Construction is now underway on La Trobe University’s $100 million student accommodation project at its Melbourne campus in Bundoora.
It is the largest investment for a single project in the university’s history.
The project is part of a $5 billion plan to transform its Bundoora campus into a University City of the Future.
JCB Architects have designed the sustainable and environmentally-conscious spaces, with construction by Multiplex.
Providing an additional 624 beds, the accommodation will be delivered in two new buildings that will utilise mass timber construction to be the largest project of its kind in Victoria.
The accommodation will comprise a range of apartments and common amenities spaces, as well as landscaping connecting the two buildings.

La Trobe’s Vice-Chancellor Professor John Dewar said the project will greatly enhance the experience of students living on campus.
“Our exceptional new accommodation will enable more of our students to live on campus, close to where they are studying,” Dewar said.
Graham Burrows, Director at JCB Architects, said the company was thrilled to be part of such an exciting and creative project.
“The design of the new buildings is very much inspired by the extraordinary landscape in which they sit,” Burrows said.
“As the largest mass timber project in Victoria, the buildings will not only offer huge environmental benefits, but they will also provide calm and beautiful spaces in and around which both resident students and the wider La Trobe community can interact.”
Multiplex Regional Director Ross Snowball said this is an innovative and ambitious project which Multiplex is also pleased to be part of.
“We are particularly passionate about emerging design technologies which respond to environmental and sustainability needs, and we love working with universities – so this project perfectly marries the two and I’m really looking forward to seeing the outcome next year,” Snowball said.
Dewar said the accommodation development project would be a major boost to the local economy, with construction supporting more than 500 direct and indirect jobs.

Construction is about to commence shortly on a new health and wellness centre at 101 Collins Street.
The commercial tower, which is managed by AXA Investment Managers – Real Assets, will be home to  two studios with sprung floors and heated ceiling panels, equipped for a range of activities including yoga, pilates, barre, meditation, HIIT and a range of cardio-based classes.
The studios will be located alongside three specialist consultation rooms offering services such as physiotherapy, osteo therapy, chiropractic’s and remedial massage. 
The wellness centre, designed by Australian architects Gray Puksand, will be for the exclusive use of 101 Collins Street tenants.
Construction of the facility is slated to commence in April, with completion expected in October 2019. 
The wellness centre is the second phase of a comprehensive strategic asset plan, said Brett Dillon, Head of Funds Management at AXA IM-Real Assets.
“For almost three decades, 101 Collins Street has held the position as Melbourne’s pre-eminent office address, but we can’t afford to be complacent,” said Dillon.
“Our team is focused on responding to evolving tenant needs, new trends in technology and innovation, so our projects will continue to set new benchmarks in the premium space market.
“Wellness offerings are an essential element of today’s modern workplace, so we are excited to announce that construction will shortly commence on this industry-leading amenity at 101 Collins Street.”

New wellness centre for 101 Collins Street tenants starts construction

The South Sydney coach Wayne Bennett and his fiance Dale Cage have sold their Brisbane near riverside home.
It sold within 18 days of its listing through Ray White for $2.12 million to a local family who were downsizing.
The property at<a href="https://protect-au.mimecast.com/s/LbJNCyojoDhyQ0lQTMsiKB?domain=raywhite.com" target="_blank" data-saferedirecturl="https://www.google.com/url?q=https://protect-au.mimecast.com/s/LbJNCyojoDhyQ0lQTMsiKB?domain%3Draywhite.com&amp;source=gmail&amp;ust=1556327906575000&amp;usg=AFQjCNEISMJeEqDAjieWhQPBHJHjxrbGdw"> Yeronga</a> attracted some interest from Sydney buyers.
They paid $1,975,000 in late 2016 when Bennett just wrapped up his second season in his second stint at the Brisbane Broncos.
Set on the high side of the dress circle Brisbane Corso, the home spans three levels.
It has four bedrooms, a home office, media room and a heated pool. 
The home built by local builders Grayhaus shortly before Bennett and Cage bought it.
The couple could now move to buy in Sydney as they have been renting in Sydney's coastal eastern suburbs.
He's never been that into Sydney property, preferring to keep his expansive portfolio up north.
Bennett still hangs on to a $1.96 million Brisbane city apartment and investments in Moffat Beach and Gladfield.
Bennett's Brisbane home sits just one street back from the Brisbane River.
Bennett met Cage during his two year stint as head coach at Newcastle Knights when Cage was working as a secretary at a performance physiotherapy clinic.
He coached the Broncos for 21 consecutive seasons from their first season in 1988, during which he resided much of the time at a home at Mount Ommaney.
His NSW coaching stints have been in the Illawarra and Newcastle districts, neither of which appeared to have ignited any passion for property.
Cage said the couple looked all over Brisbane when we were looking to buy "from Ascot and Hamilton and we both fell in love with this house together".
“It’s a warm, inviting and modern home and it’s made for entertaining,” Cage said.
“It’s a wonderful street we live in, there’s good company all around. It’s a great house too that is very low maintenance.
“As soon as we walked in we knew it was right for us, and it would suit a big family as it’s got a heated pool and four big bedrooms, two of which are ensuited.”

