Guest observation
Every year for the last 11 years, we have sent a letter to the leaders within our top 20 clients predicting key trends in the year ahead, and reviewing those from last year’s letter. So here is an edited version.
In our letter last year, we forecast that:
In 2014, our economy would be funded via shoppers’ shopping.  For houses, and things to go in houses. For cars made cheaper by the normalising of our prices with the rest of the world, and the exit of government subsidised manufacturing. Clothes prices would drop as new global retailers launch on day 1 with cross-channel retailing, allowing Australians from Melbourne to Mildura, Sydney to Sawtell, Brisbane to Bundaberg to buy goods in or outside a store.
We also opined that:
Our productivity gains would be driven by lower interest rates and a lower dollar, our cost of living dropping, and new jobs being created by new retailers.
Looking back over the year, much of the forecast was accurate, though we still have much more to do to create a more productive Australia.
As we enter our 12th year of predictions, 2015 is proving a tough one to predict. Whilst the US, UK and New Zealand have all been through transformational change since 2008, delivering more flexible and nimble economies, creating new jobs in old and new sectors, our own pace of economic and social change has been glacial.
So in 2015 we face the full impact of the loss of the ecosystem of our car manufacturing industry, plus a slowing in the mining sector. Our lower dollar and low interest rates will help our omni-channel retailers to compete against global omni-channel retailers, creating jobs in the retail sector. Our tourism industry will grow aided by our weaker dollar keeping cautious Australians at home and increased confidence and spend amongst European, North American and Asian travellers, creating jobs in hospitality and tourism services.
Once again, but this time with a very weak tail wind, our lucky country should grow, for the 24th consecutive year.

A weak tail wind to temper Australia’s strong growth in 2015

With all the chatter about beautiful office design, it would be easy to assume workplaces have come a long way from the days of the cubicle farm. But recent research has shown this may not actually be the case.
In spite of increasing <a href="https://www.theaustralian.com.au/business/the-deal-magazine/gpt-nab-and-macquarie-make-hot-desking-cool-again/story-e6frgabx-1227125767954" target="_blank">images</a> of attractive workplaces from many large Australian companies, many of today’s workplaces are <a href="https://www.abc.net.au/catalyst/stories/4112857.htm?site=%28none%29&amp;topic=%28none%29&amp;listaction=unsubscribe">not well designed</a>. Poor workplace design leads to increased conflict and stress, which reduces performance and leads to employees resigning.
Workspace is the second largest overhead for most organisations and can <a href="https://www.tandfonline.com/doi/abs/10.1080/096132199369615#.VHa_pleUcdI">influence productivity</a> by up to 20%. This is why organisations are increasingly exploring ways of using the environment to support performance and innovation.
To accommodate changes in work and the changing needs of workers, the corporate world has seen a significant shift to activity based working or “free addressing”.
Activity based working allows organisations to save on their accommodation costs, fitting in <a href="https://www.afr.com/f/free/national/professional_services/kpmg_to_trial_activity_based_working_Bd5StvXbxlGX0DFCCMhkuO">up to 20% more people</a> in the building by designing workplaces where employees have no fixed desk. The concept arose in part in response to the increased desire by organisations for collaboration and networking among employees, and secondly to the increasingly mobile and virtual nature of work.
Initial research however, has indicated growing concern. A 2013 <a href="https://www.gensler.com/uploads/documents/2013_US_Workplace_Survey_07_15_2013.pdf">global study</a> by Gensler found that as few as one in four workers report working in an optimal workplace environment, and more than half report being disturbed by others when trying to focus.
Employees report being constantly interrupted, distracted by noise, and not having enough space. Cortisol tests conducted on employees have shown stress levels in quiet private spaces at around half those in noisy open areas.  
Difficult to focus
<a href="https://www.gensler.com/uploads/documents/2013_US_Workplace_Survey_07_15_2013.pdf" target="_blank">Research</a> on knowledge workers has shown an increase in the time needed for focused individual work, with the time required for collaborative work decreasing. The concept of the activity-based workplace may be actually producing counter-productive results.
When people can’t focus, the <a href="https://www.gensler.com/uploads/documents/2013_US_Workplace_Survey_07_15_2013.pdf" target="_blank">research</a> indicates, they are less effective at learning, building relationships and at collaborating.
In many new offices based around the concept of activity based working, employees are using boxes and posters and plants, pretty much anything they can find, to try and create a space where they can actually get work done.
A recent <a href="https://www.cbre.com/o/international/AssetLibrary/Genesis%20Report_Exec%20Summary_1029.pdf" target="_blank">study of 5,500 office workers</a> globally by commercial real estate company CBRE showing that the ability to think and concentrate was important for workers of all ages; millennials and baby boomers want the same thing.
Innovation remains a top priority for organisations, and yet changes in workplace design may be negatively affecting innovation potential.
The clean desk policy required by activity based working, means that workers need to remove all of their work and belongings at the end of each day. <a href="https://www.forbes.com/sites/davidburkus/2014/05/23/when-to-say-yes-to-the-messy-desk/" target="_blank">Studies</a> have shown that messy desks can increase creative thinking and serendipitous discoveries.
What <a href="https://www.griffith.edu.au/business-government/griffith-business-school/departments/department-employment-relations-human-resources/hdr-students/elizabeth-sander" target="_blank">research to date</a> does demonstrate is that the design of a workplace needs to accommodate not only the type of work that needs to get done there, but also the individual needs of the people who are completing that work.
There is an increasing focus on objective measurement within the workplace, examining issues such as stress and productivity using physiological and neuroscience tests.
Results have shown employees can be significantly stressed with detrimental effects on both well-being and performance, though they may not report feeling stressed in self-report research.
More work to do
The importance of a well-designed workplace to support connection is as important as ever. A recent Harvard Business Review <a href="https://www.propertyobserver.com.au/https://hbr.org/2014/10/workspaces-that-move-people/ar/1" target="_blank">article</a> reported research that showed digital communication does not replace face-to-face interaction and that remote teams do not perform as well as those co-located.
It is somewhat surprising to realise we actually haven’t worked out how to design offices that make a positive difference to performance for all types of individuals and types of work.
We do know that subtle cues in our environment can cause us to be different versions of ourselves, more innovative, more outgoing, more <a href="https://www.jll.com.au/australia/en-au/Documents/jll-au-activity-based-working-2012.pdf" target="_blank">collaborative</a> for example, but we haven’t understood exactly how the workplace needs to be designed to achieve this.
Emerging theories of <a href="https://www.propertyobserver.com.au/https://www.emeraldinsight.com/doi/abs/10.1108/14725960510630489" target="_blank">integrative workplace design</a> should help us understand how to design workplaces that not only allow employees to perform better and make them feel better, but that could fundamentally change the experience of what it means to be at work.

