Infrastructure has a great connection to demand and increased dwelling prices and this is particularly the case in Sydney and Melbourne.
However, the allocation of significant funding to infrastructure upgrades in many urban and regional areas in the 2018 Federal Budget will also have a positive impact on dwelling supply.
For example, you can build houses in the west of Sydney to increase supply, and therefore affordability, and still have great access to the CBD provided the infrastructure is good.
Population growth, job creation, an improved economy and good infrastructure would draw more people to an area and therefore increase demand for property, but this then had to be backed up with an increase in dwelling supply.
The Queensland Government was taking significant steps to grow its economy, with Brisbane in the midst of a $15 billion infrastructure boom over the next few years.
And where there is an improved economy and major infrastructure projects and developments in the works, we will see significant long-term capital growth.
As a result, the local property market in Queensland was likely to prosper and the state would continue to attract a high number of interstate migrants in search of affordable housing and employment.
In regional NSW, the State Government has put in place a 20-year vision focusing on connectivity and water security to industry and community leaders in Bathurst and including the $4.2 billion Snowy Hydro Legacy Fund.
The goal is to promote regional development and job creation, unlocking the potential in the region by providing the infrastructure, the services and the support it needs to thrive.
It comes down to undersupply of suitable dwellings that force the prices up and makes them completely unaffordable. But that is not the case in regional NSW where house sizes and blocks are more than adequate for a growing family.
There is also an increasing trend of 'mobile professionals' who were prepared to work from home to maximise lifestyle and avoid the daily city commute.

Infrastructure is the key to housing affordability in our major cities: Doron Peleg

New research has ranked Sydney as one of the most unaffordable cities in the world – with Melbourne not far behind.
Property research firm RiskWise  places Sydney second on its analysis and Melbourne 11th.

RiskWise CEO Doron Peleg said that the analysis looked at only units 105 square metres in size and not average-sized dwellings, like the Annual Demographia International Housing Affordability Survey does.
“The problem with Demographia's method is that it does not compare apples to apples,” Peleg said.
The Demographia survey ranked Hong Kong as the world’s least affordable city, followed by New York, Tokyo and London with Sydney was ranked 9th and Melbourne coming in at No.11.
Peleg said that in Hong Kong the average-sized unit is only 46 square metres, while in Sydney it is 105 square metres.
“Sydney and Melbourne are not as bad as first thought when compared to other cities,” he said.
“And yes, while in general families cannot afford a 105 square metre unit, the situation in other places is significantly more serious.
“Both Sydney and Melbourne, as global cities, could potentially be even less affordable.”

Peleg said that Victoria was ranked as more affordable sue to the greater supply of units and less capital growth.
"However, while in the last five years capital growth of units has been good, it has not been as good as Sydney,” stated Peleg.
Sydney prices have fallen 4.5% year on year, while Melbourne prices have also decelerated as lending restrictions and the Banking Royal Commission has clamped down on the market.
"The needs of families differ from those of singles and couples and many new apartments are not suitable, meaning there is an imbalance between the supply of units to the market needs,” Peleg said.
“Whether you take a world view or an Australian one, there appears to be a complete disconnect between the price of units suitable for families to the median household income.
“The people who own the majority of residential properties that are suitable for families are mainly higher income earners and investors.
“They are not standard household earners. They are, largely, people at the top 50% of income earners or investors who are cashed-up."

Sydney the second least affordable city in the world for housing: RiskWise

New research has found that property prices halved in many mining regions over the past decade.
Property Investment Professionals of Australia (PIPA) chairman Peter Koulizos is currently reviewing research he undertook for a book that was published in 2008.
As part of the new research, however, Koulizos used CoreLogic data to calculate the best and worst performing areas over the past 10 years and found a clear front – runner for bottom of the pile – mining locations.

