The main economic impact in the next three to six months for the Fraser Coast region will be the flow on effects from the Coronavirus to business and society, according to a recent Herron Todd White (HTW) residential report. 
The current COVID-19 epidemic is going to have a negative impact on key drivers, so it will be interesting to see what impact this may have on the property market in the short to medium term, the valuation firm said.
"Confidence is likely to be subdued for both owner-occupiers and investors in residential property with the public expected to be cautious and perhaps just wait out the situation until the worst has passed," the valuation firm said. 
The report suggests values are likely to flatten as demand reduces with selling periods extending up to six months.

Properties available for rent are very scarce in Hervey Bay at present, with one agent reporting that their business has been reduced to only one listing for a single residential dwelling and three units.
"Due to the shortage, higher rents can be achieved with this trend set to continue in the short term," the valuation rim said. 
A two bedroom unit in Scarness has been listed for rent with a price of $350 a week.

An increase in consumers seeking options with mortgage brokers and banks for existing finance is expected with uncertain times ahead.
Prior to the arrival of the Coronavirus crisis, the Fraser Coast was looking to benefit from the projects due to get started from the Hinkler Regional Deal worth $260 million, the report noted. 
 The deal was made between the federal government and local councils with projects that include $40 million for the CBD redevelopment, $24 million to flood-proof roads, $9.2 million for the redevelopment of the Hervey Bay Airport, $7.7 million for the Boundary Road extension and $7 million to establish a new hospice in Hervey Bay. 
"Going forward, it is hoped that these projects will still commence this year pending the current international developments," the valuation firm said.

Hervey Bay property values expected to flatten during coronavirus pandemic: HTW residential

A development site at 43-47 Simpson Street, Northcote, has sold after an Expressions of Interest campaign.
The 783 square metre site was listed by real estate agents Gray Johnson.
The property was sold for over $3.3 Million, according to Gray Johnson director Matt Hoath.
It was purchased by an established apartment developer who has specialised in the eastern and southern suburbs.
There are street frontages of 22.57 metres to Simpson Street and 34.65 metres to Robert Street.
The current permit from the City of Darebin allows a development of eighteen apartments, and three retail positions with space for a café (STPA) on the street frontage.

Northcote development site sold for $3.3 million

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.