Wayne Bennett sells Brisbane home for $2.12 million

Australia’s banking sector is in recover mode after being hit by the perfect storm of influences, according to a new industry survey from Stamford Capital. 
Due to the effects of APRA restraints, the Royal Commission and resulting Hayne Report, pre-sale criteria continues to constrict residential development, according to Stamford Capital’s Real Estate Debt Capital Markets Survey 2019.
The survey found lenders are looking to size up loan books and scramble to develop new products for the changing market and many anticipate an interest rate decrease.
More than 100 active lenders participated in the national survey from major trading banks and non-bank lenders to super funds, foreign banks, private financiers and second-tier trading banks. 
Stamford said the survey aims to be a barometer of lending sentiment and an early identifier of market trends.
Overwhelmingly, the sentiment is that the residential apartment and housing market is in decline, according to the survey.
85% of respondents believe the residential markets are in decline, up from just 50% in 2018.

“The pre-sales hurdle is now a barricade in the market and this is where we are witnessing one of the biggest divides between bank and non- bank lenders. It is no surprise that non-bank lenders are continuing to gain momentum in this market,” said Stamford Capital Executive Director Michael Hynes (pictured above).
The Stamford Capital Survey reveals that while 84% of major and second-tier banks require pre-sales of between 60 to 100%, 34% of non-bank lenders have no pre-sale commitment requirement.
Survey respondents also forecast an interest rate decline in 2019 which could prop up the residential sector - with 29% believing rates would drop, up significantly from just 3% in 2018.
Interest Cover Ratio (ICR) has replaced Loan Value Ratio (LVR) as the preferred metric for bank credit assessments and 60% of term-debt lenders see an ICR of 1.5 times for investment lending with banks seeking at least two times ICR.
“Lenders are definitely looking to find their feet in this rapidly changing landscape and typically the non-bank lenders are nimbler at this as they are not governed by APRA,” said Hynes.
A third of respondents revealed concerns are limited to specific locations and market sectors with the top three identified for risk:
<ol>
<li>Inner-city residential apartment oversupply in inner-urban areas of Sydney, Melbourne and Brisbane;</li>
<li>Pre-sales settlement defaults in new residential projects; and</li>
<li>Under-performing retail assets</li>
</ol>
Despite weakening market sentiment and rigid lending criteria for banks, the survey revealed that 73% of respondents are looking to increase the size of their loan book, down from 92% last year.
A whopping 90% of non-bank lenders expect to increase or maintain their loan book size with 62% indicating they expect increasing by 15%.
“Non-bank lenders are growing in terms of volume and appetite in this market, while the banks have pared back - adding further fuel to the fire in an already dynamic commercial finance sector this year,” said Executive Director of Stamford Capital, Domenic Lo Surdo.
However, the non-bank sector may soon face greater restrictions on lending criteria reducing their competitive edge – with 65% of Stamford Capital Survey respondents saying they expect APRA to increase oversight.
But while lenders remain cautious about market risks, Stamford Capital’s survey revealed many are developing innovative ways to cater to investor demand with 41% of respondents looking to introduce new products in 2019-2020.
Build-to-rent is a firm favourite new product with more than half of respondents looking to introduce loan facilities catering to this market, with 36% focusing on investment loan products and 34% on stretched senior debt investment products.
Crowdfunding is unlikely to make an impact in Australia with only 9% of respondents viewing it as a credible commercial lending option.
The outlook is not entirely bleak with increasing flexibility for investors who conform to criteria.
“All lenders are competing for quality investment applications to replace their construction loan books so investors are tipped to come out on top and those who tick the boxes will get competitive finance deals,” said Lo Surdo.
Non-banks however will have an increased appetite for investment and construction lending, transacting construction deals that don’t meet the banks criteria.
75% of survey respondents anticipate non-bank investment loan appetite will increase with 36% predicting investment margins will also increase.
Further, 67% of respondents anticipate non-bank appetite for construction loans will increase with 48% forecasting an increase in construction margins.