Office design should focus on people, not just the work they do

All too often we get calls or emails from clients and some non-clients even, who are late with getting important information back to their accountant, whether it is tax returns, information for their auditor, or engaging with their wealth planner!  So, we thought we would find out what is the right information and when it is needed.
We are focussing on audits of SMSFs and trading entities. We have captured here the key areas of process, or events where you must advise your auditor.
SMSFs
<ul>
<li>Make sure all SMSF transactions go through the fund’s bank account. 
</li>
<li>Put an investment strategy in place.  If you do not have an investment strategy, then please talk to our wealth planning team who will be only too happy to assist you. 
</li>
<li>Tell your accountant when anything significant happens so they can produce a minute of the trustees meeting. e.g. buying or selling a significant asset. 
</li>
<li>“I transferred money into or out of the SMSF bank account in error” - Tell your accountant straight away and agree the best way to I fix this. 
</li>
<li>One of the members/trustees is seriously ill – Tell your accountant. 
</li>
<li>A trustee is leaving Australia ‘permanently’ or for more than six months – Tell your accountant. 
</li>
<li>SMSF trustees should work with their accountant to ensure that they don’t do anything to prejudice the tax advantaged 15% tax or tax free pension income. 
</li>
<li>Maximum or minimum pension amounts must be drawn every year 
</li>
<li>If you receive an auditors management letter, you should act on any matters raised, before they become reportable contraventions 
</li>
<li>If you don't have much money invested in your SMSF - check with your accountant to make sure it is still viable to maintain.  It could be a good option to transfer your super monies into a public offer super fund. 
</li>
<li>Have you considered having life and income protection insurance inside the super fund? 
</li>
<li>SMSFs are not allowed to buy residential property from a member or related party. 
</li>
<li>In a SMSF it can't rent or provide a residential property to a family member or yourself. 
</li>
<li>If part of your investment strategy is to collect art, then it can’t be displayed or leased in a SMSF member’s home or property (sole purpose test).</li>

What you need to tell your accountant about your SMSF

The 11th annual Demographia survey analysed 378 property markets in nine countries.
The survey found that <a href="/expert-insights/investing/only-hong-kong-and-vancouver-dearer-than-sydneys-severely-unaffordable-housing-11th-demographia-2015-survey">Sydney is the third most unaffordable major property market</a>, falling behind only Hong Kong and Vancouver.
It looked at 51 Australian towns from Adelaide to Wollongong.

