It was sold on a 4.8 per cent net yield prior to its scheduled auction.

Melbourne Square developer OSK Property has unveiled plans for a 38,000 square metre 29 level office in Southbank that its architects say incorporates many of the key features tenants will be prioritising in the post COVID-19 era.
With a design that focuses on amplifying the workspace’s relationship with the outdoors in addition to the integration of some of the highest sustainability and wellness technology, MSQ Commercial places the health and wellbeing of its occupants at its heart.
Located within the developer’s award-winning Melbourne Square precinct, MSQ Commercial is designed by COX Architecture to an A-Grade standard with open floorplates of up to 1,870 square metres enabled by an innovative and practical side-core design.
COX Architecture Director Paul Curry said its design principles were representative of how offices would likely change in the post COVID-19 era.
“COVID-19 has accelerated workplace trends towards remote working and it has raised the question as to what the office of the future will look like. The office is planned to feature gym and yoga studios, a plant filled multi-level atrium and a park programmable by a future Garden Events Committee.
It is further targeting one of the highest wellness ratings – the coveted and tough-to-achieve International Well Building Institute’s WELL Gold standard – a feature experts say will be essential post COVID-19 and in light of our most recent bushfire season.

OSK Property launches 38,000 sqm commercial office at Melbourne Square

An expanding Shaw Fabrics is the first new tenant to secure space in the 60,502sqm Forrester Distribution Centre in St Marys. 
The Stockland-owned facility at 40–88 Forrester Road was the home of O-l Glass.
Window-blind material manufacturer Shaw Fabrics has moved into a 5,540sqm space in one of the three buildings, for a net rent of $105/sqm +GST.
A five-year lease accompanies the firm’s existing, 11,000sqm building in St Marys.
Forrester Distribution Centre’s remaining 54,962sqm represents one of the largest A-grade industrial vacancies in Sydney this year, with CBRE’s Cameron Grier, Moshe Greengarten and John Micallef the leasing agents.
The 12ha site occupies a prime location near the St Marys town centre and train station, M4 and M7 motorways, Great Western Highway and backing onto the proposed St Marys Intermodal freight terminal.
It is also within range of key industrial and commercial estates at Eastern Creek, Erskine Park, Wetherill Park, Arndell Park and Marsden Park, and 16km from Sydney’s future second airport.
“With limited stock in core markets such as Eastern Creek, we are seeing significant interest in Forrester Distribution Centre due to the cost-effective nature of the A-grade space,” Mr Micallef said.
“There is significant flexibility in the configuration of the warehouses, and options from 5,000sqm to 55,000sqm can be available by October this year.”
Shaw Fabrics has moved into Building A at Forrester Distribution Centre, a 24,450sqm warehouse, with Buildings B and C offering 24,116sqm and 11,935sqm respectively. 
All feature full drive-around access, internal clearance of up to 11.2m and multiple roller doors and dock levellers.