Move aside electric cars, another disruption set to occur in the next decade is being ignored in current <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2019-04-18/coalition-says-it-is-not-anti-electric-cars/11029222" target="_blank">Australian transport infrastructure debates</a>: electric aviation.
Electric aircraft technology is rapidly developing <a href="https://www.magnix.aero/about-us/">locally</a> and overseas, with the aim of potentially <a href="https://www.nbcnews.com/mach/science/electric-planes-promise-big-benefits-air-passengers-planet-ncna862001" target="_blank">reducing emissions and operating costs by over 75%</a>. Other countries are already <a href="http://www.bbc.com/future/story/20180814-norways-plan-for-a-fleet-of-electric-planes" target="_blank">planning for 100% electric short-haul plane fleets</a> within a couple of decades.
Australia relies heavily on air transport. The country has the <a href="https://www.pc.gov.au/inquiries/current/airports-2019/draft/airports-draft-overview.pdf" target="_blank">most domestic airline seats per person</a> in the world. We have also witnessed flight <a href="https://www.pc.gov.au/inquiries/current/airports-2019/issues/airports-issues.pdf" target="_blank">passenger numbers double</a> over the past 20 years.
Infrastructure projects are typically planned 20 or more years ahead. This makes it more important than ever that we start to adopt a disruptive lens in planning. It’s time to start accounting for electric aviation if we are to capitalise on its potential economic and environmental benefits.
What can these aircraft do?
There are <a href="https://mashable.com/feature/electric-airplanes-future-flight/#ZR4G.vl9cZq3" target="_blank">two main types</a> of electric aircraft: <a href="https://www.harbourair.com/harbour-air-and-magnix-partner-to-build-worlds-first-all-electric-airline/" target="_blank">short-haul planes</a> and vertical take-off and landing (<a href="https://lilium.com/" target="_blank">VTOL</a>) vehicles, including <a href="https://www.engineersaustralia.org.au/News/passenger-carrying-drones-now-reality" target="_blank">drones</a>.
The key issue affecting the uptake of electric aircraft is the need to ensure enough <a href="https://www.technologyreview.com/s/612351/top-battery-scientists-have-a-plan-to-electrify-flight-and-slash-airline-emissions/" target="_blank">battery energy density</a> to support commercial flights. While some <a href="https://theconversation.com/why-arent-there-electric-airplanes-yet-103955" target="_blank">major impediments</a> are still to be overcome, we are likely to see short-haul electric flights locally before 2030. <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2018-01-04/first-electric-plane-passenger-flights-in-australia-to-rottnest/9304424" target="_blank">Small, two-to-four-seat, electric planes</a> are already <a href="https://particle.scitech.org.au/tech/aussie-first-electric-plane-takes-to-wa-skies/" target="_blank">flying in Australia today</a>.

An electric plane service has been launched in Perth.
A scan of global electric aircraft development suggests rapid advancements are likely over the coming decade. By 2022, <a href="https://www.greentechmedia.com/articles/read/siemens-to-supply-motors-for-eviations-all-electric-airplanes" target="_blank">nine-seat planes</a> could be doing short-haul <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2018-10-27/electric-passenger-planes-four-years-away-says-tech-firm/10401950" target="_blank">(500-1,000km)</a> flights. <a href="https://www.flightglobal.com/news/articles/easyjet-outlines-progress-on-electric-jet-453088/" target="_blank">Before 2030</a>, small-to-medium <a href="https://electrek.co/2018/10/29/electric-flying-is-becoming-a-reality-says-easyjet-ceo-electric-plane/" target="_blank">150-seat planes</a> could be flying up to 500 kilometres. Short-range (<a href="https://www.dezeen.com/2019/01/28/boeing-autonomous-passenger-drone-flying-car/">100</a>-<a href="https://www.forbes.com/sites/michaelgoldstein/2019/01/14/bell-nexus-vtol-air-taxi-makes-a-splash-at-2019-consumer-electronics-show/#2c8801fb2e31" target="_blank">250 km</a>) VTOL aircraft could also become viable in the 2020s.
If these breakthroughs occur, we could see <a href="https://www.businesswire.com/news/home/20170405005365/en/Zunum-Aero-Developing-Hybrid-Electric-Aircraft-Fast-Affordable" target="_blank">small, commercial, electric aircraft</a> operating on some of Australia’s busiest air routes, including Sydney-Melbourne or Brisbane, as well as opening up new, cost-effective travel routes to and from regional Australia.