“What this data shows us is that if you had bought property in one of these towns, not only did your property not increase in value over this 10-year period, but it is actually worth less,” Koulizos said.
“West Australia – which benefited the most from the mining boom – has also suffered the most from the mining bust.
“There is a very long list of underperforming mining towns in WA, but the worst is South Hedland, a suburb in Port Hedland, where house prices fell a whopping 74.8%.
“Newman came in a close second to South Hedland, where the median house price was $501,000 in 2008 and now it is only $147,000.”
Queensland mining towns and suburbs within those towns have also suffered, according to the data.
Gladstone was promoted by many property spruikers and it’s clear they have seriously come unstuck, Koulizos said.
“South Gladstone house prices fell by 31.7% and West Gladstone house prices fell by 47.6% over that time period,” he said.
“However, these two suburbs are not the worst performers. Property prices in the mining town of Dysart fell a whopping 77.4%, while at the same time Brisbane house prices increased by 24%.”
House prices in the mining town of Roxby Downs in South Australia fell by 36%, according to the data, plus sales have fallen from 140 in 2008 to just 51 in 2018.
“It’s important to understand that buying property outside of capital cities still makes financial sense. In fact, there are many regional and country areas that are deserving of your investment dollars,” Koulizos said.
“The moral of the story is that successful property investment is about long-term economic fundamentals, not supposed short-term financial gains.
“And that usually means investing in locations with diverse, multi-faceted economies, not areas that financially ebb and flow depending on the strength – or weakness – of a single industry.”

Mining property prices have dramatically dropped over past decade: PIPA

Site works are set to start at developer Level 33’s new project in Wolli Creek.
The group purchased the 5600 square metre residential site at 30-32 Guess Avenue for $29.5 million.
The site had an existing development approval (DA) and construction certificate for 176 apartments across two towers, both at seven storeys in height.
Level 33’s Eddy Haddad said marketing of the apartments will soon begin.
“Our vision is to deliver a new residential community to the highest design standards with all the modern conveniences of apartment living where residents will be able to enjoy the lifestyle benefits of living in close access to the Cooks River and nearby Discovery Park,” said Haddad.
Will Wehbe of St Trinity Property Group, which is marketing the project, said:
“The project represents an excellent opportunity for first home buyers who have been carefully saving deposits to get into the Sydney property market and take advantage of tens of thousands of dollars in government grants and stamp duty concessions while these incentives apply.

Banks will start sharing lending data ahead of comprehensive credit reporting from next July covering the entire financial system.
"Suddenly banks will discover when they have been hoodwinked by borrowers using multiple banks," The Australian columnist Robert Gottliebsen warns.
"The bottom line is that bank lending for housing will fall further and so will prices in vulnerable areas."
His recent column noted the credit squeeze is already reducing dwelling prices and there is more to come.
The tough times in many areas of real estate (but not all) will continue until the squeeze is reversed, he wrote.
"At this stage there is no crash on the horizon.
"But those dwelling price falls will in time reduce consumer confidence and the price of shares in companies affected by consumer confidence."
Gottliebsen noted that Westpac was the most aggressive of lenders to housing investors.
He noted the fastest-growing area of loans was 'interest only' and Westpac led the pack.
"There has been a huge crackdown and these loans are being converted to interest-and-principal repayments."

Gold Coasters are re-investing in their own backyard when it comes to downsizing, according to Colliers International Residential Director Andrew Roubicek.
Roubicek said locals have led sales enquiries for Pindan's luxury Mahala apartment project at Mermaid Beach. 
"We received in excess of 300 enquiries in the first three weeks for Mahala's 94 two, three and four bedroom large owner occupier-style apartments, with interest predominantly stemming from residents in surrounding suburbs," he said.
Mahala received development approval in late July.
Early works have commenced on Mahala which overlooks Hedges Avenue.
There has also been interest from prospective purchasers in Brisbane, Sydney and Melbourne, Roubicek said. 
Pindan’s Nick Allingame, said Mahala, created by Cottee Parker Architects, specifically tailored for the surf lifestyle through surfboard storage space, bike storage and even an outdoor shower area.
"Mermaid Beach has always been regarded as an exclusive residential enclave as opposed to a holiday hotspot, so Mahala has been designed to cater to owner occupiers," Allingame said.