National property investment group, Collective Capital, has snapped up one of the most significant office buildings in Melbourne’s south-eastern bayside with the off-market purchase of a Frankston property valued at circa $20 million.
In a deal brokered by CBRE Director Investments, Mark Wizel, with Director Melbourne Middle Markets, Josh Rutman, the largely government tenanted building was sold 78 per cent leased with a net passing income of nearly $1.24 million. The yield was not disclosed. 
The 454-472 Nepean Highway property comprises a five level, 6254 square metre (NLA) building with ground floor retail on a 2501 square metre site with three street frontages and parking for 142 cars. It sits on the corner of Wells Street, adjacent to the headquarters for South East Water, which was completed in 2015.
Mr Wizel said the sale result reflected the property’s quintessentially defensive tenancy profile, a characteristic which has become highly sought after as forecasted challenges around the office tenant market continue to gain momentum. 
 "This was an astute purchase which delivered a very satisfying level of income security at a time when income security is at a premium across all types of investment classes.
"Interest in this and other defensive income properties, especially non-discretionary retail, has risen markedly in recent times and should continue to escalate whilst uncertainty remains,’’ Mr Wizel said.
Mr Rutman said investors were also responding to the growing trend of a decentralised workforce where office workers preferred to work either at or closer to home to reduce travel times without compromising productivity.
"Investors are seeking out opportunities where they can reposition buildings to cater for these changing worker needs in strategic locations which will be able to service a specific tenant catchment or industry.
"This building, and others like it, are well placed to come through the current crisis in good shape,’’ Mr Rutman said.
He said while there was little doubt that risk was being assessed more prudently at present, Melbourne’s celebrated white collar tenancy diversity was a positive in driving medium to longer term confidence in the market.
Collective Capital Director, Nicholas Thompson who founded the organization together with Dale O’Dwyer, said he was delighted with the transaction and confident about the strong returns that it would provide to investors. 
"The asset was strategically targeted due to its very strong government and government-funded tenancy profile, which, during these uncertain times, will provide our investors with a high level of income security,’’ Mr Thompson said. 
CBRE’s Head of Suburban Office Leasing, Gianni Macdonald, said whilst lease transactions had slowed, Melbourne’s metropolitan office market had seen a significant increase in enquiry from government tenants looking for fitted tenancies close to train stations.
"Buildings that are easily accessible by public transport and have tenancies ready to go are seen as a `no-risk’ solution for occupiers looking for new office space,’’ Mr Macdonald said.
 He said the landmark building’s highway location within walking distance of Frankston Railway Station and Bayside Shopping Centre had been a major factor in attracting tenants including NDIA, St Lawrence and Wise Employment.

As the coronavirus pandemic spreads around the world, it’s a good time to understand how cleaning can help prevent the spread of disease and what you can do to cut the risk of infection in your home.
Coronavirus is mainly transmitted from person to person via <a href="https://www.health.gov.au/news/health-alerts/novel-coronavirus-2019-ncov-health-alert/what-you-need-to-know-about-coronavirus-covid-19" target="_blank">tiny droplets</a> of saliva or other bodily fluids that float in the air after a cough or sneeze.
Contaminated objects and surfaces can also be important in the transmission of disease. It’s not entirely clear what role they play in transmitting the new coronavirus, but they play an important one for <a href="https://www.sciencedirect.com/science/article/pii/S0195670120300463" target="_blank">related viruses</a> such as SARS and MERS.
However, it makes sense that something contaminated with the virus could pass it on, for example if a person touches it and then touches their nose, mouth or face.
So, if someone at risk of having the virus has been in your home, cleaning to reduce the amount of contamination on surfaces may help cut down your risk of further transmission of coronavirus. (It will also cut the risk of transmitting other pathogens.)
<h2>What’s the difference between cleaning and disinfection?</h2>
There’s a useful to distinction to make between <a href="https://www.cdc.gov/coronavirus/2019-ncov/prepare/cleaning-disinfection?CDC_AA_refVal=https%3A%2F%2Fwww.cdc.gov%2Fcoronavirus%2F2019-ncov%2Fcommunity%2Fhome%2Fcleaning-disinfection.html" target="_blank">cleaning</a> and <a href="https://www.cdc.gov/coronavirus/2019-ncov/prepare/cleaning-disinfection?CDC_AA_refVal=https%3A%2F%2Fwww.cdc.gov%2Fcoronavirus%2F2019-ncov%2Fcommunity%2Fhome%2Fcleaning-disinfection.html" target="_blank">disinfection</a>.
Cleaning means physically removing organic matter such as germs and dirt from surfaces. Disinfection means using chemicals to kill germs on surfaces.
Cleaning is very important, because organic matter may inhibit or reduce the disinfectant’s ability to kill germs.
<h2>How long will coronavirus survive in my house?</h2>
We are not exactly sure how long this coronavirus will survive on surfaces. If it is similar to other coronaviruses, it could survive a few hours – potentially <a href="https://www.journalofhospitalinfection.com/article/S0195-6701(20)30046-3/fulltext" target="_blank">up to several days</a>. How long it survives could depend on temperature, humidity and what the surface is made of.
<h2>What could be contaminated in my house?</h2>
It’s hard to say exactly. When someone coughs or sneezes, especially if they don’t cover their mouth, it is likely surfaces close to them will be contaminated.
Hands are often responsible for transferring pathogens from one place to another, so items that people often touch are at greatest risk of being contaminated.
Frequently touched items may include TV remotes, fridge doors, kitchen cupboards, kitchen surfaces, taps and door handles. And of course, there are devices such as phones and iPads – but these may not be shared or touched by others frequently.
<h2>What should I use to clean and how?</h2>
The coronavirus is a delicate structure and it is vulnerable in the environment. Both heat and detergents, including soap, can stop it functioning.
<h3>Contaminated surfaces</h3>
If a surface becomes contaminated or you think it could be, cleaning it with a common household disinfectant will kill the virus. Remember to wash your hands after cleaning (or use an alcohol-based hand sanitiser) and avoid touching your eyes, mouth or nose.
There are many options for what to use to clean, including paper towels, cloths or disposable wipes.