While financial planning is on the pathway to <a href="https://www.gowerpublishing.com/pdf/SamplePages/Conceptions-of-Professionalism-CH1.pdf" target="_blank">professionalism</a>, its education standards continue to be the subject of much discussion – and for good reason.
The current standards set by ASIC mandate a comparatively low level certification program that can be completed in just days. This is clearly inconsistent with the notion of a profession and is certainly not congruent with the complex financial market, product, legal, business and behavioural knowledge and skills a modern planner requires.
Recent key national reviews acknowledge this and have all recommended increasing education standards to bachelor degree level. These include the <a href="https://fsi.gov.au" target="_blank">Financial System Inquiry</a>, The <a href="https://www.aph.gov.au/Parliamentary_Business/Committees/Joint/Corporations_and_Financial_Services/Financial_Adviser_Qualifications/Report" target="_blank">Parliamentary Joint Committee on Corporations and Financial Services Inquiry</a> and the Australian Financial Services Licence Industry Working Group.
It is also worth noting that some segments of the industry and some professional associations already have degree level education requirements for membership/employment and ongoing continuing professional development.
So where is ASIC on this and why have the current low standards persisted?
Well, they have tried to raise them. In June 2013 ASIC <a href="https://asic.gov.au/regulatory-resources/find-a-document/consultation-papers/cp-212-licensing-training-of-financial-product-advisers-updates-to-rg-146/" target="_blank">proposed</a> to enhance its guidelines for training of financial advisers in various ways, but this did not progress.
ASIC’s preference is for the introduction of a national exam which it first <a href="https://asic.gov.au/regulatory-resources/find-a-document/consultation-papers/cp-153-licensing-assessment-and-professional-development-framework-for-financial-advisers/" target="_blank">raised</a> in April 2011. The issue was <a href="https://asic.gov.au/regulatory-resources/find-a-document/consultation-papers/cp-212-licensing-training-of-financial-product-advisers-updates-to-rg-146/" target="_blank">raised again</a> last year when ASIC suggested that a national exam “may replace any obligation to do a training course”.
The original model was for the test to take the form of an online three-hour exam both for new advisers and for existing advisers (to be repeated every three years).
More recently, ASIC Chairman Greg Medcraft restated this preference as a fundamental component of <a href="https://www.afr.com/p/opinion/asic_chair_says_set_exams_for_planners_KsJkyswSVengfHmYAmzY6K" target="_blank">his vision</a> for financial advisers where the industry sets the competence levels. This is a departure from ASIC’s earlier proposals, and would see ASIC test competencies by overseeing the exam.
As a result, ASIC is positioning itself to move away from the education/training side of the current regulatory regime, where it has largely failed to deliver an appropriate framework.
This leads to the question of whether requiring advisers to undertake an exam every three years would improve adviser competence and lead to better quality advice.
Simple in theory…
The advantages of a single national exam are drawn from the potential efficiency of it – one instrument that can be completed online, give some indication of adviser competence, and provide a clear pass/fail measure that could be easily benchmarked. It is also a simple measure for consumers to utilise.
But the proposal does also raise a number of concerns.
Financial planning contains a diverse array of knowledge and skill areas (eg economics, investment, tax, legal, retirement, estate, insurance, risk, business, behavioural and client engagement). It is hard to imagine how any reasonable measure of competence could be drawn from one online exam covering all of these.
At the same time, it is difficult to assess “soft” skills in a test or exam, yet they are a key part of effective financial advice.
The licensing regime currently requires planners to be RG146 accredited only in the areas which they provide advice. And exam would therefore need multiple modules or versions to allow for various permutations.
The logistics of implementing the exam for somewhere between 18,000 and 30,000 individuals would be complex and suggests a sophisticated examination regime and significant effort in educational design to ensure the integrity of the instrument and its outcomes.
There are few examples of doing this in related professions (law, accounting, nursing, teaching, medicine) with most professions opting for a continuing professional development model.
The problem with the national exam is therefore simple – who pays?
…Difficult to deliver
To do it well, given the scale and complexity of advice, would come at significant cost. With ASIC’s budget being cut and industry suggesting it is not willing to fund it, it’s unclear how it would be achieved, particularly given concerns about the educational efficacy of it as proposed. So it appears it is unlikely to be implemented as ASIC has suggested.
Rather, the proposal should be seen as part of a broader framework that builds on existing elements such as higher education degrees in financial planning, professional associations and the Professional Standards Councils framework.
Proposals to restrict who can call themselves a financial planner/adviser (including draft legislation) and a compensation scheme add further to the options.
What might seem like an easy fix (just make them all do a test), is likely to be little more use in and of itself as RG146. However, as part of a broader professional framework a national exam may have a role to play. This could be for a more specialised purpose such as verifying currency of knowledge (given the continuous changes to taxation, superannuation and other relevant laws) than what ASIC envisages.
Other elements such as enforceable codes of conduct, complaints systems and compensations schemes would form the broader professional environment and assessment of competency. This would create a level and robust playing field for financial advice and should go some way to building consumer confidence in the sector.