Locals leading enquiries for Mahala development at Mermaid Beach

Following a review of the New South Wales Residential Tenancies Act 2010 in 2016 and extended consultations, the NSW government has introduced a number of reforms to parliament. Debate is expected to occur this week. However, without reform to current eviction proceedings, many housing advocates have expressed concern that these generally good proposals will have little effect. Today, 45 housing researchers from a range of disciplines have signed the following open letter.
We are academics who research and teach about housing. We come from a range of disciplines – for example law, economics, social sciences, planning – and many of us have worked variously with housing providers, tenants’ groups and government agencies on housing issues. We have in common commitment to the principle that everyone should have a secure, affordable home of decent standard, whether they own or rent.
Too often, however, our rental housing sector fails to deliver on this principle. There are numerous reasons for this; one of them is the legal insecurity of tenants under current New South Wales residential tenancy laws. In particular, the provision for landlords to give termination notices, with no grounds, at the end of a fixed-term tenancy or during a continuing tenancy is contrary to genuine security.
“No grounds” termination notices give cover for bad reasons for seeking termination, such as retaliation and discrimination. The prospect that a “no grounds” termination notice may be given hangs over all tenancies, discouraging tenants from raising concerns with agents and landlords and undermining the legal rights otherwise provided for by their leases and the legislation.
The deficiencies of our current laws are becoming worse, as more households rent, and rent for longer into their lives. About 32% of NSW households rent and this proportion is growing. Over the five years to 2016, 63% of the net growth in the number of NSW households was households in rental housing. And 42% of NSW renter households include children.
Our deficient current laws are also increasingly out of step with tenancy laws in comparable jurisdictions. Many European countries, as well as most of the Canadian provinces and the largest US cities, do not provide for “no grounds” terminations by landlords.
Last year, Scotland reformed its tenancy laws to remove provisions for “no grounds” terminations and replace them with prescribed reasonable grounds for termination. In Australia, Tasmania has for some years not allowed “no grounds” terminations of continuing tenancies. This month, the Victorian Parliament amended its residential tenancies legislation to remove provision for “no grounds” termination notices for continuing tenancies and for fixed-term tenancies, except at the end of the first fixed term.
We call on the NSW state government to improve security for renters, by legislating to end no-grounds termination by landlords and providing instead for a prescribed set of reasonable grounds for terminations.
These reasonable grounds would include grounds already in the legislation, such as rent arrears and other breaches by the tenant, and sale of the premises, as well as new grounds, such as where the landlord needs the premises for their own housing, and where the premises are to be renovated, demolished or changed to a non-residential use.
The prescribed reasonable grounds should have different notice periods, reflecting their different degrees of urgency and priority. Proceedings on notices should go, as they currently do, to the NSW Civil and Administrative Tribunal, and the tribunal should determine whether the ground exists and whether termination is justified in all the circumstances.
This reform would make all tenants feel more secure, without unduly restricting landlords in reasonable uses of their properties. The only inconvenience would be to the retaliators, the discriminators and those who cannot cope with even a modest level of accountability. If the reform prompted these landlords to leave the sector, they would sell to a new home owner or to a more professionally minded landlord – either of which is to the good.
There is more to be done across a range of policy areas to improve the functioning of all aspects of our housing system. We need more accessible home ownership, a differently structured and more professional market rental sector and a revitalised social housing sector. These changes require a comprehensive housing policy, coordinated across areas and levels of government and carried out over a long term.
But, in tenancy law, the single most important reform is ending “no grounds” termination by landlords. And the parliament could do it now.

An open letter on NSW rental housing reform

I began my life as an activist academic in 1979 when the Western Australian government closed the Fremantle railway, saying buses would be better. Patronage immediately fell by 30% and I ran a four-year campaign to save the railway. We won. I have been writing books and running campaigns ever since on why trains and trams are better than buses. But I have changed my mind. The technology has changed, and I think it will end the need for new light rail.
“Trackless trams” are based on technology created in <a href="https://www.alstom.com/aptis-new-experience-electro-mobility" target="_blank">Europe</a> and <a href="http://www.crrcgc.cc/en/g7389/s13996/t286142.aspx" target="_blank">China</a> by taking innovations from high-speed rail and putting them in a bus.
I went to China to check out the CRRC trackless tram (they call it autonomous rail transit, or ART). I came back convinced it’s a transformative transit technology.
Light rail is a connecting service. It joins up corridors or links heavy rail stations to surrounding areas and sometimes completes shorter corridors that lack rail lines. Buses were filling these functions in most cities but failing on two fronts:
<ul>
<li>buses were not competing with cars so cities were filling with traffic</li>
<li>buses did not enable denser development to be viable so cities were sprawling rather than redeveloping.</li>
</ul>
Light rail had many success stories of competing with cars and attracting denser development, so commentators like me did our best to make them policy-relevant (see, for example, <a href="https://theconversation.com/all-aboard-the-growth-of-global-rail-and-our-future-cities-10377" target="_blank">here</a>, <a href="https://theconversation.com/its-not-in-the-knitting-urban-rails-growing-significance-13754" target="_blank">here</a> and <a href="https://theconversation.com/australia-needs-to-follow-the-us-in-funding-urban-rail-projects-64666" target="_blank">here</a>).