How you clean is important. You don’t want to “recontaminate” surfaces while cleaning. Working from one side of a surface to the other helps with this, using an <a href="https://www.sciencedirect.com/science/article/pii/S0195670118307205" target="_blank">“S” shape to clean</a>.
If you are reusing a cloth, remember to wash it afterwards and let it dry. Laundering cloths in the washing machine with normal washing liquid is also likely to kill the virus, particularly on a hot wash.
<h3>Dishes and cutlery</h3>
Washing with hot water and detergent is fine for dishes and cutlery. A dishwasher is even better, because it can use hotter water than your hands will tolerate.
<h3>Clothing and linen</h3>
Use the warmest setting possible to wash contaminated laundry and make sure you allow it to dry completely. You may not want to ruin clothing or other materials, so always look at the manufacturer’s instructions.
Laundry from someone who is sick can be washed with other people’s items. If you are handling contaminated items such as towel or sheets, avoid shaking them before washing, to reduce the risk of contaminating other surfaces.
And remember to wash your hands immediately after touching any contaminated laundry.
<h2>Prevention is best</h2>
Remember that surfaces play a role in transmitting pathogens, so preventing them from becoming contaminated in the first place is as important as cleaning. There are some things you can do to reduce the amount of contamination of surfaces in your house:
– cover your cough and sneezes, ideally with a tissue but otherwise into your elbow, and wash your hands immediately
– wash your hands often, especially after going to the bathroom and before eating.
<h2>What do I do if someone in my home is sick?</h2>
It may be wise to think about which room in your home could be used to care for a sick member of your family. If possible, the ideal room is one that that is separate from other parts of your home and has a separate bathroom.
Cleaning this room when someone is sick also requires some thought. How to clean your house to prevent the spread of coronavirus

Are you a parent who is struggling to find time to be with your child and help them grow? Our newly published research shows neighbourhood parks, and playgrounds in particular, provide valuable and unique opportunities for interaction between parents and children. These are places where parents can play with and teach their child new skills, and children also get to play with other children and create their own activities.
In Australia, the proportion of couples with children under 18 where both parents are working has <a href="https://aifs.gov.au/facts-and-figures/work-and-family" target="_blank">increased from 52% in 1991 to 61% in 2016</a>. Parents are more time-poor than ever. Both parents often feel pressure to work full-time to maintain living standards, but it leaves them with less family time.
Some children are fine with having less time with mum and dad. However, many <a href="https://www.propertyobserver.com.au/https://www.econstor.eu/handle/10419/208386" target="_blank">don’t feel close to their parents</a>, especially their dad, who is often the main income earner.