With a strategic location at a road and railway junction, and an international airport 15 kilometers from the city, Faisalabad is easily accessible for domestic and international investors.

Which of these emerging international real estate markets would you invest in?

As Australian companies enter the new year, IBISWorld reveals the five industries expected to soar and the five expected to sink.
We expect 2015 to be a boom year for a wide array of industries. Coal seam gas extraction will provide the benchmark for others to chase, with online grocery sales, fast fashion, private equity and hydroponic crop farming also expected to soar in the coming year.
While some industries are set for a bumper year, there are many that will be dreading the year ahead. Petroleum exploration is tipped to be the biggest loser in 2015 as oil prices plunge, while mining and construction machinery manufacturing, cigarette manufacturing, motion picture and video distribution, and electricity distribution are all expected to endure a difficult year.

Coal seam gas extraction
The coal seam gas extraction industry is undergoing a significant transformation. Industry revenue is forecast to rise by 148.0% over the next year, to reach $1.83 billion. While coal seam gas projects have become more viable due to new and improving extraction techniques, it is the development of export capabilities that is expected to drive rapid industry growth.
The opening of the domestic east coast gas market to the international market is expected to push gas prices higher – particularly as Australia is well-positioned to meet strong demand from Japan, China and South Korea, which are the world’s three largest natural gas importers.
Supply to these markets from considerable coal seam reserves in Queensland will be boosted in 2015 as the Curtis Island LNG plant becomes operational. Once operational, the Curtis Island LNG plant will be the world’s first project to turn coal seam gas into liquefied natural gas, which will be a boon to operators of newly developed coal seam gas fields in the Cooper Basin.
Online grocery sales
Online grocery shopping has been slow to catch on within the Australian market, even as local online shopping as a whole has exploded in popularity over the past five years. The uptake of online shopping is typically driven by the improved ease of use of online stores and fast, affordable delivery options. As consumers become more adept at using online stores and gain more experience buying items online, online shopping expands.
Such a phenomenon is anticipated to occur for online grocery stores in 2015, leading to revenue growth of 14.6% for the year. While grocery shopping is not a difficult undertaking as there are supermarkets scattered across all pockets of the country, time-conscious consumers are increasingly realising the benefits of online grocery shopping.
The increased prevalence of click-and-collect options and greater comfort with purchasing perishable items like fresh fruit online are expected to boost industry revenue over the coming year.
Fast fashion
Fast fashion stores are expanding rapidly across Australia. While the industry was previously dominated by Australian mainstay Cotton On, international operators including Zara, Topshop, H&amp;M, Uniqlo and Forever 21 have taken the country by storm. Zara is expected to continue its phenomenal growth, while 2015 will be the first full calendar year of Australian operations for H&amp;M, Uniqlo and Forever 21, leading to projected industry revenue growth of 10.4% over the year.
Zara posted exponential revenue growth with extremely high retail profit margins over its first three years of operation in Australia, and IBISWorld expects this growth to continue in 2015. The rousing success of the grand openings of H&amp;M and Uniqlo in Melbourne in April 2014 is expected to result in similar growth for these stores, which will generate significant growth for the overall fast fashion industry.
Private equity
2014 was a highly successful year for the private equity industry, which is expected to achieve similar prosperity in 2015. Private equity firms generate revenue from management fees paid by outside investors and the gains made on investing their own funds.
Merger and acquisition (M&amp;A) activity is expected to rise in 2015. As private equity firms will play a key role in upcoming M&amp;A deals, this should result in growth in management fees earned and potential investment returns, ultimately leading to forecast industry revenue growth of 10.1% for the year.
Growth in M&amp;A activity in Australia coincides with greater global interest in M&amp;A, as Europe and particularly the United States are emerging from a prolonged period of crisis and subdued growth.
Hydroponic crop farming
Hydroponic crop farming holds a relatively small place in the overall scheme of Australian agricultural production, but is undergoing strong and steady growth. Water conservation is the driving force behind hydroponics, as hydroponically grown produce typically uses only one-fifth the amount of water that soil-grown produce requires.
In addition to water conservation, hydroponics allow for higher production yields of high-quality produce. Vertically tiered plants enable greater productivity, while greater quality control, faster plant growth and longer growing seasons offset the added cost of hydroponic systems over conventional agricultural practices.
Rising capacity in the hydroponic crop farming industry should meet sustained demand from retailers and consumers in 2015, and lead to revenue growth of a forecast 5.6% for the year.