Why go electric?
In addition to new export opportunities, as shown by <a href="https://thedriven.io/2019/04/22/australias-magnix-chosen-to-power-eviation-electric-aircraft/%E2%80%8B">MagniX</a>, electric aviation could greatly reduce the financial and environmental costs of air transport in Australia.
Two major <a href="/news">components of current airline costs</a> are fuel (27%) and maintenance (11%). Electric aircraft could deliver <a href="https://www.flightglobal.com/news/articles/eviation-secures-funding-for-all-electric-alice-454830/" target="_blank">significant price reductions</a> through reduced energy and maintenance costs.
Short-haul electric aircraft are particularly compelling given the inherent energy efficiency, simplicity and longevity of the battery-powered motor and drivetrain. No alternative fuel sources can deliver the same level of savings.
With conventional planes, a high-passenger, high-frequency model comes with a limiting <a href="https://www.sciencedirect.com/science/article/pii/S1361920912000703" target="_blank">environmental cost</a> of burning fuel. Smaller electric aircraft can avoid the fuel costs and emissions resulting from high-frequency service models. This can lead to increased competition between airlines and between airports, further lowering costs.
What are the implications of this disruption?
Air transport is generally organised in combinations of <a href="https://aeronauticsonline.com/the-airline-economics-of-the-bicycle-wheel-point-to-point-vs-hub-and-spoke-flying/" target="_blank">hub-and-spoke or point-to-point models</a>. Smaller, more energy-efficient planes <a href="https://blueswandaily.com/the-route-revolution-how-next-generation-aircraft-are-transforming-global-route-maps/" target="_blank">encourage point-to-point flights</a>, which can also be the spokes on long-haul hub models. This means electric aircraft could lead to higher-frequency services, enabling more competitive point-to-point flights, and <a href="https://research-repository.griffith.edu.au/bitstream/handle/10072/56018/89299_1.pdf;sequence=1" target="_blank">increase the dispersion of air services</a> to smaller airports.
While benefiting smaller airports, electric aircraft could also improve the efficiency of some larger constrained airports.
For example, Australia’s largest airport, Sydney Airport, is <a href="https://www.pc.gov.au/inquiries/current/airports-2019/draft/airports-draft-overview.pdf" target="_blank">efficient in both operations and costs</a>. However, due to noise and pollution, physical and regulatory constraints – mainly aircraft movement caps and a curfew – can lead to congestion. With a significant number of sub-1,000km flights originating from Sydney, low-noise, zero-emission, electric aircraft could overcome some of these constraints, increasing airport efficiency and lowering costs.
The increased availability of short-haul, affordable air travel could actively compete with other transport services, including <a href="https://www.sciencedirect.com/science/article/pii/S0967070X11000837" target="_blank">high-speed rail</a> (HSR). Alternatively, if the planning of HSR projects takes account of electric aviation, these services could improve connectivity at regional rail hubs. This could strengthen the business cases for HSR projects by reducing the number of stops and travel times, and increasing overall network coverage.
What about air freight?
Electric aircraft could also help air freight. International air freight volumes have <a href="https://www.pc.gov.au/inquiries/current/airports-2019/draft/airports-draft-overview.pdf" target="_blank">increased by 80% in the last 20 years</a>. Electric aircraft provide an opportunity to efficiently transport high-value products to key regional transport hubs, as well as <a href="https://www.businessinsider.com/amazon-and-ups-are-betting-big-on-drone-delivery-2018-3/?r=AU&amp;IR=T" target="_blank">directly to consumers via VTOL vehicles or drones</a>.
If properly planned, electric aviation could complement existing freight services, including <a href="https://www.dezeen.com/2017/02/23/ups-drone-launching-delivery-truck-design-technology-news/" target="_blank">road</a>, <a href="https://www.cnbc.com/2018/05/26/volans-i-drones-can-haul-cargo-for-500-miles-and-land-on-a-moving-ship" target="_blank">sea</a> and air services. This would reduce the overall cost of transporting high-value goods.
Plan now for the coming disruption
Electric aircraft could significantly disrupt short-haul air transport within the next decade. How quickly will this technology affect conventional infrastructure? It is difficult to say given the many unknown factors. The uncertainties include step-change technologies, such as <a href="https://www.maketecheasier.com/solid-state-batteries/" target="_blank">solid-state batteries</a>, that could radically accelerate the uptake and capabilities of electric aircraft.
What we do know today is that Australia is already struggling with disruptive technological changes in energy, telecommunications and even other transport segments. These challenges highlight the need to start taking account of disruptive technology when planning infrastructure. Where we see <a href="https://about.bnef.com/blog/energy-storage-620-billion-investment-opportunity-2040/" target="_blank">billions of dollars being invested</a> in technological transformation, we need to assume disruption is coming.
With electric aircraft we have some time to prepare, so let’s not fall behind the eight ball again – as has <a href="https://www.news.com.au/technology/innovation/motoring/huge-problem-with-car-prices-too-few-affordable-electric-vehicles-in-australia/news-story/64a87eb32a4a8d8c2fdc9664420058eb" target="_blank">happened with electric cars</a> – and start to plan ahead.