Spending time outdoors allows children to <a href="https://www.tandfonline.com/doi/abs/10.1080/03004430.2017.1317764?journalCode=gecd20" target="_blank">experience nature and play</a> in ways that are not limited by walls or fences. The experience may also provide parents with insights into their child’s interests and abilities and help them better understand their child’s needs.
For <a href="https://www.mdpi.com/2071-1050/11/16/4435/htm" target="_blank">our research</a>, we interviewed adults visiting 12 parks in residential neighbourhoods within the <a href="https://www.moretonbay.qld.gov.au/Home" target="_blank">Moreton Bay Region</a> of south-east Queensland, Australia. We completed 386 interviews from December 2017 to March 2018.
<h2>What has the research found?</h2>
According to the parents, grandparents and caregivers we interviewed, visiting the park provided opportunities for parents to teach their children productive social skills while playing with other children. This included taking turns, not pushing in, and showing respect. One interviewee said:
I think one of the best things in the park is developing their social skills, so they will meet with other kids and they learn to share toys and play together.
At the park’s playground, the parent could teach their child how to use equipment and help them climb around.
Generally, when I take them to the park, especially if you’ve got a younger one, you’re helping them to climb stuff and push them on the swing.
The adults were also concerned about keeping children safe.
Because he’s little, I like to be there. Especially for the climbing things, just in case he falls.
As children get older, they don’t need as much physical help from parents and can play with their siblings and other children on their own. Parents of older children start to take on more of a supervisory or observation role.
Most times, I sit back and let them play, only because of their ages. Sometimes, I get in and play, but I don’t find I need to.
<h2>Where do children play in parks?</h2>
Not all parks are designed and built with the same purpose in mind. They vary in size, facilities and types of playground equipment. In the 12 parks, children most frequently played at playgrounds (82%), followed by open fields (17%) and pathways (14%).
Playgrounds allow children to climb, swing, ride and slide on equipment.
There’s climbing, there’s balance activities and there’s lots of different stuff to do, to keep him engaged.
Open fields are great for intergenerational interaction and shared activities, including ball games and running around.
The grassy space is great because they can either bring equipment or two of my daughters are cheerleaders, so they’ll often run and do flips because it’s such a nice, big space.
Pathways can be used for bike riding.
I think we brought them here when they were new at learning to ride their bike, because it’s got the concrete path all around.

The local park makes for easy access to a space where parents can share in the activities of their children and teach them a range of physical and social skills that might not be possible within the limits of a backyard or home.
Our research is part of a larger study on designing suburban parks for all. Among the final outcomes are design recommendations for parks that are more inclusive of all ages for healthy, active living.
In a well-designed park, the child can explore their curiosity, take risks, learn outdoor skills and play with other children, all under the guidance and supervision of their parent or carer.
These unique social dynamics may not happen at other times of the day or week. Why working families need parks and playgrounds more than ever

Our analysis shows an economic downturn as a result of the COVID-19 pandemic will dramatically increase rental stress for people with insecure or casual work. If the downturn persists this will place people in precarious jobs at higher risk of homelessness.
The scenario we explored is the effect of loss of casual work on people on very low incomes. We identify this at-risk group as those aged between 19 and 30 years, living independently with disposable incomes of A$600 a week from casual work or a combination of casual work and benefits.
They typically work in cafes, restaurants, catering, events, fast food and retail. These are the <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2020-03-06/this-is-why-casual-workers-could-be-hardest-hit-by-coronavirus/12027382" target="_blank">jobs most immediately impacted by an economic slowdown</a>. It is estimated <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2019-04-25/australia-sees-increase-in-casual-workers-ai-job-threats/11043772" target="_blank">one in four Australian workers is casual</a>, although not all are on low incomes.
The infographic below illustrates the extreme rental stress a slowdown will cause the low-income casual workers. We have calculated average rent across the broader Melbourne and Sydney metropolitan areas. The infographic shows the impact on rental stress of losing up to A$300 per week of disposable income. The percentages represent the amount of income taken up by rent, with red indicating the most extreme rental stress.

For example, the top row shows a casual worker in Sydney sharing a two-bedroom flat earning A$604 a week had A$344 disposable income after rent. The final row shows an individual in Sydney with A$326 weekly income after losing work income. Their rent then takes up 80% of their income, leaving them with A$66 a week to live on after rent.
The potential impact of the downturn on the disposable income of people with very low incomes means they will be in extreme rental stress unless they have savings.
<h2>So do they have savings?</h2>
The federal government has <a href="https://www.theguardian.com/world/2020/mar/10/australian-government-warned-not-to-drag-its-feet-on-help-for-casual-workers-in-coronavirus-crisis" target="_blank">suggested</a> casual workers have savings to tide them over. Our analysis of Australian Bureau of Statistics data suggests 38.9% of those earning A$600 or less per week have less than A$600 in savings to get them through. Over a quarter of this group are already in debt.
Another 26.6% of low-income casual workers have a month or less for things to get back to normal.