Petroleum exploration
The world price of crude oil is plummeting due to an enormous supply glut spurred by overproduction from members of OPEC, the United States and Russia. The severe crash in oil prices means that the investment returns available from petroleum exploration activities are drastically reduced.
Exploration projects have therefore become far less viable for Australian firms, particularly as the stock prices of such firms have begun to dive. These conditions are projected to result in an 18.9% decline in industry revenue in 2015.
High oil prices have acted as an incentive for global companies to invest in petroleum exploration over the past five years. However, the subsequent oversupply is going to hamper exploration in 2015, as Australian firms are unable to compete with the low production costs and high production volumes from the world’s major oil producers.
The best-performing segment in the industry is expected to be natural gas exploration – but investment has already peaked for the segment, and additional gas extraction capacity will not be needed until export facilities become fully operational.
Cigarette and tobacco
In Australia, cigarette manufacturing has historically been dominated by British American Tobacco and Philip Morris, with Imperial Tobacco importing cigarettes rather than manufacturing them locally. The industry is headed for a severe decline in 2015, as Philip Morris offshored its cigarette manufacturing for the Australian market to its Korean facilities in 2014.
The loss of Philip Morris is forecast to result in an 11.1% revenue decline for the industry in 2015. Philip Morris held just over one-third of the industry’s market share. The loss of the company from the industry will be keenly felt as the number of companies manufacturing cigarettes and tobacco products in Australia falls from two down to one.
High regulatory barriers in Australia, requiring more stringent quality control, meant there were few export opportunities for the company’s local facility. Meanwhile, rapidly rising taxes on cigarettes and the advent of plain packaging have meant that smokers are increasingly buying cheaper cigarettes, such as those manufactured by British American Tobacco.
Electricity distribution
The cost of retail energy has surged over the past five years. Earlier projections of continued growth in electricity use per capita and rising peak demand led the industry to gold-plate electricity networks, and the Australian Energy Regulator (AER) allowed fees to rise to cover capital costs. A subsequent decline in the use of centrally generated electricity means there is a surplus of network capacity.
The AER has slashed revenue limits in New South Wales and Tasmania, as consumers have been paying for networks’ overinvestment. This is expected to result in an overall industry revenue decline of 10.0% in 2015.
The AER has cut revenue limits substantially for the three networks operating in New South Wales for 2015-16 – in some cases, by over 30.0% when compared with 2014-15. Similarly, Aurora Energy in Tasmania suffered a regulated revenue cut that will hit the industry in 2015.
The industry is further threatened by the increased use of small-scale electricity generation through solar photovoltaic panels, which could reduce demand for distribution networks as consumers go off the grid.
Mining and construction machinery manufacturing
Demand for mining machinery has been driven by investment in new mines, along with mine expansion projects. Mining companies are expected to revise down their expectations of revenue growth during 2015, as the prices of commodities like iron ore have plunged. Demand for mining machinery is expected to fall as a result, leading to a forecast revenue decline of 6.1% over 2015.
The development of new mines, and the expansion of existing mines, generally requires mining firms to purchase new machinery, leading to revenue growth for mining machinery manufacturers. As the mining boom moves from its investment phase to a production phase, and as falling iron ore prices deter further investment, demand for machinery is likely to suffer in 2015.
Film and video distribution
Australian motion picture and video distributors have been hit with a barrage of new media formats and consumer behaviours that have made the industry less profitable and resulted in declining revenue over the past five years. Video-on-demand services are expected to boom in 2015, cannibalising sales of DVDs and Blu-ray Discs, which generate greater revenue. The continuous decline of DVD and video hire outlets, along with the negative effects of piracy, are projected to lead to a 3.7% dip in revenue in 2015.
The introduction of US-based streaming service behemoth Netflix, along with local entrants Stan and Presto, is tipped to be a win for consumers but a loss for distributors. Consumers will be able to pay monthly subscription fees to view a wide range of content, in contrast to paying a set price for each single film or TV show – which added up to a much larger hit to the hip pocket.