So what can the new technology do?
Trackless trams are neither a tram nor a bus, though they have rubber wheels and run on streets. The high-speed rail innovations have transformed a bus into something with all the best features of light rail and none of its worst features.
It replaces the noise and emissions of buses with electric traction from batteries recharged at stations in 30 seconds or at the end of the line in 10 minutes. That could just be an electric bus, but the ART is much more than that. It has all the speed (70kph), capacity and ride quality of light rail with its autonomous optical guidance system, train-like bogies with double axles and special hydraulics and tyres.

It can slide into the station with millimetre accuracy and enable smooth disability access. It passed the ride quality test when I saw kids running up and down while it was going at 70kph – you never see this on a bus due to the sway.

The autonomous features mean it is programmed, optically guided with <a href="https://en.wikipedia.org/wiki/Global_Positioning_System" target="_blank">GPS</a> and <a href="http://www.lidar-uk.com/how-lidar-works/" target="_blank">LIDAR</a> technologies, into moving very precisely along an invisible track. If an accident happens in the right of way a “driver” can override the steering and go around. It can also be driven to a normal bus depot for overnight storage and deep battery recharge.
The standard ART system is three carriages that can carry 300 people, but it can take five carriages and 500 people if needed. In three years of trials no impact on road surfaces has been found.

How do trackless trams improve on light rail?
Trackless trams can avoid the worst features of light rail – disruption and cost. It can take years to lay rail tracks, causing major disruption to local economies, as is happening in Sydney.
Similar disruption has happened in the Gold Coast, Canberra and elsewhere, but ultimately light rail systems have been highly successful in attracting patronage and land development. This will happen in Sydney too when the project is complete.
However, the cost has been far beyond original expectations. Sydney is costing over $120 million per kilometre. The Gold Coast was similar. Canberra and Newcastle are over $80 million per kilometre, as was the cancelled light rail in Perth.
The trackless tram costs around $6-$8 million per kilometre. And it can be put into a road system over a weekend.
The big test is whether the trackless tram can attract development around its stations as light rail can. That is the missing link in our cities. How can we unlock urban regeneration and prevent our cities sprawling ever outwards with poorer and poorer suburbs while the well-placed inner and middle suburbs become more and more expensive?
The divided city needs something that can unlock affordable medium- and high-density housing in new urban centres across the city. Following many discussions with the urban development industry, I think the trackless tram can do this. The cost can be afforded as a contribution to any new development and will bring the uplift in land value that unlocks investment.

 Trackless trams could be transformative for a city.
We have developed a <a href="https://www.sciencedirect.com/science/article/pii/S073988591630097X" target="_blank">model</a> that means governments do <a href="https://www.propertyobserver.com.au/https://vimeo.com/278969345" target="_blank">not need to find all or even any of the capital costs</a>. This is how trams were <a href="https://www.mdpi.com/2413-8851/2/3/84/htm" target="_blank">first built as real estate projects</a>.
But governments are needed to manage the process and create the land assembly and other urban regeneration processes as well as community engagement. This will help show where best to route such a system and how to manage it as a transit system operating for the public good. Governments can help with risk management on the financing, as in <a href="https://theconversation.com/spills-and-city-deals-what-turnbulls-urban-policy-has-achieved-and-where-we-go-from-here-102184" target="_blank">City Deals</a>. We have produced a <a href="http://sbenrc.com.au/research-programs/1-55/" target="_blank">guide and manual</a> for how to do this.
Australian cities are lining up
Cities across the world are lining up to trial these trackless tram systems. So far, Australian cities moving to use them are Townsville, Hobart, Melbourne (in Fishermans Bend and other sites), Sydney (in Liverpool and perhaps Parramatta Road where the first studies were done) and Perth – where five separate corridors are competing to run the first ART trial.
The table below summarises the main characteristics of buses, light rail and trackless trams, showing the improvements the new technology provides on key criteria.