These savings will be used up rapidly when average rent in a share house is A$133-220 per week in Melbourne and A$165-260 in Sydney. These rents include outer metropolitan areas, so rental stress in the inner cities will be worse, as our <a href="https://theconversation.com/city-share-house-rents-eat-up-most-of-newstart-leaving-less-than-100-a-week-to-live-on-123772" target="_blank">previous analysis</a> showed.
The downturn will affect a large number of people already on benefits because their income is partly from benefits and partly from earnings. According to <a href="https://data.gov.au/dataset/ds-dga-cff2ae8a-55e4-47db-a66d-e177fe0ac6a0/distribution/dist-dga-1fb71211-4e8a-4bf2-b659-148cd4d6972d/details?q=" target="_blank">data from the Department of Social Services</a>, 41% of Youth Allowance recipients, 28% of NewStart recipients and 36% of Parenting Payment single recipients are working and therefore receive part-rate allowances.
<h2>Will the first economic stimulus package help?</h2>
For people already receiving benefits the one-off <a href="https://treasury.gov.au/coronavirus/households" target="_blank">A$750 stimulus payment</a> will help to tide them over for 3-4 weeks’ rent. But to date casual workers have not been included in that stimulus payment (unless they receive <a href="https://www.servicesaustralia.gov.au/individuals/services/centrelink/family-tax-benefit" target="_blank">Family Tax Benefit</a>).
People who lose their casual work will be able to get the new <a href="https://www.servicesaustralia.gov.au/individuals/services/centrelink/jobseeker-payment" target="_blank">JobSeeker payment</a> from March 20. It’s the same as the <a href="https://www.servicesaustralia.gov.au/individuals/services/centrelink/newstart-allowance/how-much-you-can-get" target="_blank">NewStart rate</a> – A$326 per week (including average rent assistance) – so it is clear they will be in immediate rental stress.
It’s worth noting this rental crisis is compounded because NewStart has not kept pace with rental increases over the last 25 years. NewStart has been increased by CPI only. The chart below shows how wide the gap between Melbourne rent price increases and CPI has become.

<h2>So what needs to be done?</h2>
The loss of income for casual workers will result in extreme rental stress for people who were already on low incomes. This issue demands urgent attention to prevent a homelessness epidemic. Agencies like the <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2020-03-17/calls-for-housing-eviction-bans-during-coronavirus-outbreak/12060484?fbclid=IwAR0ND56d2GClAg-JNwdtQm6m59rcurdNjBV_M4kl9DbXKgFUDe-PB1q-Y1U" target="_blank">Council for Homeless Persons</a> are already calling for an immediate moratorium on evictions.
Landlords have a responsibility here as well since they benefit from continuity of rentals and the contribution of government policy to their wealth and assets. For example, low-income rents are paid out of a combination of regular earnings, benefit payments and rent assistance. These will now be supplemented because people on low incomes are likely to use the stimulus package to keep up.
The challenge for the government is to provide support to people on very low incomes that will see them through the entire COVID-19 crisis. One solution would be to immediately increase the JobSeeker payment to help people on low incomes ride out the downturn in casual work. A freehold Shute Harbour waterfront site in Queensland's Whitsunday Islands has been snapped up for $2.65 million.
The development site at <a href="https://www.propertyobserver.com.au/https://raywhitewhitsunday.com.au/properties/sold-commercial/qld/shute-harbour-4802/other/2257179" target="_blank">3344 Shute Harbour Road</a> is on two titles totalling 8,199sqm.
The property was offered via an expressions of interest campaign and was sold by Andrew Burke of Ray White Special Projects Queensland, and Mark Beale, Principal of Ray White Whitsunday.
The asset received six offers during the campaign and they were from a mix of marine industry, land bankers and residential developers, Burke said.
“The vendor was a local businessman who previously had the site used as a hotel before Cyclone Debbie in 2017 destroyed the buildings, and with retirement on the horizon, they decided to sell.
“The buyer was from regional NSW but was familiar with the location as they frequently holiday nearby," Bruke said.

Whitsunday waterfront site sells for $2.65 million

<a href="https://www.apartments.com.au/developments/broadbeach-qld-4218">Broadbeach</a> offers plenty of reasons to live vertically, but moving from a substantial family home into an apartment can expose the compromises of high-density living. Privacy, room for guests and usable living space tend to matter more when an apartment is intended as a permanent home rather than an occasional coastal base.