The Australian industries set to fly and fall in 2015

Retailers are generally positive about the first quarter of 2015, according to CIMB’s Christmas trading review, although margins are likely to come under pressure with the Australian dollar set to fall.
According to <a href="https://www.theaustralian.com.au/news/retailers-positive-about-next-quarter/story-e6frg6n6-1227183864242?login=1" target="_blank">The Australian</a>, the survey of 2300 retailers shows many used strategic discounts to “bait” customers in the lead-up to Christmas. However, they were not forced into deep discounts as a result of overstocked and unsold merchandise, as in previous years.
Meanwhile, more than half of retailers surveyed described gross profit margins growing in the lead-up to Christmas, with margins flat for an additional 17% of retailers.
“The survey found a relatively solid outlook for January and February sales momentum. Stock levels appear well kept as at the end of December and early trading momentum in January has been positive,” said CIMB analyst Daniel Broeren.

Retailers optimistic about the start of 2015

I like to listen to ‘what the word on the street is’ because it provides me a decent insight into current consumer sentiment.
At present, it seems most people are confused about the current environment and to be honest, I tend to feel the same way. We’re inundated with a myriad of mixed signals and variables which all contradict one another.
On one hand, we have negatives such as falling commodity prices, a dramatic shift in the resource sector, a slowing economy in China, a perceived oversupply of city apartments and higher vacancy rates. Consumers aren’t sure what to think but they know they certainly don't feel bullish. Every now and then, they realise they still have a job, the wheels are still turning and life goes on. So, they feel good again. Hence, the up and down movement we’re witnessing across some markets.
From our own numbers within the building industry, things are quite buoyant and we really can't complain. Sales volume is up and on the construction front we have a massive trades shortage and thus, a sense of busyness in the industry.
On a positive front, there’s still a shortage of housing, the Aussie dollar is low which encourages overseas investment and trade, and interest rates are predicted to fall even further in 2015. At the same time, prices continue to rise across the country with properties still selling quickly. My personal view is the market will manage itself and adjust accordingly.
The perceived oversupply of apartments will reach equilibrium as many projects fail to achieve their proposed funding. Recently, zoning and R code changes have drawn more developers to apartment and multiple dwelling style developments. However, what many smaller players don't realise is that banks won't just hand out loans to smaller players without resales and that they also need to inject decent capital into projects to get them off the ground.
Furthermore, banks are being selective about specific locations to balance their exposure to areas in oversupply. In turn, those projects will not eventuate and as such, reduce the number of homes on the market.
With the falling Aussie dollar, both Chinese and Asian buyers will be drawn to invest in Australian properties. We've already seen this occurring and some properties archiving prices higher than historical records. This is further accelerated with Asian buyers choosing to send their children to Australian institutions for education.
As for falling commodities prices, the reality is, eventually this will equalise and rise again. All commodities are non-renewable, which means world demand will balance again sooner or later. Do you really think people will not need iron ore or oil? Will alternatives come to play that quickly to have any short term impact on commodities?
I would once again predict that things will balance out in the medium term with the larger established players consolidating their position and taking out some of the smaller players. In saying that, I don’t believe there will be any fundamental change.
As the focus shifts from a resources driven economy, we’re seeing greater focus on the likes of construction and housing.
In regards to vacancy, the figures are higher than what we've been used to for quite some time. It will certainly take some adjustment from landlords and perhaps rental returns will fall $20-30 dollars per week. Generally, this will see values rise so there is some upside to look forward to.
In summary, if you stick to the core fundamentals such as buying in established locations, close to amenities, with lower entry price points in areas of limited supply you can't go wrong in the medium term. We won't see massive growth in 2015 but it will certainly be a good year!

