.
Schools, VET and universities can do better and more.
A new round of regulation will create new incentives to avoid it. Regulation tries to catch up and focuses on institutions - here the banks. But new financial technologies mean financial providers don’t look like they used to - for example, new app-based peer-to-peer lenders at your favourite store.
We can’t rely on education alone but we also can’t rely on regulation alone.

For 50 years, the Australian property industry has led the world. Australia was the first to create listed property trusts and has proudly blazed the trail for building sustainability. Our industry is world’s best practice. 
Our future—a future of technology-enabled solutions for big problems in the property industry—is less certain. From Singapore to Shenzhen, Dubai to Silicon Valley, proptech is transforming the property industry. 
In Australia, a dangerous air of complacency among our industry's key players threatens to hold us back, despite noticeable 'talk' in recent times. Without that talk converting to bold action, we'll lose our crown as other markets invest in the future. If we do not lead on proptech then we will no longer lead in property. It’s as simple as that. 
Industry challenges
Traditional property businesses, such as construction, development, asset ownership and agency, have been tremendously successful over many decades. However, proptech is new and at least somewhat unknown to the incumbent players. As industry value has started to shift away from a traditional ownership and service layer toward a technology-enabled service layer, it is uncertain how the incumbents intend to retain value.
For example, WeWork provide 'office space as a service' without owning any assets. They’re eight years old and are raising capital right now at a $35 billion valuation. That makes them more valuable than Airbnb or SpaceX. 
The second factor is aversion to risk. Success in real estate is a direct function of risk mitigation. From a feasibility report prior to green-lighting a development through to due diligence when purchasing an asset, every element of risk is considered methodically. A proptech knowledge and capability gap, combined with an inherent aversion to risk, inhibits necessary action. Today, the greatest risk of all is to do nothing. 
Add to that the ultra competitive nature of the property industry. A lack of collaboration among key players holds these organisations back as it restrains new solutions. This ‘anti-collaboration instinct’ within the industry must change, for the benefit of all.
The time for action is now
Great challenges walk hand-in-hand with great opportunities.BlueChilli is Australia's largest tech accelerator, the linchpin between corporates keen to innovate, investors hungry for deal flow and tech startups with bold solutions to big problems. At a recent proptech lunch we brought together senior executives from real estate heavyweights such as CBRE and Stockland with some of Australia’s most promising proptech startups and other corporates with an interest in proptech including ANZ, which has identified housing affordability as a key strategic pillar. Together, we shared problems, assessed trends and started a dialogue for what action might involve.There are already green shoots of that action among corporates.
The investment piece
In the context of Google’s 70-20-10 innovation model, the business case for proptech is apparent. The model sees 70% of innovation investment devoted to the organisation's core business, such as optimising traditional real estate assets or services for customers; 20% to adjacent areas, for example an online telehealth service for tenants in aged care facilities and; 10% towards R&amp;D for transformation in markets that don’t yet exist, like a technology solution that automates real estate valuations making existing valuation services redundant. 
HBR research has found that companies who follow this 70-20-10 innovation investment model are out performing their peers with P/E premium of 10% - 20%. The same research found that the return ratio is roughly the inverse of the innovation allocation. Adjacent and transformational areas of innovation accounting for roughly 20% and 70% of returns respectively, with 10% coming from innovation in the core.  
The speed of change, and the fact that transformative innovation is by its nature often beyond the capabilities and risk appetite of large organisations, makes this the sweet spot for collaboration with agile, risk-inclined startups that bridge a corporate’s tech knowledge gap.
Neighbourlytics, for example, is a hyperlocal social analytics dashboard that gives real-time data on a neighbourhood. It was born from a realisation that Census data collection once every four years is too infrequent and too shallow a dataset. In addition to businesses in the property industry – for example developers – government agencies and facilities managers find Neighbourlytics data useful for meeting current community needs.
Proptech is the next frontier and the Australian ecosystem is as well placed as any in the world to lead the way.
As an investor in and accelerator of tech startups, we have trained our attention on proptech. We see deep entrepreneurial talent, hunger for corporate innovation and rapidly increasing investment activity. All the ingredients are there, but the question remains: will the Australian property industry step up?

Is the Australian real estate industry leading the world or falling behind?