Others would rate some characteristics higher or lower, but for me the trackless tram looks a winner due to its ride quality, land development potential and cost.
Time will tell if the early demand for ART translates into a real transformative change – a disruptive innovation. A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.

The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.

Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.

Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.

Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.

Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.

Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.

The appeal of Rainbow Bay has extended well beyond the surfing community.

International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".

The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.

Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.

<h2>Boutique project draws owner-occupiers</h2>

Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.

The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.

Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.

The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.

After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.

Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.

He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.

Who's who of buyers revealed as Esprit Rainbow Bay settles

Nature Based Cities (NBC), the not-for-profit organisation focused on improving biodiversity and nature outcomes in urban development, has launched its latest industry design guidelines and accreditation framework, this time targeting precinct-scale residential communities.

The move extends NBC’s influence beyond its initial focus on medium and high-density residential developments. Several projects have already achieved NBC accreditation since the launch of its Medium &amp; High-Density Residential Guidelines in early 2025.

The expansion into masterplanned communities and new residential precincts reflects the growing need for stronger nature-positive benchmarks as Australia’s outer suburban growth corridors continue to expand at pace.

Paul Hameister OAM, NBC Founder and the Executive Chairman of Melbourne developer Hamton who itself leans heavily into nature and biodiversity in its developments, says the&nbsp;nature-first approach to mitigate the effects of climate change has become standard in other parts of the world such as the UK, but Australia is lagging.&nbsp;Australia’s environmentally sustainable design (ESD) rating tools have no minimum mandatory requirements for living landscapes.

“We’ve always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren’t there,” Hameister says. “In Australia, you can have a five-green-star rated building that’s concrete and glass with not a blade of grass. 
 
“The focus is on reducing emissions, which is laudable, but there hasn’t been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities.”

He says that having now&nbsp;made good progress in supporting developers of medium and high-density residential projects, NBC is now looking to bolster better nature-based decision-making and recognise developers of greenfield projects in the outer ring and large inner-ring brownfield precincts, who want to champion nature and living landscape as a defining feature.

Since 2022, the not-for-profit has sought to remove the roadblocks preventing developers from incorporating nature and living landscapes into their projects, shifting the conversation from the reduction of emissions and grey infrastructure, toward recognising nature as an essential infrastructure.

The New Communities Design Guidelines and Scorecard arm developers with the tools needed to deliver a nature positive outcome for their new communities. Intended to be adopted at the outset of the planning process, the guidelines are designed to help create communities that are cooler, healthier and more resilient while also enhancing social wellbeing and long-term economic value.&nbsp;

New Communities developers seeking accreditation will be independently assessed across a range of key criteria including ecology, tree canopy, biodiversity, and walkability. Once the masterplan is complete and submitted for approval, the scorecard is formalised based on proposed outcomes. Projects that meet the NBC criteria will receive either Commended or Exemplary accreditation outcomes, creating a clear benchmark for nature-positive new communities in Australia.&nbsp;

Janis Fischer, Director at Tract and NBC Advisory Council member, said the development of new communities in our suburbs can have a substantial impact on nature and biodiversity.

"By incorporating nature-based design principles at the inception of a project, developers and their design teams can achieve nature positive outcomes that are good for both people and the planet.’’&nbsp;

NBC accredited New Community projects will gain access to NBC branding and marketing tools to help communicate their nature-based credentials to purchasers and the broader market.&nbsp;

Nature Based Cities: A new Australian benchmark for developing nature-positive new communities

Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.

For buyers, that shift is showing up in practical inclusions that respond to changing habits. Work-from-home spaces, EV charging, wellness amenities, secure bike storage and parcel management are becoming part of the broader apartment conversation, reflecting a move toward buildings that reduce friction in everyday life.

Online shopping has become one of the clearest examples of that change.

Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online. That has made parcel delivery a regular part of apartment living, rather than an occasional inconvenience.

For apartment residents, however, the delivery process can be less straightforward than it is for detached homes. Parcels may be left in lobbies, redirected to Post Offices, missed entirely, or placed under the responsibility of building managers and concierge teams.

That is why secure parcel infrastructure is increasingly being considered alongside more familiar apartment amenities.

Australia Post Parcel Lockers offer one way to address the issue. When a parcel arrives, residents receive a notification through the AusPost app or SMS, then collect it using a QR code or one-time PIN. The parcel is kept secure, accessible and removed from common areas.