In 2015 the market will shift but there will not be fundamental changes

Last month, Brisbane's storm activity saw insurance companies clock over 2,000 calls in the first couple of hours of the storm taking place. What followed were insurance companies scrambling to process the claims as quickly and efficiently as possible before the next round of storms begin.
This storm season, it's more important than ever to make sure that you are well prepared. The Bureau of Meteorology has predicted that Queensland and New South Wales will be hit with numerous rounds of storms with the potential for very damaging results.
Here are a few tips to make sure you're ready to tackle this storm season:
<ul>
<li>Make sure all gutters are cleaned, roofs have no current damage and that any damage not caused by storms have been repaired.</li>
<li>Ensure that your body corporate's current insurance policy is up to date.</li>
<li>Double check what is included and excluded in your policy and that the unit block is adequately covered for storm damage. If there are areas you believe should be improved or extra cover added make a list and be sure to bring it up with your Committee members.</li>
<li>Secure all loose fittings on common property, such as umbrellas, plants, lounge chairs and tables.</li>
<li>Check your own personal insurance policy for what you are covered for should storm damage occur. Remember: your own personal belongings are not covered by your body corporate's insurance.</li>
<li>Make sure that signs detailing evacuation plans are placed around the complex and that every tenant and owner is aware of the procedures.</li>
<li>Always make sure that the trees are maintained and trimmed. This reduces the risk of debris flying around during a storm.</li>
</ul>
It is recommended that you have an emergency kit, which could contain the following:
<ul>
<li>Sand bags in case of any flash flooding.</li>
<li>Heavy-duty black garbage bags and masking tape for bordering up any broken or damaged windows to prevent further damage to your property inside.</li>
<li>Torch and radio.</li>
<li>A list of radio stations which announce emergency information as well as a list of emergency numbers and hotlines.</li>
<li>A "go bag" should you have to leave in a hurry. This could contain items such as your most important documents (passports, birth certificates etc.) as well as some clothes. Included in this should be a contingency plan of where you are going to go should you have to evacuate your house.</li>
</ul>
After the storm, it is crucial that you stay away from any fallen power lines and flooded roads and do a check of your property, complex and common areas for any damage. The committee should be notified of any damage found for further action.

The Marlborough House proposal, lodged for the <a href="https://www.apartments.com.au/new-apartments/marlborough-house-47-97-marlborough-street-surry-hills-nsw-2010">47-97 Marlborough Street</a> site, would see the adaptive reuse of the heritage-listed warehouse building alongside the construction of new residential additions and a separate apartment building on the northern portion of the site.

The proposal seeks approval for 172 apartments across three buildings, including 15 per cent affordable housing managed by a community housing provider for at least 15 years from occupation.

The redevelopment is planned for the prominent 3,413 sqm site bounded by Marlborough Street, Goodlet Street and Lansdowne Street, directly opposite Eddie Ward Park and around 200 metres from the Surry Hills light rail stop.

Time &amp; Place acquired the former David Jones building in 2024, marking the first time the property had changed hands in around 50 years.

Designed by Wardle, the proposal centres around the adaptive reuse of the former David Jones factory, originally constructed between 1913 and 1935 in the Inter-War Chicagoesque architectural style.

Wardle noted in its Architectural Design Report that the building “occupies a significant place in the industrial and cultural history of Surry Hills” and at its peak was “the largest department store manufacturing facility in Australia, employing over 800 people and fuelling the growth of Sydney’s fashion and retail industries.”

The practice said the project positions itself “not as an isolated intervention, but as a contributor to the civic, social, and architectural grain of the precinct.”

The proposal would deliver 75 apartments within the retained southern heritage building, 59 apartments within the central addition, and a further 38 apartments within the new northern building fronting Lansdowne Street.

Planning documents show the scheme would comprise a mix of heritage apartments, new-build apartments, townhouses and penthouses.

The development would also include a ground-floor retail tenancy on the corner of Marlborough and Lansdowne streets, rooftop communal open space, a landscaped pedestrian link along the western edge of the site, and basement parking accessed from Lansdowne Street via a car stacker system.

The scheme emerged from a competitive design process run by Urbis, with Wardle ultimately selected as the winning architect ahead of FJC Studio, TZG, Architectus and Wilkinson Eyre.

The Design Integrity Panel later described several aspects of the Wardle scheme as fundamental to the project, including “the stepped character of the new addition to the north of the site”, the landscaped western pedestrian link, and the “garden arrival” experience separating the original Marlborough House from the heritage addition.

Wardle’s design heavily references the site’s industrial and heritage history, while also responding to the surrounding Surry Hills streetscape.

The Architectural Design Report describes Surry Hills as “a finely grained neighbourhood with beautiful and expressive brickworks throughout the suburb,” with the proposal introducing a material palette intended to sit comfortably alongside the existing warehouse fabric and neighbouring terraces.

The report also outlines the project’s relationship with Eddie Ward Park and the broader landscape context of the area.

“Marlborough House occupies a site of deep cultural memory and the neighbouring Eddie Ward Park is of local ecological significance, where natural systems, topography, and stories have long shaped human experience,” Wardle noted in the report.

The architects said the proposal sought to “rebind built form to Country” through landscape, materiality and the adaptive reuse of the heritage structure.

The project is also being progressed under the NSW Government’s in-fill affordable housing provisions, allowing developments that include affordable housing to access additional height and floor space incentives.

Under the plans, 2,593 sqm of the project’s floor space would be dedicated to affordable housing, slightly exceeding the required 15 per cent threshold.