The significant increase in short-term wholesale interest rates and associated volatility has been a key topic of debate in markets throughout 2018.
Initially linked to higher borrowing costs in the US, a further spike in only Australian rates as the June quarter drew to a close saw participants' focus shift to domestic drivers of this pricing activity.
There are many market factors that have played a part in the surge in short-term interest rates. All are worthy of discussion, but in this instance we focus on the real economy's effect. Specifically, the broad-based deceleration in deposit growth.
While we believe that there is insufficient evidence to label the decline in deposit growth as the prime catalyst for higher short-term interest rates, deposit growth's persistent underperformance is critical to our view that the abnormally large market spreads present will, by and large, be sustained.
Put simply, if (in dollar terms) retail deposits increase at a lesser rate than credit, then Australian lenders’ reliance on wholesale funding must increase. This looks likely over the remainder of 2018 and 2019 if, as we anticipate, national and household income growth remain soft, led by weak wages growth; a downturn in employment growth; and the terms of trade.
Consumer saving and investing decisions are unlikely to provide a meaningful boost to deposit growth absent a shock because consumers already favour deposits (and super) over other asset types.
For superannuation deposits, weak income growth is not the only headwind. Over the past year, households' capacity to make voluntary contributions to super has been further reduced, limiting the flow of new fund inflows.
A falling allocation to domestic cash (in favour of offshore investment opportunities) amongst the industry has further restricted the flow of new deposits to Australian banks and other depository institutions. 
With the Australian economy expected to register growth at or below trend in 2018/ 2019 as global growth remains near its post-GFC peak, Australian investors' appetite for offshore assets is likely to persist.
The final point of note is the significant tightening of lending standards underway. This policy shift, yet again, is a negative for households' ability to accrue deposits. Specifically, those switching from interest only to principal and interest face a much higher total monthly payment.
Meanwhile, those who remain on interest–only terms will pay a higher interest rate now, and the majority will still inevitably have to move to principal and interest later to pay down the loan.
The longer that interest only terms are relied upon, the more rapid the required paydown becomes over the remainder of the 30-year term, unless a borrower is successful in refinancing the loan with another counterparty.

The Logan-based Access Employment Services(AES), which is operated by Access Community Services, helped build the 139.9 square metre energy-efficient home.
The three-bedroom, two-bathroom home with single-car garage was designed by <a href="https://www.arkistruct.com/">Arkistruct</a> and home and land packages at the project are priced between $375,000 and $390,000.
Techniques used in the home include passive solar heating and cooling, insulation, polished concrete flooring and glazed windows.

Runner ups with 13 scheduled auctions each, are Craigieburn and Mount Waverley.
This week, CoreLogic is currently tracking 1,566 capital city auctions, increasing from the 1,402 auctions held last week.

Melbourne and Sydney are set to see a higher volume of auctions this week, with 793 and 535 scheduled, up from last week’s final result of 721 and 458 auction’s held respectively.
Across the smaller markets, activity is expected to be higher in Brisbane and Canberra, while volumes across Adelaide and Tasmania will remain steady, with Perth the only auction market expected to host fewer auctions.

The overall number of properties scheduled for auction this week is expected to be lower than final results from the same week last year when 2,064 auctions were held.
The final auction clearance rate across the combined capital cities rose to 54.9 per cent across a higher volume of auctions last week, with 1,402 held, increasing from the 1,324 auctions the week prior when 54 per cent cleared.
Last week’s clearance rate was lower than the 67.5 per cent recorded over the same week one year ago when volumes were higher (2,040).

Reservoir again the busiest suburb for auctions this weekend

Two apartments have sold for more than $10 million at EADE Byron Bay, setting some of the highest apartment prices ever achieved in the coastal town and underlining the growing appetite for luxury beachfront apartments in Australia's most popular coastal locations.

The $210 million project by Vitale Property Group has now secured more than $70 million in sales, led by residences that changed hands for $12.75 million and $11.75 million.

The record-breaking transactions reinforce the shift occurring in Byron Bay's premium property market, where affluent downsizers and lifestyle buyers are increasingly opting for high-end apartments over large beachfront homes.

Residents will have access to a resort-style swimming pool, gymnasium, sauna, cold plunge pool, concierge services and dedicated workspaces, while the project is targeting an 8-Star Green Star rating.

EADE Byron Bay is being exclusively marketed by Projx Australia in conjunction with WHITEFOX Projects.

WHITEFOX National Projects Director Phillip Rand said demand had been driven predominantly by owner-occupiers.

"We are seeing buyers at EADE place significant value on quality, space, design, resort-style amenities and the rarity of this location," Rand says.

Vitale breaks Byron Bay records with EADE sales flurry 

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

Australia Post's Parcel Lockers provide one solution.

The Parcel Locker network now includes more than 1,500 locations nationwide, with installations at Post Offices, shopping centres, transport hubs and an increasing number of residential developments. By providing a secure collection point, Parcel Lockers help reduce missed deliveries and avoid parcels being left unattended in common areas.

For developers, parcel infrastructure is becoming another way to improve the resident experience. Rather than relying on concierge staff or leaving parcels in communal spaces, secure collection points help streamline deliveries while preserving the presentation and functionality of shared areas.

For buyers, it's a reminder that the best apartment features aren't always the most obvious.

A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.

<a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.

Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.

The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.

Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.

Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.

Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.

Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.

Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.

The appeal of Rainbow Bay has extended well beyond the surfing community.

International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".

The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.

Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.

<h2>Boutique project draws owner-occupiers</h2>

Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.

The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.

Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.

The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.

After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.

Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.

He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.