The broader Parcel Locker network now includes more than 1,500 locations across Australia, positioned at Post Offices, shopping centres, supermarkets, transport hubs and other accessible locations.

For new apartment projects, the relevance is clear. A building’s amenity offering is no longer only about lifestyle spaces, but also about convenience, security and functionality.

As buyer expectations evolve, secure parcel delivery is becoming part of the same design conversation as flexible working, sustainable transport and resident wellbeing.

It is one less thing for residents to worry about, and another example of apartment design adapting to the way Australians now live.

Apartment design is adapting to the way Australians shop

While school holidays and trips to Europe tend to define the winter property market, there's been no cold snap at <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-177-walker-street-north-sydney-nsw-2060">The Walden</a> in North Sydney.

Developer-builder&nbsp;<a href="https://www.apartments.com.au/developers/aland">ALAND</a> sold more than $35 million worth of apartments throughout June, including a $6.8 million apartment that now ranks among the highest apartment sales ever recorded in North Sydney.

SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.

"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.

"Many recognise the opportunity to secure an apartment in an iconic building and premium location while values remain attractive. They may initially lease the property, but the intention is to eventually move in themselves, rather than purchasing purely as an investment."

Located at 177 Walker Street, The Walden will deliver 161 one, two, three and four-bedroom residences across a 30-storey tower designed by Rothelowman. Every apartment occupies a corner position, maximising natural light, cross ventilation and views across Sydney Harbour, the Opera House, Sydney Heads and the northern districts.

Rather than a traditional balcony, the residences feature winter gardens that seamlessly extend the open plan living areas, creating versatile spaces for relaxing or entertaining throughout the year. Floor-to-ceiling glazing draws in natural light while showcasing sweeping views from the building's elevated Walker Street position.

Every apartment features high-end Calacatta marble, bespoke joinery, and fully integrated appliances.

The larger residences have been planned with distinct entertaining and private zones, with many master suites positioned on corners to capture natural light and harbour views. The project marks ALAND's first major luxury apartment development in Sydney's inner-city market after more than two decades delivering residential communities across Greater Sydney.

Founder and CEO Andrew Hrsto previously said the rarity of the Walker Street site made it an opportunity the company could not overlook.

"This is a rare opportunity to bring a truly exceptional project to life in one of Sydney's most iconic locations, and to showcase our craftsmanship and design expertise at a world-class level," Hrsto said.

The Walden has been introduced to the market at a time when demand for living in North Sydney is at an all-time high. Billions of dollars have been invested in infrastructure, including the recently opened Victoria Cross Metro station, located just 300 metres from The Walden, providing residents with direct access to the Sydney CBD in just minutes.

Private investment has also transformed the area through the arrival of new retail and dining destinations, elevating the lifestyle offering in what was once considered primarily a commercial precinct rather than an aspirational residential address.

The Walden is currently under construction and is scheduled for completion in 2028.

The long-awaited redevelopment of the former Eastlakes Shopping Centre site has reached a major milestone, with Conquest's plans for a new mixed-use precinct officially placed on public exhibition.

The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.

The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.

Designed by DKO Architecture, the proposal comprises four residential buildings ranging from 14 to 18 storeys above a two-level retail podium. The development would deliver 736 apartments, including 74 affordable homes, 215 Build-to-Rent apartments and 521 market residences. Provision has also been made for dual-key apartments, which could increase the total number of dwellings to 877.

At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.

Conquest CEO Michael Akkawi said the redevelopment was about far more than replacing a shopping centre.

"Eastlakes has been overlooked for too long, and this is the community’s moment. We are building a shopping centre and homes, a genuine heart for the suburb, and we genuinely want locals to help shape it."

DKO said the design had been shaped by the site's landscape setting and surrounding open space.

"Our vision for the site embraces its unique Bidjigal identity by blending the residential living with generous landscaping and a material palette inspired by the Bidjigal locality, and celebrating the panoramic views to Botany Bay and the wetlands reserves."

"Taking cues from Country, we seek to harmonise built form with the landscape and lightly touch the earth. By reconnecting, retaining and regenerating existing ecology, and weaving in natural elements, we can deepen our connection to Country."

The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.

The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.

Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.

Conquest CEO Michael Akkawi said the redevelopment was about far more than replacing a shopping centre.