In its Design Excellence Strategy, Urbis said the project aimed to “sensitively adapt and enhance the heritage-listed building on site through alterations and additions that preserve its historical significance” while delivering “high-quality market and infill affordable housing development in Surry Hills.”

Time &amp; Place has been one of the most active developers nationally in the last 12 to 24 months. Late last year they completed&nbsp;The Queensbridge in&nbsp;<a href="https://www.apartments.com.au/developments/southbank-vic-3006">Southbank</a>, a mixed-use tower with 353 apartments and a hotel. They are currently selling Park Modern, 246 apartments near the famous Botanic Gardens in&nbsp;<a href="https://www.apartments.com.au/developments/south-melbourne-vic-3205">South Melbourne</a>, and have future projects, <a href="https://www.apartments.com.au/new-apartments/the-wilmot-173-burke-road-28-hope-street-glen-iris-vic-3146">The Wilmot</a>&nbsp;in&nbsp;<a href="https://www.apartments.com.au/new-apartments/glen-iris-vic-3146">Glen Iris</a>, the redevelopment of the Northcote Plaza, and another tower in South Melbourne.

The developer broke into Sydney just a few years ago with Two Tides in Manly. They have another project nearby, which is at the ultra-luxury end of the market on&nbsp;<a href="https://www.apartments.com.au/buildings/shoreline-manly-beach-89-90-north-steyne-manly">North Steyne</a>, fronting the beach.

It is also continuing to work through the <a href="https://www.apartments.com.au/news/nsw/first-look-time-place-settles-on-design-for-the-chimes-potts-point-redevelopment">redevelopment of The Chimes building</a> on Macleay Street in&nbsp;<a href="https://www.apartments.com.au/developments/potts-point-nsw-2011">Potts Point</a>, as well as a project on <a href="https://www.apartments.com.au/news/nsw/time-place-to-take-on-mosman-apartment-market">Mosman's Redan Street</a>.

First look: Time & Place unveils Marlborough House redevelopment designs for former David Jones warehouse in Surry Hills

The residential transformation of St Kilda Road is set to continue into with more new apartment plans for the sought-after boulevard.

Wing Tai Asia has lodged plans for a major residential tower at 464-466 St Kilda Road, replacing the former VACC House with an 18-storey mixed-use development designed around a retained heritage podium and a sculpted contemporary tower.

The proposal, prepared under Victoria’s Significant Residential Development with Affordable Housing pathway, would deliver 325 apartments and ground-floor retail across the prominent 4,653 sqm boulevard site in Melbourne’s St Kilda Road North Precinct.

The project centres on the adaptive reuse of the site’s heritage-listed VACC Building, an eight-storey office designed by Bernard Evans that has occupied the address for decades. Planning documents state the development would involve “carefully dismantling and conserving off-site the original metal fabric of the podium visible from St Kilda Road,” before reinstating it as the defining frontage of the new scheme.

Above the restored podium, Wing Tai is proposing a curvilinear residential tower. The scheme includes 172 one-bedroom apartments, 63 two-bedroom apartments, 66 three-bedroom apartments, and 24 four-bedroom apartments, alongside two ground-floor food and beverage tenancies fronting St Kilda Road.

The tower has been designed with substantial articulation and variable setbacks to minimise perceived bulk and maintain view corridors along the boulevard. Urbis, which prepared the planning report, said the design “has been significantly articulated through a curvilinear design” with “an interplay with materials, façade expression and depth” to create visual separation and visual interest.

The proposal also includes 254 basement car spaces, landscaped pedestrian links connecting St Kilda Road and Queens Lane, and a biophilic landscape strategy featuring canopy trees, raised planters, cascading greenery and a glass oculus pool overlooking the eastern frontage.

Planning documents confirm the $270.1 million development will contribute 3 per cent of project costs to the Social Housing Growth Fund as part of the application process.

Wing Tai acquired the St Kilda Road property in 2018 alongside Abacus Property Group for $95.38 million, before later consolidating ownership of the site. The property previously served as the Victorian Automobile Chamber of Commerce headquarters for around 60 years.

The transformation of the St Kilda Rd boulevard is already beginning to materialise, with a number of high-profile projects recently completed, launched, or approaching launch as developers continue to back the long-term appeal of the precinct.

Among the most notable recent completions is Louise by Samuel Property Group, just off the strip on Queens Lane, the same pocket Hirsch &amp; Faigen recently launched The Queensbury. Mirvac is too on the same street with The Albertine, which is approaching completion.

Dexus recently secured approval for its slice of St Kilda Road, while Gurner also has approved plans for the precinct.

Wing Tai unveils 325-apartment St Kilda Road tower on former VACC House site

Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.