A typical residential floor at <a href="https://www.apartments.com.au/new-apartments/the-eveleigh-broadbeach-7-9-surf-parade-broadbeach-qld-4218">The Eveleigh</a>, on Surf Parade,&nbsp;contains just four apartments. The 94-residence development by <a href="https://www.apartments.com.au/developers/hirsch-faigen">Hirsch &amp; Faigen</a> is predominantly made up of expansive three-bedroom homes, with a limited collection of half-floor penthouses above.

Across the apartment floors, <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has used the relatively limited number of residences to give each home greater access to natural light and outlook. Living spaces extend towards full-height glazing, while a series of bay windows frame selected views across the Pacific Ocean, city and hinterland rather than treating the building edge as a continuous wall of glass.

“The apartment floors deliver a collection of homes that embrace controlled outlook via a series of bay windows deliberately framing moments of view,” Rothelowman Director Kim Lowman said.

From outside, those projecting forms contribute to the tower’s faceted profile. Strong horizontal and vertical elements establish its proportions, while the changing position of the sun alters the light, shadow and reflection across the façade throughout the day.

The same attention moves inside the apartments, where the material palette combines warm timber, natural stone, metallic detailing and softer curved forms. Kitchens sit within the main living zone, with stone island benches, integrated joinery and European appliances, before the living areas extend towards the glazing and the outlook.

Three genuine bedrooms provide room to accommodate family and guests, while two secure car spaces and storage address some of the practical considerations that can become more noticeable when moving from a larger home. Feedback from the display suite has centred on the warmth and restraint of the interiors, with buyers commenting that the residences feel like homes rather than conventional coastal apartments.

A limited collection of half-floor penthouses occupies the upper levels, increasing the scale of the living spaces and adding private balconies and elevated finishes. From this position, the outlook extends between the ocean and hinterland.

Outside the private residences, The Eveleigh separates its shared spaces between the podium and rooftop. The podium is centred on wellness, with subtropical landscaping surrounding a swimming pool and pool terrace, yoga garden, private gymnasium, sauna and hot and cold plunge facilities. Landscaped retreats and pavilions provide additional places to sit away from the main recreation areas.

Higher in the building, a rooftop pavilion and private dining suite sit alongside resident lounge, barbecue and outdoor dining areas, opening towards panoramic views across the ocean, city and hinterland.

“Buyers are no longer just looking for an apartment, but a lifestyle where they can relax, reset, and enjoy a balanced way of living,” Hirsch &amp; Faigen Director of Sales Matt George said.

Interest to date has come from established owner-occupiers and interstate lifestyle purchasers, including buyers planning a future move to the Gold Coast. Many are coming from larger homes and want to reduce ongoing maintenance without giving up space for family and guests, privacy, two car spaces or the ability to entertain at home.

Much of that daily life can also take place beyond the building without requiring a drive. Kurrawa Beach and Pratten Park are an easy walk from Surf Parade, while Pacific Fair, Oracle Boulevard, The Oasis, restaurants, cafés, entertainment and public transport are also within walking distance.

The Eveleigh is Hirsch &amp; Faigen's fourth Gold Coast development since entering the market in 2021, following The Hemingway at Palm Beach, The Emerson at Kirra and Yves at Mermaid Beach. Each of the preceding projects sold out before completion.

“Broadbeach had been on our radar throughout our time operating on the Gold Coast,” the developer said. “Following our projects in Palm Beach, Kirra and Mermaid Beach, Broadbeach represented the natural next step for the business.”

The Surf Parade site brought together proximity to the beach, protected coastal outlooks and walkability to dining, shopping and recreation. Hirsch &amp; Faigen also identified the street as an emerging premium residential address, with enough separation from Broadbeach's busier destinations to retain a quieter environment at home.

The Eveleigh is now under construction by Maxcon, with completion forecast for mid-2028. Three-bedroom residences are currently available from $2.87 million.

The Eveleigh brings house-like apartments to Broadbeach

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Campbelltown has been starved of new residential developments in the last decade.

The only other notable development set to come to market this year is ALAND's Queen Square, a mixed-use precinct on over two hectares that will comprise apartments above a vibrant ground-level retail and hospitality dining precinct.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.