Get set for take-off in electric aircraft, the next transport disruption

A Melbourne based investor has paid $6.5 million on a 6.3% yield for a Campbellfield industrial facility with Hume Highway frontage.
Dawkins Occhiuto directors, Chris Jones and Walter Occhiuto brokered the deal.  
Located a short distance from the Metropolitan Ring Road, the 1608 Hume Highway property comprises a total building area of 4,949 square metres covering only 25% of the 16,550 square metre site.
It is leased to multinational tenant, Komatsu, on a seven year term expiring August 2020, at a current passing net rental of circa $411,000 per annum. 
Mr Jones said the Expressions of Interest campaign drew a strong field of local, interstate and off-shore buyers based on the property’s exceptional investment credentials.  
He said, “this property offered an excellent location and exposure right on the highway, a secure lease to a blue chip tenant, buildings and hardstand in very good condition and of high utility, high underlying land value, and significant future development upside with a low site coverage. It was hard to beat."

Developer <a href="https://www.apartments.com.au/developers/bottega-property-group">Bottega House</a> has secured council approval for its first Brisbane project - a $270 million luxury residential development on an absolute riverfront site in leafy St Lucia.&nbsp;

The 15-storey project, known as <a href="https://www.apartments.com.au/new-apartments/st-lucia-by-bottega-house-180-macquarie-street-st-lucia-qld-4067">St Lucia by Bottega House</a> , will occupy a prime north-facing site at 178-180 Macquarie Street, directly fronting the Brisbane River in the established inner-west suburb known for its rowing clubs, golf courses and sprawling University of Queensland campus.&nbsp;

St Lucia by Bottega House will feature a suite of amenities including dedicated wellness spaces, a mineral pool and cold plunge. The project has been positioned to attract affluent owner-occupiers seeking high-quality, house-sized apartments.&nbsp;

Bottega House has been set up by co-directors Nick Malloch, Louis Mennes and Craig Marsh.

Malloch said the project drew inspiration from its Brisbane River setting and leafy inner-west surrounds, while responding to the demands of discerning locals looking to transition from freestanding homes into apartment living.&nbsp;

"With an expansive river frontage and lush green surrounds, we knew we had to create something special that reflects the natural beauty of the location while offering residents masterfully crafted homes," said Malloch.&nbsp;

The project's development approval this week follows the success of Bottega House's inaugural Queensland project - a 22-storey collection of full-floor sky homes at Broadbeach on the Gold Coast which included the sale of a two-storey penthouse at a record price for a beachside residence.&nbsp;

Bottega House to make Brisbane debut with St Lucia riverfront apartment development

Sherpa, which has a $1.7 billion pipeline across Southeast Queensland, intends to bring a cohort of apartments exclusively for first homebuyers into its proposed 186-apartment project to be built at 2 Cordelia Street.

The Sherpa model has already been incredibly well received from their Gold Coast projects, where Sherpa Group set aside a number of apartments exclusively for first homebuyers.

The new $320 million project marks Sherpa Group's second development in Brisbane, following its $255 million Symphony project, also on Cordelia Street, which is currently under construction.

Symphony will deliver 146 apartments across 28 levels, offering a mix of one, two and three-bedroom apartments. With 114 already sold, construction by <a href="https://www.apartments.com.au/builders/lps-group">LPS Group</a> is scheduled for completion in 2028.

Sherpa acquires new site for second Brisbane apartment tower

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.

"Flowe brings together my two biggest passions, creating places and creating healthier lives," Otello founder Daniel Harris said.

"We wanted to create something Adelaide hasn't seen before, a genuinely healthy building, where the way you live is lifted without even trying."

Flowe is positioned directly opposite Bowden Village Reserve and within walking distance of Bowden Railway Station and the Adelaide Entertainment Centre, placing future residents just minutes from the Adelaide CBD while remaining connected to one of the city's most established urban renewal precincts.
